- travelbugberni (10/5): an oldie but a goodie - This is the fourth time we have stayed here over a number of years. The staff and owners are the nicest people, and makes us feel at home. It is an older establishment but we had no complaints. Everything worked, and I personally love the beds and pillows. We made use of the communal area, having our breakfast everymorning and just lounging there when we had time. There is a high end supermarket and also a fruit seller/grocery just beside, and we had fresh fruit every day. Easy walk to Suria Mall, and the rest of Gaya Street. Also walking distance to the other attractions in town. And there are no elevators so there are stairs.
- Victoria (8/5): Very Simple & friendly - Family run business, very friendly and accommodating staff. Room was clean, basic amenities (eg dated wardrobe). Sheets and towels clean, a few with stains. Very close to Gaya st and 2 great supermarkets next door.

- nt_traveldiary (2/5): Old and dirty. To be avoided. - Hotel is very old and not clean at all. We were supposed to stay 4 nights and had to change after the 1st night. Dust, damaged furniture, very old and not clean. For the same price, we found much better alternative and changed location for the remaining 3 nights.
- JamesNjim (6/5): Budget stay in good location - Booked a room online with little choice as it was rather short of time. Read some favorable reviews. Priority was to stay along Gaya Street. The hotel reminded me of budget hotels in earlier days which operated in shop lots. There was no lift. Check-in at first floor. Room was very basic but just fulfilled our needs for short stay. Located at the end of Gaya Street and was close to many banks and the Suria Shopping Mall.
- HYGINUS (8/5): - Walking distance to Suria Sabah shopping mall and the famous Gaya Street. Below the hotel is Tong Hing Supermarket. Would be better if the TV is fixed, the fan has a switch to turn on/off and the aircond has a remote in the room.

- 885limw (10/5): Great Stay! - Only 10mins from airport, eden 54’s location is conveniently situated near Suria Mall, has a supermarket/ cafe next to it. Lots of local foods and cafes within walking distance. The room and toilet are clean and spacious with free wifi. Owner and staff are super helpful and friendly. Value for money! Will definitely stay with them again and recommend to friends and family.

- mambokings2015 (2/5): Not Value for Money - Checked in on 29 Jan for 4 nights, came back from work and realized double lock at 204 was not working, cnt lock and no safety. Surprisingly for a rated hotel NO hose bidet, uses bucket and pail. This room that i paid for was full of bed bugs, according to the staff, this room was a previous oil and gas long stay guest.
Had nasty bed bug bites all over body. Had to ask the staff to change my unit to 203 Hopefully can have a peaceful night tonite.
- Jeremy (6/5): Decent stay at good location - Just needed a place to sleep with decent comfort & cleanliness. Eden54 fits the bill at a very reasonable rate. Only negative experience was lack of credit/debit card facilities to pay for stay. Hope the management can offer this basic facility for guests
- Mohd Hazdy Firdaus (10/5): - The term "beautiful things come in small packages" best describes this property. The stardard is on par with any other boutique hotel around. The place is cosy and homely.
I initially booked a queen bed with no window but the owner was so generous to upgrade me to king bed with window overlooking lush greenery. The room was very clean and the bed was super comfortable. I had the best sleep in a month. The hot shower was pleasant and all toiletries provided for. If anything need to be added is a bidet tap.
The communal area has a fridge, hot & cold water dispenser, microwave, toaster and all other necessities. All you need is your own bread, cereal and milk, you're good to go.
The location couldn't be more perfect, centralized but away from the busy streets. There's a fruit market downstairs and a supermarket at the corner. I particularly like the supermarket. They sell high quality bread and everything else you need for breakfast. They even have a good selection of beer and wine (if you're upto booze).
If malls is your thing, Suria Mall is only about 3 minutes walk away. All other attractions such as Signal Hill Observatory, Jesselton Point Ferry Terminal, Harbour Walk, Central Market, Handicraft Centre and Waterfront Esplanade are all in the vicinity.
If you're looking for a comfortable yet affordable place to stay in KK, I highly recommend eden54. I would definitely stay here again on my next visit.

- Jimmy988 (10/5): Long Overdue - This was way long overdue but I could finally sit down and remember that I owe the lovely owner a review from Dec 2014.
Eden54 was part of our stay in KK in our honeymoon trail and I can say the location is very strategic. Almost all is within a walking distance and it helped that my wife too knew the locales. Food, watefront, groceries and convenience stores are a stone throw away.
The manager (Madam Grace if I remember it correctly) that time was very friendly even though we checked in late. The room setup was satisfactory and I could not recall any qualms with the quality.
TLDR, will definitely come back in the next KK holiday trip, and this time with additional heads. :)

- GeorginaWilson (10/5): Good value, service and location - Eden 54 is a comparatively modest hotel but had everything I needed for three nights. The location is good for shopping areas and the nearby Sunday Markets, and the rooms are well equipped.
The staff were very helpful in recommending places to eat, and also in organising good value transfers with Grab Car to the airport early in the mornings.
If going to Sabah again, I would certainly take advantage of its good service at reasonable price.

