- Steven (5/5): Minus the horrible check-in process, it was pleasant and delightful! Fix the check-in process though - For the price I paid it was a fair size. The check-in process was ridiculously frustrating. First, there was no communication about checking in at an entirely different location. Once I arrived, the note was typed in Italian, so I had to ask someone to help translate for me. Secondly, the location of the hotel was NON-existent so I luckily went into a random hotel and picked the correct one. You all need to do a better job at communicating this process BEFORE someone arrives and has no ability to communicate with anyone.

They send you to The valle hotel, which has nothing to do with the hotel you book, the hotel is upward like 4 blocks, if you are carrying luggage this is not an easy thing to do and they don’t tell you this until you arrive to the location where it’s supposed to be.

- gaylew749 (2/5): AVOID like the plague - We booked for 3 nights, two rooms. We arrived late on Sunday night and check in is at Hotel Valle a 5 min walk from studios. The reception informed us we could not stay at Colosseo but could not tell me why. Simply “ I don’t know, I start work an hour ago” then explained we would stay the night in Hotel Valle. What an absolute s*** hole! Oh also told “ sorry no hot water, hopefully be ok tomorrow as it’s Monday”!
The 2nd and 3 rd night we’re spent in Colosseo slightly better rooms in appearance. However the window was hanging off its hinges and the toilet then blocked. No breakfast here, have to go back to Hotel Valle, which to be fair was just as bad as the rooms!
Would NOT recommend to anyone on any budget. Customer service awful from beginning to end

- Charles (1/5): I never stayed at this property because they forced me to stay at 2 other unsatisfactory properties. - The WiFi was good in both locations, neither of which was the place that I reserved - see below for what happened. The second location (Residenza Monti) was spacious with air conditioning, so that good. But, as you will see, it is not where I reserved.

I came home in evening and the shower head was not repaired! I called Hotel Valle and they said that they had no record of my request to fix the shower head. Outrageous. I attach a photo of the problem for proof. Hotel Valle offered to send someone to fix the shower head the next day, but I was leaving that morning, so too late and again I had to clean myself using a trickle of water and the bidet when I really wanted a shower.
Finally, to check out Residenza Monti, you are supposed to leave the key, but you need the key to open the external gate, so I had to prop open the external gate (not good security) and then go back upstairs to leave the key in the room.
I am completely dissatisfied with the experience, and I never even stayed at Colosseo Studio Suite. I wonder if there was a "bait and switch scheme" going on here. I arrived at Colosseo Studio Suite and no one was there. I rang bells by the door, but no answer. I had no communication contact on my booking.com reservation, so I called the number that I found online. Whoever answered seemed annoyed that I called and referred me to call Hotel Valle (Via Cavour, 134). I called the Valle and they told me that I had to go to Valle first to check in to Colosseo. I was very annoyed at this, as I had already walked 2 km because the metro at Termini was closed and it was already late in the evening. I asked how was I supposed to know to go to Hotel Valle to check in to Colosseo and the person I spoke to said that it was communicated to me. FALSE. There was no such communication via booking.com.
So, I walked to Hotel Valle and I explained the situation, and the front desk told me that I could not stay at Colosseo but rather I had to stay Valle. As it was very late and I was exhausted, I did not argue much but the front desk seemed annoyed at my complaint but it is outrageous that I could not stay where I booked.
There was only one elevator and the wait was always 5 minutes. My room smelled as musty as a cheese cellar somehow mixed with disinfectant and it had no desk and the bed was hard. But, I was tired and went to bed.
The next morning I asked the front desk to leave to go to my reservation at Colosseo Studio Suite but the front desk told me that it was unavailable - unacceptable! Instead, they offered to switch me to another property, Residenza Monti (Via dei Serpenti 15). So, I accepted the offer. So, yet more time wasted walking to yet another location. But, okay, the Monti seemed better than Valle: it smelled normal, had a kitchen with table, comfortable bed and air conditioning (no air conditioning at Hotel Valle). I had to call to get the WiFi password. But, the shower head was broken! I called to complain, they said that they would send someone to fix it. But, I needed a shower, so I somehow I cleaned myself. (see above)
- Wendy (1/5): Unhappy customer 😑 - Nothing Everything. When I went to pick up my key for my apartment, I was told there was an issue, and I would be put up at another hotel. No prior notification given. The TV and fridge didn't work, no curtains on one window face main street, no handles on bathroom door and the shower constantly dripped. Booking.com should not allow these people to still advertise as the original accommodation is closed. Very unhappy.

