Guest Reviews
- David (10/5): Best place to stay in Newcastleton - Friendly couple beautiful property. Accommodations were amazing. If I'm ever staying in that area again it's the first place I'm going to look at booking. All great
- Aaron (10/5): Relaxing, comfortable and welcoming - The property is very comfortable and relaxing. It maximises its location with the gazebo over the river and the garden seating areas allowing you to listen to the water and birds. The bed was very comfortable and the deep bath in the Armstrong room was a great addition. We went to the Grapes Hotel and The Trap Inn on the evening and the locals were very friendly and welcoming. Will stay again! N/A
- Pryderi (10/5): Home from home! - A unique property in a quiet riverside location. N/A
- leanne (10/5): - The hosts are lovely and welcoming. The location is beautiful, right next to a river. With a gazebo looking out over the river and countryside. The room is really beautiful. The bed very comfortable and the bath is the icing on the cake.
A very good last minute find and we will return.
- Colin (9/5): Lovely accommodation - helpful and informative hosts - definitely one to come back to. Thank you. - Good location. Excellent for exploring the Kielder region. Breakfast at the nearby Olive Tree was lovely.
- Trevor (10/5): -

- Kerry (9/5): A very comfortable place to stay on the edge of Newcastleton. Thank you. - A very comfortable and well equipped room and lounge accommodation. The location was perfect for watching Roger Albert Clark Rally stages in North West Kielder. Very good place to stay. There is nothing that I did not like.

- Chris (10/5): Extremely nice Bed and breakfast, great location in a lovely village - Lovely B&B, great location in a nice small village.
- Francis (10/5): First class accommodation - Everything first rate. Hosts Michael and Jane very hospitable. This is a wonderful place to stay with amazing attention to detail with very thoughtful touches. The lighting, garden gazebo overlooking the stream and overall fantastic design. Everything perfect.
- Lesley (8/5): Lovely property and hosts - Location was lovely and the room amazing. Loved the little touches like the fridge and good quality bedding Breakfast in the local cafe was not ideal especiallly on Sunday when it did not open until 10am and I had to be at my course for 10am. Also would prefer breakfast on the premises.
- Roger (10/5): Excellent stay - Really enjoyed our stay. Hosts very friendly and helpful. Room very nice, bed comfy and a great shower. Enjoyed evening relaxing in the Gazebo overlooking the river passing below. Breakfast is at the Olive Tree cafe in the village and is well worth the walk. The satnav takes you to the center of the village but the lodge is actually on the very edge of the village. Plenty of space to park the car. Thoroughly recommend.
- Pamela (9/5): - We had been before so knew what to expect. Clean, quiet and Michael and Jayne are great Nothing
- Brian (10/5): -
- Andrew (10/5): -
- Vincent (10/5): A delightful B&B on the edge of lovely Newcastleton - Our hosts could not have been more welcome or friendly. They provided all of the information we could possibly need about Newcastleton and the surrounding area. The facilities are wonderful and the hosts definitely went above and beyond to make our stay comfortable and enjoyable. Will definitely come back! There's nothing we would change!
- Roger (10/5): The owners could not have been more welcoming. A lovely find. Highly recommend. - A fantastic location to escape everyday life. We were lucky with the weather which allowed us to make the most of the beautiful location.
- Crosier (10/5): The owner was so helpful - Did not use the Breakfast Voucher, because we left early
- Mary (10/5): - Beautiful property, great setting by the river, nice walk along the river to the village, everything perfect, very friendly and helpful host, would recommend and hope to return.
- Sarah (10/5): Exceptional - Very comfortable and pleasant stay. Lovely gazebo overlooking the river and guest lounge as well as a great bedroom.
Stored our bikes in the garage.
Breakfast at the local cafe was great and very friendly.
- Annette (10/5): - Lovely room with super comfy bed. Enjoyed use of the lounge.
- Mike (9/5): Beautiful Hideaways. - "The hosts were fantastic and made us feel very welcome. Fantastic accommodation, especially for anyone looking to escape their busy lifestyle. There are local restaurants and a pub just down the road, with plenty of scenic walks available nearby." "Everything was perfect—just a shame we didn’t have more time to explore the area because of the cycling event. Hopefully we’ll be back next year!”
- Stephanie (10/5): - This was just a stop to break up a long journey and take the opportunity to visit the Kielder Observatory. The property is modern, clean and comfortable with a warm welcome and super helpful host. We would definitely stay again if in the area.
- Dawn (9/5): Superb -
- Brian (10/5): - Lovely location close the Kielder. Excellent facilities and hosts.
