- Pentagoet (10/5): Impeccable, Authentic Moroccan Escape with Personable Hospitality - Morocco has a certain magic to it, and Riad Kaiss by Anika has no shortage of this enchanting character. The riad arranged our pick-up from the Marrakech airport and a bellhop met us out on the street to show us the way through the winding streets. Down an unassuming alleyway, a door opened to the gorgeous world of Kaiss. Gorgeous tilework, burbling fountains, painted doors and ceilings, hidden passageways. We were greeted by the lovely Naoual who not only gave us some refreshing mint tea and cookies but proceeded to give us a very thorough map tour of the medina and to help us plan out our week. She was our go-to person for the week we stayed at Kaiss.
We arrived early, so we were shown to our room after a brief wait. The room (number 6) was immaculate. Authentic and stunning Moroccan design details, fabulous views of the interior courtyard, excellent linens and comfortable beds (necessary after busy walking days), and wonderful bath amenities. Daily housekeeping ensures that the room stays fresh during the whole stay.
Breakfasts were a great way to start the day with little tastes of Morocco—msemen, harira, fruit, fresh juices, eggs, and excellent coffee. Set in the courtyard with birdsong, it was just the way to start the day. The rooftop also features wonderful qubbas and expansive views.
The sense of hospitality is impeccable, and we only wish we could've stayed longer!

The perfect location, gorgeous antique fixtures and fittings, the best staff, a pool and a rooftop to watch the sunset over the medina, literally what more could you want. I hope this will not be my last stay.

The attention of detail by the staff and warmth is a testament to “l’accueil marocain”. The room was unique with a beautiful terrace, where the staff ensured you made the most of it by providing the inclusive breakfast there.
- E1011DPalexc (10/5): Amazing stay! - Th service was incredible from the moment we arrived, the front desk service was super helpful throughout. We loved the little touches they offered for my birthday and also the lovely cake! The room itself was spacious and comfortable and the garden was so peaceful and tranquil.
Little snacks they offered from 3pm onwards was again really nice to see.
A few recommendations for future reference, breakfast was lovely, although it be nice to have a variety of different breakfast available so it’s not overly bready. The morning service could’ve been more attentive on the final day as it took 25 mins to have the coffee delivered and the lunch on the first day took around 30mins but they are small things that can be fixed quickly.
We will be back with our kids next time as we thoroughly enjoyed our stay.

Charming historical Riad with beautiful courtyard.
Well situated for tourist activities.
Warm and friendly staff.
Large rooms and comfortable beds.
DISAPPOINTMENTS:
Renovation being done on hotel including closure of pool - we were not advised of this prior to booking nor during check-in.
Very poor quality bed linen and towels (after all it is billed as 5-star).
Junk cluttered rooms make it difficult to move about.
Poor maintenance of rooms - our room had a clogged bathroom sink and the water pressure was inconsistent in shower (leading to burst of alternating hot and cold streams of water).
OVERALL DISAPPOINTING. For a place that bills itself on its website as 5 star / luxury hotel ownership needs to improve upon the maintenance, comfort and design aesthetic of the facility. In its current state it is nothing more than a decent 3-star hotel.
If it were not for the warm and wonderful staff I would have rated this even more poorly.

Starting our day with a tremendous breakfast in the Riad courtyard each day and then enjoying a midday coffee on the rooftop cannot be beat. Just 5 minutes from the souks shopping and some of the best restaurants in Marrakech.

