• LovesTravels1 (10/5): The best family run B&B in Paris - Phillipe was very kind and answered all our questions from the time we booked and arrived at the B&B. We were welcomed by Dimitri who took our luggage and welcomed us in the common area which offered coffee, water, sodas, cookies and baked goods 24/7. He had our room ready in 20 mins. We didn’t have to wait till 3 pm. He helped with downloading the e-sim for Paris. We were also welcomed by Phillipe and his wife Sabine. We met Oliver, the younger son of Phillipe who was just as helpful and kind as his father and Dimitri (a family friend). We loved our stay and will highly recommend to all our friends and family. The location can’t be beat. 5 minutes walk to Eiffel Tower, metro and train. Our room was spacious with separate bathroom and closet. It was very clean and quiet. We loved our breakfast they provided each morning and prepared eggs to one’s liking. We had fresh delicious croissants and baguettes each morning along with assortment of meats and cheese. There was nothing that we didn’t like, thanks to our superb hosts for making us welcome there.

We got to meet other guests there as well, which made the stay more interesting! My 2 boys loved the vintage lift! The location was super walkable to a lot of restaurants and of course the Eiffel Tower!

I stayed six nights with my family of four this June; six wonderful breakfasts and the service is amazing from checking-in to checking-out. The tower is at a walkable distance, about 10 minutes. Great location and great price. The bedrooms were cleaned every day. I loved that you can open the windows and just feel the fresh air. A/C and heater on all rooms. Just do it ! You won’t regret it! The building is beautiful with all those sculptures details inside and out. Thank you management and the owner for a great truly French experience !!!

• Laurie (10/5): - What a wonderful location! Out the door to the left & you're a block and a half from the Eiffel Tower, plusthere are a few cafes & food stands on your way. Around the corner to the right gives you more great food options. Or grab a croissant and cheese (all within a minute walk) and have a picnic on the ground of the Eiffel Tower! At the river, in front of the Tower is the BatobusHop-On/Hop-Off your service on the Seine making it simple to get to The Louvre, Notre Dame, etc The room we had was so much better than we expected. We booked 2 beds & got 2 bedrooms home by a bath! The beds were very comfortable and the rooms were fairly spacious. The breakfast were simply delicious - eggs made to order, cheese & meat selection with salmon, amazing breads, juices, coffee & fruit. It's a little hard to find the for the first time - it's the one closest to the corner. Be certain to check your confirmation email for the code to get in. We had a short wait due to some phone issues (the owner - who is wonderfully responsive - was out of town) but it want very long. Check in was simple, welcoming, and full of offers to help with recommendations in the area. We will be back next time we're in Paris!

There was a wait to get in - apparently some phone troubles - but once in everything was wonderful. A very small elevator is available & much appreciated for the luggage but it's only up one flight.

• Katie (10/5): Exceptional stay and friendly family - We had an exceptional stay and were very pleased with the bed and breakfast. The location and room were perfect. There is a small elevator to access the location on the 2nd floor, or you can take the stairs. The private en suite bathroom had a blow dryer and all the soaps needed for a comfortable shower, the bed was very comfortable , the property was very clean and room service was provided daily. They offered breakfast each morning, eggs, pastries, coffee, tea, water and juice as well as delicious jams in the common area. The location is fantastic - just a short walk to the Eiffel Tower, which will captivate your heart. The whole family were very sweet and accommodating and eager to ensure our stay was beyond pleasant. You will not be disappointed booking with them.

He provided helpful suggestions for dinner, shopping and site seeing and ensured that our stay was as comfortable as possible. The location is outstanding; the Eiffel Tower, french cuisine dining, and boulangeries and fromage shops are all within walking distance. Our room was spacious, the private bathroom was modern and updated. A continental breakfast (with a cholce of eggs cooked to order) was provided each day in the home's dining room. Water, tea, coffee and snacks were available throughout the day and evening. We would stay there again and recommend it highly based on our wonderful experience.

