Guest Reviews
- Eric (10/5): We had a very relaxed break . We loved our time at Link house - Breakfast was lovely , with great variety .
Room was spacious and very comfortable.
Pete and Katie , our hosts couldn’t do enough for us and provided excellent information about local walks etc Nothing , it was perfect
- Stephen (1/5): We stayed for about 20 minutes - The location is good your in the lakes what more do you need First of all we booked this place on the high rating of booking . com . When we arrived all seemed ok the owner was doing some work outside. he said he would meet us at reception He welcomed us with open arms and introduced us to his wife .As we walked in I couldn't help but notice dried mud on the inside of the door but hey I overlooked it because of walkers I suppose. Once inside the owner gave us a good introduction to the hotel and took us to our room I noticed the look on my wife's face as she is very particular on cleanliness . We were shown our room which had a nice view of the fells .The owner went down stairs after imparting some interesting knowledge about the fells. Then my wife noticed how dusty it was in the room the kettle was dirty and general cleaning was of a low standard . I dont know how it gets 10/ 10 on previous reviews maybe they had a full time cleaner then. So the shower cubicle glass was dirty not been cleaned properly for a while and the sink also. In the shower was a plastic bottle holder with two half empty shower gels or something .Not a good start to our 10th wedding anniversary weekend away . My wife went to get the owner to come and look at the mess we we were unhappy with. The owner came into the room I showed him the problems and the owners wife then came in with my wife . The owner then said you hurt me with these comments and said we think you should go if your not happy. We were shocked that he had made himself a victim in this fiasco his wife said I could tell you weren't happy the moment you walked in. All the had to say was sorry and give us an hour or so we will put it right. It's laughable in this day and age that you can demand £127 per night and making very little effort to make your customers feel safe and happy.we left very upset and decided to go home the cleanliness of an establishment is paramount to us as is food hygiene which I can only assume the kitchen is like the rooms.. Booking .
- Jayne (10/5): - We loved everything Pete and Katie were so friendly and welcoming the views were stunning and the breakfast was lovely plenty of choices and they told us information about the buses highly recommended cant wait to return Having to leave
- rachel (10/5): - We loved the location, the peace and ease. Katie and Pete were great hosts and supported us with local walks. Breakfast was amazing hearty and filling. The house was as seen, the rooms were to a great standard clean spacious and warm.
We stayed in room 2 with excellant views of the fells. Our shower was not very powerful. But warm.
- Susan (10/5): A lovely, friendly couple who go out of their way to help you and make your stay very pleasant. - Everything was excellent Nothing
- Julia (10/5): Would stay again. Super location and hosts were kind, informative and attentive. - Beautiful location near Lake Bassenthwaite. Lovely characterful house, fresh and bright.
- Chantelle (10/5): Excellent experience, felt like home from home. - Excellent experience from start to finish. The hosts Katie and Pete, could not do enough to make our stay warm, welcoming and friendly. We were greeted with a fresh pot of tea and biscuits on arrival. The breakfasts were made to order and were delicious, everything was cooked to perfection.
Pete and Katie are very knowledgeable about the local area and have excellent tips and where to visit and eat. Nothing
- Lucy (10/5): -
- Lynne M Barrett (10/5): The Link, to so much !! - Pete & Katie were delightful hotel proprietors, helping me to feel very much at home on my first visit to that part of the Lake District. Upon checking in, I was helped with luggage to my room and given lots of information about the local area and it's amenities.
Nothing was too much trouble and after viewing my room I was met with a lovely welcoming cup of tea in the hotel lounge, which immediately made me feel at home. The Link offers that feeling of homliness whilst offering a relaxing and stylish place to stay in beautiful decorative order. My breakfasts were lovely, with a variety of tasty options, all cooked to perfection. I settled in really quickly and even made friends with another footballing fan guest, which started my stay off really nicely.
The Link is in a beautiful scenic and rural location, and unexpectedly so close to the wonderful Bassenthwaite Train Station, where I was able to enjoy coffee and afternoon tea on what was previously the steam train in The Murder on The Orient Express film. The station, which was closed down in the 1960's, is now privately owned and has been refurbished to an excellent standard and provided a delightful treat to begin my 4 day break in The Lakes.
Sadly, although Pete advised me to try the nearby pub, The Pheasant, I didn't get the chance, but I will definitely try to go there on my next visit.
The surrounding countryside, including the sheep in the field beside the hotel 😊 and being so close to Lake Bassenthwaite, make it an obvious option to base myself when exploring around Lake Bassenthwaite, Keswick, Cockermouth and other local places on interest. I'll definitely return to The Link. Gosh, this is a tricky one. Oh yes, an enormous spider had found a home in my small suitcase whilst I stayed at The Link, and I did try to remove it whilst resisting the temptation to scream and alert other occupants of the hotel, but feared I'd lost it, for it to return when I was sleeping. Fortunately, after moving some furniture in the bay window I found said spider nestled into, it's already established cobweb home, beside the skirting board beneath the left hand side curtain. I dispensed with it and its home by way of scrumpled up toilet paper, and a good flush. It might be a good idea to seek out other such 'residences' 🕷 in those sneaky crevices to avoid other possible occurances and guests with less self composure 😉 😆