Loved the kitchenette facilities I did not receive any email that warned me to check in at another location up the street, a significant difficulty as I was alone and then needed to retrace my steps on a very warm day, after travelling for a long time.

- Angel (1/5): No worth one bit of the money i spent - We booked a room at the Colosseu Studio Suite. Upon arrival we rang the door bell and no one answered. I called the property, and communicated that we were trying to check in. The receptionist kept telling me that she was not understanding and the line was cut. Understandably this got us worried and started to panic a bit. Tried to call again and after several attempts, we understood that we need to go to Hotel Valle. When we arrived we were told that there was a problem with our room and could not tell us when it will be fixed and thus fixed a room for us at the said hotel. I expressed that we didnt receive an email with this communication and she told me that this problem arisen three houra ago, which left me thinking that she had ample time to email me. When we entered the room, it was small, we had no written instructions how to call the receptionist (standard info to have), no signal for the TV, no kettle, no mini fridge and the best of all, no heating in the shower! To summarise the hotel was not one i would have choosen to stay. The excuse that the room we booked had a problem was clearly a ruse and would say that i do not quite believe that it was true
- Jiri (2/5): Very poor - location a short distance from the colosseum I was allegedly given a replacement apartment, but no one informed me about it. It was a small old apartment, masquerading as a hotel suite. It was dirty and very old furnished with old furniture. The bathroom, the beds and the interior, everything looked like someone had opened an old apartment from the 1980s. There were piles of dust under the beds. I am very disappointed.

Management was very accommodating, easy to get a hold of and made sure to check with us several times to make sure everything was acceptable. It is close to the coliseum as well as all other major sites. Do not hesitate to book your stay at the Colosseo Studio Suites.
- flyual4 (2/5): Nightmare - 5 rooms and 2 different hotels in 4 nights! Flooding rooms, no AC ( 30 C ) no help with changing rooms or hotels. No apologies.
Also, have to check in and out at a different location(10 min walk, with luggage) that was not clearly mentioned at time of booking.

