Dan (3/5): - I like that the room was newly renovated. - Check-in: The process was difficult as we had to call three different numbers to reach someone. Once we did make contact, the staff member arrived promptly. - Cleanliness: While the room appeared beautifully remodeled, it was very dirty. The floors were covered in dust and debris, making it impossible to walk around without socks. Also, in the bathroom shower there was black hair. - Shower Design: The shower placement was inconvenient. Because it can only be accessed from the right side, one has to stand fully inside to turn it on, resulting in getting soaked by cold water. - Maintenance: Upon arrival, the toilet in the second bathroom was non-functional. After several attempts to reach staff, we eventually discovered together that the water supply had been turned off. - Bedding: The king-size sheets were heavily stained. Additionally, we found long black hair on the bed, which was quite unsettling; fortunately, we had brought our own linens. - Obstructions: A king headboard was left in front of our door at some point, blocking our entry when we returned late at night. - Safety/Staff Conduct: Around 6:00 PM, we witnessed someone losing control of a metal cart carrying an appliance. The cart crashed into a wall at the bottom of the hill, and the individual involved left it there without attempting to retrieve it. And just didn't seem to care. Due to these factors, we did not feel comfortable using the kitchen or spending time in the room, and we stayed out about 90% of the time. The environment did not feel particularly kid-friendly, nor very welcoming.

Ashley (1/5): All in all was horrible - Absolutely nothing! Checked in our room and it smelled horrible like someone peed all in it. There was a beer can sitting on the table in our room, the floor was not vacuumed, bed had stains on it. I went to let them know at the desk and they gave me another room to look at. That room was also nasty. Tv was sitting on the floor not on a table or anything, floor was not vacuumed, I told them I would not even let my 1 year old daughter walk on the floor, this room also smelt horrible. So we went back to the desk and he took us his self to an room that was ok. I did ask for a refund so I could go somewhere else but he said it would take 7 days for it to be put back on my card. So we stayed. But I will never stay again. What should have been a free breakfast, you had to pay for. This was really the worst hotel I have ever stayed at. We asked for more towels the night we got there, was told they would bring us some and never did. Also did not the next day until we asked for them again. Just all in all was horrible. After what we went through they should have discounted something for us.

And to add to it they didn't care about it nor the fact I had a grandkid have emerg medical issues n had to cancel but they charge me more and lied about it. Horrible all the way around. -22 Didn't like any of the entire experience and put part of the bad in like spot so I can show just how bad it was. The worse part of all, was they lied about how it works with booking cause I talked to both and they said things not true at all! Avoid here, big joke!

Rebekah (9/5): We had a great start to our year in Branson at King Resort! - The room we booked was a one bedroom double queen. It had a bedroom with two queen beds and a bathroom. There was a living room area with a pull out couch, and a full kitchen with a dining table, cookware, dishes and utensils. And a full size fridge!! It was the perfect space for our stay, we very much enjoyed our room! The location was in an area we stay frequently and it was about 10 minutes from everything in Branson. The breakfast was good, although eggs would have sent it over the top! We had biscuits and gravy, cereal, waffles, fruit, coffee, fruit juice and jelly for our biscuits. There were bagels available as well! There was a game room downstairs from the eating area and it was pretty awesome, there was a plethora of things to do. The beds were comfortable and we were able to rest after adventuring in town and at Silver Dollar City. We definitely had a great stay! I very much would have liked to have been informed of a cleaning fee that wasn't mentioned on this site. It was an additional $50. Not incredibly inconvenient but I planned this trip around a certain price I was given and then to arrive and be charged $50 more unexpectedly isn't a pleasant experience. The pull out couch bed hadn't been cleaned or given new sheets from the previous stay. We had to call and have someone come give us sheets, pillows and blankets for it, and to clean it up as there were food crumbs and lint and dirt on the mattress. It was rectified quickly but definitely a slight inconvenience as we were trying to go to bed. The last thing would be the bright lights outside the window, I bring an eye mask as I can't sleep unless it's dark but it's definitely inconvenient while trying to sleep. Darker shades would be much appreciated by many I'm sure.