- carole (10/5): Delightful.. - Very kind, helpful hosts. Very comfortable bedroom and nice guest lounge, very good breakfast. Well run - immaculatrly clean, beautifully furnished house; the garden is well looked after; and there are lovely mountain views. A delightful place to stay. nothing..
- Jacqueline (10/5): - Fantastic hosts, wonderful breakfast and fabulous location
- ARX (9/5): Beautifully decorated guesthouse near North Lakes - Very nice, clean and beautiful guesthouse being managed by Pete & Katie.
Stay was comfortable and hosts made all efforts to provide excellent service.
Breakfast was set plates but quantities were quite ample. 2 things bothered us:
WiFi extender signals were very weak inside our Room Number 4. Kept disconnecting.
Sink was old style with separate Hot and Cold Taps being very inconvenient. Should be replaced by Mixer Type Tap.
- Christine (10/5): We were blessed to have chosen and stayed at this guest house. - Everything was superb! Nothing disappointed.
- Joanne (10/5): Relaxing with beautiful views and fantastic hoist - Large spacious, comfortable room with amazing views of the garden and mountains. Our hoist Pete and Kate were extremely friendly and welcoming.
The breakfast was definitely the best we’ve had in a long time. We couldn’t fault a single thing and would definitely stay at the link house again if in that area. 10/10 for everything, we had a wonderful stay
- Georgia-Kate (10/5): Peaceful, stunning location and excellent service - Pete and Katie were so welcoming and really went above and beyond to ensure we had the best stay possible. We loved our stay. Our room was beautiful with gorgeous views of the mountains and fields. We really enjoyed breakfast and loved the location and how close it was to Keswick. We will definitely be returning! The WiFi didn’t reach to our room and there wasn’t much phone signal, but this is the same for most of the lakes, so it didn’t bother us. It didn’t affect our stay at all and it was lovely to switch off, but the room / upstairs could maybe benefit from a WiFi extender.
- Judith (10/5): -
- Ian (10/5): Fabulous B&B in great location for exploring the Lakes with very friendly and helpful hosts! - A fabulous B&B in a great location for exploring the Lake District. We had two rooms a double and a twin which were both a good size and very clean - nice touch to have fresh bottled water every day especially as the weather was so hot during our stay. From the moment we arrived Pete and Katie made us feel at home and were very friendly and helpful with good local knowledge on how to make the best use of our stay. A superb breakfast each morning set us up perfectly for the day!
- Iga (10/5): A wonderful place with truly charming and exceptional hosts. We will definitely come back. - We will long remember our remarkable hosts—cultured, witty, and constantly attentive to the comfort of their guests. One of many examples: when we returned soaked from a hike, the host was already waiting at the door and immediately offered to dry our boots. I have no idea how he did it, but the next morning they were completely dry.
The room we stayed in was cozy and elegant, with a view of the mountains. And the dining room! It was a real pleasure to start each day with breakfast in that space. Everything was always perfectly prepared—neat, elegant, and welcoming at the same time. Once again, we felt the exceptional care of our hosts, who served us delicious breakfasts and kept asking if there was anything else we needed—though, in truth, there was nothing more we could possibly wish for.
- Pauline (10/5): Exceptional -