The suites are in a fantastic location a few mins walk from the Colosseum, Bicibaci bike tours and rental, bars, restaurants and cafes for breakfast. It is 5 mins walk from the start of all the bus tours. There is a good sized fridge and a gas stove in a small kitchenette enclosed in a cupboard.
There are loads of fresh cotton towels which are replaced every day.
The ok....
The Colosseo Studio Suites are bigger than average rooms with a sofabed pulled out from the main wall. This means you have to sit on the bed during the day if you are indoors. This is not too much of a problem if you plan to be out doing tourist things all day.
There are soaps and shampoos provided with the suite.
The room is part-serviced every day (they make the bed) but do not sweep up or clear the sink.
The not-ok....
There are no pots, pans or kettles in the apartment so cooking anything is out of the question unless you regularly go on holiday with all your kitchen utensils.
The bad....
The sofabed has a thin mattress and a wire frame going all around it. This means you will bash ankles and backs of legs as you sit down or roll over in bed. It is not the most comfortable of beds. This does not matter so much if you are really tired and can sleep anywhere. I asked for the bed to be replaced twice as I kept hitting my foot off the metal in my sleep, even 2 single beds would have been ok but despite telling me housekeeping would be in touch, I never heard from them.
Some of the rooms are facing a noisy street where traffic and talk noise floats easily and clearly up to the 1st floor if you have a front facing room.
The very bad....
Sometimes the outside gate is not closed properly creating a security issue. The evening before we left we have strange people knocking on our apartment door asking to check the power. When I asked who sent him, he could not tell me. This was a little bit worrying at the time. You should keep your door locked at all times even when in the apartment.
The bathroom showed was dreadful, the attachment on the wall it hung from could not hold it so several times it fell off sprinkling water all over the floor because the plastic screen on the bath was too short and not fixed in place. This is dangerous as I slipped the 1st time I got out of the bath.
The plug for the bath was missing so we could not use it and the wi-fi did not work for the 4 days we were there.
On the last day we discovered the large lamp in the room was broken and toppled over very easily. This was not good.
All in all, it is a good-sized room (105) in a fantastic location that needs a bit of maintenance to justify the cost per night. I will look for better places to stay in Rome when I return next year.
- Y137XPalexandrab (6/5): Not fully pleased - The out door is very strange and looks like a abandoned place. First of all where I mare the check-in were not were i stayed. My hotel was 300m far from the 1st hotel. This place hasn't someone inside to help you with something. I repeat,it's like a abandoned place. If you have a problem you have to call the receptionist who's not there,of course.
- Bunny-London25 (8/5): Good value good location - The location is truly excellent. We booked here knowing it is advertised as two stars and as such reasonably basic but we wanted a small kitchen as we have a young child. The price was very attractive too. The room was bigger than we expected and had all we needed for a few days stay. The room was clean and the wifi worked well. The check in was easy, having been informed in advance how it would work. We loved he freedom of not being in a traditional hotel, it felt like more of an adventure. It's not luxury but was just what we needed as a family and we'd stay here again.

Nightmare Hotel
The horror started with our arrival. A taxi dropped us off at the booked address (via Cavour 261). We found a locked gate, no buzzer, no sign telling us what to do. At a nearby kiosk we learned that check-in is at the Hotel Valle, nearly a kilometer down the street. So I had to leave my wife with the luggage at night in a strange city and walk down to the check-in. And walk back.
The Entrance
To access the hotel, we needed a complicated combination of keys (four colors) and number codes for two buzzers on two doors. When power was cut off, the buzzer did not work.

Phone out-of-order
There was a hotel phone in the room. It didn’t work. For communication with hotel staff – often necessary due to constant problems – we had to either walk one kilometer to the Hotel Valle. And one kilometer back.
Or we had to use our German mobile phone, paying extravagent foreign connection rates.
Wireless out-of-order
There was no WLAN in the room. When we inquired, we were told it would be fixed “tomorrow”. It wasn’t. Or the next day. Or the next. One day before departure, we found a note announcing wireless had been fixed, apologizing and offering us a bottle of wine for our inconvenience. Sweet!
Only trouble was, we couldn’t check it. There was a power outage. In the entire house. We sat for hours in a dark room without lights, television, kitchen, refigeration or coffee. The door buzzers did not work. When power finally returned, wireless was still not working.

