I was concerned when we were in the apartment which was across the courtyard, however I didn’t need to be concerned as it felt very safe and was well lit. The key on my phone worked every time. The apartment was very quiet and I slept on the sofa bed which was very comfortable. I would def recommend this apartment
- 688seanh (8/5): Two very different experiences - not all apartments are the same - We stayed at Koos twice in 2 weeks but the experiences could not have been more different. Our first 3 night stay was in a building behind the kitchen across a courtyard. The apartment was dark, poorly equipped for kitchen appliances and services and had no atmosphere. It did not resemble the advertised promotional features at all. The remote keypass on our mobile devices frequently were faulty and the manager would only allow us one keycard to use so we had to travel together all the time. The second 3 night stay was entirely different. We stayed in a beautiful clean, light and airy apartment (like the promotional photos) in the main building above the reception. The rooms and kitchen were beautifully appointed and we had lovely open views. Our key passes worked every time. The neighbourhood is very convenient for all forms of public transport and walking distance to the main Hbf. There is petty crime in this area so keep alert and your belongings safe.
- Resort37208283863 (6/5): Good hotel - Greeted by very helpful and friendly personnel. Check in is fully digital, which is easy and fast. The room itself was clean, as it should be. Modern and spacious shower. A great location when visiting the city centre. Only big downside is the fact that it’s located near a ridiculous busy street. If you want to have fresh air from outside, bring earplugs or you’ll be woken up numerous times by police cars, fire trucks, etc.

- Rebecca (10/5): Great place to stay for Oktoberfest - Third year staying at Koos for Oktoberfest. Great location, walking distance to the city centre and the Theresienwiese. Staff are friendly and really helpful. The bar is a great place to meet others. We had two 6bed apartments. Apartments in the main building are lovely. Apartments in the building across the courtyard are very basic! The app for the key system never worked. Reception had to give us physical key cards.
- Samuel (8/5): - Modern apartments and central location. They don’t have parking onsite but provide a discount to park in the garage that is a 2 minute walk. The breakfast buffet is decent with a minimalist omelette station (only 3 ingredients!) and you have to make your own waffle and pancake but has a good selection with smoked salmon and other hot and cold options. They have no bottled water (even to buy) which was shocking and then they charge a lot for giving you pitchers of water!

- TarinnSchafer (2/5): had to leave - We did not sleep in the room, it stank very strongly of a HVAC scented perfume, I was getting sick within minutes. When we complained they send a maintenance man up, and he said all the rooms have that scenting so we left, and she would not give us a refund because we didn't pay for a refundable room. So don't stay at this hotel if you have asthma or COPD. The staff were nice about it. Its there policy. The room was so tiny you could barely walk around the bed, and There was only one window that opened to a very busy street.

- Joanne (6/5): - As 4 adults we were given only one room key as the app for keyless didn't work. Having one key when we had multiple things to do not necessarily always together was a huge hassle. The hotel has a restaurant that closes very early so that wasn't convenient for us. In addition, we paid over 316 Euros per night using Expedia while the hotel advertised on the side of their building 160 Euros per night. Book directly with this hotel to avoid the excessive upcharge.

Our room was booked as a family room for 4 people and it was a bit tight especially with luggage. The room was clean and had all the amenities including a washer, which we ended up not using. - jc1218 (8/5): Nice stay at Koos hotel and apartments - We just checked out of this property and I felt like I needed to write this review because I did look on Trip Advisor before our recent stay and it did not get great reviews, so I wanted to share my experience. We had a 3 bedroom apartment and it was quite nice. 2 full bathrooms, a small kitchen with a refrigerator (no freezer) and a small washing machine (no dryer). The third bedroom is actually the living room where the bed is actually the couch but it was fine for our youngest kiddo. This is the only reason for the 4 star and not 5 star review for me. I was disappointed that it was misleading to call it a 3 bedroom when it’s really 2. The weather in Munich was quite cool and mild while we were here so we didn’t really need the air conditioning but I will say the AC did work quite well. I understand there was a heat wave in Munich in June and the AC couldn’t keep up which I totally understand- we didn’t have this problem because the weather was beautiful while we were here. Lucas at the front desk had an incredible depth of knowledge and recommended all wonderful restaurants and timing to get to the train station. We also had some small issues with the room but you simply put a ticket in and they take care of it on the same day so no complaints there either. The location is fantastic! Only a few blocs from Marienplatz, you can be in the center of all the action in a few minute walk and there is an Aldi about 3 blocks away so you can get some breakfast foods and fruit for a few euro, versus doing the relatively expense breakfast at the hotel. Overall, for the cost and space, I would definitely stay here again and reccomend it. It was a nice property and we had an uneventful stay.

