- Bown (10/5): Fantastic weekend in Leyburn - The lovely old house is in an excellent position. Our room was large, beautifully furnished and spotlessly clean. Our hosts were most helpful. Breakfasts were outstanding and the parfait starter heavenly We had a slight problem with a sticking radiator valve that shut off the radiator when it was cold but this was sorted quickly for us.

Our dogs were welcomed. - Lovely old house - spacious room - nice decor - comfy bed and quality linen, pillows and quilt Arrived earlier than expected and not a problem for the hosts. Good parking and decent access. Superb breakfast (both service & food). We took 2 dogs and were offered anything we might need for them too. it was a treat to have the nice big bath and it might have been us, but the hot water for the shower and bath were only 'warm' - the plughole in the bath leaked so had to keep filling it, felt like we were using more water than necessary :/ Tap for the sink wobbled and caused leakage onto the unit - we just felt bad that we were spoiling the fittings :/ But that's just being picky - it wasn't a problem for us, we enjoyed our stay.

The bedroom was large, comfortable and well decorated. The room included speciality tea's, high quality coffee and fresh milk and water is provided. The toiletries were luxurious and they even have a list of items they can provide should you have forgotten anything. Breakfast was lovely and fresh using great produce. The house is in a great location and is close to shops, pubs and restaurants and we had a key to come and go as we pleased. N/A

- Lemon (8/5): We will return! - A lovely B&B, v comfortable room including robes and an ice bucket, easy (&free) parking, dog friendly, a warm welcome from the owners and a very friendly chat with Adrian over breakfast (plenty of choice, good portions) Flexibility with breakfast times and a generous check out time. Lovely setting, so convenient and quiet albeit nice and close to the main square. Easy pleasant walk to dinner at the Sandpiper Inn and gorgeous walks close by. Window didn't open for air, shower temperature was tricky to control.

- Hirst (10/5): A relaxing stay with great hosts and amazing breakfasts. - Adrian and Dustin, the hosts, are friendly and informative. The breakfast at Grove House was to die for. A good choice on the menu, plentiful and cooked to perfection. Grove House itself is full of charm and character; oak beams, period art and furniture. Oh, I did I mention the quiet location tucked away in a corner and just a short walk into the village square. Leyburn is a great, ‘hub’ location to visit other places, such as Richmond, Aysgarth, Hawes, Masham, just to mention a few. We are most definitely returning to Grove House later this year. I just wish we could have stayed longer. I can’t honestly find any fault at Grove House. However, eating out in Leyburn was a bit hit and miss. Though, to be fair, it is out of season and the weather wasn’t particularly good. Through a combination of staffing problems, and a new change of landlord, there was only one place to eat. We still enjoyed our stay though.

They provided ample tea/coffee/milk/water in the room. Lighting in the room could have been better for reading. Shower very weak, and very noisy extractor fan in the bathroom.

- Holly (7/5): All the bells and no whistles - I received an exceptionally warm welcome and the owners were extremely accommodating about making themselves available for my arrival. The building has appealing shared spaces with lots of unique touches, quirky stairs and narrow corridors. Building is old and therefore be warned that the floors are uneven. The property is well located in the old market square and there were places to easily take my dog out for exercise first and last thing. The breakfast in the morning was extremely tasty. And Leyburn is a lovely area to be based to explore the Dales There were various maintenance oversights- firstly, lovely decor did nothing to make up for a very poor mattress on a double bed that had been made up of two singles. Because of the state of the mattress, the two sides did not come together comfortably. The floor in the room being lopsided also made for an interesting night sleeping at a funny angle on a lumpy mattress😕. I tried to have a bath. Big mistake. 1" of tepid water, then cold. I tried again an hour later for a shower, still no hot water coming to the shower at 8pm or in the morning. The tap in the bathroom was loose (I pointed this out to the owners before I left so imagine it will have been dealt with) .

The house was lovely and warm as was the welcome. Grove House is really well positioned just off the main market square. Everything was really very lovely. The only negative was a lack of a plug within reach of a mirror for my hot brush.

Super friendly and overall the place is very clean and well kept.Location is perfect and parking was not an issue. The room was small but we did know we were getting a small room. Just a bit cosy for a double bed and the bathroom was definitely cosy but had all you needed. This was a little pricey for the size of the room but not outrageous. Hence the happy with price.The rest of the experience made up for it.