There was no hot water on our last day, had to shower cold
- 331colinw (4/5): Could have been so good, but.... - ....the internal phone did not work so I walked several times from the apartment to the hotel on the Via Cavour to sort our problems; hair drier fell apart, bed was a sofa-bed and less than comfortable, the window in the apartment had been badly fitted and so could not be closed and on a busy, noisy street corner in central Rome the noise at night was too much. On day two they changed the wifi code without letting us know (trip up the road to the hotel to sort). But the saga of the coffee pot was the best indication of their lack of care.
There was a coffee pot to use on out electric hob so I bought coffee and filled it up. However, the seal was ancient and ineffective and sputtered water everywhere, so I took it up to the hotel. I was promised a replacement by 7.30 am the next morning and when a man appeared at our door on time I was very please. I checked it after he left only to find that they had simply brought the same defective pot back to me, I immediately took it back to the hotel. I sat and waited whilst the new seal was fitted, this time, however, I checked it in their presence only to find that the new seal had been cut through to make it fit, rendering it useless. I, an Englishman, explained to the Italian on the desk how the Italian made coffee pot works and was met with very Italian shrugs and pouts and the answer, nothing can be done the shops aren't open yet. A new coffee pot was delivered later that day.
The apartment's location was excellent, the maid did a great job every day and by being out in the sun most of the time we minimised the inconveniences. A shame our experience was spoilt by things that could so easily be avoided.
- masebella (2/5): hotel from hell - Dont book this hotel the only upside to it firstly was it was pretty modern for the price and close to the colosseum. The bathroom shower would always leak and they claim they have wifi that comes and goes whenever it pleases the bed was full of little hairs the curtains and lounge was dirty and there were stains on the quilt as if someone had lost their virginity on the bed! Day 3 after complaining everyday the only kind suggestion they had was to changed rooms, when we though things were looking up the new room had no hot water and it was a fold out bed from a sofa which you could feel the springs . . last of all they never mention that the hotel reception is a block away so once you arrive to colosseo studio suites by taxi and work out by calling them to ask why the doors are locked they try give directions to where hotel valle is that you need to drag you bags to after your long flight at night with junky looking people around 5-10 mins to checkin then drag it all the way back ! They also pretend one day that they can speak english then another day they cant of even just hang up on you when u call them from your room... after this i asked to speak with manager and they refused. And the bed wasn't comfortable its hard as a rock.
- 918bob (8/5): Perfect location and value for money - This “Hotel” gives you the authentic feeling of really living in Rome. Charming, stylish, noisy and nearly everything is in order.
For me the location was perfect. In an area where you on the one hand have everything, at a fair price, and on the other is only half an hour walk, €10 in a taxi or a few minutes in the metro, away from all you need to see when you are in Rome. You have an ATM, a pharmacy, restaurants of all sorts and local shops just outside your door.
When you have checked in at Hotel Valle (Via Cavour 134) and walked the 520 meters to Via Cavour 261, you are standing in front of a BIG old wooden gate (remember to READ and follow all the instructions given to you in the reception). After the big gate you will have to pass a bar gate and you are now in a big beautiful hall. The entrance door is to your right and after passing a door and yet another bar gate, a staircase will lead you to the rooms. The staircase is definitely not for walking-impaired.
Everything is newly refurbished and is in harmony with the old building. Even though it looks like the rooms are on a floor that has been squeezed in. The room (101) is facing the street so there is quite a lot of noise and if you are not used to the sound of a city that never sleeps, then you should remember your ear plugs.
The room meet the same standards of many high end hotels that I’ve visited and a plus is the little kitchenette. There was just the small difference that the room had a few minor defects that were fixed during my stay - the handle fell of the door, the phone and WiFi didn’t work.
The persons in reception was very kind and did all they could to give me a good stay and if I missed something in the room they provided it.
- Wales106 (2/5): DO NOT STAY HERE - Arrived back from Rome yesterday and I think it's only fair you know about mine and my boyfriends experience of staying here. We're both 20 and stayed here Mn-Thurs as a present for me graduating university and turning 21... this experience was ruined by our choice of accomodation!
