I stayed here in January 2025 and was planning on staying here again in January 20 26, but could not get anybody from the hotel to respond to me when I made an inquiry via the method they tell you to on their website. They have a nice hotel but they really need to improve their customer service.

It was so good we went there 2 nights in a row. The breakfast was great, free water bottles and snacks any time. Even after checking out the staff was nice enough to let us eat some take-away food at their tables, brought us bowls and silverware, even cleaned it up for us. Will recommend this place to all my friends and family.

I’d thoroughly recommend it!

The location is perfect, right in the heart of Chiang Mai’s historic center. The service is outstanding: the staff are incredibly kind and do everything to make your stay perfect. Free bikes, on-site cooking classes, great city tips… Every detail is carefully thought out. We’ll definitely be back — next time for a longer stay!

The only gripe I would have is that the gym is not great. Otherwise the staff are really helpful and cheerful, the breakfast was fantastic also.

- alcribi (10/5): Wonderful stay, very helpful staff - My wife and I stayed for 3 nights in one of the rooms on the ground floor with direct access to the pool. We were happy to get one of the 5 available parking spots for our rental car and used the hotel bicycles to explore the city. All the temples in the inner city are in walking distance. The staff was extremely helpful and gave us valuable tips for shopping and dining. Breakfast and lunch dishes were excellent.

But this gorgeous boutique hotel was exactly what we wanted for our trip. For those Sun worshipers i probably wouldn’t suggest this hotel, as the courtyard swim area only get’s sun for a short period of the day. But it’s perfect to chill around when your back if your out doing tours for most the day
- alasdaire2014 (10/5): Lovely haven in centre of Chiang Mai old town - Had large ground floor room opening through French windows onto the poolside. Good aircon, good size comfy double bed and bathroom with both bath and shower. Wonderful helpful staff in restaurant and lobby area who were always brilliant! Poolside loungers very pleasant when you wanted to relax from sight-seeing in the heat of the day and cool in the pool. International buffet and a la carte breakfasts to cater for all tastes and appetites plus a good egg station. Entrance area charming with plants, pools with coy carp, lanterns, black and white chairs etc. Complimentary water, snacks and ice cream available all day in the lobby/poolside area. No evening restaurant in house but a multitude of external options within a hundred metres.

- Cesar (10/5): Comfortable Quiet Clean - Hotel is conveniently located to the Wat Pra Singh (temple), The 3 Kings statue and the Cultural Center. Local restaurants and legit massage parlors abound. Staff are superbly helpful and accommodating. Room was comfortable and clean. Welcome drink was available. Buffet Breakfast came with the booking with added a la carte options. Food was delicious. Bicycles available for use. A very relaxing and quiet place to be.

Khun Fon, Khun Dao, and Khun Ya were incredibly friendly and helpful throughout our stay. The hotel's peaceful atmosphere was perfect for relaxation, and the room was quiet (especially the one with swimming pool view), cozy and well-maintained. I highly recommend it for a serene getaway in Chiang Mai.
- L2460GEnicks (10/5): Relaxed vibe, amazing staff <3 - The hotel has a boutique feel, the decor is largely monochrome and the atmosphere pretty chilled. Whilst not the largest hotel the tables are well spaced giving a high degree of privacy.
Breakfast is excellent and includes a cooked to order element along with a varied buffet.
The rooms are a good size and well appointed and we had direct access to the pool.
The real jewel in the crown here is the reception team who are truly welcoming, polite, smart, and ever helpful. I felt privileged to be able to learn about their lives, culture, interests and aspirations. Props to Fon, Nut, Mook, and Imm
We would love to return one day..

Rooms are spacious and clean with a modern twist. Coffee and ice cream served 24/7. They offer lovely experiences like cooking class, tuk tuk tours etc. But the service - just great. Would definately recommend as well as Chiang Mai!

- Huntva (10/5): Delightful Stay with Excellent Amenities - This colonial heritage building has a beautiful courtyard and friendly, attentive staff that greet you upon entering. The location is perfect for exploring the Old City and enjoying the Sunday Night Walking Market.
My spacious room on the second floor had a small balcony. I slept very well during my stay.
I highly recommend their breakfasts which featured a small buffet with fresh fruit, pastries, yogurt, juices, etc… Plus, I loved the made to order options, including the French toast.
Around the corner is the excellent LINK Cuisine restaurant where I enjoyed several dinners in their garden section.
Staying four nights triggered some nice free amenities including two light lunches featuring Thai dishes, a lovely afternoon tea and a walking tour with a staff member of the Old City temples.
99 The Heritage would be my first choice when I return to Chiang Mai.