Our room was a bit tight for 4 people, but clean and comfortable. The only issue was that there was no air conditioning and when trying to sleep with the windows open, it was incredibly noisy.
- N1137ZWjohnr (10/5): Nice hotel stay in the heart of Munich - Our family of four adults stayed for three nights in the heart of Munich. We enjoyed the hotel and it was very convenient to walk to most of the major sights. We drove a car from the airport and parked it nearby in the discounted parking garage. The hotel was clean, and we were pleased that there were complementary laundry facilities on site with washers and dryers. We would recommend this hotel to our friends and family or if we come back to Munich.

- michellealt (6/5): Great location and lovely staff, but cleanliness needs serious improvement - We stayed at Koos Hotel twice—first in a one-bedroom apartment and then in the Apartment Plus. The location is excellent with two tram stations within a 5–7 minute walk, plenty of restaurants nearby, and shopping areas close as well. Breakfast was a highlight, especially with a variety of vegan options. The reception and breakfast staff were super friendly—special thanks to Nadia for being incredibly helpful throughout our stay. However, the biggest downside was the housekeeping. During both stays, the cleanliness was far below expectations. The Apartment in Building C was especially bad: poop stains in the toilet, small roaches, spiders, and cobwebs all over. Even in the main building, our request for a room clean went unfulfilled despite being out from 9 AM to 3:30 PM. Common areas—especially around the reception—often had dead bugs, crumbs, and dirt on the windows seating areas Koos has great potential and genuinely kind staff, but the poor housekeeping makes it hard to return
- pigeon-a-nice (4/5): Unsafe - Room 93 is on the ground floor in a courtyard that can be accessed directly from the dodgy street nearby. As a woman traveling solo for work, this was not safe, neither for me nor for my belongings. To makes things worse, there is no physical lock on the door: Koos Hotel & Apartments insists on using a questionable digital key system that could be hacked. The whole thing is absurd: as a guest coming from the lobby, you'll need your phone to unlock several sets of doors; but using the courtyard entrance, any random person can right up to your door (note the open gate, bikes and parked cars in the picture I took). To add to the absurdity, check-in consists of having the unsmiling front-desk employee watch you while you have to scan a QR code and do the whole process yourself. That same unhelpful employee gave no indications on how to get to the room, which was hard to find because of the place's awkward layout. The only reason I stayed was because I managed to wedge a table behind the door to secure it and close the rolling blinds. This felt miserable, and A/C didn't make up for the many other drawbacks: insufficient cleaning, microwave out of reach, no coffee machine, worn-down pan, window stuck shut, extremely loud bathroom ventilation, unusable wi-fi… So much for having a place to cook or work! In conclusion, I will never come back and would recommend avoiding Koos Hotels & Apartments.
- Stay65000838433 (4/5): Poor service - Staying with my friends where we were all meeting after many years, our stay was spoilt by the poor Service provided by the hotel staff. Going in summer it was hot and the air conditioning was broken They had 3 days to repair and we were assured it would be but they did not care. Some of the hotel staff were trying to be helpful but the management there was not the most responsive kid helpful. It is a pity as they have a good location and clean areas.
- 597haria (4/5): Sleepless nights in Munich thnx to KOOS staff - The General Manager was not helpful at all even after mentioning about the air conditioning not working in the living room (we slept without AC for 3 nites) .. the fans they provided as stop gap solutions were noisy and disrupted our sleep. She used to say that the technician has sorted it, but it was just not solved for reasons known to them.
- hashxl (2/5): Unethical and unprofessional! Stay away! - A group of us stayed in their 2 room apartment and paid way more than a fair value for our 3 nights. The rooms smelt, the hotel was dirty but most of all, the air conditioning didnt work all the 3 days of a warm summer stretch in June. Instead of acknowledging the issue and making it right for the next set of guests, the hotel manager tried to force us to write a positive review in exchange for compensation. If there was an issue (clearly acknowledged by the hotel staff all 3 nights), the right thing to do would be to sincerely apologize and potentially compensate your guests for their stay (for reference, we had paid ~EUR 1800 for 3 nights). Instead, we were threatened to leave a positive review. Someone mentioned in prior reviews that the hotel probably buys its positive reviews... we are not surprised!
- Whitney (6/5): - Small for an apartment. Misleading I thought there was a bedroom and then a separate living space with pull out bed. Everything is in one room.
- Sheila (6/5): - The location is amazing! Right next to old town and trains. The breakfast at this hotel is way worth the money! However, the beds are very firm. Front staff in the morning is very friendly, but unfortunately, we did not find that with the evening staff.
- Andrea (10/5): - This small apartment unit was perfect for myself and 3 girls. The bathroom has a great vanity and mire that allows more than one person to use at a time. Beds were comfortable. They are centrally located and very close to Karlsplatz. Very short walk to corner. There are also little stores located nearby. Breakfast is available and comparable to any nice restaurant but it isn’t included. There is also a very nice patio area. Everything is clean and staff are friendly.
- Stacey (8/5): - Hotel room was clean but a few things didn’t work. Towel rack didn’t heat and that was how we were going to dry our clothes. We specifically stayed here for location and washing machine, so the towel rack not working was frustrating. They do have dryers in building C in the basement but only 3 and they are being used constantly; obviously people had the same idea as us. The hotel is one block from Karlsplatz stop. We walked from main Munich Hbf (we didn’t know better at the time :) late at night and it was fine with our family but I wouldn’t want to walk it by myself late at night; even though everyone said it was fine. Front desk staff was VERY friendly, helpful and knowledgable. I do think we overpaid, so if you don’t mind waiting until you arrive, to see if they have a room, it would be much cheaper but that makes me nervous. We would stay here again for cleanliness, staff and location.

