Joanne (8/5): - Wasnt very keen as their was no one to greet us.There was instructions on how to get in though.It stated breakfast upon booking but they wasn't able to provide breakfast when we arrived. They had the tables and crockery out and sauces though.They left us money for our breakfast which didnt seem professional. Our room was very Musty and Dry smelling which wasn't pleasant. I couldn't get the shower to work properly and it was too hot too stand underneath it so I had to exit the shower still with suds and rinse under the tap in the basin.
Ian (10/5): - Excellent location right in the town centre close to the quay. Couldn’t be better. Lovely spacious room and super king size bed which was very comfortable. Very clean room, tea, coffee, biscuits available. Good modern bathroom and good shower. Self check in and check out was very efficient. Would rather have had some human contact but otherwise all excellent. 😊
Debbie (8/5): Last minute stayover - Pros Bed was very comfortable. Centrally located. Cons The shower arrangement meant that the toilet area got wet, and a proper screen/door would have been beneficial. The fridge was located on top of a chest of drawers and didn't feel steady when it was open and closed. Also, the TV was situated behind it, and whilst it didn't obstruct the view, it made it clumsy and cluttered. Minimum storage as well Breakfast option cancelled 48 hours before visit. We were refunded but overall the room did not feel value for money.

Paul (2/5): - We booked this room months ago as it was listed with breakfast included. The day before we received a text stating that they don't offer breakfast and would leave £10 cash per customer. This clearly doesn't allow time to book another place as concerts were being held at Sandringham, where we had booked too. So we had no choice. The message also said there was no parking, and we had to pay at a local car park, not mentioned on the site. The room was OK, small for the price, bathroom door stuck and was noisy. The blinds are not recessed, but have a gap all round, which allowed light to flood in at sunrise, at 5am. Some maintenence also needed. I messaged the owner back in the whatsapp chat, requesting another room with black out, but no reply. I also enclosed a photo to prove how bright it was with blinds closed. We were also next to a place that had all the air con units on the room, next to our room. None of this is mentioned on the website or in advance. The owner was the most rude obstinate person I've ever encountered. She refused to help in anyway and refused to refund, despite everything being her fault... no breakfast, bright room, air con noise etc. The room is way too expensive for what you get. I see there are many poor reviews for this place and vile owner, extremely unprofessional. We checked out early, so she could easily resell the room, and upon requesting the £20 to be refunded as we had paid £140 a night for room, but no reply!!!!

Jeremy (10/5): - This is a very easy B&B to stay in and is very well located right on the seafront in Wells. Downstairs has a small lounge and dining area with tea and coffee facilities. The room was a decent size and the bed very comfortable. Nice wet room with a light heated mirror so no problem with steaming up. Definitely worth considering and we’re looking to returning again soon.

Verified traveler (2/5): Awful, Over Priced & Rude Owner - Basic premise far too over priced. There was some building work going on and the plumbers switched off the hot water, so no showers the next day. The owner never apologised and had the nerve to say 'what am I supposed to do'. They knew they would not have any water and still continued to stay open and charge £145. The fire safety of the premises is suspect and we felt it necessary to ask the Fire Service to inspect the premises.

Ian (10/5): Excellent, quality B&B with high standards - Thoroughly unique, very pleasant experience. Beautifully presented with high quality decor, comfortable bed and a superb, modern en-suite. We wondered what the Continental Breakfast would offer and it was very, very good. Not just a bowl of cereal. Lots of choice including fresh fruit, yoghurts, croissants and a charcuterie board of meats and cheeses. The entry system into the building works well and is easily accessed and means that you can let yourself in at any time after 3pm without having to fix a time with the staff. We met our host at breakfast and she was friendly, courteous and very accommodating. We would certainly consider staying again and recommend it to others.
Brian (6/5): - The hotel was generally dirty. The stair carpet was stained and grubby. Our bedroom was tiny and carpet covered in stains. The bathroom was very small so was the shower and shower also needed a good clean as there was black mould or hair in the shower tray.
Brian (6/5): - Budget accommodation but at 4* price, (£145/night inc continental breakfast but no on-site parking.) Property location very good, close to quay, food outlets and shopping. But very quiet at night which is important. Check in by codes sent by email caught me out as I'd never heard of this method. So unpersonal - expected someone to be there during check-in time 3-5pm. Had been allocated room 8 with a partial sea view. Given the disabled room 1, with absolutely no view. People just outside room window during the day. A great let down. Considering the price had expected luxury accommodation that matched the on-line pictures. It didn't. Little things that could easily be put right - nowhere in the bathroom (wetroom) to put anything. Two people, only 1 easy chair - (can't see TV from bed.) Ran out of marmalade. BUT fridge in room was excellent. Could do better.

