• Melanie (7/5): - Location and beds and the lift There was rubbish in the doorway of the building, tv wasn't working in the smaller bedroom and communication with the owner was a challenge at times.
• Agata (7/5): - Mieszkanie ma sypialnię z małym balkonem i drugą przechodnią sypialnię. Łóżka wygodne, lokalizacja fajna bo blisko dużej ulicy przy której są autobusy. 30 min piechotą do większości głównych atrakcji Rzymu. Kuchnia malutka nie ma jak się w niej poruszać ale wyposażona w talerze i kubki. Lokalizacja przy dużej ulicy więc hałas non stop i trzeba to wziąć pod uwagę. Mało komfortowe było przekazanie kluczy bo osoba, która na nas czekała nie była poinformowana ile ma wziąć podatku środowiskowego, ile nocy tam będziemy itd. W konsekwencji policzył nam podatek za dziecko do 11 lat (czego nie miałam wliczonego na booking) i dzień wcześniej we Florencji nam nie liczono za niego. Poczułam się oszukana i Pan nawet ze mną nie chciał rozmawiać o tym i nie przyjmował argumentów i potwierdzenia rezerwacji gdzie miałam napisane ile mam dopłacić. Nie miał też wydać małej kwoty i kazał nam iść ze sobą na dół żeby przekazać resztę zamiast pójść rozmienić i przynieść.

• Sunny (8/5): Great location - Location was great, almost everywhere was walking distance. The staff was very kind enough to alert us on ZTL and parking, etc. even before our arrival. Very convenient location and facility. Noise. The apartment is located at the very main road and we had to hear the traffic noise at nights. It will be great if you don't mind noise that much.

• Liviu Gabriel (8/5): Un sejur bun! - Locatia! Informatiile din descriere cu referire la parcare nu sunt tocmai corecte. Este nevoie sa va descurcati singuri, pe cheltuiala voastra, cu parcarea. Totusi am fost acertizati de gazda, dupa rezervare si plata cazarii, ca locatia este in ZTL si ca de fapt nu asigura parcare.. Neplacut avand in vedere ca am selectat locatia si dupa criteriul parcare.

• Murphy (9/5): Superb - This is an excellent place to stay to explore the sites of Rome because of its proximity to the train station and the main attractions. We walked everywhere and neither of us are young. The apartment is comfortable and clean.

• Rolando (3/5): Not great. Literally a bed to sleep in. - Mattress comfortable. Good location. Air conditioning not affective- woke up hot every night. Flat dirty- floors and top of cabinets in bedrooms dusty. Facilities- kettle dirty filled with limescale. Shower very poor pressure and did not get hot, showered with warm to cold water. Shower also not clean- black mold on tiles. Limited space in kitchen, no lounge area to relax.

Location was very convenient, walkable to almost all sites, metro station close when we needed to ride. Numerous restaurants & cafes nearby. Perfect for family of 4, definitely recommend.
• Naira (7/5): Good - The location was great. The host organized an early check-in for us and provided us with a list of good places to eat. The instructions for check in and check out were clear. The bedrooms were mostly comfortable and the rooms and balcony were similar to the images provided. The host also provided us with a lot of toilet paper and toiletries do no issues there. There was no sitting room and the kitchen table was our sitting place but it is small for 4 people and it would have been great to have more space there. The bathroom was also tight but the main issues were the shower was really small and the water was collecting when taking a bath, we had to turn off the water and to wait for it to be gone and continue to not leak it to the bathroom floor. Another major issue visiting on February is that the apartment was cold and the AC was very old and struggling to work. We have found a small heater which was not enough to heat all rooms.

Facility was very clean and comfortable and beds were fantastic with good selection of differing pillows, one of the best nights sleep Ive had in a while. Perhaps some coffee pods for the coffee machine and milk would have been nice for an early morning caffeine fix given coffee shops in the area don't open too early but it was a minor thing

• Pascal (4/5): Sleepless nights.... - The key appeal of this property is its prime location, offering equal walking distance access to most major attractions. Additionally, Massimo's dedication to addressing requests and resolving issues stands out as another positive aspect of the experience. Upon entering, the initial impression is that the images on Booking site do not accurately represent the overall appearance of the apartment. There are two Luxury Home flats within the building. The one we booked on the 3rd floor (referred to as "superior") consists of one room with a balcony and another space in the hallway separated by a plastic accordion door. It doesn't quite fulfill the expectation of a two-room setup, and privacy is lacking. The shower in the bathroom is small and in poor condition, and the toilet was leaking. The most significant issue, however, is the street noise. The windows, which may be 40 years old, no longer effectively block out the noise from the street. Via Nazionale, being a four-lane street with a fire station nearby, results in constant sirens throughout the day and night, making it difficult to sleep (even with earplugs).

