- John (4/5): With upgrades it would be a nice rental property, - The house presents very well and is in a nice neighbourhood,
about 1/2km from the main bus/shopping street.
Unfortunately, there are numerous problems that make the house quite dysfunctional.
The house is spacious, and the staff we phoned for assistance were prompt and efficient.
With upgrades it would be a nice rental property, We rented the house in March and there's no central heating.
There are heat exchangers near the ceiling in the living room and three bedrooms,
but no heating in the kitchen, bathroom areas, hall/stairway or upstairs central room.
The house was cold.
The stairs to the second floor are very steep and not suitable for anyone with mobility issues
or small children. The stairs should be rebuilt.
Main floor:
Livingroom: the couches and chair are old and lumpy.
Bathroom: needs a complete renovation
Kitchen: needs a complete renovation.
TV in the backroom is old and does not interface with the internet, so you only have TV channels in japanese.
Upstairs:
There are 2 twin beds in the front bedroom with a table between them with an electrical outlet that overheats and is dangerous.
There's nowhere to hang or fold your clothes.
Back bedroom: a variety of futons that were old, lumpy, thin, and totally uncomfortable.

Posizione ottima. Dal bus o in taxi si raggiunge facilmente la stazione di Kyoto in poco tempo.
Prezzi di spostamento meno di 500 yen.
Quartiere tranquillo, negozi e ristoranti in zona. C'è n'è uno nella strada principale, nascosto, che merita tutta l'esperienza.
L'abitazione è bellissima, curata e comoda. Ha tante stanze dove godere di cucina,soggiorno per il thè e camere da letto molto belle e silenziose.
Acqua calda. Bagno pulito. Doccia comoda.
Casa giapponese molto bella.
Il responsabile referente fahradul una persona squisita cordiale e gentile. Ha rispettato tutte le nostre esigenze.

- Floriane (8/5): Nous avons beaucoup apprécié notre séjour - Pas très loin du Kyoumizudera, ce qui permet de s'y rendre tôt. Un charme vintage inconstestable, un Fresco à proximité, hôtes sympathiques, balcon avec une jolie vue
- Benjamin (8/5): Maison très mignonne assez excentrée - Logement très mignon dans cette maison typique japonaise. J'ai réservé ce logement pour changer des hôtels et je n'étais pas déçu de ce côté là. Toutes les pièces ont leur charme, du salon aux chambres en passant par la salle de bain. Le quartier est très calme et assez mignon. Le logement est excentré ; j'en étais conscient, mais avec de grosses valises, ce n'était pas pratique du tout. La maison est un peu en hauteur par rapport à l'arrêt de bus le plus proche.
Vu comment les bus sont pleins à craquer tout le temps, toute l'année sur Kyoto, vous allez donc devoir marcher un peu pour accéder à l'endroit.
Il n'y a pas non plus vraiment d'agence d'envoi de bagages proche du logement, préparez donc ça au préalable si vous avez des valises bien chargées.
Il fait assez froid au début de l'hiver ; la climatisation est une bénédiction (comme dans tous les logements au Japon) mais nous avons un peu eu froid dans la salle de bain.

- Adrienne (8/5): We really enjoyed our stay at Jizo House and we felt very comfortable there. - We loved staying in an authentic Japanese home. It had lots of space and interesting details. Beautiful little objects, and an interesting combination of European and Japanese decor. The kitchen has everything you would need however it would be improved with some updates and simplification.

Дом достаточно большой и комфортный, покрывает все необходимые запросы. - Гигиена. Я бы предложил владельцу жилья заменить полотенца, постельное бельё и провести обработку от насекомых.
- Инструкции по выбросу мусора были не вполне чёткими (кроме сортировки).
- Владелец жилья просит "не скачивать слишком большие файлы", так как трафик лимитирован. Я дома в месяц использую 150-300 гигабайт трафика не скачивая больших файлов. Это много или мало? Не вполне чёткие инструкции.
- Владелец жилья (либо менеджер) иногда пропускает сообщения и забывает на них отвечать, поэтому не ждите, а напоминайте о себе.

