This is a grade2 listed building with 3 floors and we have no elevator anyone struggling with mobility issues may struggle to navigate the many stairs and long halls of this wonderful historic building.
Bars and Restaurants will stay closed on Sunday and Monday.
Bar & restaurant open Tuesday- Saturday. Food service from 4 pm- 9:30 pm.

- Ronald (6/5): Gypsy camp - The bedroom was lovely very nice bed was exceptionally comfortable The fact it was over run with gypsies only made us use another pub and restaurant the hotel carpets were rotten and threadbare the only saving grace was the bedroom overall I wish we hadn't of travelled very disappointing like my old teacher said must try harder

location was fabulous The rooms where dated and tired. It was cold during the night.
The bathroom was in poor condition black between the tiles and around the bath the shower was also very poor just trickled out.

Just watch out for Friday morning parking restrictions on the market square . Warm welcome from the on-site staff. It’s up and down stairs so maybe not suited to anyone with mobility issues or maybe ask not to be at top levels

Great bar and staff were helpful & friendly. Fabulous Sunday lunch. Always lovely and warm and the bed was very comfortable. It’s in the middle of light renovations which are needed especially in the common areas. A little more TLC required. But all in all it was perfect for our needs.

When we got back my husband & I asked for an Expresso Martini each because they were advertised at the bar. Couldn’t do that because no Kaluah in stock.

Bathroom was large with seperate bath and large shower There is virtually no staff, no housekeeping. Although new the basin taps were wobbly and shower taps were not great. The shower water ran cold by the time both of us had showered. There is refurbishment going on but some of the carpets are at least a decade overdue for replacement

Lots of tea & coffee supplies and nice touch of added biscuits.
Room was a great temperature with extra heater if needed without having a radiator on. Floors a little uneven but forgiven as it is to be expected in a building with age and character.
Wouldn't put me of staying again.
- K (10/5): Don't go by first impressions! - Amazingly friendly welcome. Heading up to the room through a fog of cigarette smoke did not bode well, but, happily, the room was immaculate.
Service was second to none. Free parking in market square roght outside the hotel was a great bonus.
Will definitely return to The Leven.

Hotel was duidelijk aan renovatie toe. Badkamer had vocht en schimmelvlekken. Verder schoon. Geen ontbijt, wat niet heel erg was (in winkel aan overkant gekocht). Wifi was alleen bij receptie te ontvangen.
- patricia (5/5): Glad we were only there for one night! - A friendly, warm welcome and great location. Priced fairly. Hotel is an old building and rather tired. Although our room was clean, it looked as though stairwells had not been vacuumed in ages. The stairs up to our room seemed endless — do not plan on carrying much heavy luggage up to your room! Our sink was cracked. We could not figure out how to switch on the electric shower and there were no instructions so we were unable to shower.

- Lee (5/5): Great location but tired hotel - Well located in a lovely market town Tired and dated facilities. The receptionist said they were updating, but I am not sure they had started. Everything was clean, just dated.
- Amanda (5/5): It’s obviously going through an upgrade but it’s really not pleasant once you leave the reception. - In the town centre and lots of free parking. Receptionist on arrival was bubbly and helpful. The beds were comfortable, new carpet and sheets clean. The corridors to the rooms wreaked of old smoke and cleaning fluid as a result of an old and fraying carpet, to the point where we were holding our breath! The shower cubicle in the room was mouldy and the toilet had not been cleaned below the seat to the floor.

The carpets in the corridor were tatty and unsafe in places. The bar area at the bottom of the stairs was left untidy - dirty glasses all over the tables in the morning. The front bedroom was noisy until midnight due to the loud music and outside drinking on the high street as the room was hot we had to have the windows open.

- sophiebwilkinson (4/5): May be better once refurb finished & consider air con or at least a fan in rooms - Stayed here whilst on coast to coast walk as our original hotel’s refurb had overrun. The pub downstairs is fine, but the corridors to the rooms were awful. Also felt a bit insecure. To be fair the hotel is being done up so corridors will improve and the room & bathroom were very nice. The real reason for the 2 stars was a lorry delivering & collecting things for 45 mins at 2am on a Sunday morning right outside! The room was hot so we had to open the windows & were then awake for an hour cos of the delivery & we had to get up at 6.30am. Not fun!

- KP (5/5): Basic but acceptable (shower was mouldy and comms could be better!) - Staff on site were very friendly - very good value for money. Great location on Stokesley high street. Shower was horribly mouldy, so couldn't face using it! Very poor communications (via recommended route) - attempted to use their messaging system to ask about out of hours check-out procedure - repeatedly returned with irrelevant responses as if they were replying to a completely different message, so I gave up in the end. Called the advertised number but got through to a recorded message, with no further options. They then caused further confusion by forwarding an equally garbled message to local staff! All sorted on arrival, though, thanks to the friendly staff. If you need to contact them, recommend that you try and phone the local contact number and avoid "head office" or whatever the central number is!

- mac673 (6/5): Fairly Basic With a Comfy Bed - We'd booked to stay a night here so we could have dinner in a local restaurant and not have to worry about getting home afterwards. We'd made the reservation via booking.com which was straight forward as was checking in on arrival. The rooms are on the 1st and 2nd floor, where ours was, with the up to it being via some fairly narrow stairs and corridor where it would have been difficult getting a large suitcase up/along. The carpet on the stairs and down the corridor wasn't particularly nice and showing it's age in places although there are signs up saying that the hotel is currently undergoing some minor renovations and there was lots of squeaky floor boards as you walked down it. The double room was a reasonable size and appeared to have redecorated in the recent past, it would have benefited from having more than a few hooks on the wall for hanging clothes and the only drawers being 4 small ones on the dressing table with a stool that had wobbly legs. The bed was comfortable with no real noise coming from anywhere outside over night, however the blinds over the windows did nothing to keep out the early morning light, leading to a slightly disrupted sleep. The bed side lamps were cheap and tacky being moulded plastic, one of which the bottom was split. We found the radiator on and the room very warm, it did eventually cool down once we'd turned it off and opened one of the old sash windows (with difficulty as the blind wouldn't stay up while opening it), which wouldn't stay in a part open position. The power shower was adequate, yet the hot water in the sink was a very low flow and never actually warmed up, so it had to be filled with the water from the boiled kettle (which had water left in it when we arrived) to have a shave, the tiles around the bath (which had a few cracks in it) could also do with a bit of a scrub.
We were aware that there was not breakfast option offered so had cereal with us and walked the short distance over the road to the Co-op to get some milk in the morning.
A budget room that's OK for a one night break if you want to visit the town/area for any reason or it may be catering more for contractors who would be working somewhere in the area.

My main gripe is the placing of the flashing smoke detector above the bed which I find annoying. The shower water pressure was quite low making getting wet a challenge.
