It offered us a wonderful secluded getaway. The room on the second floor (named “Graham’s Retreat” ) includes a private balcony overlooking woods teaming with birds and wildlife. We truly appreciated Kim and Brent’s hospitality. We think it would be a great and convenient place for us to reconnect with friends and family. We’ll be back :)
• 179kathieh (10/5): Stay at this lovely B&B for rest and respite - We stayed at this quiet, lovely reprieve just south of Carlisle, for two nights. The innkeeper and host (Kim) was so gracious, and provided outstanding breakfasts. The farmhouse (circa 1797) has been lovingingly cared for. Our room (Graham’s Retreat) was upstairs. Very cozy, and quiet. Weather was unfortunately suboptimal to take advantage of the outdoor balcony or pretty gardens. A refreshing alternative to the typical college town hotel experience.

The sheets on the bed were so soft and comfortable. The breakfast was wonderful and very filling. We enjoyed our visit very much. Kim, the owner, was gracious and we enjoyed meeting her.

• Md2018_pa (10/5): Lovely B&B and horse farm. - The room was cozy and lovely. The fireplace was an extra plus. The hostess was very sweet and we had a delicious strawberry French toast breakfast, with bacon and poached pears while sitting out in the lovely sunroom where we could enjoy the view.
• Emp4003 (10/5): Wish I Stayed Longer - I wish I could have stayed longer! I planned an overnight stay to break up my drive and move from Alabama to Maine and found this lovely gem at a great stopping point for me. Everything was gorgeous. The room and details were so lovely. I was extremely comfortable. I was upgraded to Graham’s retreat from the botanical garden which I had booked (with my consent) due to another guest wishing to extend their stay. I must say I still really want to stay in the botanical garden room so I would love to return if I ever need to travel that way again. It was dark and the dead of winter and I had no problems finding the place. It brought me such joy to come in late at night to a candle lit in the window and the fireplace on in the room. The breakfast was fabulous and hit the spot. The only note I would give is that my room had very poor water pressure for the shower - this isn’t unusual in such an old home and an upper floor, but it is definitely an area for improvement. It left me wondering if I would’ve been better off in the first floor room I had initially wanted. Anyway I wouldn’t hesitate to return and my husband really wants to go so we will have to try and find an opportunity to travel down to PA, perhaps in a time other than the dead of winter! Oh and how can I forget - huge drawing point was the dog friendly policy. My senior pup was so comfortable and the innkeeper was wonderfully kind and accommodating for him. Thank you so much Fallen Tree, hope to see you again sometime!
• Karen (10/5): Lovely location, delicious breakfasts - Nice quiet location with easy access to Carlisle by car. Wonderful breakfast; helpful staff. My friend especially liked the cats! Be aware that there are lots of stairs, especially if your room is on one of the upper floors.
• kathybX7662OD (10/5): Exactly what you want in a country Bed and Breakfast - A lovely late 1700's Inn. We had a very nice overnight stay in both the Grey Mare's room and the Library Room. Both rooms were cozy and comfortable. The innkeeper. Kim, is very sweet and helpful, in making dinner plans, where to shop, etc. She also prepares a wonderful breakfast. This really is a farm, as they have chickens, horses, dogs and roosters that you can easily hear in the morning. The B and B is decorated beautifully inside and out and you will certainly be happy you stayed there.

The house is beautiful, and it’s obvious that a lot of love and care goes into running the property. The bed was comfortable and, despite it being an older home, it stayed nice and warm all night. The grounds are beautiful this time of year with all the leaves changing. The owner said there was a wedding coming in after we checked out and I can 10000% see the appeal of having a fall wedding there. Absolutely beautiful. The complimentary breakfast was delicious and fresh. Again, clearly a lot of love and time was put into every aspect of the experience. And the dogs and cats on the property were super friendly and adorable. We very much felt welcomed by the staff and look forward to staying again sometime soon.
• katiemG2330DW (10/5): Perfection - Where do I even begin? The property is beautiful and has the look and feel that I always imagined when getting married. Outdoorsy and real and comforting. Kim was amazing from day one and took care of everything. We sat with her and explained what we wanted and I shared my Pinterest for color and bouquet ideas, she took it from there. The officiant was also amazing, she sat with us and got to know us and helped customize the ceremony perfectly. The food was absolutely delicious and the cake and cupcakes are on a level you’ve never had before I can promise that. I don’t know how Kim did it but she created my bouquet directly from my mind. She pulled inspiration from my Pinterest and got it perfect! Everyone was so nice and helpful and caring it made my nerves more manageable for sure. Also, there are adorable kitties on the property and two dogs that we got to meet at the end of the night before going up to our room. The room was beautiful, the whole house is beautiful, the history behind it and all of the pictures and decor was just so perfect. It was refreshing walking out on our balcony in the morning and looking over the property before enjoying our delicious breakfast in bed. Kim and her skills and kindness and accommodations made our day more than I could’ve ever hoped for. We and our family had an amazing time and everyone loved everything and frequently commented how gorgeous everything was and how beautiful the property is. 1000% recommend. Thank you again for everything. (If I remember, I’ll try to update with photos once we get those from the photographer. The ones I attached so far are a few I took quick before we checked out)

• Bvsva (8/5): Lovely, older home with a great host and nice breakfast. Could use some TLC. - The host was lovely. I enjoyed talking with her and the breakfast was terrific. The property is also beautiful though we did not get a chance to walk around it. I appreciated the mini-split AC/Heater which let us control the temperature. The bed was comfy and the sheets were soft. If you like the charm of an older home and an antique feel, you will really like this place. The bed required a two-step stool which made me uncomfortable knowing that I would likely need to get up in the middle of the night. The bathroom was not very nice. There was dirt or mold around the caulking and the shower was tiny. Also, it took a long time to get some warm water. In addition, nearly as soon as I walked into the room, my nose stuffed up, probably due to the carpeting. If I owned this property, I would spend some time and money touching up knicks and paint. Overall, the building was just not in great shape. Even some of the chairs in the dining room had big lumps in the center.