Daniel (10/5): - Our brief stay at “The Quay” was amazing. Last minute booking for two adults, only one room available (room 6) which was on the top floor equipped with full size well made wooden bunk beds. What a giggle I had climbing up on the top bunk! The room was well equipped with an en suite shower room, tea and coffee making facilities including a good selection of teas, coffees and even hot chocolate. Completely biscuits too! The room had a large tv, hair dryer, hand and body towels, shower gels, shampoo/comditioner etc etc. in the morning, the continental breakfast was great with a good selection of cereals, toast, fresh fruit, meats & cheeses etc. The accommodation is ideally situated on the quayside literally moments from town with a large long and short stay car park directly opposite (£8.50 for 24hrs in the long stay when we visited). This accommodation offers exceptional value for money, self check in and a wonderful host at breakfast, right in the heart of Wells-next-the-sea We will definitely be back.
Keeley (6/5): 2 night stay at the Quay B&B - On the whole the room was clean and the bed was comfortable although the shower space was very small. The room was advertised as a superior double room with a partial sea view. The picture attached shows the exact view. You actually have to literally hang out the window and look over to the right to even see a very limiting sea view. There is no parking on site. Be prepared to pay day fees at 2 car parks opposite the B&B.

The image of the lounge on the websire must have been taken when refurbished in 2015. Clearly no cleaning or tlc lavished since. Rubber croissant for breakfast out of cellophane packet but nice cafetiere coffee. For a night away on my own on business it served a purpose but no more.

Charlotte (6/5): Negativ hostess but great room! - Room 5 great room with views and massive bed, coffee tea etc. All good. Unfortunately breakfast was a very basic affair unless you’re in to 10 different kinds of muesli…a packaged croissant you couldn’t warm up!.. and a hostess that was negative over everything from the amount of guests to how little help she had. We got a table but others didn’t and was told she’ll call when there was a table free.. Skip b’fast as great choices other places in Wells!

Barbara (8/5): Pleasant stay - Convenient location, quiet but close to the quay and walkway to the Wells cafe / beach. No parking at the B&B but possible on street (does get busy) or Quay car park a short walk away and only £5 for 24 hours. Close to pubs / restaurants and the Whinhill Norfolk Cider company. Room was a tastefully decorated and co-ordinated with a comfortable chair, chest of drawers and coat rack with hangers. Water was provided as well as tea/coffee making facilities. Breakfast area also had sofas that we were able to use for eating our takeaway fish and chips whilst it was wet outside. We were at the top of the house and the stairs were fairly steep but there was a downstairs room. Space in the downstairs for muddy boots / bikes etc. Convenient key coded front door for easy access. The owners and staff were polite, helpful and courteous. Room including bathroom which was a wet room were clean. Great to each have a hand as well as bath towel. Thank you.

EMMA (10/5): - Wells-next-the-sea is a lovely town, and The Quay has easy access to great food and the beach area, not to mention the gelato shop right next door. It’s cute and easy to access.
David (8/5): - Perfect location. Good continental breakfast, although there was no marmalade! Excellent shower. We had the downstairs room with space for wheelchair - this meant that the sink is low and small and that the room only had space for one chair. As with many hotel and b&b bathrooms, there was inadequate shelving or flat surfaces on which to put toiletries etc.. in fact, apart from balancing things on the toilet cistern, there was no space at all. To get 5 stars the room would need two chairs and some sort of view out of the window - its location prevents this.

Marie (10/5): Lovely B&B! - This is a beautiful B&B right near the town centre with a great system for self check in. Whilst it doesn't have parking it is right across the road from the long stay car park which is only £8.50 for 24 hours. Lovely communal seating and breakfast areas. Continental breakfast was great with fresh fruit, toast, croissants, cereal, meat and cheese. Our room was small but nice with comfy bed and plenty of drawer/hanging space. The owner is lovely and makes sure you have everything you need. The gelato shop RIGHT next door is amazing but dangerous 😀 Would highly recommend!

Nicola (8/5): Great stay - Please note there is a very steep narrow staircase for anyone staying on the first floor or higher. Other than that it is a perfectly positioned place to stay. Car parking is opposite and suggest you pay for the entire time you are staying as if you book for a part day expecting it to rollover to the next, a day finishes at midnight and you don’t want to be out at midnight topping up the meter! Friendly and helpful owner. Dog friendly. Very comfortable. Good restaurant walking distance just up the road. We would definitely stay again.