- ReginaE50 (10/5): Gigantic Maroccan Hospitality - In the heart of the souk, just off the bustle and noise of the Main Street. Easy access on foot from the drop off, a short walk to the main square, the Medina, is Riad Kaiss. A beautiful oasis, made special by the people there. Managed by Kate and Mustapha, checkin, and day to day facilitation with tours, advice, directions, and transport were expertly managed.
Our room was on the top floor. Room 4. You could ask for a room lower down if you don’t do stairs . It was very comfortable and meticulously cleaned every day. Great shower but a very narrow toilet. Enough charger points above the bed, the WiFi was not stable but definitely useable for work matters. The room opened out to a terrace over looking the courtyard. The plants, the birds, the breeze added to the amazing experience. Above us was a rooftop view for sunsets and sunrises overlooking the other rooftops in the area. In the same level is the swimming pool.
The breakfast were big. A plate of breads and pastries, a soup(the Moroccan, highly recommend), eggs in your preferred style. Personally loved the Moroccan tangine eggs. Fresh yoghurt and fruit.
Here’s the extra mile and why I would highly highly recommend Riad Kaiss: they facilitated transport and tours- communicating with vendors in Arabic; they served breakfast early on the day we were leaving; they packed us a bag of snacks for travel; all staff had begun fasting for Ramadaan- yet prioritised our meals; their recommendations were spot on. Nawal and Osama, know the meaning of hospitality and made our stay so special. Riad Kaiss, beautiful facilities, even better are your staff. Thank you for an authentic Marrakesh experience <3
- christinecY903TE (10/5): What a Gem! - What a gem this Riad is! One of the most amazing places my husband and I have ever stayed at on vacation. Very traditional Moroccan flair. From the minute we walked into the Riad to the moment we left the staff was courteous, friendly and helpful. They really put thought into personalizing the guests stay from providing us a tour of the grounds to enjoying traditional Moroccan tea upon our arrival to providing a send away gift of toiletries and food for our trip home. On our last night we were given a dinner recommendation Le Tanjia -oh it couldn't have been more perfect. Breakfast was delicious - the only comment I'd make is the hotel should provide a menu and ask what we'd like - instead they just bring out the same dishes for everyone (except the eggs) and several times we didn't eat some of the items or it was too much food and so it was throwout and I don't like to waste food. Coffee and Moroccan mint tea was available all the time and was such a treat for breakfast or to end the night. Definitely get a massage - worth it! The Riad is within walking distance to taxi cabs, jemaa el-fnaa, the souks, 15 minutes away from the airport. It is safe to walk around the area.

- granville69 (10/5): Memorable stay - Our stay At Riad Kiass was exceptional. The staff were so lovely, helping with a taxi to and from the hotel, excursion ideas and generally making us feel welcome at all times. Nothing was too much for them. They even brought us a hot water bottle each evening.
It was my wife's 50th birthday and on the day all the staff came up to the room in the evening with a cake, singing happy birthday in the local dialect... all 10 verses of it.

Located in the heart of the Medina, it is the perfect distance to the shops and made sites (felt very safe). What really made our stay were the staff! Everyone was incredibly friendly, sharing their local expertise on the best restaurants and sites, even helping us to book taxis and trips. The Riad and our room were exceptionally clean and decorated very traditionally. The breakfast was delicious, a traditional spread of breads, yogurts, eggs and cakes! Overall I couldn't fault our stay and would like to say a massive thank you to all the staff who made our trip extra special!

- Crazydad78 (10/5): Amazing Riad, an oasis from the crazy Marrakesh medina…. - WOW WOW WOW, this place is immense! Possible the best experience in a hotel/holiday accommodation I have had. Nothing is too much trouble. Riad is brilliantly placed in the Medina, close to the main square (10 mins), close to taxis (5 mins), close to good restaurants and cashpoint machines. They even arrange taxis to and from the airport, and offer advice on what to see and do! If you are thinking about it…. Do it!
- R5092GOdavidp (10/5): Great staff, beautiful, great location - When you choose a Riad online, you never quite know how will work out. Riad Kaiss in Marrakech was amazing! Yes it was historic, yes it was beautiful, breakfast was excellent, but what made it special was the staff. All of the staff was so kind and helpful. Service is typical Moroccan/European / French style: unassuming, slower paced, and you may have to ask for somethings, but they always do it with a smile on their face and wanted to be helpful. The Riad’s location near the southern end of the Medina was excellent and provided great access to the square and multiple attractions. The Riad also has a lovely hammam that was amazing and so relaxing. My only very minor criticism was getting in contact with them prior to our stay was a little challenging because they had multiple phone numbers listed on different social medias. I communicated this with them and they were trying to correct the situation based on my feedback. I love the fact that they wanted to improve and provide for their guests the best quality experience they could. That will serve them well and we highly recommend staying at the Riad Kaiss in Marrakech.

