Niabi (10/5): Great location and inexpensive - This was the perfect spot for a quick getaway. Nothing fancy but super cute and clean. The staff was helpful and provided restaurant recommendations.
scott (8/5): - Very hospitable, last-minute arrangements for a ride and a cab to the hotel. I was upset that I did not get the patio, but it was amazing having an entire rooftop in the middle of the city.😎 was not a fan of a no flush toilet paper rule. Other than the Sagasium smell, you cannot beat this location. I would definitely stay here again after the renovations and more in the dry season.

Our microwave was not working and within 5 min of reporting the issue we received a replacement. Also the rooftop area is a nice hangout place sunrise and relaxation.

Staff is very helpful and can pick you up from the ferry when you get there. Also cool lil spot at top of building where you can get a 360 view of island.
carol (4/5): - After emailing them about a flight delay, I was told I would still be picked up at the airport. Upon arrival at Belize City, Tropic Air attempted to call them numerous times to advise them of my arrival time in Caye Caulker, but received no answer. At the CC terminal, they were finally able to reach someone who told them that there was no one available to pick me up. I took a taxi and when I checked in, I was handed a key, and told I was on the 2nd floor. I had to tell the young man that I could not lug a 50 lb suitcase up the stairs. He seemed put out that he had to provide that service. The room was smaller than expected, although very clean. The first thing I noticed is that the only lock is on the flimsy door knob. No deadbolt, no chain, no peephole. At least there was security at night, until I caught him sleeping on 3 occasions. There is no safe in the room (which I did ask about prior to booking, so I brought my own). I watched another guest buy a substance from a local downstairs, while security was present. There was a late, loud party that I thought was coming from a group of ladies, but after consulting with another unhappy guest, it was right next door to them where the young man who works there is staying. They banged on the adjoining door to try to get some sleep. The cleaning ladies are wonderful and friendly and did a great job. The a/c works well, so there are 2 positive points. Oh, and 3 if you count the fact that the toilet paper isn't the cheap stuff, lol.

Bobbie (10/5): - Staff respected privacy but were always available to assist with anything we needed. Staff also made sure we had transportation arranged to/from water taxis and to/from airport. Always replied to emails quickly. Bed pillows need upgrading.

Alisha (10/5): Two Night Stay - We had a great stay at Jan’s. The hotel is about a 5 minute walk from the Split. The rooms are nice and there is a small roof top terrace for guest use. It is a short walk away from wherever you want to go on the island. There is a small private beach area we did not use because of the sargrassum which is prevalent tho the Caribbean. We had a couple of great meals: The first at Pasta per Caso and the second at Barefoot Caribbean.

Quiet, Caribbean vibes. - This is an adorable little hotel, right on the "main strip" (ha, there's really only one street for the most part of the island -- not counting the neighborhood). Great location, and well kept hotel. This is a great hotel for someone looking for some value, who doesn't need "fancy". It's nice, but you're not gushing over the luxury. Nice kitchenette for us on the first floor. everything we needed was there. Steps from all the restaurants and shops we wanted, and steps from the sea. Perfect sunrise (east facing) view off the porch or the upstairs common patio area. I could grab a coffee or Coke Zero (glass bottle) and sit on our front patio with a book and watch the sunrise, or I could cross the street and be in a beach chair at the sea's edge. There are a few "nicer" looking hotels on little Caye Caulker, but this offered all you could need at a very good value. It's not that we "didn't like" anything. It was wonderful. My wife and daughter said we may opt for one of the slightly nicer hotels on the island next time -- there are really only a couple of them -- but they were priced accordingly. Jan's didn't have a pool or amenities like that, and maybe not as "plush" as an American hotel, but I'd stay at Jan's again. This is only my third trip to the Caribbean/LA (Mexico, St. Lucia, and now Belize), and this is exactly what I expect. Tile floors, a beachy feel.

Mark (10/5): - This was a great hotel in Caye Caulker. The staff was attentive and very friendly. The property itself is clean and in a perfect location. The only downside is this side of the island is covered in sargassum so you can’t enjoy the water across the street. Don’t let that deter you from choosing this hotel though. There are more than enough places to go to enjoy all the beautiful water that Belize has to offer. We highly recommend staying here as we are already planning our next stay.

After doing a ton of research, we landed on Jan’s Hotel—and we’re really glad we did. We stayed in Suite 1, which was spacious and comfortable. The best part was the ocean view deck—we spent a lot of time out there with a drink in hand, enjoying the view and chatting with people passing by. It felt like a great way to experience the laid-back vibe of the island. The staff were excellent—friendly and helpful, and check-in was easy. They even gave us a golf cart ride to the ferry, which was a nice touch. The location is hard to beat. It’s about a two-minute walk to The Split, and you’re surrounded by great food options, including some really good street food right across the street. If you’re looking for a well-located, comfortable place with great staff, Jan’s is a solid choice.