• dmcgowandmc (10/5): Friendly, attentive, comfortable and a great location - For this trip, my mum was coming along and I knew the Eiffel Tower was on her bucket lists of things to see so I wanted to get us some accommodation close by. Location is great, it really is walking distance to the Eiffel Tower. I feel I am repeating what most other reviewers have already mentioned. Everyone was friendly and attentive, you feel like you’re part of the family (and yes, I mean that in a good way!), breakfast is delicious, and of course comfortable / spacious rooms (really decent sized for Paris). This is a small BNB which means you really feel like you get to know everyone, couldn’t be further from the experience of a large hotel. Only issue, I didn’t get to spend more time here! I hope to come back sometime.
• sandyss77 (10/5): Wonderful, friendly place to stay! - When you’re here you feel like part of the family, in a good way! The rooms are modern and comfortable while keeping their historic charm. Breakfast’s are delicious and filling. Plenty of baguettes and croissants, eggs cooked to order, and fresh squeezed orange juice! There are soft drinks and water available always. Freshly baked loaf cakes or cookies. There’s a fridge available to put your leftovers in. We felt very secure given the need to go through two locking door to get into the common space and then you have your room with a door lock. It has a small lift if stairs are hard for you and your bags. We took a tour of the Louvre with Bea that was really efficient and very interesting. We also took a macaron class that was full of great tips and the macarons were delicious. Leo was a great host and everyone was really helpful with our questions. Location is wonderful for exploring the Eiffel Tower area. There’s a metro station about 0.2 miles to the east. I highly recommend staying here. I would definitely stay here again.

Rooms are large and clean, bathrooms as well and accommodated with beautiful white fluffy towels. Breakfast was so French, the coffee excellent the croissants fresh. Parking garage 5 minutes away at very reasonable prices if booked in advanced.

• dmlail42 (10/5): Saved from pick pockets. Thank you Margo! - The bed and pillows were very good quality. Very clean rooms. A family feel to staying in authentic Paris. Morning breakfast is fantastic. Most importantly, Margo likely saved us from pick pockets on the metro. She gave us detailed directions to get to montemarte but also warned us to use great caution on the metro. We had everything locked down (literally I had a combo lock on my bag) and sure enough a swarm of teenage girls crowded in to the metro then ran off last minute. We had watched videos about how this happens but it still surprised me when it did. A lady on the metro was very very upset. Yelling at them in French to leave. She and a gentlemen both were quite concerned that we had lost things. We reassured them they didn’t get us. The French people are very unhappy about these gangs of thieves. The only downside to this hotel is the same as all others in Paris. Having AC and being allowed to use it are two different things and like other places the AC cannot be used until it is 80F outside. We left the windows open for cooling and ventilation but it does make for a lot of noise. I don’t think anywhere in Paris would be quiet though. If you want quiet then you go somewhere else.

Breakfast was traditionally French with croissants French stick, cheese and cold meats. The living room area was such a plus with a fridge full of cold drinks for us to help ourselves to. The Eiffel Tower was approximately 4 mins walk away along with several lovely restaurants. We would not hesitate to book again.

Our room was spacious with air conditioning and the bathroom large with all amenities needed. Beds very comfortable. Generous sized towels a bonus! Leo and Philippe were so very helpful and went above and beyond to assist us when we left a bag in a taxi. They were really helpful. Nothing was too much trouble and they always checked if we needed anything. Location was wonderful as it is very close to Eiffel Tower and we walked everywhere and used the map they provided. We are planning to go back and stay longer next time. Highly recommend 😊

• josefd888 (6/5): Close to Eiffel Tower b&b. Not great breakfast - We booked this place based on the excellent reviews written but we experienced an average stay. First upon our arrival it was very difficult to find the place. There is no sign of the b&b except a very small door sign that is not very visible. Once you get there you do not know how to get in to a locked gate. After wondering around looking for a free entry, I called and Leo informed me that he will meet me by the street gate. After a long wait he showed and opened the gate. The rooms are on second floor via a staircase The room and the bathroom are very nice updated, large and clean. The tv has only French speaking channels available. The breakfast was very skimpy. Yes they had some croissants and bread with a few cold cuts and cheese that was not presented that was appetizing. Overall we were disappointed based on lots of positive reviews by others. Breakfast was the same everyday. We did not experience a warm reception from the host as others described in reviews.