There is a large public area that can make this happen (unfortunately I did not really take advantage of it). My huge room was cleaned daily. I dove daily and it is only a five minute walk to the jetty. And there is a very nice upscale supermarket right next door too.

The hotel staff is responsive to questions and friendly. The room is small. They don't provide breakfast but there are nearby options, western steak around 2 shops away. What i probably didnt like in this hotel is that they dont have elevator so you have to carry luggages in a small flight of stairs. There is a massage place nearby. You can walk over to Gaya Sunday market for probably around 8 minutes away. I didnt have much complaints since I am out the whole day touring KK. Overall good value for money.

- 414AnnC (8/5): Very nice - The people running this hotel are very friendly. It's central and clean, and it's very nice that there's a lounge area to sit in, with a small kitchen corner. The bedrooms are fine, more comfy than we were expecting.
We stayed in 2 different rooms during our visit, and one was much noisier than the other.

- sak_amk (6/5): Did not meet our expectations but had some good points - We were a family of 3 (husband, wife and 4 year old) staying in a studio plus room. Based on the reviews and photos we had higher expectations.
On the positive side, the staff were wonderful, helpful and friendly, the rooms were clean and the beds were comfortable (although the pillows were not).
The reason it did not meet our expectations was the decor looked nothing like the pictures, the furnishings were dated and broken (handles falling off cupboards, loose fixtures etc), the air conditioning although it worked was very noisy and this was made worse by the constant buzzing of the halogen light and the room was so small that once we put our 2 backpacks on the floor against the wall there was almost no room to walk past the beds. Finally we stayed 3 nights and our room was only serviced once on that occasion they only half made one of the beds.
Other people on this site have complained of noise, we were right near reception and although we could hear people talking it was no worse than in any other hotel and it did not bother us .
There is a good (but pricey) supermarket / bakery / restaurant next door, a great vegetarian restaurant a few doors down and the jetty and mall are very close so the location is great.
- TnT1999 (8/5): Simple, well located hotel - The hotel is located near a huge shopping center and close to the clock tower. It is a small hotel with basic rooms. Staff was very helpful and friendly. Perfect for a quick stay before heading off to more interesting destinations.
- ELimHS (8/5): Very Good, But ... - Selected this hotel for my overnight stay based on all the positive reviews posted earlier. Agree with many of the positives mentioned. The hotel truly has an ideal location and careful thought has been given to providing for the needs of the traveler, making this a fantastic hotel in this price range. However, I hope the hotel owners do keep up the maintenance and cleanliness of the hotel which is starting to show its age. My aircon took quite a while to cool the not-very-big room down. And unfortunately, something quite beyond the control of everyone, there was heavy construction work going on just behind the hotel all through the day and night. It was quite noisy then. Having said that, I would come back and would recommend this hotel without hesitation.

- rassydoo (10/5): Relaxing stay - Had a great time staying at this hotel. The staff (particularly the lady) were so very friendly and genuine. I had a street facing king room which was well equipped and spacious for the price. Perfect location also. The restaurant Shoneys Dining and Bar beside the hotel offers excellent western food if you’re that way inclined! Fancy supermarket next door is super handy for all essentials. Would definitely recommend Hotel Eden 54 for a KK stay.
- Klutch41 (10/5): Amazing Host, Can Be a Bit Noisy - I stayed here with my girlfriend for 2 nights before leaving for one night to climb Mt. Kinabalu and returning for one more night. I have mostly positive comments on this hotel.
Starting with the positive. The host was amazing. She was so happy to help us and make recommendations in KK. She also helped us a lot in finding transport to get to Mt. Kinabalu. Very smiley, approachable, and definitely made our stay! Upon leaving on the third night, we had noticed that my girlfriend had left her bikini on the bathroom door. They amazingly found it and went to Jesselton Point where someone could send it back to us. Really amazing hospitality.
The rooms are basic yet have everything you need. The value for money is thus excellent. The bed is comfortable, there is a very new fan in place as well as the aircon. We opted to save as much money as possible and opted for the room without window. In hindsight, as much as this saved us about £2 each a night (virtually a meal), I would still prefer to invest in a room with a window.
In terms of the negatives, we found the corridors outside the room to be very noisy in the v early mornings. We typically woke up around 8:00, but from 5:30 onwards, there was a continuation of Chinese tourists talking to each other; this really disrupted our sleep.
Overall, this hotel is worth coming to for the host alone; she is amazing. Perhaps try to request a room that is situated in a quieter area.

Rooms are basic without fridge or safe but beds are comfortable and toilet and shower are working well. Should install bidae though.
- Joel (8/5): - I stayed here only for a few hours after climbing down from Mount Kinabalu and before an early morning flight the next day. The location is near to a fancy new shopping mall, but a little further from the rest of the town. The rooms are functional, if a bit dated. The cupboard really showed its age for example. Although I requested a non-smoking room, the room I was in smelled faintly of smoke. The hot water was also a little lacking. Oddly enough, the front door is locked later at night and the receptionist never mentioned that to me. This led to some inconvenience when I got back to the hotel just before midnight and spent five minutes trying to figure out how to get the door open before the receptionist buzzed me in. Overall, it was perfectly adequate for a short stay and a bed to crash, but I'm not sure about a longer stay.

