Guest Reviews
- Atin (10/5): - This place has real character and charm. The share kitchen has hot and cold water filtered plus ice in the fridge and a big fridge to share and it looks amazing. real old world charm Some people will complain that they might see a cockroach in reception but this place is so great nothing not to like

- Navod Angelo (10/5): - Nice room with a private bathroom. Easy check-in and check-out. Managed to do our laundry as well. Location was good too.
- Elise (10/5): - Guest house calme, lit confortable, propre et super bien placée, à côté du night market et à 10-15 mns à pied de l'enceinte principale. Le personnel est gentil, discret. Nous avons passé une excellente semaine ici !
- Meghedi (7/5): - Kamer was prima.
Beetje apart
- Marie (6/5): - Das Zimmer hatte eigentlich alles was man braucht.
Sehr simple gehalten. Es war jedoch nicht ganz sauber und hatte Ameisen. Für den Preis hatte ich in der selben Stadt schon wesentlich bessere Hotels.
- Kristyna (7/5): -
- Khai Shan (8/5): - Location is great, just a street across Warorot market. Staff can speak fluent english and helpful to let me check in 1 hr earlier. The room is comfortable. No toiletries is provided. The door lock is dangerous. People can lock you from the outside.
- Kaylee (8/5): - Aardig personeel, mooie kamer. Schoon. Niks.

- Robert (8/5): -
- Sttecy (10/5): - Nice big rooms, very clean and confortable, quiet, new bottle of water every day.
Depending on your floor you will have a lot of stairs to climb as there is no elevator. They have flyers with a specific price for motorcycle rental but they don't have it on site. It's coming from a shop apparently further away. That was their justification when we ask to rent one and they gave us a much higher price that the one they advertise for.
- Cheryl (7/5): Quiet place comfortable - Quiet Nothing
- Deeprasertkul (8/5): - Location convenient Air condition noise. Difficult sleep.
- Timothy (9/5): I enjoyed my stay, thank you. - It was clean, quiet, walking distance to river, night market and old town.
- Warinthorn (9/5): -
- Samuel (10/5): -
- Lu (8/5): It has what you need and offers a fair price-to-quality ratio. - The location was good, close to cafés and restaurants that are easily reachable on foot. There’s also a local market just a few blocks away, perfect for grabbing food in the evenings.
The room was spacious and comfortable. Each morning, staff would leave bottled water and toilet paper by the door, which was a thoughtful touch.
The shared kitchen was very handy to store food in the fridge and boil water when needed.
The staff was incredibly kind and always willing to help with any questions. They offered support beyond basic hospitality, including assistance with arranging cheaper and faster transportation to Pai, as well as booking excursions. Occasionally, a drain smell came from the bathroom, which could be unpleasant. Also, being on the same street as a fabric shop, there were days with noticeable noise when they loaded materials. Still, overall, it was manageable and didn’t affect the stay too much.
- Ostojic (7/5): A good value for money and a great location - Good sized room and very clean. The attached bathroom didn’t have a door that closes completely and the shower was clogged a little.
- David (9/5): If you like wood this place is perfect - Felt like a cabin
- Hninn (10/5): Exceptional -
- Berrioua (8/5): Very good - the staff is incredible. We can ask them anything even things to do in Chiang Mai. It’s very close to everything if you like to walk like 10 to 15 minutes. The rooms are charming. Yes, it’s not perfect but it’s really great for the price.
- Hanna (10/5): Beautiful stay! - The room was gorgeous and located in a quiet area. Very near Warorot market and a short walk to the center of the city. Staff were very helpful and super friendly! I would happily stay here again.
- Sarah (10/5): Exceptional - The front desk lady was exceptionally kind Keeping bags for short over night trips out of the city would be a really great service.