We could have made that work, but when the staff learned that it was our anniversary, they upgraded us at no charge, without our even having to ask. They were going to give us a side room with a queen bed and private balcony, but that got booked before they could make it happen, so they upgraded us all the way to a suite at the front of the hotel, with its own balcony, a king-sized bed, and full kitchen. Then the final night, they moved us to the side room they had intended to give us. The staff was good, especially Keiya, who was excellent. She ran errands for us and showed us where to find Iguana Reef and a good place to rent bikes, plus gave us a ride to and from the water taxi landing. The beds were very comfortable, and the A/C worked well. The bathrooms were well-appointed, and our stay was very pleasant. The hotel is not brand new or fancy, but it is well located near the Split, and the customer service is unbeatable.
Verified traveler (2/5): - Horrible hotel company. Check your light switches and bed sheets first! Our light switch broke and we had to sleep with a bright light on all night. Nobody to contact or help at night. Also, they booked someone in our room for our last day. We were told to move rooms for the new guest, even though we were there first!! The front desk reasoning was "they have more rates on expedia." Worst customer service ever! The only nice aspect about this hotel was the ocean view, and its honestly not all great because of all the sargassum/seaweed on their shores. Its not just belize oceans though, all of the carribean is being affected by global warming in the oceans. You're better off booking a regular hotel.

I made arrangements for pick up at the airport it was confirmed and no one showed up was very disappointed and almost missed the last water taxi. No tv service only connect to netflix or other device on phone was a complete waste of time cuz didn't work anyway .

The most we enjoyed is the view from our balcony. The staff were so accommodating they allow us two leave our luggage before check-in and after checkout.

Entertainment you can watch and hear music from you balcony. Room was clean , front desk was helpful . I was able to leave my bags day of check out and catch breakfast. I can back and they dropped me to the airport . I felt very safe .. a plus they have a beautiful view with tables and chairs at the top of the hotel . Would stay here again

I8867ABkarab (10/5): Clean and friendly - Great location, clean, recently renovated, nice shower and closet space, and comfy (ceiling fan and air conditioning) Nice staff. There is a stand near the office where people leave sunscreen (you can, too, if you aren’t checking your bag) and water to refill your reusable bottle and not waste plastic. You can arrange for pick up and drop off at the ferry. Nice seats by the water across the way with a dock on the water, too. Near The Split. We were able to leave our bags at early arrival and after check out, no problem. The restaurant next door is nice, with a couple vegan options.

Das aber das anwesende Personal nur desinteressiert am Handy hängt und weder hallo noch tschüss auf die Reihe kriegt, ist sehr skurril. P7629UHgregw (10/5): Very accommodating and quiet hotel!! - Great little hotel with great views, right across from the water. Very accommodating as well…. There was a mix up with our room. We thought we had booked a suite through our travel site, but turned out we just booked a regular room. I went down to the front desk to complain (especially since I planned on proposing on the island the next day) and they went above and beyond to make it right. Once the manager heard about the proposal, they not only put us in their best room(free of charge)….. but they decorated the bed with rose pedals and spelled out “I Love You” with reeds!! I would HIGHLY recommend booking with them!

Verified traveler (8/5): Convenient hotel in a Caye Caulker party scene - The hotel was fine but located in a busy area. Caye Caulker is largely a party scene and the hotel is right on the main thoroughfare of the island. The hotel has convenient access to things but I would not recommend staying in Caye Caulker for more than one or two nights.

Great location, easy walk to the Split and many dining/drink options. The down side was “plumbing issues” that really limited our ability to enjoy our patio area due to the strong sewage smell during much of our stay. Staff were trying to address that issue without much success; no attempt to fix overhead light that wasn’t working. AC worked very well; room was clean.

Stoker (10/5): Loved the trip. Book more days if you can - The location was great! Near the Split but not to close it felt noise. The staff was very friendly. The bed was super comfortable and room felt clean and a nice place to relax. They have a roof top area to sit which is good for watching the sun rises. The hotel always gave us new water bottles everyday, which really helps. The free shuttle they offer down the water taxi is so convenient when arriving and departing with luggage. I couldn’t stay forever.

He made sure everything was covered for the rides to and from the airport to hotel and also set up Fred the security guide to take us to the water taxi for our fishing trip on Monday. Fred also was very friendly. We spent a couple of nights/mornings chatting with him while waiting on the rest of our group to get ready. The only two things that I would suggest is a microwave on site to reheat leftovers and the beach area cleaned up some. Other than that, our stay was perfect.
