The staff is very friendly and the breakfast is definitely the highlight! They even helped us book a taxi to the airport on our last day for 600 baht. Great stay in Bangkok!

- Liam (10/5): - The staff were lovely. My partner and I enjoyed the beautiful covered outdoor space. It is located on a very quiet alleyway in a convenient part of town. The rooms were clean, and the shared bathroom was large enough that we never had to wait for anything. The A/C worked great. The included breakfasts were delicious! The walls are very thin so we were able to hear everything going on in the room beside us. Overall, we would stay again and recommend for up to a week.

The staff and owner are lovely and very helpful.
Nice breakfasts served each day usually consisted of a different Thai curry, rice and some fruit. In the four days we were there, the food was different each time. Of course coffee and tea.
We stayed in the Three Sisters room and it suited us very well. The beds are v firm but surprisingly comfortable. The bathroom was clean and tidy and the AC worked well.
Although we had an ensuite room, when my partner was in the shower, I did use the showers that are for those without ensuites. I can report that they are nice and clean w good water pressure. Each shower stall and toilet has its own floor to ceiling wooden doors so it's totally private.
The property is down a small Lane off the main street. It's about a 90 second walk from the main street down the lane to the accommodation. The lane is well lit and we never felt unsafe in it at all. I say it's a lane but vehicles do fit down it. At the top of the lane there's also a couple of good restaurants, *the smaller one is the better one with better service!* as well as a 7-11.
The distance to the palace and Khaosan Road is walkable for the active and a short tuk tuk ride for those who just want it a bit easier, or for heading back after walking all day. We're a couple in our 40s and like to walk, so found that most of the tourist points were all walkable.

About a 5min walk to the Democracy monument and a 90sec minute walk out to the main road where there are restaurants, 7-11, and tuktuks. You pretty much need to walk from the road down the lane to get to the place as the lane is not really wide enough for a taxi.
The lanes are well lit and we never ever felt they were unsafe. It's got a lovely patio upstairs and on the ground floor. The breakfast changed each day and were lovely Thai curries with fruit, coffee and tea.
The staff and owner are so lovely and accommodating.
We stayed in the Three Sisters room and found it roomy enough for us. When one of us was using the ensuite, the other used the common showers. They are clean and you have your own shower stall with wooden doors so totally private.

- Eric (2/5): - We arrived at 7:30, place was completely dark and shut down. Down a scary narrow lane with stray cats and dogs, dirty crammed shops.
Steps were glistening (not for those with mobility issues), walls paper thin, the staff who checked us in couldn't understand "water bottle," stray cats were howling out the window, and the bathroom smelled of sweat.
We braved the slippery steps and patio in the rain and left to another hotel in spite of taking a complete loss on our 5 day rental.
Only appropriate for young backpackers or the intrepid. Owner was nice.

The room was quaint and nice and had a strong A/C. Bathroom was shared, but it didn't bother me since we were given robes and slippers and they were well-maintained. Beautiful hotel. Very cozy.
- Biffro (10/5): Homely stay and lovely staff - We stayed here for 3 nights and we had such a lovely, homely stay, and we couldn’t recommend this place enough. The staff are so caring and kind and they really looked after us. We stayed in a really nice room on the top floor (201) with our own bathroom - some rooms had a shared bathroom but we preferred to have our own and we paid just a small bit more to have this option.
Outside our room there was a really nice outdoor area with shade and seating and the place is so nicely maintained and we liked the no shoe policy. A small point was that there wasn’t anywhere to store stuff and so we didn’t unpack but this wasn’t an issue we we were only here for 3 nights.
We sadly missed breakfast on two of the mornings that we stayed as we had very early morning tours, but on the first morning of our stay we had a traditional Thai breakfast - Tom kha Kai which was a coconut soup with chicken, lemongrass, galangal and chilli which was absolutely delicious and they gave us some fresh fruit and coffee. The guesthouse is in an alleyway in a residential area and it felt authentic with small local shops and restaurants that we wish we had had more time to visit, and there were chickens and cats wandering around the street and we loved this. The room was quiet and comfortable and we slept really well and it felt safe. It is quite centrally located and a great base for exploring Bangkok. It felt like home from home and wish we had more time to enjoy this quiet oasis. A really comfortable stay.
- thewilsonswanderings (8/5): Lovely and surprisingly quiet! - I have stayed in the neighborhood for extended periods of time in the past and wanted to try Baan Kachitpan this time and experience a real, restored old house. Rooms and description match reality - beautifully restored old wood - but I was concerned when I saw cracks in the ancient but beautiful walls and wondered how much neighbor noise there would be, but I was pleasantly surprised. All guests were respectful and follow the house rules to 'walk like a cat':-) Even when I heard a tv one evening it was turned off after about 5 minutes. This house attracts people who want authenticity / character / good service all of which they will find. It doesn't attract partiers - but if you do want to argue with your partner in your room, know that others will hear you.
Rooms have a nice feel and the shared bathrooms as others have mentioned are very clean.
I didn't have as much staff interaction as others have indicated - I sadly never met Jam but did talk with Lek. And breakfasts were fantastic - unique set each day, both Thai and western and both delicious. I'm surprised more people haven't written about them as they were a highlight. Baan Kachitpan also serves other meals during the day (currently focused on Khao Chae -royal cuisine style - and other Songkran/hot weather related traditional foods.)

