That said, the sofa and upholstered bench seat in the room were pretty dirty and stained, giving a dirty look to the room. Most of the other rooms in that area were over $100 which I did not want to spend so overall it was OK. The bed was comfortable. It’s just that the furniture was so dirty.

The little patio in the middle is adorable and perfect for morning coffee or gathering with adults at night. Their little boy is an added burst of joy to see everyday!

However the owners were great and switched us immediately to another room without a problem. That room was perfect and had great water pressure in the shower. We only stayed 1 night but the beds were comfortable and the room nice and cold. Was nicely updated. Loved that the fridge had a freezer section. Would stay again. Very nice owners who manage the property. One thing to be aware of is that they are not always on property. They use a Ring doorbell. So press the button. You may have to wait 10 minutes to check in.

- Verified traveler (6/5): Just passing through - Checking in was great. Fast and friendly service. At first glance the room was nice and clean. Clean smelling. The bed and pillows were very, very comfortable. The exterior was clean and inviting.
The constant loud buzzing sound I assume from the exterior parking lot light kept me awake at times. It's very loud, but I understand (and appreciate) it's for security purposes to illuminate the parking area. During the night, I got up to use the bathroom and found 2 live huge cockroaches - one by the front door and another in the bathroom. Also found a pink press on nail in one of the towels.

Concerns:
1. Floor sometimes makes noise like stepping on and off a flat piece of metal like a cookie sheet. In the middle of the night, that was quite startling. Perhaps the flooring was installed over an unusual, metallic surface.
2. Shower curtain had an unsightly stain.
Nice features: desk clerk is friendly. There is a patio area with a big screen TV. It looks like a good gathering place for guests.

- Roger (6/5): Buffalo - Room was tucked back in a storage hallway with items leaning up against the wall. Shower controls were installed backwards. Room needed a lot of maintenance. TV worked one day not the next, electrical outlets were loose and wouldn’t hold a cord. The owner was nice but service was on a request basis. Bathroom door had a hole in it. Plastic was still on the box springs. Location is convenient but needs a lot of maintenance inside and out.

- Reza (8/5): - Clean and comfortable place to stay when you are on the road. A bonus was the nice courtyard with trees and chairs and tables that we used, especially since our room had no view and the window opened to the hallway, which I didn’t like.
- Kent (6/5): Disappointed - Our room was clean and in good repair. When we entered it, however, the temperature was 87. AC off. It seems to me that if the room is reserved, the ac should be set to a comfortable temperature before the guests arrive. Our television did not work. We had to call the office several times to get someone to turn it on. Annoying. We stayed 2 nights and discovered the inn’s policy is to offer no services - no clean towels, no trash removal. Unbelievable. We stayed at this motel several years ago and enjoyed it very much; however, things have changed and we will not be back.

Needed the AC and Heat both during this trip and they worked perfectly. Shower had some discoloration on some of the tiles in one corner. Shower pressure was great. I'll stay here again.

Room was clean, staff was wonderful and accommodating. With that being said. I can overlook the uncomfortable bed.

Horrible! - Although it appears to be fully remodeled and updated and we were not looking for luxuries, but this is a Very strange place to stay! To start with we were not greeted in person when we got there. We had to call a number that was on a sign at the desk and a room key was sitting on the counter with several others. We were told to take the key to our room and come back later. The atmosphere felt very weird! People sitting in vehicles in the parking lot and traffic going in and out of rooms was very uncomfortable! At first the room seemed to be just ok, not great but just ok. We left and went to have dinner and when we got back we discovered that the room was dirty! My husband accidentally spilled water on the floor and when we wiped it up we saw that the floors were very dirty! When we pulled back the sheets they also appeared dirty! The bed was horribly uncomfortable! No we didn’t call the number again to ask them to make it right, because we felt like the people running the place were very shady! We just waited until morning we walked into the office to check out I rang the buzzer someone opened a door in the back a yelled “Thank you, just leave the key on the counter!” The only thing that made us feel a little safe is the fact that the police station is across the street! Please see the pictures that we took before you book here! We will not stay here again!

- Alva D. (8/5): Location and Conditions Right - Buffalo Inn Canyon suited my needs for this particular trip. Though not plush or fancy, it took care of the cost, location and purposes of my time spent in Canyon this trip. The cost was acceptable to/for the requirements.
- JAMES (4/5): - We attempted check-in 1 hour, 24 minutes early--in town for a funeral. We were told we would be charged $15 extra. I commented there were only 2 vehicles in the entire lot, 1 of which was the managers, that nobody was present, they were not busy. We were told the $15 would still apply. We left & checked in much later.
Previous reviews stated this was a locally owned business, & that it was good to support them. I agree--however, this is NOT a locally owned business, the motel employees confirmed.
Rooms are VERY BASIC, NO frills, with a TV system VERY difficult to navigate. We were afraid to walk around in the room without slippers, refused to use the shower. This place is NOT worth the seemingly discounted price. WHY it has the high ranking we do NOT understand. Opt for a place you feel SAFE and cared for in. If you're looking for a CHEAP place to stay--and want CHEAP accommodations--this place is perfect.
But seriously, a $15 extra fee for checking in 1 hr, 24 min early for a funeral?!?! Recommendation to travelers: Stay elsewhere.

- Michelle (8/5): Great price, convenient location for us. - Overall good, one day they forgot to refill the coffee & cups for morning, went to get ice and the ice maker was empty and unplugged. 1 pillowcase out of 4 had yucky stain on it and a strand of Long hair on it first night we checked in, so borrowed a pillowcase from our kids that live in Canyon to get us by, until I could talk to cleaning staff for different pillowcase, they brought a different pillow after I talked to him.

I stayed 3 nights unfortunately, I would have left if I could have gotten a refund. The TV set up was difficult to operate and no instructions were in the room on how to use the system.

- Lonny (8/5): - This property was a real value. Recently remodeled and very nice. There wasn't a typical cable TV system or at least I couldn't figure it out. I recommend this property but ask the folks in the office for information on TV operation if that is important to you.

Price was better than other places in town.
Right across from the police department; safe part of town.
Internet was a bit iffy with their Video-On-Demand (which was awesome - Netflix, Hulu, etc), and closed captions were a pain. Their tv-tuning mechanism was also a bit painful.
They had a microwave, small fridge, but no ice-maker. Big walk-in shower. Beds were comfortable. Trim-work a bit sub-par, but that's just cosmetic. Clean. comfortable, great value. My wife is already making plans to re-visit again; I just heard her on the phone inviting her sister, "We should go again and y'all should come with us; the rooms are cheap and cute...", and then she changed topics, so I don't know where exactly she was going with her story.
They have a neat semi-enclosed porch area that's nice to sit in in nice weather; the manager, who was good-spirited and helpful, offered to tune in the Dallas Cowboys game on the TV in that porch, but it was cool enough that our group retired to our rooms instead to watch the game.
The road next to the motel is a main road through town, a 1-minute drive to United Supermarkets and Sonic and McD's and Subway, etc.
If you're rolling in money, you're going to want the big-bucks hotels; but if you're simple middle-class folks and don't expect big-bucks amenities, I think you'll be content with this choice. I'm confident we'll revisit.

Never saw an employee only spoke through Ring camera and collected my room key that was left out for me. Turned key in next morning early since we were heading to Palo Duro Canyon to hike before it got to hot. Really enjoyed the stay and will return hopefully.