The traditional atmosphere was exceptional and the property itself is absolutely beautiful, spotless, and very well maintained. The service truly stood out — warm, personalized, and attentive to every detail, making us feel genuinely cared for throughout our stay.
Breakfast each morning was delicious and thoughtfully prepared, with attention to our personal tastes and more than enough to start the day perfectly. We also decided to try the hammam experience — we were a bit unsure beforehand, but we are so glad we did it. It was relaxing, authentic, and one of the highlights of our trip.
The riad is ideally located, close to the palaces and the souks, making it easy to explore the Medina on foot. Communication was excellent as well; they responded immediately to any questions or needs we had and provided great restaurant recommendations.
We couldn’t have asked for a better stay and would highly recommend this riad to anyone looking for an authentic, comfortable, and memorable experience in Marrakech. This will certainly be our first choice if we are back in Marrakech!

- zhipengz2021 (10/5): Excellent experience - Our stay at Raid Kaiss by Anika was excellent. The staff was all super friendly and helpful. We got a little briefing of the area and map at the beginning of our stay which we found very helpful and referenced quite a few times, because even with google maps there was occasional 3G outages or lack of cell reception at some areas in the old city. The staff was always wiling to help with whatever you needed to make your stay positive. For example, they helped us in booking a nice restaurant reservation for later same day. If we were to stay in the area again, we would seek out this Raid in particular again. The overall experience was excellent, especially for the value.

- S1511VHbillyh (10/5): Excellent boutique hotel in a good location in the Marrakesh medina - The hotel is beautiful and in excellent condition (although it takes a little while for the hot water to kick in) and is a quiet location a very short distance away from the busy Marrakesh medina. The staff were just great - friendly and eager to please. When I asked if they had any hot sauce for my breakfast omelet, they paused and five minutes later they came back with harissa which they had run out and purchased in the medina! Very friendly and always available to answer questions about laundry or taxis or whatever. We would definitely stay here again.

Like all holidays, the food experience is high on the agenda. Nawal helped us seek out great eating experiences & we are very grateful to her for helping to make our stay very special indeed. She is a wonderful young lady.
Hassan & Yasyn looked after us at breakfast every day thereafter & throughout the day. I particularly enjoyed afternoon Moroccan tea in the cool of the Riad dining area. Hassan & Yasyn are such lovely & considerate people who provide the very best of customer service. Roid Kaiss are most fortunate to employ them.
Our room was just beautiful with an amazing terrace where we could enjoy both sunshine & shade on demand. The entire Riad is spotlessly clean. Thank you to the lovely domestic ladies and the team who are up early to make sure the Riad is swept clean of leaves & looking amazing.

- sariaha2023 (10/5): Our stay in riad kaiss - When we first arrived in marrakech, we stayed in a hotel called dar anika, then we went for a few nights to the desert, and when we cane back, we went and found out that dar anika was fully booked, so we searched and found another riad nearby called riad kaiss, and after booking, we were pleased to find out that riad kaiss and dar anika were the same management, so we recieved thw same quality of kind and efficient service.

- S1328WNsofiae (10/5): Beautiful and kind staff - My family and I had an amazing experience at Riad Kaiss in Marrakech. The staff were very kind and welcoming, thank you Hassan and Yassim for being so attentive and helpful throughout our whole experience there. We booked the Hammam at the hotel as well, I cannot recommend it enough, it was a heavenly experience. The hotel is very close to the center, so one feels in the heart of it all—it is very fun, safe, and there is tons to do in the area.

