Наша семья из четырёх человек (двое взрослых и двое детей) забронировала и оплатила номер ещё в июле. За день до приезда хозяин сообщил, что изменил наш номер — без нашего согласия. Я несколько раз просила новый адрес, но он отказывался его предоставить. Мы прибыли по первоначальному адресу в сильную жару (+38°C), с детьми и чемоданами, но хозяин не отвечал на звонки. Позже он прислал сообщение с совершенно другим адресом — на самом краю Венеции, почти за пределами города. Нам пришлось идти два часа пешком в жару, чтобы добраться до нового места. Номер оказался в очень шумном районе, прямо у канала с постоянным движением лодок, громкими моторами и музыкой. Окна не изолировали шум, а внутри было полно комаров — дети были искусаны. Мебель была крайне простой и совершенно не соответствовала описанию и фотографиям. Мы специально бронировали две отдельные кровати для детей на полу, чтобы обеспечить им безопасность и комфорт. Вместо этого хозяин предоставил двухъярусную кровать без защитного бортика. Один из детей боялся спать наверху, и в итоге спал на полу — это абсолютно недопустимо. Кроме того, интернет был очень плохим — связь постоянно пропадала, что мешало планировать день и оставаться на связи. Самое неприятное — свет отключался по 6–7 раз в день! Это создавало дополнительный стресс и дискомфорт. Позже мы узнали, что и другим гостям хозяин менял номера в последний момент. Он абсолютно ненадёжный и нечестный. Настоятельно требуем возврат средств. Этот опыт был полностью разочаровывающим, и положительных сторон у проживания не было вовсе.
• Monika (8/5): Despite the initial misunderstanding, everything was resolved well and we had a pleasant stay- thank you - We really appreciated having the entire apartment for ourselves, which was a great solution when the canal view was not available. The location was also excellent – very close to the station and easy to reach everything. The air conditioning could have been a little bit stronger.

Rommet var helt greit. 2 felles toalett og bad, men det ene var ute av drift, mesteparten av oppholdet vårt. Problemer med avløp fra toalett, vask og dusj. Avløpet var tett flere ganger. Dette førte til kø på det ene toalettet og badet som virket.
• Noramarie (9/5): Definitely a hidden gem for anyone seeking the authentic Venice. - Princess Room was an absolutely charming property in an absolutely magical place. We booked on short notice because of having to extend our stay on a business trip. We were very pleasantly surprised by the home-like atmosphere and comfortable facilities, combined with old-world authenticity. The use of the characteristic Italian kitchen was a nice touch for a midday ‘pranzo’. I loved the easy access to all the restaurants and attractions of beautiful Venice, not to mention a gorgeous sunset, which we enjoyed from the window of our spacious room. Highly recommended. Will stay again for sure!

Located at the end of the canal with a lot of peaceful views, far away from the noise of the central location, surrounded by great restaurants and wonderful people. The toilet was disgusting, all the notes were written with a lot of mistakes, the common spaces were with old furniture and dirty. The doors have zero insulation and I could hear other visitors all night long. The entry door keys were difficult to trace and I had to leave them everywhere. I was disgusted and appalled to be there.

Quiet after 11pm when nextdoor restaurant stopped their "elevator music". Beds were very comfortable. Quite dilapidated building with a convoluted entry system. Doors didn't close properly and showers were both problematic. Might be common to area, however, since Venice itself is having issues with how it was created as an artificial island.

• Finch (2/5): Needs a big improvement. - An excellent transport hub to travel to and from the airport, train station and to be able to use the water buses. A brilliant creperie nearby, with several other restaurants also on the canal if needed. Is kept clean, but saw no staff as we stayed out for the majority of our stay here. Appears that very little has been spent to maintain or update the apartment and its facilities over a very long period of time. With one bed completely broken, so we used the mattress on the floor. We only booked for a few nights using the family room. The air-conditioning did not work and we initially opened all the windows to ventilate our room, to find that we all had been bitten by mosquitoes overnight. We all did not sleep well during our entire stay. The photographs don't lie though and shows enough.

