Staff (Orlando & Clara) was great, responsive, friendly and polite. Everything was clean. Good to have a small kitchenette. Sofa bed was comfy (for kids). Shane was super responsive and supportive. We were a little unlucky in that we had water leaking from the floor above but the team was super responsive and quickly addressed the issue, so I do appreciate that. I would not hold the leak against them. I wouldnt say "didnt like" but would have been nice to have some basic condiments supplied (oil, sugar, salt, pepper, coffee, tea).

- Michael (8/5): Enjoy the Casual Tropical Charm.... - Ya GOTTA LOVE the tropical weather, you can't beat the longest barrier reef in the Northern Hemisphere, and that's the best diving I've experienced in several decades. As advertised, Palapa House has ocean views and is beach-adjacent. The apartments are newly renovated and well-kept, as evidenced by the three-hour, extremely thorough pool detail it received on Monday. This was my first visit to Ambergris Caye, San Pedro & Palapa House - what was initially surprising to me very quickly became one of my favorite things about the location. This oceanview beachfront house is not a resort, isolated from local residents. You are right in the mix with neighbors: locals going about their daily business (non-tourist and tourist alike), schoolkids walking by, deliveries, construction happening. I enjoy living like a local (sorta), although some folks might not. San Pedro in general and Palapa House in specific are not resort-oriented: this might sound silly to write, but Palapa House is a house, not a hotel or resort that has an ocean view, and is beachfront, so... ...San Pedro beaches skew commercial/industrial: numerous docks; dock-restaurants; beach cafe; van, taxi and golf-cart traffic on the beach; sand parking lots; powerlines; & sargasso weed extending out up to 50 yds out from shore - it takes a moment to get used to, this ain't Zona Hotel in Cancun. Palapa House is a three-story house that looms over off-beach buildings behind it, which mostly are the typical tropical unfinished, mildewy concrete buildings with rusty rebar poking out, lots of laundry lines, and rusted car parts and tools in the yard. It's inaccurate to say I didn't like this, I found this familiar and comforting but some may not. The beach road & parking lot overlook the property pool, so not too much privacy.

- Nicholas (10/5): - The Palapa House was one of the best accommodation choices I made during my trip to Belize. This vrbo/condo style property is situated just outside the bustling main streets of San Pedro. The view from the upper balconies of the building is an astonishing uninterrupted shot of palms and ocean. The room was spotless when I arrived, with more than enough towels (including beach towels) and shower amenities to last for my trip. The water pressure was acceptable and the temperature was great. The bed was super comfortable. If I had to nitpick, I wish there was somewhere to hang wet bathing suits/clothing and this is the only place during my stay that did not provide any filtered water. You are close by to multiple grocery stores to pick up water, but a couple of bottles on the counter would have been nice to tide over until I could settle in and head to the store. The location was perfect. You are just a short walk away from all the shops and restaurants that San Pedro offers, plus there are several that are just steps out your door. I ended up eating at the Sandbar and Cool Beans more than once. Drinks at the Palapa Bar are pricy but delicious. Orlando and Karla were a regular presence on the property and were always willing to answer a question or take care of an issue. Karla was particularly clutch with multiple outstanding restaurant recommendations. I will be back to Belize at some point and the Palapa House will be at the top of the list for accommodations.

The location is perfect, you are walking distance to everything in San Pedro town, there is a real beach and multiple tour companies right outside. We lost our key and Orlando went above and beyond to help us late at night. Not having a front desk is not an issue, it's all seamless and any issues that pop up will be resolved. We did not have any issues with parking our golf cart despite this area being very popular. I loved staying here instead of the resorts because it just felt like a more authentic experience. I will definitely stay here again!!

- Lindsy (10/5): Great stay with family - My in-laws, husband, and I stayed in suite 7 for the past 4 nights and it was great! Really great location, very walkable to most things in town. We had a golf cart and always had ample parking spots. There are 2 bars literally within a stones throw to grab food or drinks. You can hear the live music from Palapa bar on the balcony, but surprisingly not from inside. That being said, the walls are pretty thin, so if you have people staying beside you, you will most likely hear them at some point. The water pressure is pretty minimal and the water takes a bit to heat up, but otherwise no complaints! Check-in was super easy and the directions were simple. There is no where to store bags if you want a late check out or early check in btw. It really depends on if they need your room to get ready for the next guests. So try to plan your arrival/depature times around 3 for arrival and 11 for departure. Otherwise, would definitely recommend!

- Jenny (10/5): - The Palapa House was in such a perfect location! Somehow still super quiet and peaceful, but central for walking to almost anywhere in San Pedro. The bed was super comfortable. We messaged a few weeks prior to our trip and got recommendations for a rental golf cart and were able to arrange that for easy airport pickup and use during our trip--so helpful!! And the morning of our snorkel tour, all we had to do was wake up, make some coffee, and walk literally across the beach to Chuck & Robbie's Dive Shop.