It is close to major attractions such as the main temples and there are plenty of restaurants and massage/nail salons close by as well as a supermarket and other shops. The rooms are spacious and immaculately clean. The food, particularly the breakfast, is abundant and very tasty. The service from the staff is the best I've experienced in any hotel in the world, and I travel a lot. They are attentive to every request, including going out of their way to help arrange a visit to a hospital when I was unwell and checked on my health on my return. The staff organized tours, taxis and gave excellent advice about the best things to see and do in Chiang Mai. I highly recommend this hotel to anyone visiting this lovely region of Thailand.
- Lesley (10/5): - I can’t say enough about this property-staff in Thailand are known for their hospitality but at the Heritage it is just a step above. Everyone was so kind and helpful -answering questions, setting up rides or towels for a day trip we took. The breakfast and lunch was the best of all the hotels we have stayed at -4 now. Fresh fruit galore and the made to order breakfast decorated so beautifully and tasty. The hotel is beautiful-we stayed in the room overlooking the temple and were worried about street noise but they have installed excellent doors and windows and it was quiet. Lots of food options around and 100BHT ride to South Gate for street food etc I am now addicted to the Chain Mai noodle soup. Because of the room I booked we also got complimentary Tuk Tuk tour, hour massage, lunch, tea etc which I knew nothing about until we checked in. The girls they have who did the massage by the pool were amazing-best we have had (have one everyday) and we even paid them to come back and work on shoulders and back which was more expensive than the street places but a fraction of home prices and absolutely worth it to work out the travel knits in our shoulders and necks. I would absolutely stay here again without hesitation. This place was lovely!

- Faye (10/5): Superb - The hotel is lovely: spacious clean comfortable rooms, beautiful lobby, free water and cold towelettes and ice cream in the lobby, very nice breakfast with some made to order options as well as the buffet. The staff is even better: welcoming and gracious and helpful. Imm was first class for a front desk staff member. The included activities were super: 2 cooking classes ( thank you John) and shuttles to two suggested markets (JingJai market especially and that was a suggestion from Imm too). The Sunday night market is a block away and such fun. I could go on and on. I just loved this hotel

Our room was right out onto the main street in front of the temple but was much better sound proof than expected, with a very good bed and a pleasantly big new bathroom.
The hotel interior was much nicer than expected with a mix of new and old furniture and building components.
Also everything was squeaky clean.
A very big plus was the complementary bikes and not least the complementary water (and juice and even ice cream).

- EganS_13 (10/5): The Only Place To Stay in Old Town Chiang Mai - This is my favorite place to stay in Chiang Mai. It is right in the heart of where you want to be with everything within a few blocks; food, a vegan cafe with a yoga studio (The Butterfly Effect), coffee, a pharmacy, night market, temples, and tuk-tuks to whisk you away to your next adventure. The staff are gracious and accommodating making sure you have everything you need. The breakfast was extensive and excellent, and espresso drinks were available at no cost.
Rooms are beautiful with super soft and comfy beds, working and effective A/C, and a big bathtub. You are on a main drag, so there is some noise, but things quiet down after 10.
Ice cream is available 24/7 when you get the munchies for something sweet. This will always be my go-to accommodation when in Chiang Mai. Thank you to the gracious staff for your attention to detail and ensuring my stay was perfect.

- Lawrence (10/5): - This is an great small boutique hotel. It is like taking a step back in the past with a classic hotel. Built in an old mansion the rooms surround two courtyards that are open to sky. Beautiful plantings and water features make this an idyllic place to sit and have a drink. The top floor has a large sitting area, and I believe all the rooms have balconies.
Service was perfect, always there when you needed it but never in the way. The hotel was spotless, and I cannot ever remember staying in a cleaner hotel in Thailand.
Our room was not large but perfectly fine for the two of us. The bathroom was well appointed and everything worked well. The a/c worked fine - although one can sit in the courtyards which are not air conditioned but the temperature is delightful with natural cross ventilation.
There is a very good breakfast served daily. A very classy and relaxing place to stay. We would definitely come again. One tip - pick a room with a balcony on the second floor overlooking the courtyard. It is a wonderful place to sit and have an evening drink.

From the comfortable beds, updated bathrooms, to delicious breakfast and complimentary cold water and towels in the lobby. This place is small, cozy and very unique with old world charm and super attention to detail. From the decor to the ambiance to the complimentary offerings (free Tuktuk tour, free walking tour, free Thai massages for both of us, free ice cream in lobby!). Very intimate setting and breakfasts were also great. We did umbrella painting, saw a live dance show in lobby and hotel very well situated in old town of Chang Mai. Felt like mini oasis resort in middle of bustle. The Whire Lotus: Chang Mai! Lol

Hotel has a really cool esthetic and atmosphere. Hard to describe so you have to visit. Lots of floral mixed in with dark Lanna style. I loved it. Hotel is in a quieter part of the old town but still walkable to everywhere.
Room was spacious and lots of amenities. Only drawback was that the a/c was super strong and vents blew right onto the bed. Needed to adjust a/c so I wouldn't freeze but needed it on. Bathroom light could have been brighter but it was just me so no biggie. Again the room was huge and could fit my two luggages with work stuff no problem. Note the hotel doesn't have an elevator so the bellmen will have to carry up and down so have some tip ready. Breakfast was great and looked forward to it every morning (loved the sliced mango and both the a la carte and buffet style breakie was delicious). Staff were very accomodating and super friendly. I had booked the airport pickups with no issues and they even booked an all day driver and car for me another day and it was extremely affordable. I even requested to have the same driver for my airport drop off hahaha. As a top Expedia member I got a VIP coupon which was awesome to use and super delicious lunch. I wasn't able to partake in the cooking class as it wasn't running the days I was there somehow but I did get to enoy their free lobby ice cream and snacks. YUM. I also specifically booked this hotel for the reviews and the "se-wen" that's around the corner and visited frequently for the snacks and drinks nightly. Even used the ATM upon arrival. The massage place right across the street (on the smaller street) is great and used their services both days! They are so nice! Note, the main lobby (with the car) closes around 8:30pm and you need to use the smaller entrance at night (no biggie). Just don't freak out if it's closed haha. I used their bikes on several occasions and I highly recommend to visit the city that way. Didn't use the pool (rain) but I did use the fitness center. Tiny space, limited machines, but I got a sweat on which was fine as I needed to work off all the delicious thai food. Overall the reviews are spot on for the 99 and will book another stay there when I'm back in CNX next year! PS say hi to the hotel cat!