• elainegA5380RK (10/5): Central, top class location! - My family (two adults, two children) stayed here for a week after Christmas. Simply put, 5 stars for location (a minutes walk to the Eiffel Tower, bus tour stops, restaurants and supermarket), 5 stars for type of accommodation (High end, exceptionally clean, beautiful surrounds, fabulous breakfast) and 5 stars for the hosts (always available, helpful, courteous, knowledgeable). Could not recommend highly enough. Will be our go to place whenever in Paris.
• hubean (8/5): Good hotel - I think this B&B is very good. I appreciated opportunity to check in early. Room was very clean, but can use some updates. Bathroom is updated, but shower water is never hot. For our 7 day stay the same breakfast was offered every morning. There is no opportunity to make hot coffee or tea in your room. There are some drinks available in the common dinning area. it didn’t feel very private, you can hear every movement in a hallway and above you. It is a 5 min walk to the Eiffel tower, and close to bus and metro. Overall, its a very decent place to stay

Leo gave us a warm welcome. Very accommodating and attentive. He gave us suggestions on restaurants that we really enjoyed. The place is clean. Our room was ready before our check-in time so we were able to check-in early. Very thankful for that. We travelled from Spain to Italy to Paris and the room we got here is the biggest. We got a king size room/bed with huge bathroom. We highly recommend this place and will definitely book with them when we get back to Paris.

• keinanp2016 (10/5): Amazing place and owners - Not only is the place warm, beautiful and clean, Phillipe and Leo provide a sense that you are the only one there, they are both caring and always willing to help. The homemade breakfast is again warm and delicious. We were surprised to find such an exceptional service and place, for a completely fair price. The place is highly recommended (if it was beyond great for our honeymoon, it is definitely great for anyone else).
• Omar (10/5): - This place was perfect. It was my wife and I and our 2 teens daughters. We opted for the family suite. It was the perfect fit for our family. Rooms were nice and clean. The staff was excellent and was very helpful to our needs. The establishment was run and own by family members and made u feel at home at all times. The breakfast was delicious too. It a short walk to the effiel tower and about 5 min walk to the 6 metro train. It was more like if u have a small apartment in Paris instead of being in a chain hotel.

The Eiffel Tower is around the corner! Close to two metro stops, great neighborhood too! Safe area…. The hosts of the B &B are amazing!! So kind, generous and welcoming! I absolutely recommend this beautiful place to anyone!!! And would stay here again!!!! I loved that the ET was right there and we walked past it every day and night!!

The breakfast and the food left out for the afternoon was delicious. The fridge was always stocked with drinks. We could bring in our own wine and enjoy. We loved the big modern bathroom and the room was so lovely. Perfect first place for Paris. And its right by the Eiffel Tower.

• mnbcritic (10/5): Outstanding service and amenities - Relais12bis was one of the best lodging experiences we have had. The proprietor, Leo, spoke English and was very helpful with tips about Paris, and he personally prepared breakfast for us every morning. We were there one week and the rooms were always cleaned promptly. The bathrooms were gorgeous, much more spacious and modern than in most European hotels. The common area was very inviting and there were complimentary drinks and snacks at all times. They held our reservation for two years throughout COVID - we had planned our trip around the French Open and they allowed us to keep similar dates based on the French Open's revised schedule of matches. It was conveniently located, about a 10 minute walk to 3 different metro stations, and only a 15 minute walk from the Eiffel Tower. Overall, I highly recommend Relais12bis!

He was very friendly and accommodating to our schedule. He also helped us find a place where we could get a Covid test (on a holiday, when all the pharmacies were closed) for our flight home.