• Verified traveler (4/5): Don't expect a "Princess" treatment - Good value for a very budget stay, but there is strong need for improvement. The room was clean but dusty. There are 2 bathrooms for 4-5 rooms, and in one of them neither the toilet nor the shower was working properly. The fact that everyone coming in and out touches the same lockboxes and keys is totally un-hygienic (not even mentioning the bathrooms, one of them was constantly flooded). Someone left at 7-8am on a Sunday morning which woke up the whole flat. There is a washing machine and drier but it's forbidden for guests to use. The only real positive point is the proximity with several restaurants and vaporetto stations. Having the host great guests personally could at least make for a more friendly stay. This guest house obviously is a cash cow with a huge volume of travellers coming, but it shouldn't mean that the basics are left to the very strict minimum. You can get a much nicer place for the same price

Seems like it was a false commitment in booking.com as part of facilities like we booked an apartment to stay with family and a kid and that is the reason we looked for the kitchen and other facilities but it seems like the kitchen was there but the hop was not working, even they removed gas lighter from the kitchen, the AC was like nothing, Washing machine was not for guests, no Iron provided. Overall my experience was not good with that property, at least I would like to say that don't give false commitment in the facilities list because people go through it before booking and can't do anything after booking.

• Misha (7/5): Cool location, cool appartment, cool price. Thin room doors, bad matrass, horrible wifi. - Price was cool, location is quiet and nice, two common bathrooms. Cool that i could use the washing maschine. Ac in the room is also a cool option. There was a spare bed in the room, so 3 people can stay. Kitchen and fridge is also very handy. WiFi in the appartment is horrible, i would advice the owner to buy a new modem, and to upgrade his internet plan. Even thought my room was near the modem. and the doors to the rooms were really just a thin piece of wood and i could hear a whisper in the corridor, and cleaning ladies and neighbours talk for an hour in the morning, which was unbearable... Even that thin squeaky door made the wifi signal fall so bad i couldn even see my instagram feed, it took minutes to upload something and most of the time the signal just cut off. After all the struggle i had to use international internet option from my country, which resulted in higher mobile bill during my stay for 3 days. I also saw other tourists had to sit in the coridor to be closer to the wifi to get some internet. Cmon its 2024, tourists need normal internet connection to send fotos and videos to friends and social networks. PLEASE GET A NEW WIFI. Also i dont know why check-out is since 10:00am while check in starts at 15:00, which is a bit uncomfortable for tourists. 5 hours cleaning one small room? c'mon...

• Ellie (2/5): Not worth it - Location is a short walk to the train station This place needs some work done. We planned to stay for three nights but couldn’t do it. Such a shame to cut our trip short because we loved exploring Venice. The entrance to the property is down a dark alleyway (didn’t feel safe as female travellers) and as soon as you enter the property you are hit by the smell. We got no sleep. The bed was two single beds pushed together with a big gap but shared bedding. The mattress toppers were so uncomfortable and kept slipping off during the night. There was light coming through the cracks in the bedroom door. The shower tap was lying in the bottom of the bath and does not attach to the wall. This was not disability friendly for one of us who has recently lost fingers so can only do things one-handed. It was impossible to feel clean or fall asleep here. We had a very uneasy feeling. But great location close to the train station for an easy escape.

Instructions to access the room on arrival day were misleading, so we could not access it for an hour, which was frustrating. Its a flat with 4 bedrooms, shared bathroom (doubles as a utility room); shared kitchen. The 'lounge' was the corridor with armchairs dumped in it. The bedroom, bathroom, kitchen were grimy, with broken taps and dirt everywhere. The bedroom had a Vape packet left behind. The whole place smelt of cooked fish. The main issue though was safety. The bedroom doors were not sealed at the jamb. Electical connections were extension leads on extenstion leads. Hand-written signs to say 'leave alone. The place is a fire trap waiting to happen. It was vile...

