Forget about sleeping in, loud talking everywhere starts at 6 AM. one night I had to call the front desk to complain about loud talking and laughing at 11 PM just outside my bedroom window. I was also charged when I requested an extra sheet, because the comforter was too hot. I've never been charged at other hotels for extra pillows, blankets, sheets, etc.

Nora (6/5): - This place is okay. A bit noisy since our room was around the swimming pool. It needs more boarding the night we were there had a party and they were noisy until I fell asleep. I also requested an additional sheet to use as blankets. But they said it’s an additional charge. We booked 2 rooms. One with 2 twins and the other with Queen bed they called matrimonial. The bed were set with fitted sheet, 2 pillows and a comforter. I ask for a flat sheet since even with AC the temperature inside the room is a humid and a bit warm. Comfort is the main reason I rated this 3 stars.

We enjoy the private parking lot where the taxis can pick us up and drop us off at the front door. One of the things needing improvement is the attention to service in the restaurant.

Noise in the hallway at 1:30 am which I could not sleep, people were talking loudly. Very inconsiderate. They charged me 150 pesos per handtowel, it did not come with the room rate except the towels. I’m not going to stay in that hotel anymore!

However, the room was small, the bed was not comfortable, and if you’re a smoker, the designated smoking area is literally a 4 minute walk from your room, partially down an outside street; very questionable from the standpoint of both safety and convenience. The restaurant is limited in quality and options. There are better options in town.

Facilities were new, I love the breakfast offered it was generous, everyday the menu is diff. which I liked so much. The crews were so friendly & easy to reach. They communicate well. I would definitely come back here again with my husband. I did not regret I booked this hotel, satisfied customer here from New York keep up the good work. The place is a gem.

Excellent restaurant- we ordered room service almost every one of our 12 day stay. And it's in a nice part of Butuan. couldn't find a better location. I'd go back in a heartbeat.

I come in and get hit with a “deposit” when I had already paid the bill and there was ZERO mentions of a deposit. The wifi of the hotel was constantly down for the 4 days and 5 nights I stayed. Concepcion Ramona (10/5): Excellent Boutique hotel! - The first time I saw it, I was surprised that it was located near the Diagnostics Center. Found out afterwards the Square was the Hotel's own Center! It was cool, it made everything convenient for the guests with the necessary shops beside it. The staff were very accommodating & the whole place was excellently clean. We had a wonderful stay.
RICHARD (8/5): - Pros: This the best and newest hotel in Butuan City. Walking distance to nearby malls. There's laundry service place outside right of entrance about a block or so away next to KiangKing restaurant. The free breakfast buffet is good and the hotel restaurant is known for good food with decent prices and always packed even with locals. Metrobank atm,coffee places,bakery,store directly in front hotel entrance. Cons: The hot water temperature in shower is highly inconsistent and extremely hot! The wifi connection is out of service daily and need remind hotel staff about it. If using cellphone..signal is off and on even with local sim cards. I purchased t-mobile international 10 day service and still unable to get consistant cellphone signal and I have Samsung Galaxy S21 Ultra. There is no grab service in this area and cab drivers will take advantage if you coming/going to airport.

Exactly what you would expect from a 5 star quality hotel. I will definitely be staying here every time I’m in Butuan. Again, this hotel is hands down the best hotel I’ve stayed in while traveling the Philippines.

Dianna (2/5): NEVER STAYING IN THIS HOTEL AGAIN. NOT RECOMMENDED - I will NEVER BOOK AGAIN. I have booked this hotel since I heard wonderful things about it. Unfortunately have not experienced those. 1. Welcome was not welcoming at all - took a long time to check in and only gave us one keycard since “fullybooked” though there were 2 of us who checked in. When asked the next day for another keycard, not at all helpful 2. Our room was near there restaurant and it was VERY NOISY up until midnight. Their restaurant was closed but there were still people? Not sure what was happening. Tbh but You can hear the noise in the room and me and hubby did not get any restful sleep. The staff have not done anything about this as well. 3. No adequate parking area for check in guests. They have several occassions held in the hotel which means not a lot of parking spaces, the guard was very helpful but my husband needed to get up at 11pm,12mn and 6am to check if there were any vacant parking spaces in the vicinity and move our car. Very inconvenient! 4. Breakfast was actually pretty okay but set up was in the hallway outside their resto and no staff to check it. There were flies flying around and it has affected my appetite. I could not say budget friendly at all. There are better hotels with lesser price. Sadly, We did not enjoy our stay.
James (2/5): - Property ruined the holiday. I booked this room for the mothers birthday and daughter. Arrived 1:30 PM was told 2 PM for check in at 2 PM said room was not available. Had to wait until 4:30 PM before the room was ready! Ruined the afternoon. Next day they called the room to say check out time 11:30. We checked out 1130 and then I looked at the policy and the checkout time is 12. When I ask the front desk about this she said check out 1130 but you can extend until 12. She lied. 12 is check out extend would be afterwards. So we got cheated on check-in by 2 1/2 hours and another 1/2hour check out. I expressed my displeasure several times with the front desk who said they would inform the manager. Nothing happened. Finally after checking out later the front desk girl came to my second room that was booked. Gave me apology with a generic letter with no signature from any manager and a supposed gift. Four cheap facemasks and four packets of sanitizer! Just proved to me that the manager doesn’t care about customers which is a shame because the facility has some good things going. Customers be aware don’t let them cheat you out of your time. Check out time is 12 but the front desk is trained to tell you otherwise to try to get you to leave early. Even after mentioning about discussing this with a manager never did one ever come to apologize for ruining the birthday of the mother and family time. Because of this I cannot recommend this hotel. They did nothing for us