• Donna (10/5): Very Central and well equipped Apartment. Would definitely recommend 🇮🇹🇮🇹 - We could not fault this apartment. Was a 5 minute walk from Termini Train Station Was central to all major places of interest. 15/20 minutes stroll to the colosseum. 20 minutes to Trevi Fountain. Plenty of shop/bars/restaurants close by Supermarket 2 doors away with everything you'd need Apartment was super clean, beds were very comfortable with plenty of extra pillows and blankets if needed. Communication was great, and we arranged a time to meet at the apartment with no delays. If we would give one bit of feedback, it would be maybe a toaster might be useful but everything else we needed was on hand. Massimo, the owner was extremely nice when we left an item at the apartment and has arranged to sent it back to us. Thanks again for making my parents first time in Rome a very positive experience. We will definitely be recommending to family and friends

I also asked for more toilet paper because there were only two rolls, for four people. He just told me to go buy.

• Ashley (9/5): Superb - The supermarket was only a few doors away and lots of shops and restaurants nearby. 15 mins walk to Roma Termini and we walked to all tourist attractions. The apartment is comfortable for 4 people and tidy. It would be nice to have a toaster in the kitchen.
• David (8/5): Perfect for family stay, good location, close to everything. - Perfect place for family, functional with all you need. Basic food stuff (oil, salt, sugar) that come handy for cooking. Location is good, grocery few steps away plus other shops/restaurants that are not so busy as the one closer to the attractions. Bus stop in front, proximity to attractions - 700m Fontana Trevi. 1100m Piazza Venezia, simillar to Colosseo. Same for train station - walking distance. Apartment on 4th floor has no balcony that you see on pictures but in November it didnt matter. Few minor things - small elevator, bathroom would use some "fresh touch" but shower worked good and no problem with hot water. Bit noisy being on the busy main street (Via nazionale) but good windows - still recoment the earbuds if you have light sleep. Late check-out not possible but storage 500m away.

We had to keep mopping up the bathroom floor after every use. Bed pillows and a few of the towels had stains. Not pleasant 😕 Owner needs to address these issues.

The property was very close to bus station and within walking distance of Roma Termini. All facilities like super market, restaurants were nearby. The size of the shower area was too small. Overall the apartment was very good but bigger kitchen area and bathroom could have been much better.
• Amanda (10/5): Amazing 10/10. Would recommend! - The apartment was everything I hoped for. Fabio took care of my check-in and was so kind and sweet. He contacted me before arrival and was there when I arrived. The apparment itself was better than expected. It was spacious and clean. The air-conditioning worked perfectly and both the kitchen and bathroom had everything needed. The balcony was super cozy and lovely and the location was within walking distance to most places and a supermarket just a few steps from the front door. Massimo was also super kind before arrival. Overall the best apartment experience I've had traveling and I'll definitely be staying here next time I travel to Rome! 10/10 There's nothing negative to say. The only thing there could be worth mentioning is that the stairway is very narrow which is very common in Rome in general. I didn't have any issues with it whatsoever.

• Pascal (3/5): We didn’t want to sit on or touch anything. - Air con works, good location There is nothing luxury about this place. This is our third time in Rome, so we are aware of what’s to be expected. The convenience of location isn’t worth the discomfort of staying here. We booked two apartments because our original accomodation fell through. The rooms were dirty and things are falling apart. There was no wifi at all. The shower head has black mould, the floors were sticky and haven’t been vacuumed. There were stains on the bedding. It almost felt like we were staying at a hostel. If you are a large person or have luggage, or a pram, you will struggle to get in and out of the building. We resorted to buying cleaning products and cleaned as much as we can ourselves and bought bed sheets so we can sleep. If the place was clean we would have overlooked the other negatives, but we did not pay to holiday in squalor.