- Summer (10/5): - Hotel Eden54 is a nice little family-run hotel in a great central location in KK. The staff is really friendly and helpful, and it's clear they put a lot of love into their business. The price is great, and it had everything I needed for a quick stay. The room and building were pleasant and comfortable, though there were some aspects that were a little worn (like chipped paint). And there was construction outside the window, that fortunately ended before I needed to sleep. I'd stay here again. I really liked the people, location and price.

- Derek (4/5): Wouldn't stay there again. - This is a very central location for staying in Kota Kinabalu. The shops, restaurants, and pier for tours are right nearby. However, the hotel could do with some maintenance and the fixtures and fittings were not all up to the standard required. For example, the shower head came away from the hose when the water was turned on and the hotel had termites. Although the hotel is only on one level, it is up one floor from the road and there is no choice but the stairs.

Next door is the convenient shop, and lots of eateries surrounding. Even the Western Restaurant/ Bar next door serve really great food with very reasonable price. And Suria Mall is just behind, banking at the next row, walking distant to few attractions ie clock tower. Location wise is superb.
Room are spacious and very clean. We took up the Family Room and it comes with 2 Queen Bed. Only shower, but the wash room was spacious enough for good comfort.
- wayne (8/5): Comfortable stay at a reasonable price - Hotel Eden met our needs very well for an overnight stay on our way to Mulu. It is very well located, with supermarkets right next door, and easy access to the downtown mall and waterfront. The room was comfortable with good air conditioning and wifi, and everything we needed.

- Jane (8/5): Simple, clean and Cosy - We had a night stay before heading for Mt KK to hike the next day. The hotel is simple and cozy. Near to many eateries and within walking distance to a big shopping mall. There are also supermarkets nearby to get the food supplies needed for the hike. Will strongly recommend to those who are looking for just simplicity.
- Verified traveler (8/5): Decent hotel for a short stay - We stayed for 2 nights here in a double room with window. The rooms were clean and decent, with basic things like kettle, tea bags and instant coffee provided. There was also a working television with some channels (there's HBO).
The hotel reception is located on the second floor, so there will be a flight of stairs to climb. However, assistance for luggage can be requested through a bell on the ground floor.
Just next to the hotel is a mini mart, and a few shops away is another supermarket. The Suria Sabah shopping centre is just 3-5 mins walk away too.
All in all, a decent hotel to stay in for a few nights at the price we paid.
- Verified traveler (10/5): Value for money stay - Hotel was at a convenient place and most drivers will know where is it. Staff were friendly and everything was pretty quick. There is a shared fridge at the lobby which was nice! Room was pretty value for money and decent for a short stay. Wifi was good, free bottled water, comfortable aircon and decent bed. Maybe the only cons is there's stairs up to the lobby (it is challenging for us when we came back from climbing Mt Kinabalu lol).

- Verified traveler (10/5): Convenient Location, Simple, Helpful and Friendly - We stayed at Hotel Eden54 for 3 nights. The room was simple and clean. Bathroom had a nice shower with consistent hot water. The location is very convenient near to Jesselton Pier and it’s also situated next to a western grocery store with a fantastic full service breakfast section. There are also several great restaurants both to the left and the right of the hotel within 2 blocks. The staff was very friendly and helpful and provided a local map and recommendations. The only thing was I couldn’t find an elevator so I needed to carry our large bag up to the 2nd floor. But otherwise if you’re looking for simple clean accommodation near Jesselton Point then this is the hotel for you.
- Paul (10/5): Comfortable hotel in convenient location - The hotel staff were very friendly and we had a comfortable stay here in a compact but clean and well equipped room. It is in a convenient location with shops and restaurants starting next door and a short walk to the shopping mall or pier for boat trips.
- May (6/5): Basic hotel near town - Hotel was basic, beds were comfortable. However, air conditioning was not really working so it was really hot. The room took a really long time to cool down. The lobby was really hot as well. We had a problem with our toilet as well but the staff were fast in solving that.
- Verified traveler (10/5): - Great stay, 2am check in not a problem if you notify beforehand. Reliable staff booked taxis for us and were very friendly and happy to help. Great location of the hotel - only a 5 minute walk from Jessleton Point and around a 10 minute walk along the seafront to the craft and food markets and 25 minute walk to the Waterfront area. For the money, this place is great value.

Very clean room, comfortable bed, loads of hot water meant a good nites sleep:)
Whilst hotel doesn’t offer breakfast there are loads of options you can walk to, or a great supermarket and fruit shop on either side of the hotel.

- Tejas (8/5): Nice stay in Kota Kinabalu close to waterfront - Nice boutique hotel close to waterfront and ferry to off KK islands. Lots of nice restaurants and coffee shops close by. The staff is really good as well. The rooms are decent in terms of comfort but the location and staff make it a really nice stay.

The lady owner is really nice check.in and check.out fast.