The only thing that was kind of a pain was the key to unlock the outside and inside doors that is your email so you had to pull it up each time. Other than that the property was in a great spot and everyone was really nice.
- Babu (2/5): Disappointing Stay Experience in KOOS HOTELS & APA - I recently stayed at a property in Munich for 6 days, and unfortunately, the experience was far from satisfactory. Firstly, the hotel only provided a complimentary water bottle on the first day of my stay. For the remaining days, I had to pay for water, which is quite disappointing for a multi-day booking. Secondly, the room did not have air conditioning, and when I raised the issue due to the heat, I was simply told to open the window — a very poor solution, especially considering the comfort expected from a hotel stay. This is the first time I’ve encountered such a situation in a city like Munich, and it was genuinely disheartening. Additionally, I noticed that the rates listed on Hotels.com were significantly higher than the hotel's standard pricing. This disparity made me feel misled and dissatisfied with the booking process on Hotels.com. I hope this feedback is taken seriously, as I’ve never faced such inconvenience before and expected better from both the hotel and Hotels.com.

- Nicole (6/5): Desperately wanted to love this place - First the pros: Incredibly clean, great shower with amazing water pressure and hot water, centrally located, helpful front desk staff, and comfortable beds (they are firm). The cons… the wifi is terrible in the rooms. Like, forget trying to plan your travels the next day from your room, because you can’t do it. You MUST go to the lobby. The room we stayed in was marketed for 3 people and though in theory, 3 people could sleep there, it must mean those people have NO luggage because of how tight it is. We struggled with just the 2 of us because there really is no place to put your suitcases. There’s also only 1 mirror and it’s in the bathroom (good luck if you’re short like me). Then the closet was actually impeded by the wall (see the photo). Having a kitchen and washing machine were great, but it really just made the space so much smaller. Lastly, our room was on the first floor but there’s still stairs you have to go up and down to get to the room; just one more thing that made the experience frustrating.