The daily breakfast was a great way to start the day, and the hosts were friendly and helpful and always available. In addition to croissants, coffee, tea, bread, jams, cheeses and charcuterie, we were offered made to order eggs every morning. Leo, Oliver and Philippe were great hosts. The room was comfortable and the bathroom was spacious and modern. Leo helped us with printing our Covid test results that we needed for our trip back home. The dining room and living room were available for our use as well as a refrigerator with drinks. Wine glasses were also available as well as a nespresso coffee machine.
• Roger (10/5): - Our stay at Relais 12bis B&B was absolutely perfect. The B&B is within a 5 minute walk to metro stations and the Eiffel Tower. Leo and Oliver were wonderful hosts, suggesting places to visit and places to dine. Breakfast was served every morning in the dining room with wonderful croissants, baguettes, ham, cheese, made to order eggs, fresh squeezed orange juice, coffee, tea, etc. Every afternoon/evening there were always sweets and breads set out as well as delicious cake from their grandmother! Also available at any time were cold drinks, at no extra cost. The room was beautiful, with an updated, large bathroom. The bed was so comfortable which was just what we needed after a long day exploring the city. I highly recommend this B&B and will definitely stay there again if we ever return to Paris.

• Voyager17394811587 (10/5): Fantastic stay in Paris - We stayed here in September 2021 whilst on a romantic break to Paris. The B&B is family run and the family live close by so even out of office hours they are available to solve any queries. On our arrival Philippe and Sabine showed us into the living room area whilst our room was being cleaned. We were made to feel very welcome and enjoyed coffee and croissants whilst we waited for our room. The living area is beautiful with original Parisian features still present. A nespresso machine is available to use by guests 24/7 and cake/fruit also. Breakfast is served from 8am - 10am everyday including croissants, meats, cheese, bread, yoghurt and eggs cooked to personal choice. It is delicious and we took advantage of this daily as it fills you up for the day ahead. The room we stayed in was very clean and spacious with a modern bathroom. We had no issues with the room and when we needed an iron and board the family were happy to accommodate us when we asked. The B&B is situated in an incredible location within walking distance of the Eiffel Tower and some amazing fine dining restaurants. During our trip we also visited Disneyland Paris which was made easy by the B&B being within walking distance of the Metro line. • cwD1473ER (10/5): Lovely place to stay just by the Eiffel Tower - Relais 12B&B is a great place to stay within a very short walk of the Eiffel Tower and close to the Metro to get to the attractions. The hosts Leo, Phillipe and Sabine are brilliantly friendly and cook an excellent breakfast. The family suite we had was great and I’d recommend this as a place to stay when visiting Paris, especially if you are going to see the Eiffel Tower.

Best shower I had in a 2 week trip to France. Bed was very comfortable and loved the AC. Breakfast was delicious, filling and had plenty of choices. The scrambled eggs were amazing. As well as the freshly squeezed orange juice. They provided a small fridge filled with water and drinks you can grab at any time. Also coffee, tea, fruit and cake in the afternoon. Service was fantastic. I really enjoyed this place. I can't wait to go back.

We had a fantastic stay at Relais and it will be the first stop on our next trip to Paris.

We have been to Paris a few times before but it was the first time we traveled to Paris with our 7 month baby. Phillip and Leon made sure we were comfortable and accommodated us well. It is a friendly family run BnB, we felt relax and happy staying there. The BB was clean, classy and represented Paris well. The breakfast served was lovely, they catered for us as we do not eat bacon. Honestly from the moment we first arrived to the time we left we enjoyed every second of it. It was a wonderful experience and when we return to Paris we hope to stay here again.

The shower had instant hot water and lots of pressure. The breakfast of fresh squeezed orange juice, fresh crossaints, ham and cheese were delicious. The staff was beyond accommodating and so helpful with booking taxis and giving suggestions of places to visit and good restaurants to eat at.

The best part about this place were the owner (Philippe) and his son (Leo). Leo played the perfect host and served us breakfast each morning to our delight. He has a craft when it comes to pleasing guests and tended to our requests. Certainly these folks know what they are doing and this is a very special place to stay at. Highly recommended.