This place is one of our most surprising and impressive places to visit, feel the localism, and experience inspiring Thai authentic cuisine.
It is located in Singto (literally mean Lion) in the old Bangkok on Dinsor road, a very convenience for travel and food gourmet. Just within one hour walk to Grand Palace, many famous temples, and lots of street food nearby.
But the best and most admirable things here is the “local experience”. The caretake of this place is P Joom, a retired Art-history teacher. She is very knowledgable, highly friendly, and warm welcome woman and will always make any visitors feel like home.
Thai food here is also one of the most authentic, delicious, and refreshing cuisines you could find in Bangkok. “Khao Chae”, a traditional Thai food for refreshing, is one of the top choices we’ve had. The whole set of five courses is pieced very reasonably and you will not regret coming here.
Besides you can walk around the area to many places for a whole day or choose to have other street food that you can’t imagine for such a quality and variety.
One thing to beware. The road to drive here is very narrow and we recommend walking here, just a few minutes to reach rather than drive here.
- andreaspB5733RC (10/5): Cosy and familiar hotel in Bangkok‘s Old Town - Centrally situated in Old Town, nevertheless quiet, cosy and green. This historic wooden house near Golden Mountain and many other sites of interest is a tasteful place to spend a couple of days in Bangkok.
Jam and all staff members were very friendly, helpful and made us feel at home in this megacity. The rooms were convenient, tasteful and equipped with everything you need. Not to forget: the excellent breakfast. But even more important: there was a feeling of familiarity. Additionally there is a roof terrace which we used in the evenings to relax.
We enjoyed our stay a lot and hope you are all well.

- Frederica (10/5): Lovely location, wonderful area, great staff! - I only stayed here one night as I had to leave back to the US the next day, but I would have gladly stayed here longer! Baan Kachitpan is a wonderful location on a quiet side street. The rooms are beautiful, the patio upstairs is lovely and the breakfast is simple and delicious! The location is amazing, walking distance to many tourist attractions and restaurants.
Jam made sure everyone was well taken care of and she was there to answer all the questions I needed in regards to booking a last-minute flight home. I wish I could have stayed here longer and I will definitely stay here again next time I go to Bangkok!
- thatoneamericangirl (10/5): Felt like home - Baan Kachitpan is a hostel that feels like a home. The rooms are simple but have everything you could need as well as a small basket of other essentials they have out in the outside common area. Everyone we met there really cared about every single person staying there. You could tell they genuinely wanted everyone to have the best experience. Breakfast was served individually and fresh every morning, definitely never disappointed. They even helped one of the other guests when he asked for a vegan option. Not only did they provide him that, they taught him how to cook it the next day. This place just makes you feel so safe, warm, and at peace in a foreign place. I would go back every time I had the opportunity.
- Lee (6/5): - They wasn’t expecting us at checking in but was sorted once spoke to the owner . Place is in a lovely area tucked aware from the hustle and bustle and very quirky . Property is a wooden building so of a night time when your trying to sleep you can hear everyone else coming and going through the night and banging and crashing of their doors . The bed in the superior room ( 102 ) is probably the hardest mattress I’ve ever slept on - probably would of been more flex on the timber floor. Cable channels advertised on Tv but should state no English speaking channels what so ever . Not the most ideal place to stay if you want a decent nights sleep .