- Angela (10/5): Exceptional Place - The hosts could t have been any more helpful. The rooms were very comfortable, we slept very well. The shower was lovely and the bathroom, room and communal living areas were spotless. The proposal in a beautiful setting and its close enough to Kielder observatory to be a good location for stargazing. We were also able to do some star gazing from the grounds of the property before going to the observatory.
- Chris (10/5): Exceptional -
- William (8/5): Owners were more than happy to sort out any problems that you might stumble across in a beautiful id - Beautiful surroundings and room, and also located on the edge of a little village, excellent room amenities and fantastic shower/bathroom space as well as a communal space with a log burner which would be fantastic if you have more than one family member staying here as you have separate rooms and a communal space to meet within . Breakfast was provided by a little cafe within the local village and was superb, there was also local cakes/honey for sale within this little cafe. Local village "Restaurant" was contacted to book a meal but we were told that they were "Fully Booked", we drove past this restaurant to the Spar shop next door and there was only 2 tables being used, obviously not as "Fully-Booked" as they made out.
- Laura (10/5): Exceptional -
- Adam (10/5): Simply stunning - It is hard to put in to words just how amazing this place is.... It is far from a B&B and definitely not a hotel or Lodge... Infact the experiance at Blackburn Lodge is like no other and quite uneque... The owners ate a couple who have Loveing put together a beautiful retreat within ( and at the sane time seperate) from thair own home with so much love and care you will feel at home in a cozy yet spacious setting in the borders with woodland and countryside all around you and a river running through the land you will have access to a riverside heated pagoda for an evening drink or social time and fishing on the river is also permitted.... Your room is self contained with beautiful facilities and even communal areas such as outdoor BBQ or indoor log burner games room.... You are permitted to use the large kitchen within the beautiful home within reason and the owners are so welcoming you will feel so relaxed and can unwind here x 10/10 The only thing not to like about black burn lodge is that at some point you must leave 😕
- Stephen (10/5): Lovely accommodation and hosts, perfect setting. - Lovely hosts, tastefully furnished accommodation, in a spectacular location, riverside, with lovely walks nearby. The wood burning stove, in the comfortable sun lounge, on a frosty night, created a warm romantic setting. Fabulous.
Close to Kielder. Off-site breakfast in a local cafe. Perfect stay
- Paula (10/5): Wonderful! - Everything from the minute we arrived and were greeted by Michael and Jayne through to departure and everything in between. Their hospitality was outstanding, very welcoming, and really looked after us. The house is at the edge of a little village and the rooms are immaculate and very comfortable. Wouldn't hesitate to book again.
- William (10/5): Truly relaxing and peaceful stay. - The property was clean and well maintained, the room was nicely decorated and the en-suite was great. Loved the outside gazebo that looked out over the river. Nothing
- Ian (10/5): Exceptional - The lodge is beautiful with beautiful surroundings and the hosts are very welcoming. Nothing
- Glen (10/5): Nice B&B - Lovely room at the edge of village. Near to Keilder and the observatory. Very comfortable bed.
- DAVID (10/5): You must stay - Just wonderfully relaxing. Made so very welcome. We will return
- Robert (9/5): Lovely lodge and gardens with attentive hosts - The breakfast at the cafe 10 mins walk away was great
The lodge and gardens were lovely - although I didn’t expect it to be attached to their house ( an annex ) The fact we could not charge our electric bike would have been a problem if we had not finished our 4 day ride that day
Hopefully they can organise an extension to the outside shed which I presumed would have an electric point ( but didn’t) in the near future
- David (10/5): Fantastic little gem hidden away. Everything & more we could expect also booked again for 2 weeks t - The location was amazing, very quiet, beautiful scenery just what we were after, couldn't ask for better. Also the grounds are outstanding, a very pretty, secluded little gem. We couldn't fault our stay in anyway.
Jane & Michael were fantastic hosts, gave us all the information as where to eat & where places are, lovely genuine people.
- Monica (10/5): - We found our hosts very friendly and welcoming. The property was very attractive and well maintained. The village is lovely and surrounding area is beautiful. Nice places to eat in the village.
- Benjamin (10/5): A comfortable stay in a convenient location - The location was quiet and scenic. The accommodation was comfortable and clean, with the observatory tower just a short drive away.
Michael and Jane were very kind and helpful. No issues to mention.
- Elisa (10/5): Wonderful stay in a peaceful place, as lovely as its hosts! - Very welcoming hosts in a gorgeous and peaceful place. There was no noise whatsoever, which made the experience fantastic, and the bed was extremely comfortable. A fridge for guests is provided in the common area, which allowed us to store some fresh food over during our stay.
