The children loved playing in the fields, such a fabulous place to stay and a bath in most bedrooms was a treat. I would stay here again. Windermere was only 15 minutes away for a drive out. My family highly recommend this place.

Size of the living areas and the decor is lovely
Great sized bedrooms and facilities for large families/ groups Kitchen and bar area needed a deep clean, including utensils, glasses and crockery.

- Martin (8/5): Great fun with occasional challenges! - The location was excellent and fairly convenient for all the towns and destination around Windermere. The house was huge and the bedrooms very well appointed. Although all the bed linen was clean and fresh, one of the rooms had not been hoovered and the kitchen needed a good clean. Because we had run of the place, we just dealt with it. We did have a problem with one shower that couldn't be turned off after the tap sheered off unexpectedly. This was running for the whole weekend as there was no one available to look at it, and our efforts failed. We are a resourceful bunch and even a power cut which knocked the heating out didn't phase us! We just quietly got things sorted with as little fuss as possible. We had a really good stay and would go again. Perfect for a large group to chill.

We were a large group of 20 and had the place to ourselves . We loved the wooden themed bar and sitting and dining areas aswell as the balcony. The hot tub was good too and all of the rooms were a decent size. It could have been a bit cleaner and needs a bit of a freshen up of paint maybe in the lounge area. But was good enough for what we needed it for

- Nicola (10/5): Group Booking at Lyth Valley - The house is beautiful and the most amazing views. Each room has a luxury feel and suits the house well, keeping the character. The offer of extra facilities such as clay pigeon shooting on site made the whole weekend fantastic. Large and roomy but traditional. Excellent would re book.

Plenty of space and each room with its own en-suite facility. We liked the large central bar area and the hot tub. Although a full catering kitchen we lacked some equipment but were able to manage to cater for 15 of us in total. A couple of things need a little update (eg peeling wallpaper in the ladies toilet).

- Peter (9/5): Very relaxing, great room, gorgeous views, will be back. - Set in an idyllic location with lovely countryside views all round, this Hotel is so peacefully quiet, ideal for a night or two of relaxation away from the hustle & bustle of everyday life. Phil, the host, is welcoming and courteous, room we stayed in was very spacious, comfortable, and clean (the Stag). TV reception was poor to non existant, Sky would not work. Having said that, the weather was horrendous, but you still could not get normal TV through the aerial.

On arrival, we had to phone to get into the property. We were the only guests there that night, and it was left unmanned overnight, quite eerie.

- Samantha (1/5): unreliable, poor communication - didn’t get to actually see it. not being able to book in, messages being ignored despite having arranged a late check in. I had explained that we were doing a charity 50km walk and didn’t know when we would be able to check in, but I was assured that this would be okay and that someone would contact us on the day.
They did not. I did message them but had no answer.
We went to the accommodation and the doors were open, lights on but no one was there!
We then had to find another hotel so we had somewhere to stay after walking all day, in the sun.
Today I have noticed that a payment has been taken out.
I am extremely unhappy and disgusted at how I have been treated.
I initially explained the situation and that I would cancel my room and find another hotel, but they assured me that it would be okay.

The interior was great, bed was super comfortable! love a freestanding bath but it was a little small, but the shower more than made up for it! the toilet constantly kept refilling with water, which was loud and annoying as it was hard to get to sleep, and then woke me up.

It had a gorgeous free standing bath and the bed was super comfortable!!! Phil was very welcoming and looked after us all through our stay. Breakfast was very tasty too. The alcohol license had expired so they weren’t serving drinks but on the plus you could take your own!
- Rachael (5/5): No worth the cost - The view No toiletries no toilet role shower gel or soap no kettle. When I asked the staff for these he ignored me. The bed was dipped in the middle so spent the night with both of us trying to get out the dip. No honesty bar. Breakfast was full of grease with microwave meals and tinned mushroom thought of it it still turning my stomach. Man working there Philly was no where to be seen and even when he was wasn’t any help

Breakfast in itself also very very good. The room was very nice. The thing that let it down was the bed. I never slept a wink all night. It was very lumpy and I think perhaps the springs have gone on the right hand side of the bed. Please please invest in a new mattress for that room as we would readily come back it that was fixed.

-Friendly staff, the one bloke who was working there was a joy to chat to. He helped me get my car going on the last day because it wouldn't start, I was able visit Bowness for the final time before heading home.
-Breakfast was good but nothing special, my wife really enjoyed it though. -No air conditioning which I think would be necessary in these warmer times, or at least a fan in the room.

The room was for 2 people, but the tea and coffee were only set for one. The TV was dire, and that needed an upgrade. You could hear the traffic passing by, which was annoying. The bed was a little uncomfortable, but each to their own, the one thing that did do us, the heat in the room was stifling,

Breakfast only available between 8:30 and 9:30, although special arrangements were made when I asked… just not sure I should have needed to ask given I stated my reason for travel was business.
Breakfast was ok except for the mouldy bread served and the milk that was on the turn. limited offer - three cooked options but no juices, cereals, yoghurts etc
2 TVs in the suite, neither had more than 3 channels working.
Pictures give an impression of there being a bar or dinner available but nothing. so Kendal or Windermere nearest options.

Tvs did not work,dirty spoon left on coffee table, no tea bags present,mattress seemed to have a duvet under the fitted sheet,but was still comfortable, found shower difficult to adjust temperature, am being picky but you did ask,bottled water would have been a nice touch,was dust build up on lights and some furnishings, would stay again,

We called the number provided but it went to voicemail, we waited and waited but did not receive a phone call back, As a result of this we had to book alternative accommodation. Highly disappointing and I have still not received a phone call yet from the hotel.

As mentioned the host was very friendly and helpful.
The breakfast absolutely exceeded our expectations and was lovely. The portion sizes were perfect and the views were breathtaking. The only issue we found was that after spending the evening in Windermere (for tea), I attempted to take a lovely hot bath (as this luxury was the main reason we chose this property)... however there was no hot water in the shower or bath from about 7pm until the morning time.
We let the water run for a while to see if it would warm up, but it didnt. We also did not know where to find or how to contact the host for assistance.
As a result, we were unable to take advantage of this luxury that, as mentioned earlier, sold this property to us over all the others.
We only stayed for one night and due to the very early breakfast and checkout, we were not able to use this facility in the morning after finding the water was hot (due to the lack of time).
To conclude, the lack of hot water in the evening/overnight was unfortunately a real upset for us.
- Peter (7/5): Pleasant but the details let it down - Beautiful property set in exceptional location, the countryside around the House is as picturesque as it gets. Room was well appointed, plenty of space for 3 of us, including a small lounge space. Breakfast was good for what was available. No real check in procedure as no staff on site on arrival. Room had no tea/coffee facilities on arrival, nor any bathroom toiletries including toilet roll! Had to ring to be then told to either wait 1 hour plus or go looking in drawers around the house. TV in the lounge area didn’t work.