- Zhukovina (10/5): Perfect hosts, B&B and location - The hosts of Link House, Katie and Pete were so friendly, helpful and regardful of our needs.
We really enjoyed very tasty home cooked breakfasts, many options were available, including vegetarian and gluten free food. We stayed in a very clean, cosy and comfortable room - we slept well in the large double bed. In the room is a fan and extra heater should you feel too hot or cold. There is a high ceiling and large windows with a mountain view, very comfortable armchairs. There is a nice garden with picnic tables and a good private car park at the back for about seven cars.
The post code will take you exactly outside the B&B - 2nd last house on the right. You should see the house sign just after the tree out front (see pic). nothing
- Stephen (9/5): Good hosts and well resourced spotless room - Well positioned for touring northern lakes
Good parking
Lovely hosts

- Shuai (10/5): Exceptional - -The elegant room facing the mountains
The room we stayed in, number 2, faces the mountains. The layout of the room is warm and elegant, with two comfortable sofas positioned back to back near the windows. Sitting on them, reading a book and sipping tea, one can comfortably pass the day. The room is equipped with a variety of tea bags available for enjoyment.
-Incredible Breakfast Experience
In our entire journey in Britain, the best breakfast is at Link House, prepared by Pete. This sumptuous breakfast includes an appetizer consisting of fruits, cereals, yogurt, and juice, and a main course made up of fried eggs, bacon, sausages, beans, and bread. Additionally, tea and coffee are available. Each dish is meticulously prepared, delicious and fresh!
To avoid congestion, Pete and Kiate thoughtfully arranged everyone's breakfast times in a staggered manner, which is very considerate.
In the morning in the Lake District, enjoying a sumptuous and delicious breakfast in the dining room on the first floor, with the continuous mountain range and quiet lawn outside the window, is truly the highlight of my life.
PS: Considering the prices in London, this breakfast is worth 20 pounds."
Living here is truly our fortune. Throughout the remainder of our journey in the UK, we will often reminisce about the time spent here. Thank you, Pete and Katie, for the wonderful memories you've given us! There are no flaws; if possible, I would be willing to live here for the rest of my life.

- Ad1160 (10/5): Couldn't be better - Location is great. Ideally situated between Cockermouth and Keswick with bus stops outside. Very comfortable room and the extra touches like bottled water and fresh milk were an unexpected addition to the well stocked hospitality tray. As were the ear plugs with the bathroom bits n bobs.
Spoiled for choice with the options for breakfast, all of which were freshly made and beautifully presented. Pete and Katie are exceptional hosts and deserve more stars than reviews allow. There are no negatives to my stay.

Ideally located for easy access to all areas, with a bus stop right outside to Keswick or Cockermouth for those that don't drive. Hosts Pete and Katie were so welcoming and friendly, and offered suggestions of places of interest to visit and places to eat. The beds are extremely comfortable, and I slept better thank I have in years! The food was delicious and plentiful, and we can't wait to go back.

- Rebecca (10/5): Beautiful place great people and fabulous breakfast !! - Everything was lovely! Katie and Pete are super nice and accommodated our dietary needs with delicious gluten free breakfasts. Nothing
- Rachel (9/5): Comfortable stay, welcoming hosts - Lovely comfy room with welcoming hosts. Hosts gave us a great walking recommendation straight from the door of the house (Sale Fell) and before we arrived they were really handy in sending recommendations on where to book for dinner (it was a bank holiday so they wisely recommended that we book at a local pub - which turned out to be a lifesaver!). The breakfast was lovely, with a good range of choices. The beds are very comfy and it was well located in that you are just off the main road so you can easily get to Keswick and other places. There is a fridge you can use in the downstairs communal room, but a fridge in the room would have a good addition.
Not a comment on the property at all, but even though you are very close to the lake we didn't know that you can't access Bassenthwaite lake or walk round the edge of it before we got there - just letting anyone looking into the area know! There are lots of other lovely walks and bits of the lake you can access that you can drive to though.
- Stephen (10/5): 2 night stay to do some wainwright's in the local area - Hosts were excellent even showed an interest before and after our big hike asking how we did and congratulating us ,room was perfect for our stay and breakfast was very good would recommend link house and we would stay again without hesitation Nothing to dislike