Unfortunately, we would have liked to stay a little bit longer than only one night to enjoy the sight over the river from the lovely gazebo. The hosts provided us with maps of the Kielder Forest at our arrival as there is no connection in this area to use the gps. They also send us advice ahead of our visit to select a place for eating out, which was very thoughtful. Everything was perfectly as expected.
- Adla (10/5): Blissful - Everything was amazing! Lovely, accommodating and informed hosts, peaceful and beautiful surroundings and felt like home. The only downside was that we were here for one night and would love to return to stay longer and enjoy sitting out more in the garden and by the water. So peaceful!
- Lawrence (10/5): Exceptional -
- Gary (10/5): Great Place - Hosts were lovely people, who were proud of there beautiful home. Nothing was too much trouble for them. They would offer their help without even needing to ask them.
- Kristen (10/5): Exceptional -
- Winifred (10/5): Friendly hosts and pretty room - Lovely stay in Newcastle for the folk festival. Our hosts were super welcoming and friendly as well as hospitable. Would highly recommend this stay and looking forward to a future stay myself!
- Jeanette (10/5): Exceptional -
- Tracy (10/5): Fabulous accommodation - What an absolutely amazing place. Unfortunately, we didn't have enough time to appreciate the full experience. We will definitely going back.
- Linda (10/5): Exceptional -
- J (10/5): Exceptional -
- Karl (10/5): 5* - Lovely property, lovely hosts and great location.
- Robert (10/5): Exceptional - Beautiful location stunning rooms. Comfortable beds. Wonderful friendly hosts with great knowledge of the area. Nothing
- Sandra (8/5): Very good - Nice location Breakfast not supplied at venue. Didn't know thus until booking confirmed
- Anthony (8/5): Very good -
- Julie (10/5): Fantastic b and b and amazing hosts - Just returned from wonderful two night stay at Black burn Lodge and it lives up to the rave reviews. Stunning location by the river, where we spent the evenings in the gazebo enjoying the views and a glass of Baileys . The room was spotlessly clean with high quality bedlinen and furnishings. Also separate lounge if weather not great. The hosts make you feel so welcome and provide a lot of formation about where to eat and visit in the area. Would highly recommend and hope to visit again.
- Sean (10/5): Superb friendly relaxed - River running through the garden . Michael and Jayne were amazing hosts . Even helped us with places to see and eat in whilst in Edinburgh . Above and beyond . Nothing
- Dougie (9/5): Superb -
- Sean (10/5): Exceptional - Beautiful place with great hosts That we only booked one night, next time I'd go for longer
- Ben (9/5): Superb - Stunning location and the snug overlooking the river was brilliant. Hosts were fantastic, we wished we were staying longer.
- Amanda (10/5): Amazing little lodge. - Amazing location, Lodge was beautiful and the hosts were very accommodating with our late night arrival.
Breakfast is served at a cafe 2minutes away from the accommodation and was amazing also.
I only wish we had arrived earlier to enjoy the area a little more than we were able.
- Andrew (10/5): Comfortable and friendly welcome. - Lovely location, comfortable spacious room. Warm reception from the hosts 10 minute walk into town for dinner. Nothing- it was great
- Mark (10/5): Great place - Lovely modern building in a lovely part of the country. Room was beautiful and the bathroom was very luxurious.
Would love to go back in summer to get the full benefit of the gazebo overlooking the river.
- Margaret (9/5): Superb - Location and Black Burn Lodge excellent, and hosts Michael and Jayne very welcoming and knowledgeable.
Room and facilities top notch. Being informed post-booking that breakfast was to be provided by a local cafe
- Rachel (10/5): Exceptional - Lovely b+b. Welcoming hosts, clean, comfy and breakfast down at the local cafe was delicious and the staff were great. Free upgrade was much appreciated thank you 😊
- Lyndsey (9/5): Superb - No breakfast at the location, people are given a voucher to use at a nearby cafe. The problem is that the cafe is not open until 10am on a Saturday. Further, the cafe does not have good vegan options. Breakfast
- David (10/5): Exceptional -
- Vladislav (10/5): Exceptional -
- Mark (9/5): The location, room and house was amazing. I could not ask for more I would definitely recommend it. - Very friendly knowledgeable helpful staff. All good nothing not to like.
- Paul (9/5): Excellent stay - we were visiting the Kielder Observatory and location was good. - Fantastic hosts - very knowledgeable and helpful.
Rooms very well appointed - facilities fantastic. Beautiful location.
Excellent breakfast at ‘The Olive Tree’
- Sam (10/5): Exceptional -
- Jordcaramel (10/5): Exceptional -
- Grumpy (8/5): Very good - Location is very nice, cleanliness and hospitality perfect.