- Shaun (10/5): Perfect stay in Chaing Mai. - Everything. Perfect location, very comfortable room, staff were lovely. Everything was 10/10 😊
- Jason (8/5): Very good -
- Paulo (6/5): Would’ve stayed longer but preferred to move out - We enjoyed staying right next to the market and an easy walk to old town Room had a strong smell of drainage/ staff were in indifferent (manager looked bored)…cleaning lady lovely
- Immanuel (7/5): Good -
- Viktor (8/5): Very good -
- Laura (9/5): Superb -
- Phoebe (10/5): Beautiful clean rooms and very welcoming staff - The rooms were beautiful and so reasonable for the money. The staff were so accommodating to my needs and so friendly and welcoming
- Ian (8/5): Pleasant - The staff are lovely Steps to the room are quite steep the room could do with update but you get what you pay for. It’s good value
- Alvaro (9/5): Superb -
- Zoar (7/5): Good - The room is big, clean and quiet with a huge bed. It had a big window which was great for me. They also gave a spare plastic bar for the electricity so the aircon could keep working through the day even when I was out.
There's a communal coffee corner downstairs. I got a room on the 5th floor with no elevator which is very inconvenient for the least. There's not much light in the room at night. Air con wasn't strong . A bit of ants here and there in the room but not too much of an issue for me.
What's the idea with the huge key attachment? Weird to carry that around....
The overall place feels like it could use some renewal.
- Karen (5/5): I would not stay again due to the outdated air con. - Nice large room. The air con unit was very old and very noisy making it impossible to sleep, room is on the top floor with a metal roof so it is a hot box, the room is up for flights of stairs.
- Krappe (9/5): Superb - Nice clean hostel. Rooms are very good! Also staff is super helpful. Everything was working as should!
- Milena (9/5): Wonderful time in Chiang Mai - This is my favorite guesthouse in Chiang Mai. Outside from the busy square but just a 10 minute walk, plus super close to the fruit market and the night Bazar. The rooms that have a window are wonderful. I extended my stay 2 times there. The staff is super kind and helpful. Thank you 🙏
- Lau (10/5): Nice place in lively neighbourhood - I stayed here for 10 days and had a great experience. The room was spacious and filled with natural light. Housekeeping is available daily upon request. The neighbourhood is lively, with plenty of cafés and co-working spaces. Plus, the WiFi is fast and reliable. My room was on the 5th floor but was double to go up and down. At night, the room lacked proper lighting for working on a laptop, and the shower water was warm but not as hot as I would have preferred. However, these were minor inconveniences.
- M (8/5): Very good - The location is a bit hidden but cool, the hotel is beautiful, the rooms are pretty and cosy.
The girl at the reception was really nice Could do an effort for cleaning and make the showers hotter with better pressure
- Alex (9/5): Superb - Good value for money, nice rooms, friendly staff and in a great area
- Lawrence (9/5): Superb - Good staff In a scruffy area next to a market
- Milena (10/5): Exceptional - The house is beautiful, the location is perfect - very close to the night market but in a quiet area. The staff was very helpful with everything - finding a hospital (I needed to see a doctor) and they let me check out a bit later because I was not feeling well. I was sorry that I couldn't stay there longer, they had no availability.
- Sally (10/5): Exceptional - Location, staff friendliness, clean, fun decor!
- Devon (7/5): Good - The staff...they are phenomenal. Location is close to warorot market. Which is a neat place to spend a few hours at. Decent value overall 👌 Maybe slightly too rustic for me. No warm water in shower. Uncomfortable beds ...if you got heavey luggage and at the top floor it's legit difficult to get up there. The keys are ridiculously large..not ideal for carry around with you on a night out. A 1 or 2 night max sorta place to stay.
- Yael (2/5): Don't come. Run down, dirty and not worth the money - Location is close to Warorot Market. Bed is comfy NOT worth the money!!! Room was without a window(which i knew when i booked) but there was also no window in the toilet. My room was on the 5th floor no elevator!! Room was tiny, not clean, it smelled like pee in the toilet. The place has definitely seen better days, the walls look dirty, everything is kinda run down. For the price i paid(750 baht) this is the worst place i have stayed in Chiang Mai. I highly don't recommend, unless they lower their prices by half.