Had a fire on the patio all we did was light the match! Close to Carlisle and the show but was also only a 30 minute drive to Gettysburg. Great front porch and patio. Trying to figure out how soon we can get back 😂👌
• Patty (7/5): Good - I loved the location and the wonderful breakfasts.Bathroom was very clean. The room we stayed in needs a little attention and care. Both the side chairs were upholstery, but the upholstery was very stained. I wouldn't even sit on them. Also, the bath tub mat cracked and torn. It seems a very inexpensive replaceable item. I think a little tlc and the room would be top notch.

Our room/suite was impeccably clean and inviting, and the breakfast was beyond compare. We would absolutely stay here again and I highly recommend Fallen Tree Farm to anyone looking to stay in the area.

It’s close to Carlisle and Dickinson College but immersed in a lovely green area. Our host was lovely and the breakfasts were creative and generous! The beds were not very comfortable. The bathroom was very tiny. It was a little pricey given that it’s in Carlisle.

Breakfast on the balcony and hugs and nuzzles from Fiona the horse afterward made my day! Easy check in and great communication from the innkeeper. We loved it!

Again, for me a B&B is about comfort, ambiance and quaintness. Otherwise, a Hilton is more predictable at the same price or less.

• Robert (9/5): It's a very cozy place to stop and relax on a trip across Pa. - The old-fashioned decor, plush furniture and bedding, shelves of books about travel, animals, the Civil War, etc, a fire going in the fireplace so the room was warm, all were appealing. The peaceful surroundings and views were nice. Breakfast included extras like fruit and lemon cake. I would have liked brighter lighting for reading the books.

The B&B is very cozy and charming. The homemade breakfast was the highlight! We really appreciated the history of the home and it felt a bit like a step back in time. We will return!
• Gigi55NY (10/5): Cozy and lovely B&B - We stayed for a long weekend and loved it! Highly recommend Kim's B&B to anyone looking to be close (about 30 mins) to Roundtop. Our room had a spacious and comfortable king-size bed with a gas fireplace that made the room feel extra cozy. Kim prepared delicious, multiple-course, home-made breakfasts each morning and we ate in a sunbathed dining room with views of a pretty fountain and the B&B's lovely grounds. We're already planning a return trip!

The room was very cozy and comfortable. They still had some lights and decorations up, inside and outside, which gave it a great holiday feel, even though it January 5th. Breakfast in the morning was delicious and the staff was wonderful. We're looking for something else to do in the area just so we can stay here again. Thank you for a wonderful time.

• 38cpcs (10/5): We only stayed overnight but were VERY comfortable. I'll add photos when Microsoft cooperates - All in all we've loved both of our stays at Fallen Tree B&B. The building is old, which makes it really cool. This recent trip we had the Mare's Quarters, which is a two bedroom suite at the top of the stairs. One of the beds is built into an alcove such that the top, bottom and one side of the bed are against walls. If you like cozy, or if you are bringing a child who likes the fantasy of a "bed fort", this is your place! Has a Sterno fireplace beneath the TV, opposite the sofa in the sitting area. And of sourse, includes its own bath.
• Mary (9/5): I had a comfortable stay in a beautiful home with lots of privacy! - It was a self-check-in, I didn't meet the staff so I can't rate them but the check-in was smooth and easy. The property is beautiful set far back off the main route and peaceful and quiet. Self serve breakfast was unimpressive.
• glennlY2240ZE (8/5): Beautiful 18th century farmhouse - Beautiful property and we were lucky enough to arrive just as they finished decorating for Christmas! Our room was on the first floor and was the perfect size for my daughter and me. We had the fireplace on most of the night because it was so cozy! There is a coffee and tea bar available 24/7 as well as a snack basket! We did notice the wine glasses we got from the kitchen were rather dusty and dirty but we cleaned them in our room. If you have any dietary restrictions let them know. The breakfast was good according to my daughter but I was unable to eat as I am allergic to onions and they served quiche Lorraine that morning. It was my fault as I didn’t think to say anything beforehand! We took an Uber into Carlisle (we were having drinks most of the day lol) and had a delicious dinner. Definitely recommend this as a relaxing and quiet getaway! Thanx Kim!

They were so kind as to prepare a takeout breakfast for my daughter who had early swim meet. That was really nice and the food was tasty! There is nothing not to like!

• Mina (10/5): Ideal setting - A simple lovely site for a B&B. Just 5 minutes from downtown Carlisle, but totally in the woods! A chicken hurried off the lane when I arrived, and a rooster crowed good-bye as I left. My room was on the 3rd floor. The stairs can be steep for some, but it was completely quiet (except for nature sounds) and very well appointed. The "wall" AC kept the room cool though it was in the high 90s all three days. I had a big closet, black-out curtains, a mini-fridge, and a big bed with 3 steps to climb up. The bathroom was stocked with big towels and quality soaps and lotions. I could only suggest that it might be time to replace the bed linens and chair I breakfasted on in the gorgeous sunroom-addition definitely needed a new cushion. The innkeeper, Kim, was super welcoming and friendly. I recommended to all my relatives that they stay at the Fallen Tree.

The grounds are lovely and quiet - perfect for a little escape. The only complaints we have are that the in-suite bathroom wasn't in great condition. There is visible mold on the ceiling due to presumed lack of ventilation, and the shower head itself was quite dated and did not provide a relaxing experience. Additionally, the mattress seemed to be well-worn and sloping to one side.