- Christopher (10/5): Exceptional - Great location
- Peggy (10/5): My most memorable B&B stay so far ! - Everything! Love the hospitality, the location, the lovely river view and dark skies for stargazing. I love the cosy room and thoughtful touches of the owners. First class stay ! Nothing !
- Deborah c (8/5): Guest house not BnB - Bed and rooms are absolutely gorgeous, comfy. Lovely lounge for rainy days. Lovely hosts.
The ONLY negative thing is there is no breakfast! This is a big thing for me, they give you a voucher to redeem at their friends café tho
- Anonymous (10/5): Exceptional -
- Margaret (9/5): Really enjoyed it, if we are in the area again we would re-book - The warm and friendly welcome, nothing was too much trouble. The bed was very comfortable. Breakfast was off site at a local cafe, which was really good. The weather was very wet, it would have been nice to have somewhere to hang up wet outdoor coats.
- Philip (10/5): Exceptional -
- Abby (10/5): Exceptional -
- Anonymous (10/5): Michael & Jayne were very hospitable on our stay at Black burn Lodge. Many thanks -
- Wib (10/5): A nice comfortable place to stay. We whole heartedly recommend - We can highly recommend this place. We enjoyed our time on and around the beautiful property. The host and hostess were exceptionally helpful and informative. We particularly enjoyed the outdoor seating area near the river. If you are going to the Newcastleton area, this is where you should stay. All was great
- Emma (9/5): Superb -
- Charles (10/5): Exceptional - This is not hyperbole.....this is the best B&B I have ever stayed in, and I would be blown away if it's not in the top 10 in the UK. Hosts are great, very friendly and accommodating and obviously proud of their offering, and they should be. Stunning property, based just outside of Newcastleton, and the attention to detail on everything is obviously apparent. I was lucky enough to stay as the only guest for a night (bet that doesn't happen often) and had a stunning room, my own private lounge, my own private gazebo and beautiful riverside gardens.....everything inside and outside is tastily and artistically decorated. The only thing to be aware of is that breakfast is served in the local bakkery 1/2 mile away, but it's worth checking out in it's own right....some serious baking and cooking going on there. If you need a reason to come to Newcastleton, there are two reasons right there, if you don't, come anyway!!!
- Sue (10/5): Exceptional -
- Michelle (10/5): Exceptional - Lovely chill place, had a relaxing stay.
- Conor (10/5): Exceptional - The hosts couldn’t have been more welcoming. To the extent of taking us to the local restaurant to make sure we got a table as we arrived late. The property is stunning & well maintained.
- Aidan (10/5): Exceptional -
- Dawn (5/5): Passable - Was alright nice views not as close to kielder as booking.com makes out. Small village, nothing to do there. Wendy from the cafe was wonderful. Owners made a mistake with there booking system so they deleperatly marked me as a no show despite the fact we did attend and raised the issue that the money hadn't came out my bank and offered to pay the amount they refused as booking.com deal with payments as a carer I get 15% off plus 9 percent cash back but because of what they have done this has cost me an extra £50 on top the holiday price. I am livid and explained this to them multiple times but they didn't care.
- Amy (10/5): Lovely Stay - Welcoming and friendly hosts. Comfy and clean room with a lovely view. We liked the communal seating areas indoor and outdoor with amazing river view. The location was great a simple 25 minute drive to kielder. The village has a spar shop and butchers for convenience. Breakfast is served at The Olive Tree in the village, short walk (lovely river walk) or even shorter drive and lovely friendly staff and tasty breakfast too.
- Jonathan (10/5): Stay for Common Riding at Langholm - Very peaceful location. Luxurious accommodation. Good friendly hosts. All good.
- Faye (9/5): Superb -
- Ian (10/5): Other than the weather being a bit unsettled everything was tickety boo - The friendliness of the owners, the quality of the furnishings, the fact the owners were prepared to go above and beyond what you would expect. Nothing to dislike
- Han (10/5): very recommend! - absolutely worth! Room and garden view are great, it is hard to find a better one. Mike and Jane are very kind and happy to help guests. and I had a great breakfast.
- Jen (9/5): Superb -
- Stephen (9/5): very relaxing stay and lovely scenery - Michael and Jane were very friendly and very helpful, the lodge was great and very relaxing, and a great place to stay in,the village was close by and the people were friendly
- Annemarie (10/5): Perfect for relaxing - Warm welcome and amazing location. The hosts are amazing down to earth people.
- Carolyn (10/5): - This is a fabulous property if you want to be completely off the beaten track. There is no dining available and breakfast is offered in a different location. The town has only 2 places to eat which get booked quickly. Overall it was a good place to stop on our way home but personally I would only stay for 1 night maximum.
