- James (9/5): This hotel is right in the heart of it all. - The property is right in the heart of the Bathhouse Row district & as such gave loads of local charm & other activity options. This historic property has many details showing its historic charm. Modern amenities were integrated into the building seamlessly. Next time we will probably not choose the 'City view" option as that means almost constant noises from the street below. The Booking.com listing was wrong as it indicated 'free breakfast' - which was not available. The Avenue, the on-property restaurant, was pleasant but was a bit slower than expected. The staff were wonderful - no complaints there.
It appeared that a bit of a 'spruce up' would benefit this property (touch up paint here & there) along with a technician service call on the very bumpy 'right side' elevator. A little alarming to some, but it always worked :-)
The shower has a glass partition with no door which may be why the water pressure is average at best (from a hotel named The Waters?) The barn door into the bath would have been better served to be an actual door that closed. For a spacious room the bathroom size was cozy at best. The drawer space was a little tight.
This is a hotel in the middle of this resort community, and the premium price was to be expected. Once in the room it has a very cosmopolitan feel. A pretty place with very friendly & helpful staff.

A lot of privacy, no outside noise, great for peaceful stay. The patio upstairs can have a better set up. We had plastic utensils for our meals. It's such a nice view from the patio, but just needs a little more exclusivity, because this hotel is one of a kind in town.

The housekeeping service was not consistent and not really effective. The door to the toilet was a sliding barn door and not real private. No real convenient parking. Felt like we were forced to use Valet service.

Well, we had no heat and nobody told us in the middle of the night woke up freezing couldn't figure out how to turn on the heater just to come to find out did not work.. they offered us a space heater. Took all day to get the room warm

We booked a king room and when we got there no one informed us that our roomed got changed from king 1bed to 2 beds. Instead we were told that we weren’t going to have a room at all because they were already fully booked. That should have been communicated well before we arrived or at least at check in. Instead we had no idea that we weren’t going into something we did not pay for. Also, instead of accommodating us with something for having poor communication & mistakes on there part. They did nothing.

- craig (9/5): Excellent stay. Would love to come again! - This used to be a medical building so doors are thick wood and walls are thick and soundproofed. Very quiet rooms. Beds are first rate. Staff are friendly and helpful. A little pricey. I think more people wound stay here if it wasn't quite as expensive. We would.

The valet parking was good. It was a well maintained older building. The staff was amazing! Arriving on a non-busy day we were surprised that the view we got from our window was to look at AC units. a little disappointing. They bathroom door was terrible, the noise and the fact that it would not close. The shower was a little different and that there was no door to the shower and no bathtub. The rooms were rather small.

No buffet style here…and delicious! We loved the rooftop bar and all the staff were extremely friendly! Great service!⭐️⭐️⭐️⭐️⭐️ I noticed food trays stayed outside a couple of the rooms that I thought should have been picked up in a more timely fashion.

The valet literally stood right by me and watched me struggle with my bags, never once offered to help.

They gave us a room just in front of the elevator and stairs. When I voiced my request on the day of arrival to the reception she mumbled something “your message cut off”. Excuse me? There is such things as email and phones. She could write, text or call anytime. I do understand quite room is not guaranteed but providing a room closest to elevators and stairs… was ridiculous. Honestly, it looked to me as they deliberately did it! Very unhappy with unfriendly and unprofessional reception staff

Liked the Rooftop Bar also - Hotel location was very convenient to all the attractions and restaurants / bars that we wanted to visit and the valet parking was very convenient as well. Room was clean upon arrival, but the second and third night we had to ask for another robe and were shorted on wash cloths. Coffee service was also not refilled with clean cups.

- Monica (8/5): - The building is clean and has nice historic features. The attached restaurant looks updated and the food is good. Staff was helpful & friendly. The National Park Center was right across the street. Unfortunately, it was closed due to the shut down, but there was a private Park Center nearby that offered Park stamps and official shirts, etc. The hotel has a decent clean Fitness Center though they didn't have towels in the Center. Parking was a little convoluted; cars had to be valeted. Otherwise, parking on the street was hit or miss. This is a very busy street.

- Faith (4/5): Don't waste your money - We went to eat at their restaurant for brunch before checking in. They served my avocado taste as a whole avocado sliced on bread with a pile of uncleaned and unpicked cilantro stalks and white onions. I pointed out the error and the wrong ingredients and the waitress returned with slimy arugula that I wouldn't date eat. We sent it back and I didn't eat.
Every single employee we encountered except the one lady at checkout was using their phones when I saw them. The waitress, the front desk several times, the bar tender upstairs. No one cared about customer service.
Room 206 was awful. There was a high pitched noise periodically at night, assumedly from the AC units outside the window. The bathroom shower had mildew all along the caulking. The floor has a soft spot in it near the bed. We will never stay here again.

Great restaurant where we had dinner, cocktails and breakfast. Fabulous beds and very helpful valet parking staff. Staff moved luggage they were holding from one room to another (while we went to the bathhouse) the morning of our departure. This resulted in a bag being left behind, but they are working on mailing it back to me.

- Vonda (10/5): Great Hot Springs Vacation - We had a wonderful stay. The facility had all the modern convenience and maintained old world charm. On site restaurants were phenomenal! Every person was friendly, and the valet service was impeccable.

The hotel was clean, modern, and comfortable with lots of character preserved from its original use as a medical building. The best part of the stay, however, was the staff. Everyone we encountered was professional and efficient. But the main reason we will always return to The Waters was the extra, above and beyond service provided by Allie and Kyla. No matter the need, they solved it quickly, professionally, personally and with enthusiasm. Even before our arrival, their communication was quick and responsive, and upon arrival no detail was missed. Our group will never forget their kindness and how well they took care of our every need. Thank you for a great stay!

Very clean and unique building.
I had only 2 issues which were the pillows were flat and we did not like how the restroom doors are designed.
We are having issues, shutting the door, which was leaving a big gap with less privacy.

- Pam (6/5): - We were disappointed with our experience at The Waters. The receptionist was not very welcoming or helpful. The room was just ok. The hotel floors are cold and sterile. The rooftop bar was nice. Went for a drink earlier in the afternoon which was over priced. Went back up later that night and the waitress never acknowledged us even though there was only one other table of patrons so we left. Not impressed and not a good value. I would not recommend this hotel.

- BevC607 (8/5): Renovated bldg....very comfortable. - An old bldg. renovated, but a lot of the old character preserved. I had a lousy view, but the room was very large. Bathroom was nice, but the shower stall needs a hand rail getting in and out as the floor in shower was slippery. The large drain across the entrance to shower stall was loose. The safe is unreachable. It is above the clothes closet, great if your 6 ft. tall or more....worthless place....whoever designed placement of the safe should be fired....they have no clue, safe not user friendly. Valet parking price of $30 is ridiculous, but very difficult to park downtown as I wanted to be near the Quapaw bathhouse to utilize as I am a senior and can't walk far with all my old age ailments....so had to pay the price. Staff very helpful.

I did booked this hotel for the outdoor balcony unfortunately it was close for the season so that was disappointing, i hoped they give notice in the app. But overall its clean and convenient

The beds were very comfortable and the rooms were quiet. The drinks from the rooftop bar were fantastic. The restaurant had a delicious breakfast menu. The only thing I didn't like was the bathroom door. It was a barn-type sliding door and it didn't close fully. Very awkward!