Breakfast each morning was excellent, and everything was prepared and served by such friendly staff. Our room was lovely, and having our own private terrace made it feel even more special.
The location couldn’t be better, just over a five-minute walk to Jemaa el-Fna, yet tucked away enough to feel quiet.
This riad exceeded all our expectations — it’s the perfect blend of comfort, hospitality, and authentic Moroccan charm. A huge thank you to all the staff.

Such amazing service from the moment we were greeted by Hussain til we left. Also special mentions to Yassim and Kate who also took such good care of every aspect.
Just a short walk from the main square it’s a calm oasis of palatial beauty. We had a lovely room with a private terrace.
Breakfast is made and served with love and everything is so fresh.

First I want to give a shoutout to Fatima, Yasin, and Nawal. Without these 3 employees I doubt this place would run as efficiently as it is today and also be as clean as it was while I was there.
I mistakenly booked one of their suites and I got to say it was a good mistake. It was one of their best rooms there and was very spacious. Then I asked them for a table to use my laptop they brought me a table and chair to do work on.
They do offer breakfast with the room. I usually don't eat breakfast but sometimes brunch. They allowed me to have a brunch instead of breakfast for the 2 days I did eat there. Food was delicious.
They also ensure that you are safe. They will escort you to the main square and back if you need it. Even if you need to go exchange money you can ask someone to escort you for safety.
The one issue I had was that when I went to book an excursion through them, they charged me almost double what a travel agency outside would charge. This would be something that the owners would set. When I asked for another excursion, I realized it was too high as well and never booked it with them.

- Richard2285 (10/5): A perfect oasis in the city - This is a beautiful road, staffed by beautiful people. Unfortunately, the chef was ill, so we only ate breakfast there, which was served in the open central area, surrounded by trees and birdsong.
The room was very comfortable and air conditioned, which was just as well, because we arrived unwell and had to spend a lot of our stay (two nights) in our room. At one point, one member of staff sought out a 24 hour pharmacy and brought back drugs to help out recovery, for which we will be forever grateful.
The roof terrace offered sun or shade and plenty of places to chill out.
The location was ideal for us: about 5 minutes walk from the taxi drop off, where there is a small square with a few small restaurants, far away from the mad main square (about 15 minutes away).

Easily worth the €20. The staff were incredibly friendly and always helpful. They genuinely care about their guests experience. They even offered assistance if you wanted help negotiating (if wanted) in the souks & shops via WhatsApp. Breakfast was made fresh every morning and delicious. The location was convenient to the hustle of town, easy walking distance but just removed enough you couldn’t hear the noise of the Medina. If you are considering Riad Kaiss, stop your search and just book.

- chrisdU2186BT (10/5): Fantatic stay - We had a great stay at Riad Kaiss. We booked a suite to have our own outside space which was lovely with sun loungers and a cabana for shade. It was slightly overlooked from the roof terrace in some parts but also had areas not overlooked. Also metal outside furniture did get hot in 45 degree sun. The Riad is very well located to the south of the Medena a 5 or 6 minute walk from Place Mellah where we were dropped off by our transfer. On our arrival we were met by GiGi and invited to the inner courtyard for traditional Moroccan tea and snacks, a lovely setting among trees with cheeping birds. After this GIGI spend time with us going through local information such as places to go, good restaurants and some very good tips for our stay such as how much to expect to pay for taxis and best times to visit the main square and souks, she also gave us a local map. A tip envelope for the end of our stay was given to us. There was absolutely no pressure to give any tip but it was explained that if we felt we would like to leave something any tips would be shared equally between all the staff. This was a fantastic idea as there were staff who we would see less often (or not at all) but who would have contributed to our great experience. It also took away any awkwardness we might feel about when and where to tip.
The Riad is really nice and I would recommend it as a place to stay but the thing that really stood out were the wonderful staff who were all very friendly and helpful, nothing was too much trouble. A special mention also has to go to Nawol who was often on reception. She always had a lovely smile and greeting and showed a genuine interest in us, how we were enjoying our stay and would often ask us how our trips or meals had been. Service was exceptional, we even received a call to our room on the morning of a very early excursion we had booked, not through the Riad, but had mentioned we were doing. This was to check that we were up if we needed anything.
Note to the management and owner. You Riad is lovely but the true strength is your staff, too many to mention individually but all of them were great. Always helpful and friendly, nothing too much trouble and remembering any needs we had. We had asked for ice in our room a couple of times to cool our drinks, after this Ice buckets were offered to us if we were in reception with a smile and a friendly joke