- Anthony (10/5): Exceptional -
- Nabil (6/5): Pleasant -
- Ana (10/5): Exceptional - Excellent price, room, reception, and location. I really enjoyed my stay—it felt like such a warm and welcoming place.
Highly recommend!!!
- Uriel (8/5): Very good -
- Ekaterina (10/5): Exceptional - Very good price for the hotel near by downtown, walkable distance to markets, good coffee shops nearby. The staff was very helpful, ready to assist with inconveniences we had encountered, super friendly.
It has a little kitchen area with cutlery, microwave and hot water.
There was good wifi, and beds were very comfortable.
- Chen (8/5): Very good -
- Dominik (8/5): Very good -
- Denise (2/5): Very poor - Infested with ants, and when we informed management they told us this should be expected and no compensation would be given, misleading room lacking window - was not informed beforehand, manager was very rude, location is in a dark alleyway that felt a little unsafe
- Eugenio (5/5): Passable - Clean Located in a strange dirty alleyway, the room was on the 4th floor with very narrow stairs. The room had no windows but somehow still difficult to sleep because it is very bright
- Boon (8/5): Very good - Near to Ping river and warorot market, about 15 minutes walk to Tha Phae Gate.
- Svitlana (7/5): Good - No elevator to get up
So if u have a luggage it will be super difficult to bring upstairs
- Kumar (10/5): Exceptional -
- Lacey (9/5): Superb - Clean, big, affordable and well designed rooms. Super kind staff. Near east side attractions in chiang mai but on a quiet street. Would recommend staying here! Great value! The only downside is there’s no breakfast as stated on booking.com
- Daisy (10/5): Exceptional -
- Daria (7/5): Not bad for the first time in the city. - The hotel is beautiful, authentic, the rooms are quiet and peaceful. Lovely girls at the reception. Good location! Close to Vararot market and the train station, not far from the center. This is convenient for the first time in the city. The bed is comfortable, and the shower is good, clean. Overall the room is very clean! But there is no closet or shelves for personal belongings; everything had to be laid out on the couch. Also keep in mind that all rooms are located up the stairs! Mosquitoes! There are a lot of mosquitoes in the room, throughout the hotel! It's impossible to sleep peacefully! And the view from the window is very depressing, on the neighboring house and markets.
- Tara (10/5): Staff went above and beyond to help set up a surprise birthday celebration! Rooms are beautiful and the staff are so kin - Place is exactly as it looks in the photos, with beautiful hardwood floors and classic Thai design/ architecture. One of our favourite stays from over 8 months in Southeast Asia. Complimentary tea & coffee, and space to hang out outside of the rooms as well. Excellent location!
Staff went above and beyond when I had asked if there was anything they could do to help me surprise and celebrate my partner for his birthday. I really didn’t know what to expect, but as you can see from the photo it was absolutely incredible and so fun for us to open the door and see all of the balloons! I don’t think many places would go through the trouble to do that, so that says a lot about the staff who run this place. Made us feel like we were at home!
Thank you again to everyone here for helping us celebrate 🙏🏼
- Daisy (9/5): A homely stay in one of the coolest pockets of Chiangmai 🙏🏼 - VERY comfy beds, beautiful rustic-style rooms, lovely staff, and a great location - Chiang Moi subdistrict is such a vibe and you have all the markets of China Town at your doorstep. It was as comfortable as home and I’ll definitely be back - highly recommend 🙏🏼
- Zucchelli (3/5): Blood war night experience - I was choosing because close to the bus station I needed and hopefully a safe place … The kindness of the girl at the Check-in was nice. I wasn’t feeling safe , the room was full of mosquitoes and I was bites all night long also using repellent, I couldn’t sleep neither call someone to change room because no one was there. The air conditioner was noisy, the safe wasn’t working… I woke up full of blood on the bed sheets and bites in my skin, tired and stressed because I couldn’t sleep. Check the room before to do the check in.