The facilities were clean and the team provide a truly personalised service where you feel nothing is too much trouble. Near Khao San Road and Grand Temple so excellent for exploring this area of Bangkok. Traditional breakfasts were fantastic.

Hardwood floors may be charming but amplify every sound. The owner is charming and the breakfast is lovely, but nothing compensates for sleeplessness. Make sure you get a room that is on the upper floor.

The showers and toilets are clean and work well.
Breakfast is incredible - usually a soup, main and fresh fruit. Free coffee and tea. We are vegetarian and we had fresh food made each morning to suit our requirements. Honestly, the best breakfast I've ever had from a hotel!
The staff are super helpful and do your laundry for a cheap price. So welcoming and the atmosphere is very chilled and friendly.
I wish we had more time to stay, we loved our time here!

The location is excellent close to the Democracy monument and Khaosan Road area. The hotel is nice and quiet and there are some excellent value restaurants close by. Jam the owner is so friendly and helpful; the staff are lovely too; always smiling. The local people who live in the streets nearby are great. It is a traditional area, the people all say hello as they go about their lives in and around their homes.

- Verified traveler (8/5): Pleasant stay in a convenient location - The Thai breakfast was good and the dishes changed every day. The room was clean and comfortable. I didn't book for private bathroom and had to share bathroom with other travellers. But the bathroom was free whenever I needed it, there was no need to queue at all. I was happy to meet with Jam, who took care of Baan Kachitpan. She was a most friendly lady to chat with. The place is conveniently located at the centre of the old city, just 15-20 minutes walk to the Grand Palace, and it has over 80 years of history. It's quite a unique experience to stay here. But be prepared the walls and floors are rather not soundproof. I was staying on the first floor and heard steps and conversations mumbling through the ceiling. I slept well nonetheless. Also there were not enough hooks in the bathroom (I found only two small hooks). It would be very useful if there could be more.
- kschott95 (10/5): The best service ever - I am not kidding when I say this place holds a special place in my heart. We spent a couple nights here, and unfortunately one of our traveling companions fell ill and had to be taken to the hospital. The staff was incredibly attentive - one even came to the hospital and offered to stay there with her until she was released! They all made an incredibly stressful situation 100% better - we really would’ve been lost without them. The owners are very fluent in English, which was so helpful for us. We couldn’t thank them enough! The hotel itself was a little oasis in itself - away from busy streets and had a certain charm that reminded me of the South a little bit. Breakfast was different everyday, but was home cooked and always delicious! It was fun to see what we’d be having for the day! Smart tv was a nice touch, beds were pretty hard, but honestly, if you can, STAY HERE. The service will blow you away - especially if you’re in a time of need.

The entryway is bright, inviting and spotlessly clean. Varnished wood fixtures everywhere! The rooms are cozy, with every type of amenity available in them. The A/C worked perfectly!!!
The neighbourhood is quiet and it is fun to walk to this place from the main road as you catch a glimpse of what backstreet life is like in Bangkok.
For a real Thai experience, I highly recommend this place!!!

The Giant Swing is a good reference point to give to taxi driver's - the hotel is only a few minutes walk from it. Jam and the rest for the staff are so friendly and inviting, and were helpful with offering suggestions for locations to visit in the city. Breakfast each morning was delicious and consisted of a traditional Thai dish. Be sure to have some of the lemongrass tea!
The bed is hard. However, after a full day of exploring the city, I still had a very good night's sleep, and it should not stop you for staying here.