You could tell everything was really thoughtfully done to give that authentic feel.

We arrived in the square and was greeted, the Riad is a five-minute walk, Gigi gave us a map and guidance of the area. Our room was stunning a four-poster bed so comfortable, a massive shower, fridge, water and fruit, the pool was an added bonus. We ate our dinner on the rooftop, food hot, tasty and plentiful, breakfast was amazing in the courtyard. All staff were friendly, approachable and treated us like their own family any questions were answered immediately. The whole place was immaculately clean. Congratulations Riad Kaiss!

Flew in at around 10:30hrs and had pre arranged with the Riad for a pick up, which was flawless.
Then dropped off at the closest point to the Riad and picked up by one of the staff who took us and our bags to the Riad, navigating us there with ease and no stress to us.
Got there and was sat down in the court yard and went through the checking process with Gigi. Lucky enough got our room early and got everything sorted out and went out for the rest of the morning and early afternoon.
We pre booked dinner with the Riad as we didn’t want the stress of going out for dinner the first night! Food was amazing and authentic and large portions!
Great night sleep, on all nights.
Second day did the palaces and secret garden…. be warned when navigating yourselves to these places the local salesmen will tell the palaces are shut for the day but don’t worry they’re open to shop!! 😂
ALL the staff at the Riad are amazing and very helpful.
They gave us some great suggestions for lunch and dinner the next night. Just ask they will book everything for you if it’s needed.
Use the pool in the afternoon for a cool down and relax after busy days out round the medinas and the sights and sounds of Marrakech and obviously the dodging of the mopeds!!!
And cleanliness is amazing, before I forget.

The welcome was truly the BEST I've ever had in my travels, and I only book 4*+ hotels and resorts only. Every moment from our late arrival at the airport - we found someone from the Riad waiting for us despite being an hour late - they took us to the closest stop to the riad in a taxi and then carried my cabin luggage for me. We were offered tea and dates after we checked in. In the following two days, the Riad staff was always ready to to help us with any question, request, etc, often going out of their way to do so - coffee and tea in the room, advice, sometimes even just banter and good conversation. Honestly, I felt at home away from home. On the last day they allowed us to leave our luggage there and use their facilities after check out so we could use the swimming pool and the hammam shower.
Cleanliness:
Everything was VERY clean! You could see the employees scrubbing away each morning, everywhere across the riad.
Room:
Room and bathroom were spacious and clean - we had a twin room - AC was the right strength (as it sometimes is way too strong in hotels).
Food:
We had breakfast in the big garden every day - they offer a traditional Moroccan breakfast (crêpes, what looked like fried bread, cake with honey, jam, and butter) as well as yogurt and fresh fruit and, upon request, omelettes. We only had the traditional breakfast and it was amazing every morning - gave us the right energy to face the Moroccan heat! They also offer coffee. The garden was beautiful - I regret not asking how old the trees were because they were magnificent. And we had mommy and kid tortoises and cats as company.

