If you want the hot tub ready at your arrival you may also want to contact the property and specifically ask otherwise it takes about an hour to heat up after you turn it on. My family had a wonderful time.

Peter (9/5): No problems and we expect to return. - We were upgraded to a Lodge. There is a pool (we saw the pool maintenance man several times) but we didn’t have time to use it. The bed was very comfortable, there was a washing machine and a drier to the rear of the lodge. This was free! We had a great breakfast each day but needed to tell the hosts that this was required (no problem for us). It was brought to our lodge. The shower had plenty of power. A small job to cook lunch would have been nice but a microwave was provided. The kitchen was a bit tired and the lodge was dated, but this would not stop us from returning.

Kayla (7/5): A nice spot to rest while traveling. - Peaceful and beautiful grounds. Breakfast was delicious and the bed was comfortable. The hand soap was really nice and there were plenty of towels. We were there during the butterfly migration (October) and they loved the trees and flowers on the property. The housekeeper was especially friendly and helpful with local restaurants and attractions. Things to see were all very convenient. We went to the Briscoe/ Garner Museum and the First State Bank for the art. Both were great! There were a few minor things that could be better. The back flower beds had lots of weeds and since we were watching butterfly’s, you couldn’t help but notice. Bathroom was very out of date with extra low counters, blue sink, toilet and tub, and grout on the floor and tub that needed to be professionally steam cleaned. There was a note not to sleep on the decorative pillows, but only one pillow was provided per person, which most places provide two. One side of the bed didn’t have a reading light. There wasn’t a coffee service for guests and we were told breakfast and coffee were served between 8:30 and 8:40. This is a pretty short window of service!! There was not a decaf option and with everyone having some type of Keurig these days, seems like having a coffee service with different types of coffee would be an easy addition. Last, several weeks before our stay, I was sent information in the facility with a link to contact them directly. I responded and specifically asked about coffee service since this is a home setting and I am an early riser. I received this same link multiple times over the week before our visit which was annoying, but never got a response to my questions about coffee and other services that were potentially available. This could be entirely the fault of the website and not the owners, so certainly am not including this in my overall review.

We had dead spiders in our bathroom and a baby bottle just under our bed. I don’t think the floor was vacuumed prior to our arrival. Other renters came and sat right outside our patio door super early and woke us up with their loud talking. They stopped when we opened the blinds to let them know we were there. Overall, good location.

The property is very serene and quiet. The staff was super responsive and friendly. This is a true bed and breakfast, and the breakfast was amazing! It was brought out to the pool house fresh from the kitchen. I'm seriously trying to find reasons to go back to Uvalde just to have the excuse to stay here again.

Darlene (6/5): Peaceful place TOTALLY NON CONTACT - I was in the Mustang room upstairs. The large home is where the family lives~ so keep that in mind as you will encounter normal family clutter such as shoes and socks around. The tub did not drain quickly and the bathroom sinks appeared not cleaned. The upstairs balcony was not swept. Pool area had OLD palm fronds all around which I picked up and put over the fence. The beautiful outdoor entryway had bird droppings and a tiny dead snake on the floor the entire time I was there. Truly the room was beautiful and the surroundings were entirely peaceful. Probably the outlying cottages are delightful just be aware that the rooms are part of a home.

We watched deer while relaxing and drinking coffee in the mornings. They also helped us through a very difficult time. We originally stayed there because we were going to a wedding in Uvalde. That wedding turned out to be a tragic event where the bride and groom passed away on their honeymoon. Cara (the owner) treated us so well during our time of grief. She made us breakfast and Cara’s brother (Ryan) and his family brought us dinner. This is more than a business, this will be your family. I pray that the peace and the comfort that my family felt is passed to everyone that stays there. I would HIGHLY recommend Live Oaks Bed & Breakfast, It’s a home away from home!

joe (6/5): - yard was mowed during my stay and grass ended up in pool..i had to clean it in order to use the pool as it was left dirty. patio had stench of dead animal.. discovered outside trash hadnt been removed took care of that to no dumpster on site so just moved trash can out of area. interior was clean but missing tv in living room area website shows tv in area.. couldnt lock front door combination lock did not function felt unsafe, but there are signs everywhere dont do this dont do that. dirty a towel and you will be billed $10 per towel. For the price expected better.

Verified traveler (10/5): Great Stay - Live Oaks Bed and Breafast was beautiful. We stayed in the Mustang Room and it was very clean and comfy. Cara, the host, was very accommodating when it came to us arriving late. Couldn't have asked for a better place to stay.

Jenee' (2/5): Worst Experience Ever!!! - I will start off by saying that I have stayed at many hotels, most at a much cheaper rate, and have never experienced the horrendous services I received here. I arrived to a dirty room full of dust, dead bugs, dirty dishes, stains on the blanket and pillow case, and empty boxes of things that were supposed to be included with the room. Management was not on the grounds, so I emailed with my concerns. They were not rectified nor were they even acknowledged. I rented the room for two days, and explained that I would be away from the room all day on Saturday. I had personal items in the room, so I asked that no one come into the room while I was away. I was free both on Friday and Sunday if an in person meeting was necessary. I was also answering phone calls and emails. At 9:30pm when I got back to the room, the owner was knocking on my door. She pulled us outside to talk, recording the conversation without our permission. She was rude and made me feel extremely uncomfortable. She stated this was how bed and breakfasts worked. How is this professional? This is way beyond business hours, and I was not notified that she was going to come by. Not even a phone call. I then learned that she had entered my room when she knew I was away. She stated that she saw a light on and thought I was there, but came in when I did not answer. How is this ethical? I could have been indecent, and I had already stated I didn't want anyone in the room without me there. Avoid this place at all costs.