- Jetteke (6/5): Quite Spacious Japanese residential house -there are no edo details & could use some repairs. - The location(quiet &residential neighborhood ) and the fact that it was a whole japanese house. It is quite spacious. Tall people will bang their heads everywhere but that is in all these houses the same. AC and washing machine worked well. Plenty of space to do your laundry and there is a dryer too. So good spot to chill coming from touristy areas.
Host is a responsive guy from the US. We did not meer but he was helpful.
There were good manuals and maps with directions for shops, restaurants. We rented bikes! Not sure if there are many busses running. You might want to check this. The state of the house. Kitchen and bathroom are very old. The whole house needs restorations and repairs. Everything works and is clean though and there are cooking utensils is you want to make supper.
We had been in several japanese houses and ryokans prior and than this house is not very special. It does not have any old details from the edo period. It is just a japanese house with japanese rooms, bathroom and furniture and old stuff.
If you do not mind an old kitchen, bathroom, wall paper and so on then this house is more than fine. I guess it was cheaper than better decorated houses too.
The futons were too thin. Again, we had slept on several prior ans these ones were vrry uncomfertable. The kids were fine in the western style bed.

- Karyn (8/5): - We really enjoyed staying in a real house in a real neighborhood for our trip to Kyoto. There was plenty of room for our small family, and we felt we had a more authentic visit to this beautiful city. A couple things to note for those who read reviews is that the stairs to the bedrooms are very steep and narrow, and I worried for my husband navigating them in the dark at night. The bed in the second bedroom is on the floor, which isn't a bad thing considering this is an authentic experience, it's just good to know if a guest has mobility issues. If the weather is chilly, the house is also quite chilly. We really needed the heat on at night and in the morning. Last, be sure to bring an adapter if you have a laptop or appliances with a three-prong electrical cord from the US, as there are no outlets with three prongs.

- Maksim (7/5): I enjoyed my stay overall, its a lovely place. - The house was very cute and clean. I liked the deep tub and the shower seperate combination. The beds were very comfortable and the living room was also nice for conversing. We got there later in the evening. I didnt like that the the stair leading upstairs were so narrow. I am pregnant so it was a little sketchy. And their dryer doesn't work, my husband was banking on using this place we stayed at to be able to do laundry, we had to take it to the next hotel damp. The deep tub's paint is chipping and it felt a bit uncomfortable when sitting in it.
- Delfino (9/5): Lovely home - We enjoyed the various rooms. Plenty of room to enjoy some quiet time. Enjoyed the kettle. The house and the neighborhood were exactly what we were wanting to experience. We didn't enjoy the stairs. Very steep and narrow. A few banged shins and walked down sideways to avoid falling. Handrail was present but definitely not for someone who may already struggle with stairs. Important information for booking.
- Bruce (9/5): Great little house for exploring countryside temples and getting downtown too. - Basic but good. Most of the things you’d need for a short stay and get a feel for Japanese living. If you’re into hiking this is brilliant. I did a 5 mile route through the forest, mountains and temples. Also only 14 min walk to train station to get downtown. Fabulous little sushi restaurant at the end of the street and 3 supermarkets in 10 mins walk. WiFi was rubbish, a little mobile data unit that didn’t really connect very well. Better off to get an e-sim from someone like ByteSim.

- Alessio (6/5): Pleasant - Spacious typical house, with many rooms, ideal for 4 people. Parking available. It was terrible to enter the house and smell the old odor. The house needs a thorough cleaning. Everything smells old, both the upholstery and inside the closets. We didn't use the kitchen because it seemed very dirty. The ground floor is very gloomy and has little light.

- Todd (10/5): Jizo House - My family and I loved this house. In the middle of town, we walked to some of the best temples and shrines. Our full day in Kyoto was the best day of our trip because of the wonderful house and location.
- Mei Wei Jenny (8/5): - My family of five stayed in Jizo House for 2 nights and was given the entire 2-storey house. The house was spacious with three bedrooms on 2nd floor, a cozy waiting room and a living room. It is good value for money. It also offers an excellent opportunity to experience staying in a Japanese home nested within a quiet Japanese neighbourhood. We drove to Jizo house through narrow roads but it was not difficult to navigate to there. The parking of our rented vehicle is more challenging. The house is well equipped with all the essentials that a hotel typically provides. The steps to the 2nd floor were however too steep for my aged parents, so we brought the futon to the first floor living room for them. Overall, the stay was excellent. The access to the bus station was about 7 to 10 minutes walk down the slope.