Beautiful, clean and quiet - truly a small oasis in the middle of Marrakech.
Location:
PERFECT location! Very easy to find from Bar Mellah and extremely easy to reach Jemaa-el-Fnaa without the noise that comes with being closer to the centre of the Medina (and google maps works!).

Everybody was cheerful and friendly . The reception team of Mohammed and Gigi go above and beyond to make sure your day will run smoothly by organising trips and taxis etc. The Manageress is truly on the ball dealing with customers , agents and staff alike .
Don’t stay here without having the in house Hammam experience ….now that really is a treat not to be missed.

We were a family traveling with young adults so had two rooms connected with a courtyard which we enjoyed. The room decor was so intricate. The location was perfect right in the center near the Medina. The hotel has plenty of hidden areas to hang out and we especially enjoyed the beautiful main courtyard and the rooftop where we played cards and overlooked the city! The entire staff was fantastic. Very welcoming and accommodating. JiJi was great. Other staff too were so helpful. We loved the turtles that lived in the courtyard. Dinner at the hotel restaurant was also delicious. The breakfasts each morning were so plentiful and varied offering local cuisine. We had so much for breakfast we weren’t hungry for lunch. We also had an enjoyable hammam treatment on site with Khamisa. Highly highly recommend!!

We were met by the Taxi rank in Marrakesh by one member who carried our bags along the winding streets to the Riad . The room was comfortable and as we were late offered us a menu and we ate alone ( Dinner having finished by this time ).
The breakfasts were more than sufficient and omelettes on order if we wished . Everyone was polite , helpful and accomodating . There was a sun area on the roof and a small pool by it . Congratulations to La Patronne Gigi and her staff for the wonderfully warm and genuine welcome and rapport .
- jccHalifax (10/5): Best place to stay in Marrakesh! - I'm so glad we chose to stay in a riad in Marrakesh. We were originally booked at a larger hotel but upon reading reviews about a more authentic stay in Morocco I cancelled and booked at Riad Kaiss. We had the most welcoming check-in we've ever received at any hotel property ever. Gigi met us in the courtyard with tea and cookies and we sat with her for an overview of the property as well as where to eat, where to go and what to see in Marrakesh. Our room was amazing- we had our own private terrace with loungers and a day bed. The room was bright and clean. I loved the cats that visited our terrace and the birds that sang to wake us up each morning. Breakfast was excellent and plentiful- lots of variety and eggs made to order. It was a short walk (less than 5 min) out to the main square for taxis and day trip excursion pickup. They even provide a gift and snack in a handmade bag at checkout for the journey home. 10/10.
You'd be remiss if you didn't stay here while in Marrakesh.

The Riad is beautifully decorated. We stayed in the suite on the top floor and loved the private deck with cabana and lounge chairs and a table to enjoy breakfast at. Location is perfect - in the middle of the sites but still very quiet. Some noise from roof construction on the first day but it was not too bad after that. Price seemed a bit high but compared to other nice hotels / riads in Marrakech was reasonable overall. You will love this Riad if you choose to stay here - very authentic Moroccan experience!

Breakfast was fantastic and we’ll be back for sure!!!
- Martin (10/5): - We stayed 4 nights in Riad Kaiss and loved it. Very friendly staff and lovely accommodation close to many of the tourist attractions but far enough away from the souks to be quiet at night.
Our room was spacious and had a large patio with outdoor seating, covered lounger and sunbeds. Lots of rustic features from a canopy bed to stained glass in some windows.
It was great to be able to come in from the noise and activity of the shops to a tranquil haven where we could rest up before heading off again in the evenings.

- Stuart (10/5): - Fantastic stay. Located in a quiet spot just a short walk to the main square. Very friendly staff who made our stay very comfortable. The staff arranged our sunrise balloon flight. This is a must and was an incredible experience with the backdrop of the Atlas Mountains. Highly recommend.
- Brian (10/5): - Beautiful old Road. All staff were very helpful. Breakfast was fantastic. All in all a very comfortable and pleasant visit.