Too many amazing options out there for this place. - We arrived mid day and was offered an upgrade that the owner (I assume) felt we would be more comfortable in than the John Wayne room we had booked through Discover Branson. We had never stayed in this particular hotel before so we had no opinion. We asked how much for the upgrade she said $30. I said $30 dollars? Total? She said yes yes. I said, well then go ahead. We stayed 3 nights and left early on day 4 I noticed an additional $190 charge on my card that had been charged the day after we checked in. I called because typically Discover Branson pays for the rooms, instead I was told by an evening shift employee—oh sorry, it was $30 a night plus a cleaning fee. So, $90 plus an addiditional $90 for a cleaning fee…. AFTER I had paid $350 for the room…First of all, nothing regarding a $90 cleaning fee was ever mentioned-literally never heard of such a thing at a hotel in all my trips…. Next when we arrived to the room we had one towel. We called the next morning to inquire why we only had one towel for three people, they did bring a few towels down and left them in the room. I don’t believe the room was properly cleaned as she had called a cleaning lady while I was standing there and was rudely telling her to hurry hurry they are here now, get it done—The counters in the kitchen had not been wiped down, the flat top stove was not cleaned, the shower that was newer, had nasty hard water stains on the glass and yuck all around the floors at the doors. The toilet paper was sitting on the floor next to the potty because the holder had been broken off the wall. The hair dryer and holder that was once attached to the wall was found thrown in a drawer. There were zero soaps of any kind to wash any dishes—even though we were told there “should have been” by the cleaning lady. I could go on and on but rest assured we did NOT stay in an almost $200 a night room. I have contacted the resort, they could care less that they 100% scammed me. I am disputing the charge…and contacting Discover Branson. I have stayed in Branson approximately 6 times a year for the past 10 years and have NEVER left with such disappointment. Shame on Branson King. One star, at best. You took advantage and you know that you did.. which is exactly why the owner that checked us in, and spoke to us regarding the “upgrade we didn’t even know we needed or wanted” won’t even return our call.
Stephanie (3/5): Disappointed - Friendly staff, good location, great pet policy Old, needs repairs and upgrades, bed was hard like sleeping on the floor, mini fridge was a micro fridge and could barely get 2 20oz drinks in it and the only things that would fit. Blessing and pillows were flat, old/dated. No lamp for the desk, no telephone, no tissues, no clock, thr glass on decorative pictures were filthy, shower handle constantly leaked water, breakfast gravy was canned, Apple juice tasted soured, gameroom items are not free, gameroom doesn't have heat and smells musty.

L6245JZsl (10/5): Nice Quiet and Clean. - We stayed at King Resort and Suites for our Anniversary and had a great stay. It is close to all The shows, The Landing, The Outlet Mall and The Downtown area. It was close to a local Pharmacy, Groceries and Fast food along with so many things to do for Adults and Families. The Manager at the front desk was absolutely the sweetest and went the extra mile to make us feel comfortable. The morning Breakfast had great Biscuits and Gravy and Waffles. They had Coffee and Juice and the Beautiful Woman who was doing the Breakfast was so sweet. We were very happy with the Room. It was a Double Queen and was very clean. We needed a extra Blanket and Towels and they were brought right to the room. It was nice having a refrigerator and it included a Coffee pot and microwave. We will definitely stay there again. We got to see a local Celtic show which was nice and we walked the downtown. They were just putting up all the Christmas decorations and it was really pretty at night. Make sure to stop at the middle alleyway with the hive Christmas tree to get photos. The owner is so nice and decorated it for the holidays. Make sure you visit Walkers Tacos when you are downtown! Have your appetite ready. They are amazing. This Hotel is our new Local Getaway for Staycations

We love it here, didn’t feel more welcome at any other hotels we stayed through the years. Very friendly and always willing to help us. We have a dog and she travels with us all the time. Our room is nice compared to others we stayed in the past. Also we love kitchen Menager Irena she is very helpful and very friendly when we see her in the morning. Love her accent and her smile. The TVs did not work, the lock on the door did not work, there were people living in a camper right outside our front door. We tried to get a refund and go somewhere else and they wouldn’t let us. Terrible experience. This was my girlfriend’s first experience in Branson and I feel horrible because I know Branson is not like that and I feel terrible her first experience went the way it did. Kings resort should be shut down.

I stayed 6 days and 5 of them i had no heat or air conditioning. The 1st room was a tenants room that they used while she was out of town. It was awful. Then had to pay an extra $150 to be moved to the room with no heat.

Steve (8/5): - Room & furnishings were clean. Expected ammenities were present and acceptable. No insects, bed bugs, spiders were found. Plenty of hot water and ice was available as needed. Door keys worked good. All lights worked as expected. No instructions were in the room or available at the check-in desk for operating the air conditioner. A lady come to our room to show how to operate it. After I figured out how to use the settings, it provided very good air conditioning. The TV worked good but was a bit small for the distance to our eyes. No channel line-up was provided, however I figured out how to control the TV in a day or so. The morning breakfast consisting of biscuits, sausage gravy, cereal, make your own pancakes, and juice, was good. We were however disappointed no scrambled eggs were prepared. All personnel/staff were pleasant and helpful if asked. There was no maid service, however we didn't require that. I assume more towels, etc would have been provided if requested. The bed fitted sheet was clean with no holes or stains, but came loose repeatedly from the edges. All things considered, the stay was good for the price. Thank you

We stayed at 1 of the condos for a week and it made it great for my parents who walk with canes, that we could be together! It was a great location... slightly off the beaten path (which we prefer) but close enough to the shows that we didnt have far to drive! Marion was awesome and helped us many times with things we needed!! The front desk lady with glasses was very nice and helpful! The only thing that bothered me, was the floors could have been a little cleaner and 1 of the TVs (that we wouldn't have used much anyway) in 1 of the bedrooms didn't work. But overall, was a good experience and would definitely stay there again!

