- melinda (4/5): Unacceptable - At first the look was ok but then when I moved the ice bucket there was roaches I’m in a situation where I’m thinking on the lines of it’s a place to stay so I didn’t complain till I’m already putting a good amount into the hotel and I do my own laundry including theirs and supply my own things I picked up my cat from a friend and she had her kittens we apparently got told the wrong info because they trying to charge $25 a cat even though I clean up everything they do nothing for our room they taking from us when we got little to take from I will be going to google,TikTok, and anywhere else telling my story don’t waste your time at a place like that
- Ronnie (6/5): Trip 07.25-27.25 - This motel is a little worn. It's the best economy deal in town. If you need extra electrical plugin's bring a power strip. My wife and I have CPAP machines and hearing aids that need charging. Bed is comfortable. A/C works great, especially since temps have been close to 100 degrees. The Ice maker was broken when we stayed this time but the new one should be in by now. Management very friendly.
- Ronnie (6/5): - Small room. Not enough space for two CPAP machines or plugins for them. It's June and Hot in Arkansas so the flies were thick. Bring your own fly swat. The best thing it's reasonable price and close to everything we wanted to do.
- Ronnie (8/5): - Nice motel. Not much pressure for the bathroom sink, plus it took forever for warm to get to faucet. Plenty of pressure for the shower. It's an older motel with quaint decor from the past. The manager was very helpful. A clean place to stay.

- Jennifer (2/5): - I don’t normally give bad reviews, but this place was…atrocious. I want to make it known that the man working the front desk was WONDERFUL, KIND, and EFFICIENT…so he is blameless. It was everything ELSE that was terrible. There were stains all over the beds and chairs - they didn’t even smell clean. The water came out a bad color. The shower hardly worked. The T.V. didn’t work AT ALL, and the noise…well, let’s just say they let some drunk guy scream and rap in the parking lot for hours.

- K7471YRstevenm (2/5): Don't Stay Here - Don't repeat my mistake and stay at this place. My room had no hot water, none, zip, zero. One of the "clean" towels had a stain on it that appeared to have been dried blood. It was a small stain, easily overlooked when someone does laundry who does not care about their job. Even on its highest setting the room heater did not keep the room warm. Door does not have molding or seal well so there was a constant draft in the room. I'll not stay there again.

- Derek (8/5): Served The Need. - I stayed at this location for one night. While I was not expecting the Ritz Carlton, the room provided fit the need and I did not have any negative experiences while staying here. I did find it odd that the television would turn off when you turned the lights off...and the air conditioning unit was situated above the sink (there was a table I used to turn it on and off), I believe the experience was worth the price. I would stay at this location again, if needed, in the future.

- Jessie-May (8/5): - The location is right in the middle of Heber Springs so conveniently located. The staff was not knowledgeable of the area. The room was clean but the toilet didn’t flush. Apparently other guests had to be relocated, so the room I reserved was not available. I would stay here again, but I hope things will improve before then.
- Lonnie (4/5): Giving up comfort for price! - Can’t beat the price but paid for it in other ways! No hot water (literally, there was no hot water in rm #30) no coffee, no clothes iron and I was too tired to do anything about it.

- Sue (6/5): Very nice staff. - If your just sleeping there, it will suit your needs. A little run down. Couple fighting at night in the parking lot. Shower knobs fell off in my hand. But, it was clean. Staff was helpful and pleasant. You can walk to anything you need, food, shopping even auto parts store.

- 626bretk (8/5): No Frills Just A Place To Rest Your Head - We selected this hotel for price point as we went on a business trip. Facilities was clean but dated. Had wi-fi and working television. That's it... no breakfast, no telephone, and no coffee pot.
They did provide a refrigerator and microwave. Fine for a short stay but not a good family vacation stay. We were a bit concerned regarding others staying at the hotel as long-term tenants. They loitered outside a lot and one even solicitated me for a ride. I don't recommend for much more than a quick business stay.
- Verified traveler (8/5): Convenient motel in the center of town. - Overall everything was fine for a no frills Inn. The place looks a bit run down but that is likely due to the low cost of the rooms. The management is very nice. If you plan on spending alot of time on the lake and river, this is an inexpensive option to stay at. It is close to everything.

As if that was not bad enough are lights keep going on and off until the owner unplugged the lights by the bed to stop the shortage. The refrigerator smelt to bad you could not even drink anything that had been keep in side.
- upset mom (2/5): Awful - Was the worst stay I have ever had. The room had bedbugs and when we went to office to complain they only refunded one night even though we paid for two. So I got eat up and then had to treat all our stuff at my expense and the staff didn't handle it well. Would not recommend this hotel to anyone.

Only issue was the bathroom was not cleaned after past quest, stool was not flushed.

- Michael W. (6/5): outdated - If you do not mind to pay 85.00 a night for a room that was right out of the 60's era with the only improvement was a flat screen tv, then this room was for you. The room was clean but it was really outdated. I would have not minded to pay around 40.00 per night for this room. The reviews seemed to have come from friends after I got there and looked around. There were no vending machines around, the ice machine was inside and you had to ask the desk for a refill. The bathroom, although functional, was also not updated, clean, but way out of date.
- B7681DBmelissas (4/5): Not quite what we paid for..... - You know the old saying , "You get what you pay for.", well, not always. I didn't expect a lot for the $60 a night we paid...... beds are hard, the pillows are even harder, there was still dirty clothes from the last guests behind the bathroom door, no outlets for my cell phone and tablet chargers, cob webs complete with spiders, an air conditioning unit that I had to climb on furniture to operate, and finally no and I mean NO hot water!! The manager was very friendly and was forthcoming when I asked for extra bricks, I mean pillows and a coffee maker. Oh well, we'll know better next time.
- Ladyrider4287 (4/5): You get what you pay for - We wanted a cheap place to stay so we found here. First night we stayed the beds were hard as a rock! So we checked out and tried to find another place. Everywhere was booked because of the holiday so we came back. they put us in another room and the beds were softer but found a bug in the bed as soon as I pulled back the sheet. The ceilings were messed up and needed sheetrock repair and to be painted. Duck tape held the door together. The shower leaked from both nozzles and the toilet rocked back and forth. This place is a DUMP.

- shea01 (6/5): Better than a tent - It was interesting.....ducktape held it all together. Read another review about bedbugs, yup, it was true. We all were bitten. It was nice to have a fridge and microwave though. The pool was nice too. They wouldn't give me an extra sheet when I asked though. Best thing about the place was the housekeeper was an artist and drew.an EXCELLENT portrait of our son.
- Randal101 (8/5): Motel - When I visit Heber Springs all I need is a clean bed, shower, air conditioner or heater. Budget Inn has what I need for a competive price. The place is clean and rooms are quite and parking is by the room.
- luvmyminidonks (4/5): Everything was booked for the fourth of... - Everything was booked for the fourth of July because we waited to make plans. Now I know why this wasn't! I felt like I was staying in a flop house. Not that I ever had. It wasn't the dirtiest place I've stayed in but it was in need of updating and repairs. Flat sheets wouldn't stay tucked in or on the bed properly. My advice...plan ahead so you will have better choices!