- andronikis (2/5): Small, cold, not suitable for families - We are a family of 4 and booked a room with a kitchenette that was advertised as a room for 4: 2 adults and 2 kids. The room is terribly small and has a very strange floor plan. When we entered the room the sofa was opened to become a bed and there was no room to walk or to open our luggage. Unfortunately there was no other room available, we were told by the reception that we knew the square meters when booked it. We certainly could not have known the floor plan, how large the kitchen or bathroom would be. The furniture looked weathered, especially the bed and there was a little bit of mold on the bathroom ceiling. Overpriced and would definitely not book again.
- Smacznego (6/5): Meh hotel. - Beds uncomfortable and room smelled of someone who smoked there previously. Also, be sure to ask for room cleaning as they do not do this as default. At check out I offered this feedback and front desk staff didn’t appear to care. Our least favorite hotel on our trip through Germany.

Also the entrance to the nearest underground station is just one block away, so getting to the rest of the city was easy.
- 872yvonnef (10/5): Great location for stations to get further afield and christmas markets - We originally booked a standard room but that was just a bit too small for us so we upgraded to a studio, which suited us much better. We were on room 1410 which was practically all brand new. Had mini kitchenette and washing machine. Lovely walk in rainfall shower. Whole hotel is really clean and there is always this nice young lad polishing and wiping away. We paid for breakfast up front and no disappointment there. Plenty to choose from. Staff were really helpful and pleasant and would definitely return again. We had the prefect stay.

- Adeline (10/5): Really convenient location. - This apartment/hotel was in a prime location. It was just 100 m from the subway station, 10 minutes walk from the Christmas market. Breakfast was adequate with a selection of cold cuts, assorted bread rolls, pretzels, cereal, yoghurt etc. Hot selections include fried eggs, scrambled eggs, sausages. Thecroom was serviced daily if you so desired this. It was handy having a washing machine in tge room. There were several dryers foc in a separate building for use. All in all, we were really pleased with this accommodation.
- Lucy (8/5): Good central location train & old Munich - Great stay at the Koos in Munich. We had a 3 bedroom with living area room for 5 adults which was enough space for us. It is located well, just a few minutes walk to the Karlsplatz and Munich hbf station, and to the Marienplatz area. The hop on hop off bus leaves from just down the street also. There is convenience type stores just down the street as well as coffee shops and fast food outlets. Would recommend for quick trip to Munich
- stephenwestby3 (8/5): Munich long weekend - Nice clean modern hotel. Walking distance from centre. Helpful friendly staff,simple clean rooms. Negative bits...check in and room key all done with mobile so make sure your battery is charged or you're locked out of your room! Breakfast an extra 23 euros per day,which is pricey and a shame as no reduction for guests,so we went elsewhere every morning.
- EdwardLeung (10/5): Lovely stay during Oktoberfest - Great location and the rooms are great and well designed. Right in the middle between the historical sites and Oktoberfest. Restaurants and shopping is also nearby in Marienplatz. As its in the city police sirens is a norm at night hence it can get a bit noisy but with the windows closed it was ok. Special shout out to Lucas who is attentive, super friendly and helpful.

The hotel was very clean, the staff really attentive and helpful and the location excellent, walkable to some fabulous areas. If we go back to Munich we would not hesitate to book here again. The bathroom and showers were excellent. The beds were excellent and we slept very well. The staff were very friendly and helpful and answered all our questions. I would highly recommend the hotel to anyone visiting Munich.

I think it is convenient for those who don’t want to use hotel’s laundry service, which is usually very expensive. Need to be creative to dry the laundry after cleaning. Not many hangers and not much space in the room. Hotel location is great, walkable to downtown area, and close to tram and subway station. Staff are nice. Overall experience of my stay was good.