The first room we got half the stuff in the room didn't work and we had a guy that would not stop knocking on our door so 20min in the room we decided we are going to a different hotel. The front desk lady helped has much has she could but they upgraded my room and it was in a different building from the first room. Wife loves the room and she felt safe in it with 3 kids with us.

Bryan (2/5): - Broken sink faucet, broken television set, dirty room, not enough outlets, no flow towels or hand towels, only one room key that had to be turned into the front desk or else a charge, additional charges for using a credit card and a mandatory room deposit, dirty toom, low showehead only touched our shoulders, battered furniture, stains, not as described in advertisements at all. Rules posted everywhere about all the additional charges for everything and anything. It was the 3rd most beat up hotel I've ever stayed in, the worst being on the I-5 in California. Spiders in every corner of the ceiling, beat up bath tub, stains / spills still on the floor and molding and sinks, broken shower handle didn't go to the tempatures shown.should not be listed on expedia. Room did not have a couch, closet, trash can, or other basic amenities most hotels have. Had to unplug the microwave to use the coffe maker. Small mountain of dead bugs on the windowsill. Not a 4 star hotel by any means, a One star hotel.

I was barely in my room for the first day but as I slept both nights I woke up worse I'm having asthma attacks. Racquel (2/5): Awful!!! I will NEVER go there again - I checked in and the guy at the front desk, although nice, was super creepy. He over-explained the $50 deposit and how it would be returned, so much so that I got the feeling they have had some issues with the topic and the past, so my red flag went up. It was only him when I checked in, the place was dark and he just gave me the creeps. Then, when going to the room, a "housekeeper?" I suppose she was, nervously and anxiously asked me, "Are you going to room" such and such, and I replied I was. She continued, "Oh, I'm so sorry but you can't go there, that room is not ready. I'm so sorry...you need to go to room" such and such. "I can let you in or you can go to the office and get a new key but the other room is not ready so you have to go to this other room. I'm so, sorry." She chuckled nervously through her whole apology. Red flag #2. I walked to the office, got the new key, followed the guy who was creepy, instructions on where to park and how to get to the room. It was not even close to where I should go. I told him the housekeeper gave me different information on where to go, but he told me she didn't know what she was talking about. Well, she saw me wandering around, trying to follow his instructions, and described exactly where I needed to go. So ultimately he didn't know what he was talking about. Red Flag #3. Then, as I was walking around, people who looked like anyone off the street, were carrying around towels as if they were housekeeping, and I believe they were

Staff was very friendly though at check in. - The location The bed was broke it literally made a v shape when you laid down and then you rolled to the middle of the bed. There was no coffee pot in the room even after asking for one to be brought to us. No wash rags were left in the room. 2 pillows for a king size bed the bathroom was a sight for sore eyes with their caulking what I would assume was mold growing before. Don’t think we will ever stay again.
James (2/5): Kings Dump! - Air-conditioned worked. No working frig, microwave or coffee pot, outlet was out. Dirty bathtub, no towels or little toilet paper. TV too fuzzy to watch. No drain plug in sink. Carpets stained. Smoke alarm was beeping however they did fix it the next day. Staff said they were sorry a lot. Staff also complained that no one would work.
Blake (2/5): Gave away my room after confirming - Beware - this hotel will give away your room even after you confirm your reservation. I came into town for a concert and stopped by in person to check in. They told me my room was confirmed but not clean yet, and that I could leave my vehicle there if needed. The guy at front said if I’d be back after 11 PM that I could call in advance and they’d accommodate me by leaving the key in a box out front. I called later that evening as instructed, and Melissa (or Marissa can’t remember), said that I did not have a reservation for that evening. I informed her that she had called the day before to confirm my arrival and left a voicemail, about my discussion with front desk guy that day, and that my reservation was confirmed with Hotels.com. She told me that they were sold out and that it was an error on my part. She was incredibly rude and unprofessional for a mistake on their end. I told her this was unacceptable to treat a customer and she got really tacky. I tried calling the manager, Barb, who never returned my call and her voicemail was full. Hopefully others heed my warning and do not stay here. Now I’m trying to fight a refund for a service that was not rendered.

Our bed was a little hard. Not a huge problem. And the man working in the laundry was yelling and cursing for a while. But again not a huge problem.
