Right next to 7-Eleven, a good barber and lots of nice food spots. There was hot water for the shower. Bathroom could have been a bit nicer. Done the job though.

Zimmer geräumig günstig, aber sollten auf Schimmelbefall überprüft werden. Ich konnte nach meiner Beschwerde schnell und unkompliziert in ein besseres Zimmer wechseln. Das Hotel muss die Schimmelbildung an Decken und Badwänden besser überwachen und eindämmen.

The cleaner banged on the door Sunday morning around 06.40 after Saturday night out. To just saying that I am sorry. No sticker available like: do not disturb. Also, in the bathroom, silicon joints are covered with mud.

- Jessica (1/5): Much more dirty and run down than it was 10 years ago. - The staff were very friendly and the location is convenient for me, near my friend's house and also across the street from both 7-11 and a street food market. I stayed there in the past and it was a great value for the money at the time, but things seem to have changed there. The room was so dirty and smelled so bad. There were a lot of weird stains on the walls, water damage in many places on the ceiling, a lot a lot of black mold in the shower, ants in the bathroom, and the drapes smelled terrible. General sour smell in the room. Broken furniture and graffiti inside the drawers of the furniture. And the floor alongside the bed hadn't been cleaned, a lot of dust and hair there, found pubes in the bed. Just gross. Unacceptable.

The residence itself is quiet and easy to locate. My room didn't have hot water, but I didn't make a fuss about it as I was only there for one night.

Staff are very friendly and helpful, especially the front desk lady. Coin operated laundry and parking available. You need to go up a flight of stairs to reach the lift, and another flight of stairs after the lift reaches your level. Not handicapped friendly and pretty tedious if you have heavy luggages.

Kingsize bed, Blockout curtains, a vanity table and stool. Plenty of storage space for your stuff and a private and a medium sized fridge. Lift access. The female staff are lovely. Check in up until midnight. Walk 30 metres to 7-eleven, 50 metres to ATM. Laundry facilities 20 metres away. Food market 70m away. No kettle or tea/coffee in the room. No seats or outdoor table on balcony, it might have been nice to enjoy a meal outside on the balcony. Rooms are not soundproof as advertised. Wifi isn’t that great.

- Matthew (10/5): Exceptional - Clean comfortable room with good hot water pressure comfortable bed (not too hard) and peaceful at night, there are also laundry facilities on site. The staff are very helpful and friendly should you need any information about the area or if you need anything else for the room, The hotel is in a good location with two markets and several restaurants within walking distance, also a 7/11 opposite. If you have your own transport there is a large shopping complex and two good size night markets all within a 10/15 minute ride away. (There are also plenty of Grab & Moto taxi drivers in the area) Stayed during the hottest season, would have made a very enjoyable stay that little better if they had a small (swimming) pool to unwind and cool down in at the end of the day.

They have an outdoor gym. Limited equipment but good enough for only 60 baht daily rate. Just go early, it gets hot. You will need to consider transportation here. Unless you learn the bus schedules you will need to use taxis or motorbike taxis. Lat Phrao MRT station is a 10 minute trip.

- IvanJ395 (8/5): The Two Room Suite is Very Good Value - Booked here as close to family and the area that the wife spent time in. The two room suite has a lounge and a bedroom, with two beds (King and Queen) and a walk in closet. It also has a good sized balcony spanning both rooms. Bed was comfortably and overall room was clean. As this is not a “hotel” as such the amenities are small, gym is two exercise machines in reception, no restaurant or bar. But then is a residence not a hotel. However within two minutes’ walk are the ubiquitous 7-11 and a Tesco Express so morning coffee is easily obtained. Lots of Thai eateries nearby as well as a local market. Also the new shopping mall Centre Eastville and Tesco Lotus are within walking distance 20 mins, no pavement as such. Or a taxi cost 40 baht or 20 baht for a motorcycle taxi. This “hotel” is not for the inexperienced traveller as it is not close to the centre, don’t expect a concierge desk, and don’t expect fluent English on reception. You will have to do your own research but the area is full of restaurants, markets and shops. The clue is in the name T3 Residence not T3 Hotel ! Overall a pleasant stay, no doubt will stay again in the two bed apartment.