• Yauhen (7/5): Next time I'll go to a hotel. - Just facts: good location, clean bed sheets, good smell, the owner provides soap and shampoo. I was able to pay buy card and got a receipt. Just facts: Check-in at 16:00. Check-out by 10:00. There wasn’t toilet paper, the apartment wasn’t ready by the check-in time and we have to wait up to 40 minutes, once cleaning was over, we faced a floor which was wet and slippery. there were no coffee capsules although they were in the photo.
• Pamela (3/5): Disappointed in the property. Stinks like cigarette smoke. Non smoking apartment. - The apartment smells like cigarette smoke. We had to leave the windows open. The air conditioner didn't work. Collecting the key was a big ordeal. They were impatient and kept threatening to charge me more if I didn't arrive soon. When I arrived it was raining and we had our luggage, so we chose to take a taxi. She complained to me that it was only a 10 min walk.

• Julian_minkov (9/5): Superb - Perfect location close to transport and even walking distance for enthusiasts. Rooms for 4 people with street view. Good communication with the owner. We would stay there if we visit Rome again. I would recommend to have some basic stuff in the kitchen, like it is promoted at the pictures, like coffee and water.

• Jiří (10/5): Great accommodation - Great communication with the owner, perfect location of the apartment - a quiet place completely in the center and yet close to everywhere, plus perfectly accessible train station and grocery store on the ground floor. Absolutely nothing to fault, hard to imagine a better option for a short stay in Rome. For absolute comfort, a small sofa would have come in handy...but that's really just a minimal "freckle on the beauty".

• Moreland (6/5): Pleasant - Check in process went really well. Very nice people even down to the lady who came to clean in the morning. Room was nice and very clean. Please ensure Wi-Fi works. Shower was slow to drain. Had to shut off water every 10 seconds to ensure it did not overflow.
• Tree (1/5): Horrible experience this place - It is somewhat close to the train station. But it is on a 4th floor; the entrance door requires people to squeeze behind it to be able to close back and the elevator only fits one person with light luggage. The most expensive and most uncomfortable place that we ever experienced. The worst is that there were fleas on the bed. That is not only disgusting, but health threatening. I cannot understand how they dare to add "luxury" in the name of this place.

• Pedro (6/5): Luxury is definitely an overstatement - The location is exceptional. Very central, close to the metro and lots of bus stops. The apartment is a little bit beaten, it has not aged very well. Could use a new paint job and some renovations in the bathroom. The mattress in one of the beds needs replacement and the headboard was also in a rough state. There was a pillow with some disgusting sweat (? hopefully) stains. The cleaning needed a bit more care, found a bunch a hairs in the shower walls. It also lacked spots to hang the towels while drying.
• Kuni (9/5): Central Rome and great location - The location here is perfect. 20 minutes walk from the Colosseum and central to heaps of good restaurants. Parking was a bit harder due to the ZTL but we parked close and it was ok in the end. The bed was uncomfortable for us. The pillows were very hard. The wifi was a bit hit and miss. Couldn't contact anyone to rectify it as we needed wifi.

• Pierluissi (10/5): Perfect location. Close to metro stops, or 15-20min walk to most sights, many great restaurants. - Location was great. Most attractions within 15-20 minutes walking, even faster taking the metro/ bus. Easy walk to Repubblica metro station and bus stops right on Nazionale. (We bought a 48hr metro pass and got all over the city easily from the apt.) Lots of great restaurants close by for breakfast and dinner. Perfect to start and end our day near the apartment! Elevator got stuck on our first try, so I was weary of it. I was fine taking the stairs, my family still took the elevator with no issues.
• Yonnie (10/5): Perfect b&b and I love it. - The design of the apartment is stylish. I like the size of the apartment. The air conditioning is perfect and save our lives in such a hot day. Everything is clean and the bed is so comfortable after a long walk. The manager is nice since the toilet bowl didn’t work well and he fixed it right away. I want to say Receptionist Marco is very nice, he greeted us when we arrived and showed us some of the good restaurants. It’s very convenient to the places we want to go. The shower is a little small ( I think it’s common in Italy)and the door didn’t close perfectly sometimes.
