The new infinity pool at the top of the property has a spectacular view. It is on the main road to Playa La Ropa and unfortunately there is quite a bit of noise from construction trucks during the day.

It was a 5 minute walk to La Ropa beach and was about a mile from Playa Principal, where the open air market is, which was a $5 taxi ride. The staff were so accommodating, I felt very comfortable the entire time! Everything was very well kept and the rooms were perfect. I basically just wanted a vacation where I could wake up and see the beach and hear the ocean and this place fulfilled that to the fullest!

- Meghna (10/5): Beautiful Beach getaway - It was a wonderful experience! The villa is perfect for those who want to go to the beach and not worry about anything. The villa is set up to be a private beach house so you can go on in and out whenever you want. The view of the ocean through the trees is very pretty. The scene is idyllic with mangos hanging everywhere. The room where we slept was decorated beautifully with a quietly ocean vibe, complete with paperback books you could bring to the beach. Adriana was very kind and helpful throughout. She gave us a suggestion for a boat ride along the coast of zihuatanejo ixtapa that we would never otherwise have found. Overall, this place is perfectly set up if you are an independent person looking for a deeply relaxing getaway. My husband was taken back by the open bathroom design at first. The wall does not go all the way to the ceiling on one side (not the side of the bedroom). He got used to it, but it may be good to state explicitly in case guests have an issue with it.

- Hamzah (10/5): Fantastic stay - Incredible view, great location, fantastic amenities, top-notch service. Seriously, we did a bunch of research, and even when we were there we couldn't find any spots with a better view and location. The penthouse with a private balcony pool was phenomenal. All the pools are softwater, so no nasty chemicals running your hair and skin. We went in the off-season so there was only one other couple there. They have 2 large pools and a restaurant up top. They also gave us a complimentary 20 liter just of water with a dispenser. This is the only place we will ever stay if we get to come back to Zihuatanejo. Literally nothing. We have zero complaints.
- Marta (10/5): Met all of my expectations! - A lovely, smaller hotel in a very convenient location. The rooms are large and airy. Kitchenette and living areas are open air with fans and views of La Ropa Beach which is a five minute walk away. Comfy bedrooms are big and have air conditioning. A delicious breakfast is served on the rooftop with even a more spectacular view. Staff was very attentive and assisted whenever I inquired. Highly recommend. As per other Villas in Zihua, there are lots of stairs. So could be an issue for someone with mobility issues, but the higher up the more spectacular the view!

La Ropa beach, Thompson resort steps away. Taxis cheap and plentiful. A couple suggestions: a welcome list w wifi info, atm locations, coffee and soda to get you started. Tips: carry small bills for tips, tote bag for groceries etc. Top units best to mitigate street noise. Loved our stay!!

- Donna (8/5): - We enjoyed our stay at Villas San Sebastián. I liked that there was a locked door at street level to access the grounds. The villas are located on a hillside, so you must be able to climb stairs, ranging from about 30 stairs to 100, depending on your villa’s location. All villas have an outdoor kitchen, bedroom and bathroom with shower. Our villa, No. 6, was nicely tiled but could use some updating. The view of the bay from our terrace was sensational. The walk-in closet was not air conditioned and had a small opening with bars and a damaged screen, so we did not keep our clothing in there and pretty much kept clothing in our suitcases. The pool is small but clean. While we were there, a new pool complete with bar and small restaurant opened, but it is located near the top of the hill. We easily walked to shops and restaurants near and on Playa La Ropa. The walk back was uphill. All in all, I think this property provides good value in a central, off-the-beach location.

The room was large with a king sized bed, sitting area and kitchen area and had its own terrace which provided an incredible view of Zihuatanejo Bay and La Ropa beach. The pool was very inviting and sparkling clean. The beach is only about a 5-10 minute walk. I wouldn’t hesitate to stay there again!

We were very well accommodated and enjoyed our recent 5 night stay very much. Beautiful rooms and pool. We ended up in unit 3 - amazing! Unit 5 is also nice. Both have King size beds. Unit 3 is larger and has a more magnificent ocean view of Zihuatanejo harbour. Lovely stay all around. Great value. This was the third place we stayed in the area and definitely the best for us. Only a short 1 block stroll down to an access to the beautiful Playa La Ropa. We had a very special dinner one night at the Triton oceanfront restaurant on the beach just down the road - a great tuna salad, prawn fajitas, pina colada, mango margarita, and very much enjoyed the live music! Lots of stairs so not for anyone mobility challenged - It’s expected as it is built on a steep hillside allowing it the wonderful views! It would've been helpful to have a few hooks for hand and body towels, along with a small shelf for bath items vs on top of the back of toilet. The shower began to stink from being clogged prior to our arrival and it would've been nice to have help over the weekend. The view from our room was amazing!! The housekeeping and maintenance staff were terrific. I had a difficult time walking by & having smokers at next door unit.

Our villa was very large and the kitchen was very well equipped. Large area outside with a full kitchen and dining table and other seating. Staff were nice and pleasant. It was our 1st time to that area and we were very happy with this hotel and would stay again! The bed was a little bit hard but ok for us. There are a lot of steps to climb depending on which villa you are in, so maybe difficult for those with mobility issues, however we were happy for the bit of exercise.