Firstly, as stated by others you are not told upfront that you have to go to another hotel (which is a 10 minute walk up the road) to get your keys. After arriving at the apartments an Italian lady who was also staying in the apartments pointed this out to us. We tried contacting the hotel and due to their poor english the only directions they were able to give us was "Hotel Valle" which we already knew was the name of the hotel, except had no idea how to get there! After an hour of walking around in 28 degree celcius dragging our cases we finally found the hotel. Checked in, was handed 4 keys and given instructions on which key to use at which of the 4 doors, however only 3 were locked on arrival.
The apartment was extremely basic, VERY old and falling apart. Here is a small list of some of the many issues:
- No shower curtain, therefore the bathroom was a wetroom
- No hairdryer (ours was broken)
- The tv remotes did not have batteries in them therefore we were only able to see one channel
- The plug was held on with selotape!
- No plates/bowls (even though there was knives, forks and spoons)
The first night we arrived back to see the 4th door was locked. We tried all 4 keys and none fitted the lock, therefore had to walk back to the other hotel to change keys. With our new set of keys we got through all of the outside doors and were left with only our room door to open. I inserted the card key, the lock changed green, but it did not open. After trying this 3 more times I leant up against the door to give it a gentle nudge when the lock changed green. To my surprise the left hand side of the door frame flew off (which was ROTTEN and held on by only 2 nails). Bear in mind I am 5 foot and weigh under 7 stone! We phoned reception in Hotel Valle right away as I wanted to report the door as faulty and was not willing to sleep in a room where the door was wide open. We were moved to the hotel for the night. Woke up the next morning and was held at reception and told we either paid them €300 to repair the damage I'd caused OR they were going to phone the police and we would not have accomodation for the other 2 nights of our holiday. When on the phone to our representative at Thomas Cook the man at reception twisted the whole situation stating we'd "kicked the door down" even though when asked of proof he could only show TC photos of the damaged door frame, as that was the ONLY thing damaged!!! He kept emphasising we were a young couple and stating that we "must have beendrunk". Funny that, if I wanted to go on a drinking holiday I certainly would not have chosen to go to Rome! The hotel was extremely rude, intimidated us for 4 hours, then when TC told us to just pay the money and claim back when we got home by using the reciept the hotel told us "we will give you a reciept when we want to give it to you, and no sooner, so sit here and wait". We ended up recieving the reciept (which was simply something they'd typed up, not the breakdown of prices in which we asked for from the builder) only 6 hours before we departed.
Over all the accomodation is NOT at all what they say it is going to be. The staff are easily the rudest members of staff I have ever come accross. And it is extremely pricey for what you get. I would NOT evenrecommend that my enemy stays here, it was that bad of an experience.
- KristalR702 (8/5): Good location.. no wifi or working tv... - The major issue with this hotel is that you are not told upfront that the check in is about 5mins away at another hotel (Hotel Valle).. there is minimal signage and no lobby as it is more apartment then hotel style... so when we arrived around 10pm with the place already dust dark and luggage in hand we were confused until another guest who happened to be exiting the hotel told us what to do... After sorting out the check-in we had to go through about 4 different set of locked doors to enter... we realized that the TV simply did not come on and this was never rectified... The doors can be irritating but it does make you feel safe and after a few times it's very easy to get in and out...
Outside of this the hotel is ideally situated on a main street within walking distance of the Colosseum.. lots of restaurants and the train station (about 15mins walk).. The room was decent size.. the bed was a pull out and not an actual bed but it was sufficient... the main thing is that it was very clean and the room service maintained that standard throughout our 5 day stay.
There was a built in kitchenette which we never used as we were up early and back late and just ate out... but it was equipped with all the basic amenities expect a coffee machine.. the bathroom was very small but again we made do with it and the location made up for what was lacking.. all in all it was good stay and would recommend especially if you go to Rome to be out and about.. if however you're one of those who spend a lot of time in your hotel room then you should try somewhere else... also there is no wifi but all the cafes/ restaurants close by has wifi...