- L2501DFjessicab (10/5): A charming, friendly oasis in the city - From the moment you arrive at this charming small hotel, you feel transported into a tranquil oasis in the heart of the bustling city. The friendly staff will greet you with a welcome drink before seeing you to your room. There is free ice cream, bottled water, tea/coffee and cakes available at any time - I don't think I've ever spent so much time just sitting in the lobby of my hotel! But it's really a lovely place to be. The rooms were clean, comfortable and spacious, with both bath and shower in the generous bathroom. Safe, minibar and tea/coffee-making necessities are also provided in the rooms.
The hotel is ideally located opposite Wat Pra Singh and just around the corner from the start of the Sunday Night Market. They have various tours or other activities on offer, arranged through the hotel; these change on a monthly basis, depending on what's going on in Chiang Mai. For example: we went on a free guided tour to Wat Pra Singh the first evening, to experience the important Buddhist festival taking place there.
There is a small swimming pool for cooling off in after a long, hot day of sightseeing and, if you're in the mood for a massage, the excellent Chaba Prai spa is also around the corner on Intrawarorot Road, next door to the Heritage's sister hotel 99 The Gallery. Also in the vicinity is CHUM Northern Kitchen restaurant (see separate review) where you can get delicious Northern Thai food at reasonable prices.
Hotel staff speak quite good English and are more than happy to help you with requests, book you a Grab or help with getting transport to where you want to go if it's further afield. Only on one occasion there was a slight communication breakdown: according to online sources, there are supposedly a limited number of public buses running from the Old Town outskirts to places such as Chiang Mai University, which was listed as the nearest stop to the foot of the Monk's Path for the hike we'd planned up to Wat Pha Lat. But when we asked hotel staff, they told us there are no buses in Chiang Mai and seemed a bit confused, finally saying we could only get there by (comparatively expensive) Grab or songthaew. So we tried to find the bus by ourselves. Found bus stops, but sure enough, no buses! Further research now we're home seems to indicate that the bus services were cancelled during COVID and all the buses sold! So my only tiny suggestion to hotel staff is that they should probably tell confused tourists there are no buses in Chiang Mai *anymore*! LOL
Anyway: loved our stay here, would definitely recommend it!

It is boutique hotel downtown Chiang Mai with the perfect location and an incredible friendly staff. The room was perfect, and we rested like babies in the spacious and nice bed. The hotel is close to the main locations in Chiang Mai and the breakfast is just perfect, just a little slow when crowded, but the variety and taste is incredibly good. My wife needed a special favor from the hotel staff and Imm helped us, we really appreciate the support and definitely will stay here if return to Chiang Mai.

- Quoc (10/5): - What a great hotel this was. Provided me with everything I need. The stylish classy decor really sets the mood. The place was quiet and I had great sleep each night. I thoroughly enjoyed the breakfast. The food created by the chef and staff was just fantastic, 5 star to the chef. The hotel is right next to a few great restaurants, laundrymat and 711 which was very handy. I used their complimentary bike to get around everywhere in Chang Mai, which was very convenient. Very stylish bike but just not the most comfortable. Enough for short rides but not for an all day ride. Staff was super friendly and made my stay very welcomed. I will come back to this hotel in my next visit to CM.

From the decor and aesthetics, to the amenities such as the pool and breakfast options, to the local sites immediately surround the hotel, everything was perfect for us. Check in was such a smooth process and they provided us with multiple suggestions for things to do. The incredibly high ceilings of our room were amazing. The bathroom was a bit tight and had very little countertop space for our toiletries, but it worked just fine. Love this hotel and would definitely return here in the future.

- Blair (10/5): Heritage hotel a hit! - The heritage hotel is a boutique hotel that has been modernized from a past 50s or 60s debut. The staff service was amazing. Our stay included a beakfast each morning (buffet or a la carte) plus one lunch and one high tea over 3 night stay. Also included unlimited bottled water and ice cream. The hotel is centrally located in the old city of Chiang mia and is walking distance to many of the historic temples. If you arrive on a Sunday, the public street market is a must see. Vendors of all types hit the closed off streets of Chiang Mai. A great boutique hotel at a reasonable price. Also included free netflix two pools and great cafe lattes in the morning. 5 out of 5 without a doubt.