The foam mattress pads on the bed slipped around. There was no canal view from our room. The complicated way we had to get in, with 3 passwords that then opened up a box to get in. The good thing was the price compared to a lot of other places. If I had it to do over again, I would have paid more for a better place, despite our budget. The place is in bad need of repair, the doors to the rooms need to be replaced.

• Christopher (3/5): Venice is really interesting, but this is not a great place to stay! - The location was pretty good. Mosquitos… bring a net or suffer! Were those bites on the legs from bed bugs? Bathroom… barely adequate, but a painting in front of the toilet of a naked woman tied to a stake? Are you kidding me?
• Riylit (8/5): Great stay and value for money - Location is very good , its at very peaceful place in VENICE. Room is having good Canal view , Downstairs restaurant is very nice and server delicious italian food Bed of not very comfortable but manageable

• Phyllis (7/5): Good - host was responsive and accommodating spacious room central location shower amenities were good view from the apartment was nice instructions given by host were clear and concise which made the check-in process fuss-free and simple one of the toilets had a poor drainage system which led to water accumulating whilst showering - this was quite unhygienic
• Carly (4/5): Nice location, not so touristy area - The check in process was smooth and easy. The pillows were rock hard and we kept rolling into the centre so we couldn’t sleep. There was a constant noise above head that sounded like water dropping.

• Tien-neil (7/5): Good value for your money but WIFI needs working on. - The room was a fair size for 4 people. We fit comfortably. The Location is good, about a 15 minute walk to Venicia St. Lucia Station, and it was close to the water boat. A bit far from the central of the city but it isn't a far walk. The kitchen came well equipped. The WIFI did not reach into our room.
• Kazim (1/5): It’s was not good, I will not recommend to anyone - It’s was on good location but facilities were very poor, bed was very uncomfortable, when seen mattress that bad in my life. Cleaning staff was so rude was shouting on the guest that were checkin bite early, was shocking to see that

• Lucia (8/5): Very good - nothing to do with the place itself, but there were some very very nosy tourists that were drunk and were very loud
• Asmida (3/5): I like Venice but not this place of stay - It was like a puzzle game to find and enter this property. The place is shady in between two restaurants. Too many pin locks to reach the room. Stale smell of the bed covers like they had never been washed for quite some time. WIFI didn't work although it was due to infrastructure problem. Also, we thought we would get a room with canal view, instead we got a room with back side of the building view. It is easy to manage a rental unit these days, put everything on locks with pin codes, send a lengthy and multiple instructions to Whatsapp and let the guests manage by themselves. Not a single drop of sweat especially if it is a popular tourist attraction, where demand is always higher.

• Caitlin (8/5): Very good - It's close to the station and easy to get around. It was clean. The door to our room didn't seem very secure, like it had been broken before.
• Alam (1/5): Poorly managed, highly overpriced - Nothing Very poorly maintained. No service at all. During my stay i haven't see any staff or anyone. But they claimed to have 24 hour reception. Room was poorly furnished. very small 2 beds, with bed mattrasses. These bed tends to move away when move a bit. There was no fan. One AC, that doesnt work properly. Asked for a fan through whatsapp ( only way to communicate to them is via whatsapp btw, even call is not allowed), but no reply. And there was a lot of rules and fine for each of them. seems like i haven't come to a vacation rather a military camp. toilet and sink clogs up frequently. Room has 2 wardrobe with broken doors. This is not what you expect when you pay ~130Eur per night. That too not even in weekend or public holiday and in October. Only good thing is, vaporetto stop is nearby. Not recommended.
• Rebecca (8/5): - Very convenient location. Near Jewish ghetto. Lots of food options. Nice room overlooking canal. Some problems with staff. Expedia charged more than owners asked.