- Frankie (10/5): A welcome oasis... - After journeying from Bangkok airport on a bus and then catching a taxi that took me slightly closer to where I needed to be, I found myself on a busy street with the taxi driver pointing down an alleyway.
The alleyway was enchanchting. There was foliage and small shrines and people going about their business. Then I saw the sign. I couldn’t have been happier. Ban Kachitpan was a serene oasis with a busy world right on its doorstep. Jam, the daughter of the owner greeted me like an old friend and straight say I knew I was going to love this place. The house is old (around 78yrs) and colonial in style and has been beautifully cared for. The traveller wants for nothing. Jam and her team have thoughtfully provided all a traveller would need.
The Guesthouse is conveniently located for exploring places on foot on inexpensive tuk-tuks. Jam will happily help and advise and will also give you a map.
The breakfast was a delight (typically Thai), not something I would have normally chosen from a menu but I’m so glad I tried it.
The hospitality you are given here leaves you wishing you could stay for so much longer.

They gave me medicines, kept me hydrated and offered to take me to the doctor. I feel at home and like if I have known them for years. I really recommend it. They upgraded my room at no charge to make my stay more comfortable. It makes a big difference when you are in a foreign country alone and sick. Very caring

- Daniel (10/5): Quaint hidden gem - This is a lovely little hidden gem, hidden amongst a little residential area. It's perfectly balanced between close to attractions but not busy and noisy. It's a very quaint little place, great to chill out at the end of the day. The staff are all very attentive and super friendly. Breakfast was different every day and delicious. Air conditioning works a treat in the cosy rooms. Wash facilities are shared but this isn't a problem, the limited hotel occupancy means I always got in a shower or toilet without any wait at all. The only minor issue was the mattress was very firm, perhaps not to everyones preference. This is not somewhere to go for a party but it's a lovely place to stay in the bustle of Bangkok
- sunny (10/5): Good location, friendly staff - Really nice and friendly staff, they really concerned and cared about you as if you are their friends or families. If you like to have a better idea of how locals live, you should come to this place. It's a cozy clean house located close to the Giant Swing and the Grand Palace. The owner is super helpful with all your requests. Breakfast is served and they serve different food and fresh fruit everyday. I enjoyed my stay there!

- Verified traveler (10/5): A quaint escape - Baan Kachitpan is tucked away on a quiet back road in the center of old town. It's walking walking distance to the palace and to Khao San Road Night Market. The staff at Baan Kachitpan are incredibly attentive and accommodating. We would definitely stay there again!

Jam is clearly passionate about providing a wonderful experience and it shows... the rooms are gorgeous, clean and comfortable. The breakfasts are AMAZING! Location was perfect for us. She even plays perfect music around the house...we loved everything about the house and our stay....A beautiful Thai experience... I am so grateful and happy I found you as I came to introduce my teenagers to Thailand and what a wonderful introduction they had! Thankyou so much to Jam and team!! Hope to visit again soon.
- Silvana (10/5): Nice little house with friendly staff - We had a great time staying three nights here. The room was nicely furnished. The breakfast was different every morning and all was delicious. Our hostess was around every morning to chat and she made some useful suggestions about where to go in Bangkok. Only negative about this place is that the area is not served by the city subway system. We took the bus most of the time and that's not as easy as the subway.

- Lynn (10/5): Great Staff, Great Overall Stay - We really enjoyed our stay here! Jam, the owner was friendly and helpful. Our room was clean and had AC, which is a must in the Thai humidity!
The breakfast was amazing and we enjoyed eating and having coffee on the outdoor patio area in the morning.
You share a bathroom with other guests, but there were two private toilets and two showers, and a separate vanity area so it was not an inconvenience at all.
The only downsize was the location- you have to take alleys to get to the hotel that are unmarked and very dark at night and gps doesn't pick it up.
Overall, it was a great place to stay. More of a bed and breakfast than a hotel, and very charming!

The hostel is centrally located in Bangkok and is within walking distance of many restaurants, monuments, and wats to visit. Our room was quiet and very clean as was the shared bathroom. Breakfast was delicious. The staff was friendly and very helpful in arranging airport transportation for an early morning flight. Thank you!

- Abby (10/5): - We arrived and were made to feel so welcome by all the staff. The history of this building was taught to us by the original owners daughter. These types of old buildings are special to any community and Jam had every right to be proud of her family and the business she's established.
It happened to be my birthday when we were there and Jam(the owner) and her staff were kind enough to sing Happy Birthday to me which made me feel quite special. She even went as far as leaving a small gift and card for me in my room. Her presence on the property and helpful demeanour were refreshing and made our stay much more enjoyable. We would stay here again if we were back in this city.