Adam (6/5): - The Quay B&B is a quaint property right in the heart of the town. The parking is a car park opposite but free parking is on the road if you’re lucky enough to find a space. The room was spacious and thoughtfully furnished. The bed comfortable. The bathroom was small and there were some issues with the shower but they didn’t deter from the experience. The owner is aware and is sorting it. The breakfast is continental only so it was nice to have intolerances to food catered for. And there was a space for the push bike.
Nina (10/5): - We had a very nice, comfortable relaxing stay at the Quay B B. I really like the way they txt the door code to enter the B B, and the key for your room in a locker with also the code sent. Its a very old building with the usual wear and tear on some parts. But should not effect your stay. If your looking for a B B that have staff on the premises 24/7, or your looking for a 5* high spec B B this isnt the place for you. However if you want a warm friendly, comfortable place to just relax after lots of walking then the Quay would be ideal. We are definitely going to be booking again. The lovely manager welcomed us in the morning she was so friendly and very down to earth, and very hospitable.

Andrew (8/5): - A delightful property, unmanned, quiet, and in a nice location. Beware that parking is in the public carpark opposite, only free between 18:00 and 08:00. A continental breakfast is available from 08:30, so I didn't get to sample it as I had to leave at that time. Didn't see a soul, but this was a comfortable and reasonably priced, nicely decorated seaside guesthouse.

Mark (10/5): - This lovely B&B is located nicely near the port and facilities in the town. The property is building is over 200 years old and retains features such as narrow and steepish staircase which maybe slightly problematic for a few. There are 8 rooms over three levels. Rooms 7 on the sevens level was spacious considering the size of the building with contemporary decor. The room didn’t have air conditioning, however, was comfortable at night with the window open and quiet considering it is next to a busy road. A big tip to offer — the NCP car park across the road from the B&B is a rip off, so park in the NNDC car park next door and half the price!

Natasha (6/5): - Overall We had a nice stay, the room was nice, tea and coffee supplied. Clean fresh bedding However it is in desperate need of updating especially the entrance (stains on the carpets, and up the stairs, needs decorating all over. Flaking paint and cracked drain cover in the shower! The thing that needs to be stated is payment required before your stay, they tried to take money a week before without any notice that they were going to do this. When I spoke to the woman she said their looking had changed but like I said no notice that this had happened. Definitely did not think it was worth £175 for one night, I know location was good but when I looked there were rooms available at other places that charged way less and were far more better, if only they had spaces at the time of our visit!
M (10/5): Little Gem on the Quay - Where do I start? My solo trip to Wells next the Sea was great. The Quay is a lovely place to stay. Yes, it looks a little tired, but it's an old building which at one time was a pub and it's quirky which I love. Self check in was very straightforward and my room well signposted. Room 5 was big and airy, true to its description. It was clean, comfortable and contained all that it said it would. The en-suite was fine, although the shower needed a bit of TLC. The continental breakfast was lovely. I didn't rush down so was always last and there was plenty left. Alexandra was lovely and nothing was too much trouble. Tina who helped out was also lovely and would always have a chat. There is no parking on site but there is a carpark opposite. I used Stearmans Yard which is council run which was £8.50 for 24hrs. There is also an option to buy a 7 day ticket for longer stays. I would definitely stay at The Quay again. It's perfectly positioned on the quay and it's comfortable. What more could one want?

Marc (6/5): Disrupted Stay! - I was allocated room 6 - unpacked, went to have a shower and a women stormed in “excuse me - you are in the wrong room” you get sent a text with codes for the door and locker for your key I was sent text for room 6. Anyway I should have been in room 7. So I moved and I got a text apology from the hotel. There was a dog in room 8 that kept barking all night. I would never stay anywhere that excepts dogs again how are you supposed to have a restful nights sleep?
Rosalyn (10/5): Fantastic hotel in the heart of Wells-Next-The-Sea - Lovely little hotel in the heart of Wells-Next-The-Sea. Check in arrangements were great. Continental buffet breakfast was very good with a large range of cereals, quality fresh fruit and yoghurt and delicious bread, cheese and ham. Owner was extremely pleasant and provided an excellent supply of coffee/tea etc for use in the room an we were asked every day if we had everything we needed. Parking in the car park opposite was fine once you cracked the system. With the hotel being in the centre of Wells we were able to walk to the town and to restaurants for evening meals. All in all we had a wonderful stay in there and would not hesitate to repeat the experience.

Verified traveler (10/5): NM - I booked last minute to spend Easter with my Daughter and her 7week old baby who were on holiday in Wells. Although the room had bunk beds, it was comfortable. The bathroom was very smart and the shower brilliant. The woman who looked after us at breakfast couldn’t have been nicer. Very happy with the stay
