• Kathleen (10/5): Beautiful stay with amazing views! - Great location, beautiful room, complimentary tea, coffee, stocked fridge and breakfast items with amazing view! The WIFI and AC worked great! Could be noisy in the morning but bring earplugs. Easier to get off at Barberjni metro stop as it is a gradual hill to the guest house. Otherwise you will need to carry your luggage up the Spanish Steps or take a taxi to reach. Photos of view from room 104. Nothing

• Andy (8/5): We had a great stay, such an ideal location at the top of the Spanish Steps - ideal for early visits - The quality of everything in the room was great, very clean and modern and had everything we needed and more. Tea and coffee, free water and yoghurts in the fridge and a couple of snacks too. The bed was comfortable and the building itself a classic. The street outside was very noisy at times, mainly passing traffic and loading vehicles at a place across the road.

The rooms are spotless, stylish, and comfortable, and the staff go above and beyond to make you feel at home. Perfect place to stay for anyone wanting to experience Rome at its best!

• Rosario (6/5): - As far as the location it was excellent. Walking distance to at the designer boutiques, shops, Trevi fountain, Pantheon, restaurants and more. The room was very spacious and clean provided all the essentials and mini bar with snacks and water. They only give you one key to the main door and one key to your room, so if in case you lose one or if traveling with someone else and want go to different places one is left without keys and there is no 24 hour concierge. Due to its location, it is very noisy and if you are a light sleeper your might find it uncomfortable.
• Stephanie (10/5): - I had a wonderful stay! As a solo traveler, I felt safe in the area and in the hotel. Alessandro was very helpful to help with after hours check-in and during my stay. While this was a 10/10 stay, the only piece of feedback I want to share is if you’re a light sleeper, room 104 may be a tough stay. Since it’s facing the street, it’s a bit noisy at night — but the view is SPECTACULAR. Would definitely stay here again!

• Tiffany (10/5): - Located near the top of the Spanish Steps, this flat has been converted into 6 private rooms. Each with their own electrical system to control the lights, outlets & AC unit. Alessandro was extremely helpful throughout the entire process of booking and our stay. It was wonderful after a long day of exploring all the sites in Rome to enjoy a delicious meal and glass of wine at the restaurant below, and come into our room prepared and pre-cooled for us. I would stay here again and again!!

• Rania (8/5): - Cute boutique like stay. Things to note, you need to ring bell for someone to let you in and give you directions how to operate elevator with “secret code” to get to front desk. Building is half residents, half hotel. There is 3 steps when you first walk in that you need to lift your luggage. Accessible lift for those three steps is locked. Our room was large and recently renovated feel. One thing that was weird was the odor that came out of sink. The sewer smell would come out and we noticed it on day2. AC is strong and quiet. Bed and pillows were pretty comfortable. No breakfast onsite but they give you complimentary mini bar and coffee/water. Bathroom was decent size- with one sink. Would stay here again based on convenience and not amenities.

Only downside, We did have to pay $200 extra to add a guest to our reservation and they just added a cart to an already small room. For a 3 day stay and what we paid plus the extra $200 we should have gotten a bigger room! Overpriced for sure!

• Chin (8/5): Great location and spacious apartment. - Location and spacious. The flushing system of the toilet bowl was not working properly on our first day. The remote control of the TV is also not working during our stay.
• Roberto (10/5): Exceptional - We stayed in the junior suite with a balcony. As long as you are reasonably fit, and can manage up the Spanish Steps, then the location and the view over Rome is spectacular . When I return to Rome this will be my first choice of places to stay. It's not a criticism but just be aware it's a guest house and not a hotel . The room was cleaned every day and the apartment couldn't be faulted.
• Tanya (8/5): - Clean and nice hotel priced well for it's location. Alessandro was kind, friendly and helpful! Rooms are nice and updated however ask for an interior room if you don't want to be woken up early with the street noise as the windows are not sound proof. NO main lobby or restaurant with breakfast if that is what you are looking for but walking distance from the Spanish Steps and lot's of restaurants in the area. The elevator and air conditioning worked well. Great location!
• Yesenia (10/5): You can’t go wrong staying here - This is a beautiful place to stay. Andrea and Rosey made my stay perfect. Breakfast was tasty and plentiful. The views on the way to town is amazing. While normal for the area, there are a lot of stairs. Just putting this in here for people like me who aren’t prepared for it. Taxis to and from town were 30-40 euros.

Our room was facing the street so we did hear cars as well as people talking but it didn’t bother us. Alessandro and his staff are very professional and accommodating to all our needs. The area is safe with luxury shopping and highly rated restaurants. Walkable to many attractions. I will definitely stay again. Grazie Mille!

• Samuel (4/5): Not a great time - Unfortunately had a flight delay which meant we had to do self check in… which required calling staff for access to the building. Spent over 2 hours and a dozen calls for them to answer to check in, awful start after a long flight. The room itself was great, some issues with the shower not draining properly but otherwise was clean and well kept. The views were lovely, and it’s in a great location The noise from outside not so much, there was no relief from trucks going by and doing garbage/bottle removal for nearby restaurants. Maybe got 3-4 hours of good sleep a night as the trucks came at all hours If location is the main point, this is a great hotel. Otherwise there is definitely better options