- Barb (10/5): We will be back! - Everything! The location - right at the entrance down to La playa Ropa Beach! Our villa with the outside veranda to eat and overlook La Playa Ropa. Luis and his wife that ensured all was well with us! The swimming pool! Even though the weather was very hot and humidity was high our room was very comfortable with the air. The hot water was instant. Also the people that we met there that come all the time welcomed us and helped us get around! Staying at San Sebastián was the best part of our trip! Absolutely nothing!

Beautiful Villa overlooking the sea, really comfortable including drinking water and the daily cleaning service was a plus! Beautiful outdoor kitchen which was well stocked and easy to make simple meals in. Internet good enough to work with. Buses go past doorstep every few minutes to the centre, Oxxo just down the road, plus a great Italian restaurant. All the staff were very attentive and polite and owner is very responsive. Pool was perfect to lounge around. Lots of bugs- but to be expected right next to the jungle!

We were placed in Villa 1 instead of the Villa 6. Villa 6 had superior a view, better wifi signal, and less traffic noise. We ended up in Villa 6 the following nights and were very happy.

Very nice layout with comfortable bed. nice sized patio with outdoor fully stocked kitchen, built in seating. Location, Location and Location!!! Luis and his staff were wonderful.

Great location for walking to La Ropa Beach with great restaurants nearby and beach itself stunning. View from our villa was gorgeous. I felt safe. At certain times of the day the road noise was unpleasant and disruptive. I would have appreciated if items such as salt and pepper as well as coffee filters were provided for our stay.

- Suzanne (10/5): Views for days - We really liked our room, it had a beautiful view of Zihua bay. Everything was very clean, it was nice to have our own small kitchen. The only thing that was a little tough were the three flights of stairs up to our room.

- Dana (8/5): A real gem - Absolutely lovely, private property in great location. The views from our room were incredible. A very personal experience in a small, locally owned and operated business. The layout of the villas provides for privacy, and the public space is very comfortable.
- MIchael (10/5): - Our first time to this villa and we loved it. I hate to say to many positive things as the good word will make it more popular and harder for me to book there again. The property is on the hillside, so stair are a part of the of the package. Luis is a wonderful host and a super nice man. They were helpful with arranging a doctor for our Covid tests which was a great relief. Room was nice and clean. One request for my wife - hair dryer please. Would I stay again? Absolutely!

- Verified traveler (10/5): - Great location, close to the beach, very clean, nice pool and reasonably priced. Able to cook in or eat out. Kitchen has everything you need. There are lots of steps to our unit at the top but they are wide and long so not bad at all. Security is good, rooms have locks and safes and the premises are gated and locked. View was fantastic.

The staff was very accommodating with helpful info and able to arrange tours right there. 5 minute walk to the beautiful La Ropa beach for swimming, souvenirs and restaurants and 30-40 min walk to Zihuatanejo. Easy access to taxis. After a long day, relax in their pool to cool down. Awesome place!

- Charles (8/5): Wish we could stay longer - Villas San Sebastian is a beautiful place to stay. The view of La Ropa Beach from our balcony was breathtaking. Just short walk to the beach. Unfortunately our stay was cut short. There was just too many steps for my wife recovering from knee surgery.
- Valerie (10/5): Room with a view. - Enjoyed our stay, what can we say the view from our room was amazing. This place is a four minute walk to the beach and easy area to take a taxis or Collectivo into town. Towels were changed every day, and all common areas were kept very clean. If you have a hard time with steps you may want to stay away from rooms 8&9, but if you can manage them, the views are the best of the hotel. We are planning to go back next year.
- Verified traveler (10/5): Great place to stay in Zihua - Great accommodations in a convenient location. The property is beautiful and the villas are spacious and comfortable. The only to mention is that there are only stairs and many of them to get to your room. Plus there is a small hill to climb when you come back from La Ropa Beach which is a short 5 minute walk away.

- Verified traveler (10/5): - Beautiful place to stay in Zihuatanejo! Great views, amenities, short walk to La Ropa beach. Luis and his staff were very welcoming. You could tell that they're attentive to details, making the stay very comfortable. Luis was very personable and offered various tips to make it easier to get around. It didn't feel like we were staying at a hotel, it seemed better. We really liked the open kitchen outside the bedroom. The Villa appears better than it does in pictures. Stayed in the Superior suite, would highly recommend it (although I'm sure the other suites are nice too).

- Verified traveler (2/5): - Location was great...across the street from la Ropa. Western view was impossibly hot in the afternoon. The pool area could not accommodate guests with enough lounge chairs with shade and it faced the western heat in the afternoon, so it was unusable except for a few. Construction noise all day...no possible peace and quiet to read or nap..or enjoy the pool even if you got a shady spot.
- sonja (10/5): - The staff was friendly, helpful and efficient. I had a great view of the bay and a short walk to the beach. It was great to relax poolside in the afternoons. I loved my outdoor kitchen which was cleaned daily. I will certainly return.
- Chantal (10/5): - Great view on the ocean, the outdoor kitchen was fantastic. Limited number of rooms so we got to know other families around the pool. The staff is amazingly helpful.