I booked a room for 4 people and at checkout he said it was a three person room. Staff office was next to our room and door was open and closed all night long. Very small kitchen and the room smelled musty. We had to plea for a card key. The wifi was terrible and we weren’t able to unlock the room via our phones. On the bright side the location is great, the lobby is nice and they have a cute courtyard.

- PATRICIO (2/5): People sleepingin our room when arrived!!!!! - We arrived at 10PM and were given a room with PEOPLE SLEEPING INSIDE!!! My 15 and 11 yr old daughters entered the room and there was people in it! After being assigned another room, we had to do our own beds, and even had to ask for bed sheets and pillows for our daughters since this new room had none. We were given the wrong sheets but by 12AM we went to bed the way we could. Next morning talked with staff, who couldn't believe what happened and told us the Manager will be let known and we will be given some sort of compensation. The manager never contacted us, still waiting for it. Compensation --> none. Don't go, they don't offer an acceptable nor even a reliable level of service. Too expensive for what you get, I am sure there will be many better options for the price we paid.

- Sakan (6/5): - Overall a good place, however management is the weakest part of this property. General Manager is a racist, yelled at me publicly, called me also publicly a bazaar man and I am from Asia with Asian appearance. Calling people with my cultural background a bazaar man is very rude and not nice. It is the same when somebody threw a banana to Dani Alves on the pitch. Most of the staff had a huge ego and took the situation really personally not professionally as if I stayed at their private homes, not in a business. They showed the attitude, etc. However I think this is still management issues, not staff ones as they were not trained well. Some of the staff were just incredibly great with no personal attitude. Breakfasts were really generous though it is the same options every day. If staying more than 3-4 days it is difficult to get something different. Anyway breakfasts are better than in many other hotels around to my opinion. If I wouldn’t meet General Manager who is not professional enough to solve conflict situations (at least not on public) and escalates them on public I would have better impression of this place.

The day we arrived, we checked in early but the room wasn’t available. They kindly kept our luggage. When we got back (tired because we walked a lot) we checked in @8pm and proceeded to go to our room, when we opened the room, there was this terrible smell like sewage. We tried to get rid of it by opening the windows, I was too tired to change rooms but didn’t work. So I called Carlos (front desk) and even though I was tired, he asked me to go down to check another room available. When I went down, he told me that there was no room available (because of construction in the floor). He proceeded to come with me to my room and used an air refreshner and told me to flush the toilet 3 times. To be honest that UPSET me a lot because that sounded that they were AWARE of the smell issue so why would they offer a room like that? Or why they didn’t do it BEFORE I arrived? Anyway, the smell did go away or maybe I got use to it I don’t know, did I receive something in return for that stinky night? Mmm no, I didn’t, not even an apology from the manager. How much did I pay for 2 nights? $800. Also, the carpets are old and dirty. The extra beds offered were sofas with a blanket (terrible) The internet the worst so far in this Eurotrip. The only super good thing about this apart hotel is the location, it’s close to everything.

Staff was very helpful but couldn’t get black coffee or tea restocked in room for some reason, had to keep asking for room service to bring it up, don’t know what was up with that. When I searched for places to stay I filtered in a pool, the website says pool available, we asked and was told the hotel has a deal with a gym and if you pay at this gym you can use the pool there.

- Christopher (10/5): - Great property. Spacious rooms and pristine location. Can get anywhere quickly from this hotel's location. Staff was very friendly and professional at all times. I do recommend you do not come during non winter times. The AC does not suffice. I was here when it was 48F outside and the only way I was able to cool the room down below 70 degrees F was by opening the window and freezing at night. The staff send the technicians to my room twice but they never fixed the problem nor did they ask me if it was better. Also, there are no phones to call the front desk staff in the rooms. First time I ever see that in my life. Not a huge issue if you have no problems with the room. I don't mind freezing cold in the room with the window open because I can always throw on more clothes and make myself warm but for anyone that hates to feel warm at night, you have been warned. If you don't need to be cold at night then everything else in this hotel hits the mark.