- นภัทร (9/5): Superb -
- Bryan (10/5): Exceptional - Staff and location At first I was put at the top floor which was lots of stairs. They were more than happy to move me.
- Taylor (10/5): Exceptional - Close to market and river. But stairs was a problem for me as I am old Stzirs
- Ching (8/5): Pleasant - Room was quiet. The absence of an elevator
- Chamawee (9/5): Superb -
- Keith (6/5): Pleasant - Room was ok but toilet and shower to small for adults As above
- Dawn (8/5): Very good - Location was perfect for sightseeing
- Natalie (9/5): Quiet, Great Location & Helpful Staff - The staff was extra helpful. Upon arrival I left my mobile phone in the taxi that drove away…Ben at the welcome desk, reassured me it would be found. She made a couple calls then booked me another taxi with instructions that resulted in me getting my phone back within 90 min of losing it. What a relief. Felt safe at the Rustic Guesthouse and the location was great for the night market yet quiet.
- Terry (1/5): Bad -
- Bella (9/5): Superb - Room is clean an nice bed, you would have facilities you need in hotel, even when you put no disturb on the door , hotel will provide 2 bottle of water and tissue papers hang on your door. Dont need to ask.
At my room side is very quiet and peaceful i dont hear any noises from street.
Near Waroros , Ton Lamyai market at night between both market also have night market for local thai snacks, appetizers, fruits , drink and etc.
Perfect temperature at night to walk over the bridge and chilling out at bar and restaurants along riverside. Love the lights from bar and restaurants reflexe on the Ping River.
Staffs are friendly and helpful!
Extra tip;
If you love fruits and flowers , you will found along the side of market , they are plenty and brilliant but less price. Thai young ladI es or couples like to buy flower and make photo on the bridge with Ping River background, may be would be something for you. Not really bad but something i dont like is I got room Level 3 but actually 4th floor if the office is included because no lift so make sure that you like to walk up.
- Leonie (8/5): For short stay it was just fine, I was within a walking distance to many different parts of different surrounding areas. - Cozy and clean and welcoming with quite a rustic vibe adding to the ambiance of its uniqueness. N/A
- Daniel (6/5): Pleasant - Room was very clean. Bed was comfortable. Location was ok but a but a bit far from the old town. Advertised as breakfast would be available, but it wasn't. The room was OK but had a very bad persistent smell coming from the bathroom.
- Dee (7/5): Noisy building, but there rest makes up for it - Spacious room, kind staff, shared kitchen, location. Hot shower. Stayed here 8/9 nights. Rooms/building very noisy
- Aron (9/5): Superb -
- Mamoru (9/5): Superb -
- Thế (10/5): Exceptional -
- Gerald (6/5): Pleasant -
- Spyridon (7/5): Good - Great vibe and location! Very friendly and funny hosts. Cute and clean room, even though we booked one of the smallest ones. The hotel has no elevator and we were on the 5th floor, so climbing up and down (narrow) stairs should be considered. Also, the area has many cockroaches and we actually encountered one in the bathroom the first of the two nights we stayed there. Last, the plugs in the room couldn't quite hold our chargers steady and we had to come up with a trick to make them work.
- Tosh (9/5): Superb -
- Žiga (10/5): Exceptional - Clean apartment. Realy lovley people that helped us getting used to chang mai. Great looking furniture. We loved it. Not much to say here. Maybe its a bit far from the old town. But there is alaways other transport that takes you there realy fast.
- Violetta (9/5): Superb - It's a very quiet neighborhood just few steps from the famous Warorot market with tasty food options from morning till night..
Guesthouse is very atmospheric
- Yiwen (7/5): Good - Beautiful house but not in the best neighborhood. The stuff are so nice. For single solo traveler it is not the best location to stay. The room is nice but the furnitures are old. I saw lots of little bugs in the bathroom counter.
- Michelle (10/5): Exceptional - Friendly staff, beautiful room, value for money, will definitely come again, thank you to the staff who helped me greatly
