Beds were Comfy! Property was dated and run down. Needed power-washing and paint. Rooms need updated accessible outlets. Need 2-3 tiers of shelving instead of dressers and vanity cabinet is total waste of space. Room needs multiple trash cans and not the little one we had. No turn-down service is great, but could have toilet paper and towels stored in room. Towels were terrible.

Do not recommend stay away!!! - Nothing It is run down not clean the bed linens was nasty and had dirt all over them the shower head didn’t work. No accommodations at all. The office staff was outside the office smoking marijuana when I went to the office. The rooms smelled like mold.

Poor Jessica with the hotel was trying to get our keys to work. She even was on the phone with someone explaining to them what was happening. She even told them I was already there a few times to get the key to work. Never once was our key next to any phone. Not sure what the problem was. Also like I said our room was next to the river, but we couldn't sit outside to enjoy it without having it to ourselves. No partition wall to separate us from the other rooms. No privacy that is. Also there is ants in the bathroom. Not sure where it is coming from.

- durham (1/5): Won’t be back - Nothing We have stayed here before and it was great so we did not hesitate on booking here again however our opinion has now changed. When we arrived we were told that they were putting us in a different room from what we had booked because of the health inspector paying a visit. Upon entering the room we could see why. It was filthy, had not been swept or mopped, trim with nails was laying in the floor, beds had some sort of dirt on them. I have a three year-old and he couldn’t take a bath. He had to take a shower because of the bathtub had mold around the Spicket there’s a piece in the bathtub that was coming off. They never came by to clean the room while we were out and we were there two nights. There was never anyone at the front desk.

- 692jeannes (8/5): Clean, large rooms. Really good budget hotel - Clean, large rooms. bed was very comfortable. The bathroom was recently updated, and the shower was great. This is a budget hotel, and my rating of a four is for that level. So much better than most budget hotels. We did not partake of the biscuit and sausage frozen breakfast offering since we are gluten intolerant. However, the hotel is conveniently located to numerous breakfast restaurants and the IGA grocery. The outside needs the updating that shows in the rooms.

The new bathroom door had to be held open by the garbage can. The barn door to the bathroom provided little to no privacy. The fridge was dirty and couldn't be used. The facility needs fixed and upgraded.

The room we had was upstairs overlooking the river, it doesn't look like the room pictured but was still worth the money and the bathroom is BEAUTIFUL! ( this room pictured is on its own little ground level) Super comfy pillows and the bed was great! We will be staying every time we visit Helen. No complaints....

Had to wait for our room cause the lady had to clean it a second time because it wasn’t “to her standards”. Not sure what her standards are, but she forgot the bugs and hair on the floor. Air conditioning did not work, sounded like it was about to explode and take us down with it. Luckily we’re fun and made the best of it. We will laugh about it forever. Do not recommend!

The coffee pot had not been cleaned and had mold in it. The television was a pain and couldn't get it to work except one channel.

- Paul (1/5): SHORT - We did not stay we called Booking.com to get a refund and told by the General Manager Mark that he was not going to issue a refund. This was supposed to be a romantic weekend with my wife. Thanks for a ruined weekend. As we stay less then an hour and came back home. Mark was willing to go and kill the birds that were leaving poop all over the stairs and stairwell. Blood stains on the floor, fireplace not working and the spa tub dirty and looked like it hadn't been cleaned for a couple of months. We will NEVER recommend this hotel nor will I recommend Booking Com! Everything

Location was terrific, walking distance to most everything. It was a little run down and could use a little more cleaning. The wall unit AC had a towel jammed up to seal it from the outside. Pigeons were nesting in the wall AC unti. The mattresses were springy, like trampolines. I paid $642.50 for 2 nights through Booking.com. it was designated "Non-Tefundable" which should have been a big red flag. Booking.com should not even have this property on its website unless you like outdoor camping conditions inside a hotel room.