- Teresa J (10/5): - I was in Unit 3 on the 2nd floor. No elevators in San Pedro so being able to walk up and down stairs is a necessity. I felt safe during the day and at night. I heard no street noise but did hear neighbors next door when they were talking loudly and the neighbors upstairs when it sounded like they were moving furniture around. But noise was really at a minimal. This site has a pool but did not use as it was a little cool. Would stay here again.

- Wendy (10/5): - the property was clean, the bathrooms functioning and the sheets clean. The kitchen was clean but did not have a stove, there was a microwave and a coffee machine. I had to buy my coffee, sugar etc. The beach area needed a little attention, but not usable. We had to go to the Palapa bar and grill for a swim, drinks and food. Eating out gets very expensive, my advise is to go nearby on the street and find a good local hole in the wall and eat very good cooked meals cheaply. We ate regularly at Yoli's Deli, I highly recommend it.

Great staff, especially Orlando, and great view of the ocean! We were in room #5, which has a door that is locked that can adjoin the room next to it, but unfortunately, that door has no soundproofing at all, and the couple next to us had two children, one of them being a newborn baby that cried most of the night, which made our experience not as great. If you are worried about soundproofing maybe rent both rooms.

The rooms are very quaint and clean. Just the basics but that's fine because you shouldn't be spending time in your room on your vacation. - Jaclyn (6/5): - This is a great location! You’re close to lots of bars and restaurants. However, the bed had dirty linens when we arrived, the sheet had a large brown stain. The house rep came and changed out the sheet right away but left the dirty sheet in the living room. It made me nervous that the cleaners left such a dirty linen on the bed. It made me wonder what else they skipped out on cleaning . The home itself has everything you need, but it is quite dated and does not have much sunlight (we were on the ground level, it might be different if you’re not). Also, in a place where you cannot flush toilet paper down the toilet, I think a garbage can with a lid is essential in the bathroom. There is a trash can in the bathroom, but it does not have a lid. Check in was a breeze and communication with the house representative was quick and easy. Overall, not a bad place for the cost.

Room was comfy, air conditioning was top notch plus ceiling fans. Staff was friendly, Orlando checked on us almost everyday to make sure we didn’t need anything. The sunrise views from the balcony are awesome!

- Daniel (10/5): - This property was great. It was very close to downtown San Pedro, but was on the beach side so it was very quiet. Great view of the sunrise ower the water. We rented a golf cart and were able to park right in front. Beds and pillows were very comfortable. This not a normal hotel, there is no onsite receptionist. They give you a code to a lock box to get your room key. There is a property manager that we saw taking care of the property several times. The only issue we had is check in was 3, and when I booked, they emailed me that there was an option to leave our bags if we arrived early. I let them know we would likely arrive about 12:30 and they emaield me that I could get my key early and drop my bag in the room if it was not ready yet. When we arrived there was no key in the box for us. I called the not that I was emailed and was posted by the lock box, but no answer. There was a group a girls getting ready to leave and they messaged the guy on Whatsapp for us and he came by about 10 minutes later with our key. no big deal, the rest of the stay was great. He said he didn't answer my call as he didn't know who it was, but will answer whatsapp. He should answer both as we didn't have access to whatsapp yet since we didn't have the wifi password yet.

- WAYNE (10/5): Five stars for the Palapa House - This was my fourth stay at the Palapa House. I lived in Belize for 18 years and had always recommended the Palapa House to family and friends. I since return every year to visit old friends. The grounds and pool have always been spotless, it's exceedingly private and the rooms are immaculate and well furnished. There is not an on site property office but a manager is available 24/7. Highly recommend.

Ex- the bathroom tub/walls/area around toilet needs done “elbow grease” (smile) the knobs in kitchen kept falling off. The sofa being fabric holds odor and germs. The floor could have been cleaned better but in all honesty we would stay again!! There were plenty of towels, soap etc! The internet went in and out but Orlando was there right away to troubleshoot! The window in the bathroom allows someone to look into the bathroom if they are on the stairs next to the window! My suggestion would be a curtain for those that need just a lil more privacy Again we would stay at the PH again!!!

Had everything a person could want. The location was great. We stayed someplace else on a previous trip and would definitely stay here again in the future and recommend it it others. Didn't like climbing all the steps to the third floor, but it was a great leg workout. There really isn't anything that we didn't like during our stay.

Apparently there was some confusion with the room we booked and the staff thought we should have been in a different room… it eventually got cleared up and we were able to stay in the room we booked. Unfortunately one of the rooms above us had a toilet malfunction and a significant amount of water leaked into our room through the evening. The staff was prompt to try and clean things up, but there was a lot of water in the ceiling.

Love the little outdoor area for eating and the small pool to cool off in, which was quite adequate for only nine units. Decent response time on questions to staff. Only thing lacking, which is being very nitpicky I realize, were ice trays and salt and pepper. I did ask and receive the ice trays very quickly, though. Bought my own salt and pepper which was cheap and easy to attain, so no big deal. If I came back to Belize, this would be my first choice.
