It has now been six days since I checked out, and I am still waiting for the refund of the amount that was held at check-in. I would appreciate it if you could resolve this matter as soon as possible.

- Jeanette (2/5): - Check-in was awful, it was scheduled for 3pm but we didn’t get our room till about 6pm. I requested cleaning service for the room along with new towels, they never came to clean and when they finally showed up with the towels said they could only provide us with 2/4, even though we were 4 guests. Reception hours aren't 24hrs, hours are from 8-10pm, but when I went in the morning no one arrived until 8:30am. The service at the Maria restaurant was also awful, took forever to get service and when we did finally get around to ordering we waited for over an hour and a half, eventually had to cancel the order and go elsewhere.

The reception informed us that all reservations done via expedia.com do not qualify for this offer. Did not care to give us any discount or any help. They wanted us to cancel our expedia booking and pay them cash. They insisted on receiving $300 as a hold instead of $200 as stated on expedia’s website. Got to the villa and the second day the kitchen had a foul smell, and we did not have hot water for two days.

- Steven (6/5): - This villa had a beautiful location overlooking the ocean. The Maria restaurant directly next door had nice meals and sunset dining. The difficulty of the restaurant next door was that it was loud in the evenings (music, dishes and staff talking, singing). This villa is in need of much attention especially for the price they are asking for daily rental. It is bare bones inside and minimal care has been taken with upkeep. Yard never private as staff is always coming by to clean pool or garden in and out all day. One word of caution…when checking they put a $1000 hold on our credit card which was not a concern however upon check out we were told upon inspection where each item of the home was inventoried to ensure we didn’t steal anything, we were told that the mattresses had urine stains and that our children (who are 13 and 15) “pee peed” in the beds. I assured them my teens have not wet the bed in a decade and upon showing them every matress even my own had urine stains they finally agreed and released my $1000 back to my credit card. The room with the 2 queens had the worst urine stained mattresses I’ve ever seen. Before leaving my wife always helps the staff and fully strips the beds. I was embarrassed being blamed and realized they must not remove the cotton mattress topper if they did not know the stains were there. This is a whole other hygiene issue if that is the case. FYI make them show you the mattresses upon check in they don’t try to charge you.

- Carlos (4/5): Ants ruined my trip - This was my second stay in six months. There was noticeable wear on the furniture and my unit had lighting issues along with an ant infestation. I noticed that a couple made it back to my home. I’m not likely to return.

Check in was a headache, first they told us that check in was not at 3 but 6, that in the website says 3 bit they don’t have to give the room until 6. Also they charge the same amount for the room you are staying as a deposit to make sure there is nothing missing from the property. Never heard of the same amount put on hold as a deposit to get it cleared from 3-6 days.

Things we did not like about this place is that there is no walkways or beach as promoted or shown in photo, we where told by guard that walkway was closed because it is now private. Check in and check out was very slow process. The dollar exchange value was higher than the actual value, which overcharged approximately $180 more.

- Christopher (6/5): The Good, the Bad and the Ugly. - The Good. We had a 2 bedroom 2 1/2 bath villa on the row back from the ocean and it was lovely. It was well appointed, good quality and with a great pool. Surprisingly no smoke detectors. The staff was incredibly friendly and helpful. WhatsApp is used for everything so essential to have. They organized excursions for us on WhatsApp and food delivery from Maria's. Cash is essential and US$ works well so bring a decent amount. Maria's restaurant was also excellent. Everything from breakfast to sushi. All the staff were lovely and it is in a great spot overlooking the ocean. The Bad. Maria's is the only restaurant! Even though it will say there are 3 restaurants, one is closed down and the other is in the separate waterpark. The beach was shut the entire time we were there. The water was too dangerous to go into. This was a major disappointment. If you are looking for a 'beach vacation' this may not be the place for you. It was incredibly quiet for our entire week. There were rare occasions when my son had kids to play with but mostly there wasn't a soul about. The ocean walkway is closed and the waterpark is in much need of TLC. The Ugly. Building work, lots of it. If it was just the aesthetics then ok but it is the constant noise. All you could hear were jack hammers, drills and other machinery. It started early and one evening I complained because they were still grinding at gone 10pm for the second night in a row.

Upon arrival we were being charged extra deposits etc without us being warned in our Expedia confirmation for our confirmed stay. The deposit information was unclear and was clearly specifying for a 3 or more day stay. I think this business needs to rewrite their deposit policies specifically according to each nights stay.

Property overcharged me around $150 over the rate quoted by Expedia since they can not run credit card machine in $US and they use very high conversion rate. Fire ants were a problem. - Suzan (10/5): Palace at sosua ocean village - Loved our time at this resort. No problem social distancing here lots of space to roam. Temperature checks and hand sanitizer upon entering restaurants- all employees wore masks and very conscious of cleaning resort and reducing and preventing the spread of COVID 19. We stayed in an apartment in the castle and it was really nice and close to resort amenities but we enjoyed renting a golf cart to cruise around the expansive grounds anyways. The beach was private and the ocean walk and views are amazing!

The only thing was that I thought the breakfast was included, but at the reception they told me that; it wasn't include it in my reservation. I was very disappointed. But the employees were very friendly. The spa was wonderful. I had the best massage ever 😁 planning to go next year.

The kitchen functional but small. We ran out of water (water bottle) and there was none to buy on site. We had to go out of the resort and find our own. And the running water was shut off a few times during our stay. Otherwise a beautiful place.

- Mon (10/5): - Photos on Expedia was 100% deceiving. Bait and switch. I booked 1 king bedroom suite. The photo of the room was a villa style with private pool and backyard. The actually room was an apartment building with a share pool. However the toilet starting gushing with water all over the floor so they upgraded us for free to a 2 bedrooms villa with private pool just like the photo of the 1 bedroom that i thought i had. Expedia or the hotel needs to change the false photo. The pool at the apartment was dirty. The pool at the villa was clean.

- Verified traveler (8/5): - Overall the physical attributes of the property, e.g. location, cleanliness, furnishings, and etc were excellent. Exceeded expectations. The property seems relatively new. My biggest issue was I found the check-in procedure wanting and check-out dreadful. I prepaid for the evening I stayed on the property over 2 full months prior to my arrival. Upon check-in the clerk insisted I pay the full evening price with the condition it would be refunded upon check out. The clerk acknowledged I had already prepaid for my stay as well. Part of my challenge is the facility already had my credit card so there was already some level of security for any incidentals. The check-out procedure was even worse. I tried to settle my bill about 1/2 hour before my transportation arrived. I was informed by the front desk I needed to return 10 minutes before check-out and they would also have to check the room for damages. So effectively, you had to vacate the premise upon check out. More egregious in my mind is the fact I was held hostage while the rental was checked for damage. Adding just a bit more insult was the fact the clerk had to charge my credit card a nominal amount in order to process the credit. I certainly can appreciate the need to protect against damage to the rental. I'm not so sure the best way to do that. However, I don't like to be treated with the assumption I'm going to damage property particularly given the room rate.
- Fernando (10/5): - This property has security, its very clean, its close to the beach, and the towns of Sosua and Cabarete. There are several resturants, pools and kids activites on the property. The hotel staff and very professional, helpful and friendly. The only thing I would correct is Expedia list free breakfast on the property’s advertising. When I booked the reservation it made no mention of free breakfast and so it was not included when I got there. Its a small miscommunication between Expedia and the property that needs to be corrected. Overall great place to stay.