- April (1/5): FILTH AND SAFETY VIOLATIONS - The filthiest rooms I’ve ever stayed in. They say they’ve just renovated but the pee stained toilet, floor, tub, and 4 ft fall shower are undoubtedly from 1955 and hardly able to function. The floors were stained yellow from urine, the vent had dust caked in, moths were flying around the room upon check in, and the room smelled like smoke. The wood railing on the second floor is ROTTEN and there are holes in the upstairs fence where a child can fall through. The exit sign wasn’t lit, and I sprained my ankle at the bottom of the steps because of a diagonal concrete ledge at the bottom. They are legally supposed to have even flooring at the bottom of steps, and the guy running the place was incredibly rude about the situation. I paid 200$ for 2 nights to stay in this crap hole only to pay more in medical bills for my sprained ankle from their neglect to meet safety code rules. Do NOT stay here!

The room is extremely outdated. I really don't think they have tried to fix or add anything new to it in over a decade. The sheets weren't clean. Save your money, I would not stay here again.

The shower was impossible to get the water temperature regulated, you either urned yourself or froze during a shower.

- James (4/5): Works for a one night stay, otherwise rent a cabin. - Location was good and within walking distance of town. Half the location is riverfront, but the older two-story section is not. AC was an old unit, but worked well. Our room had old, musty smells and window latch was broken preventing us from closing it completely. Bring your own pillows unless you like very thin and firm. Found a brown stain above our window curtain probably left by a child. Wife bought a spray bottle of clorox cleaner to deal with that. Pool was closed and green. Somebody on location inhales cigarettes as all outdoor ashtrays are full. Place needs a lot of work, remodeling, paint or possibly an investment firm.

- Cathy (9/5): It was an amazing place to go and I can’t wait to go back - I pretty much loved everything about it. The beds were comfortable. The breakfast was great. Staff was friendly. Definitely plan to stay there again. We Wish the pool was working. But that wasn’t a big dealbreaker.

Leaves not being raked up/ but flowers out front were very nicely kept .

- Alexander (3/5): . - Nice view outside Bathroom need upgrade. The toilet is too old and rusty inside. Bathtub need upgrade that tooo old dim dark in bathtub. Smell terrible carpet

- Karen (6/5): It was relaxing. - Had coffee, didn't eat breakfast. The river view was great and walking distance was great.

- Teresa (4/5): Would not be my first pick but it worked - The room was clean, The sheets smelled clean. The bed was an old style regular mattress but slept good. Loved the location, within walking distance to many places. Hallway and stairs walking to the room were dirty and had litter on them. Air freshener was overpowering in room. Bathroom had stains on sink, toilet and shower head. Pool was full of leaves and green water.

- Aida Luz (6/5): Good option but needs a little TLC - Loved the location, could walk to points of interest. We were assigned a room overlooking the river which was a beatuful view for us. Would stay there again just for this view. Room had an unusual odor when we arrived which we found was caused by dry spilled coffee on the floor and wall where the coffee machine was located. I just wiped it clean and the odor was gone. One towel had what looked like lipstick stain, so we did not use that one. The air conditioner was very dusty/dirty so we did not turn it on, the temoerature was cool enough for it to not be needed. This is a nice place, just needs a little TLC.
- Margie (8/5): Park and walk where you want and enjoy !!!! - Comfy bed and a very large chair with ottoman and chair pillows which my husband loved front door parking a very good view. We knew the hotel was old but it belongs in Helen Ga, It was fine. We could walk everywhere. We will. Hear me we will be back !!! We were here the first week of December. Not a lot of people which was nice the city was beautiful we could set and enjoy the river right at our back door with a good cup of hot coffee !!!!!! So so cute. Will be back come and enjoy this old place you will be back !!!! I liked it !!! I knew it was and older hotel but it was fine. It needed more help there and the man running it was nice and friendly and he is working on it !!! So enjoy the view and the wonderful town !!!!!

- Johnson (10/5): - The gentleman that runs the place is really kind friendly and helpful. If you want Riverview it is the perfect hotel. It is now my favorite spot in Helen to stay.
- José (8/5): Satisfactorio. - El desayuno es muy sencillo, pero cumple con lo mínimo, estaría bien por el lugar. Helen es muy, muy lindo!! Mi cama tenía un movimiento lateral, lo comentamos y se que se solucionará. Por lo demás excelente.
