- Paulo (9/5): Always great to stay and will definitely be back. - Having stayed before, always a great place to come back as the location, staff and price are on point. If I really wanted to be picky, I’d say the lack of a bathtub. However, more and more hotels nowadays are only having showers, so just a sign of the times I guess. Other than that, nothing to point out.

Alison at the reception kindly printed out a few documents for me when I checked out in the morning, which I greatly appreciated. I used the wifi to make video calls and had zero connectivity issues. The size of the room was surprisingly small, but ultimately it had everything I needed. The room was very hot when I arrived and it took a while to cool off, especially as the window could not be fully opened.

- Yvonne (5/5): OK for a night and convenience of getting into Sheffield town Centre. - The bed was comfortable and the room warm. For such a town setting, the room was surprisingly quiet. The staff were pleasant, particularly the morning receptionist and breakfast assistant. There was a good choice of breakfast items. This hotel needs a lot of TLC. It has dipped into the shabby, with peeling wall paper and paint. Our bedroom was straight out of the '70's with wood paneling. Where some upgrades had been made, they lacked finish. We could tell there must have been some fitted bedside furniture before in our room as the wall paint stopped before the current side table.
The bathroom had a good shower, but the screen was not quite big enough to stop all water escaping. As a result the floor tiles in front of the toilet rocked, probably due to water rotting the boards underneath.

- Berol (9/5): F.o.h staff Alison was fantastic! - The proximity to the hospital. Perfect for anyone who has an appointment. We payed £10 for late check out (although housekeeping did come and disturb us, and asked why we hadn’t left etc) The mattress! That is the only downside to this whole stay. Myself and my husband both struggled to sleep, we managed a few hours.

There are some very quiet rooms which I appreciate for a good night's sleep. The water from the shower can get past the glass screen onto the bathroom floor and the shower wasn't highly adjustable, but neither were a problem and I'll be back.

The English breakfast is good. The property feels a bit dated. The rooms could use a bit more character. In our case, the bathroom was quite small and the bathtub took up too much space—a walk-in shower would be a better option. The windows could also be upgraded to improve sound insulation.

The room, whilst perfectly clean and comfortable, had very dirty windows and, on trying to find how to empty the basin in the bathroom, I noticed that, although very clean on the surface, the basin was very dirty underneath. I also found the shower difficult. I could not stop water spraying onto the bathroom floor rather than going down the drain and I also noticed that on leaving the shower the floor was very spongy. These are very minor issues that you would probably want to look into and really did not detract from a very pleasant stay.

Bedside lamps buzzed like they had the whole national grid flowing through them. Solid wood oversized bedframe a major hazard for feet snd shins - especially in the dark. Front carpark tricky to manouvere in. Should be free really. Room rate quite high. Poached egg 'not possible'
- ann (8/5): Friendly, comfy, dog-friendly hotel in great location - will be staying again - First, the staff were brilliant - smiley, friendly and attentive all the time. The room we had was bigger than we expected - always a bonus. The bathroom looked as though it had undergone a bit of a recent update. The garden was a little haven on a sunny day. We don't usefully have breakfast in hotels (being vegetarian and having a dog that often isn't allowed in the dining area!) so were extremely pleased with the quality of breakfast and service (for us and the dog!). Being walking distance to the botanic gardens and broomhill shops and restaurants a big plus too. Will definitely be using the Rutland again. There wasn't anything we disliked - the only quirky thing was the headroom above the bath with the shower was low so you have to hunch - beware tall people!! Although it wasn't an issue for us there are quite a few sets of stairs in the building that might cause a few problems for people and older dogs.
- Kenneth (8/5): The overall experience was refreshing and productive. - Room and bed met my needs. The biggest sellers for me were convenience, friendliness and and relative cost. The location was extremely convenient for me because I was visting the medical school. I visit annually and immediately noticed a change in how welcoming and accomodating the staff were compared to my last visit in 2018. The manageress, cleaning ladies and even other guests exuded the warmth friendliness I came to know from living in Sheffield in the 1990s. Onsite laundry facilities and garbage disposal would make a big difference.

- STEVE (5/5): Below average but you get what you pay for - Bed good. Decent Breakfast. Handy for local (Broomhill) restuarants and shops, buses to Sheffield centre. Staff polite. As a budget hotel it was cheap but not cheerful. Hotel interior was generally worn out, very tired and in need of refurbishing. Some real negatives in the decor including water damage to ceilings and wallpaper, big crack in breakfast area ceiling. A lot of walking up/down steep stairs to our room. A big old Victorian property that needs an awful lot of cash spent on it to bring it up to standard.

We had breakfast included on both days and although limited to a full English breakfast it was very good, served hot and generous portions. Room was very dated and crowded with large dark wooden furniture . Housekeeping was not up to scratch. We were out most of the day and returned to find that the bed had not been made but some of the coffee/ teabag area had been refilled but not completely so obviously the housekeeping staff had been in the room.
Also were not aware until arrival that we had to pay £10 per night for the car park.

- Ray (9/5): - Lovely cosy boutique hotel just outside the city centre, so nice and quiet but also very accessible on foot for the delights of the big city! The selection on offer for the continental breakfast was ok just not the most options but what there was, was very good!

The hotel is quite old but is fine for what we need The room we were given was on the top floor with a lot of stairs, when we book again I will request a room on a lower floor

- Bailey (9/5): A home from home - we always feel so welcome there. - Location - it’s so close to the Hallamshire hospital if you’re visiting there. The Botanical gardens are only a 6/7 minute walk and it’s close to some nice independent shops.

- Ian (9/5): Rutland Hotel weekend break - Comfortable room and good location. Breakfast was really good too. Friendly staff on hand to help throughout our stay. Room was spacious with usual tea and coffee making facilities. Iron, ironing board and hair dryer provided. Attention to curtains required as difficult to close / open. Visible dust in places and would benefit from pulling the furniture and bed out to clean in those places that often get overlooked.

Breakfast was also really nice! If you are looking for somewhere with a super modern vibe... this may not the place for you. Also the area is quite hilly, so if you are going to be walking be prepared for inclines (but that is Sheffield for you, you are going to get that everywhere in the city).

Did not have a bottle of house wine we wanted. No rolls with soup instead a piece of microwaved frozen bread, not even cut. No soup spoons. Main course obviously microwaved. Generally sloppy

The rooms are all unique, as the hotel is formed from a group of Edwardian residences. I don't have any negative observations!

Getting to rooms was somewhat similar to Hampton Court but not as enjoyable.
Rooms seem to be on different levels to get to the same floor.
The staff were A1.
- OSusanne (9/5): Very pleasant, nice to be in easy walking distance of cafes, restaurants, etc. - Friendly staff, lovely garden. Toilet door wouldn’t close but I informed receptionist on leaving
- Samara (3/5): I wouldn't recommend this hotel - Cleanliness throughout was poor.
Lots of aspects were in a state of disrepair, not working or not available.

- Igro_zzz (6/5): Pleasant but could be better. - Good enough location. Friendly staff. Room was tiny but comfortable. Efficient heating, which you can switch off if you like. Inconvenient shower; not nice when hot water suddenly switches off when you are showering. Not a single shelf in the bathroom at the sink. Limited breakfast. English breakfast is not a buffet, you need to order, and then I waited for 20+ minutes for a small plate.
Also, there is a huge amounts of stairs everywhere in the hotel. Not an issue as such for me, but visitors should be made aware of that.

Alison was so helpful It’s a tad tired but it’s still good value for money