The kitchenette and fridge is fantastic. Pretty pricey, but well worth it.
- beneuto (6/5): Good for a big city - not for the fussy though - The biggest problem with this hotel is it raises expectations on its website that it just does not deliver on. For example, it says that wifi is available in the room and it simply isnt. It is more a large room than a suite. There is not much provided with the kitchen - not even an espresso maker as shown on their website. The bed is a sofa-bed which at first seems like it will be uncomfortable but we had no problem sleeping for the 4 nights we spent there. The bed was the subject of a heated argument at reception by other guests which we overheard whilst sitting there using wifi that they charged us EU5 for 2 hours to use. I am sure they get a lot of that.
The other problem here is that the room we were in was falling apart. The taps leaked, the shower rail came off the wall, the shower glass was secured with only screw which itself was half hanging out. None of these things are obvious when looking over the place however, the room overall giving a very nice impression similar to the photos on the website.
Having said all that, we were happy enough to stay there. It was a very big room for a big city hotel and it had a nice feel about it. We didnt have a problem with all the doors, soon getting used to it and light is sufficient if you turn the lights on with the timer switch.
The location is good, catching sight of the Colosseum every day was pretty cool. Many attractions nearby - walked everywhere except to the Vatican and the catacombs. On the border of the good and dodgy areas I think, with a few homeless around but never felt particularly unsafe there. Some great arty restaurants around with good prices. I think Rome has cleaned up its act recently and you see police everywhere. Spanish Steps area is probably better and more central however more expensive too I believe.
I would probably recommend it but not without lowering expectations.
- jaunting (6/5): Don't rely on their website, and take a torch! - I stayed at Colsseo suites for two reasons: 1 -- first choice 'sister' Hotel Valle was booked out and 2. better location than the Valle, and OFFERED the possibility of self catering. As a loan traveller, and heading homewards after 5 weeks, the chance to make own breakfast, etc at my own convenience appealed. However, having picked up the key at Hotel Valle, and followed muddled directions -- I do speak more than passable Italian -- in spite of asking for specific info (like this side of the street?), I found the premises with assistance from shopkeepers along Via Cavour. Had to cross street and go back on my tracks -- trailing end of holiday heavy luggage -- and found it. A very large set of doors (fort open), a gate and two more doors, to be confronted by a curving staircase, NO LIFT, and a hunt for the lighting!! Struggled up stairs, thinking a nice cup of tea/coffee will be possible after this effort. Room fine, (with large sofa bed already folded out and made) clean, nice bathroom with plentiful towels, and a small 'kitchen', with two burner stove and limited but adequate crockery (no bowls).....but NO PAN, NO SAUCEPAN, forget a kettle, and forget possibility of heating water...I called reception at Hotel Valle to be advised that no one could come now, perhaps in the morning. In clear Italian I pointed out that a kitchen with no pans is a bit like a bathroom with no towels, and as I had paid for these facilities I expected a utensil before morning. When I then enquired about password for the "free wi fi connection available in all suites" as advised on the website, the receptionist was completely at a loss, such a facility did not exist. After an hour a member of housekeeping staff arrived and together we scoured other apartments in search of a utensil with which to heat water......in the 5th apartment checked, we found one medium sized pot. So at least 5 other apartments have nothing with which to heat water, forget cooking!! I ;pointed out that large water bottle in water dispenser on the landing, was empty, but in spite of acknowledgement, this was still empty when I left 3 days later!
Later after an evening stroll etc ret'd to find the very large wooden doors (at least 4m high, and 6cm thick) closed. While struggling with the miniscule key I had for this door, a resident of another part of the building opened the door from inside and I was able to get in..The next evening I was not so fortunate, and after grappling with the door and key went up to Hotel Valle where reception again used the line "I can't do anything for you now" and suggested I ask a policeman for assistance!!. I was offered another key -- 1cm longer -- and went off to try again, having first pointed out to reception that if I had no further success, the hotel would need to find me a room, and someone to open the door to the 'Suites' asap as I needed to pack for a flight the next day. Fort the little key finally worked.
Overall, given the complete lack of assistance (until pushed very hard), the incomplete facilities etc I would not recommend this accommodation, nor will I book it again,.
The young lady at reception offered an apology of sorts, which could clearly be interpreted as 'I only work here" , and suggested I take up the various problems with management!!
