Guest Reviews
- Michelle (8/5): -
- Bryan (8/5): Great spot to stay and close to the town and pub. - Close to town and comfortable. Carpet heavily stained. Only a single uncomfortable chair in the family room meant sitting on the bed to watch TV.
- Michael (7/5): -
- Daniel (2/5): -
- Benjamin (10/5): - Very comfortable generous sized room Nil to report
- Grant (7/5): Apart from the short coming we did enjoy our stay in Avoca - The location was good, the rooms were very spacious. Although there was a toaster in the room there was no plates or knives and we had to ask for a hair dryer although there was a mount for it in the bathroom.
The air conditioner was hard to control and in the wrong place in the room to work properly!
And there were no directory for any amenities!
- peter (7/5): for the tariff it was ok however the place is starting to get a bit tired - breakfast wasn't included carpet needed a clean
- Andrew (7/5): -
- Mark (9/5): Convenient and practical. Would definitely stay there again đ - Close proximity to centre of town, and easy access Carpet a little old but not a massive deal
- Geoffrey (10/5): - All good
- Kim (9/5): It was enjoyable -
- Genevieve (6/5): -
- Pauline (8/5): Will stay again just need to correct photos or explain no breakfast facilities and supply cutlery - The room was very clean large in size No breakfast provided even though photos show in photos self help breakfast
No plates cutlery not even teaspoons
Yet kettle and toaster provided
- Erika (8/5): -
- Abid (9/5): Beautiful - The shower đ a bit small
- Roslyn (8/5): Room was a bit dated but clean & comfortable and host was super friendly and helpful. - The room was clean - we were generously upgraded which we appreciated and king size bed was very comfortable. We were a bit confused about breakfast as there was a toaster supplied in the room but no plates or cutlery?
- Samantha (9/5): Perfect for one night for an event at Lexton. Clean and comfortable, just what was needed. - Clean, tidy & comfortable
- Vivienne (8/5): Needs some love and updating but okay for one night - Being on the highway it was easily accessible to the shops It is dated, the mattress wasnât the most comfortable and having a medical aid meant I could not charge my phone beside me without removing the lamp
- Robyn Wellington (4/5): - Location Extremely poor communication with owners. Did not respond to messages or voicemails. We booked the room 3.5 months in advance and when we arrived to enquire about an early check in (because they hadn't replied to our messages), we were initially told they had overbooked. They couldn't provide early check in and subsequently told us they were going to make up room # 6 which wasn't used very often. This was an inferior room to what we had booked and paid for. There was no microwave oven in the room and my husband was unable to heat up his breakfast. This resulted in an addtional meal cost for him to purchase after checking out.
- DOUGLAS (5/5): Ok but disappointed re serv ice and contact with reception. - Location is great. other thasn reception being available on arrival. did not see any staff or be able to seek assistance for the rest of the two days did not see anyone attempts to contact by phone is to no avail . CIandice said that I was entitle to a $50 reduction for some reason (not explained) said she would arrange on Saturday Nobody about no contact made
Monday 23/3 no reply.
- Elisabeth (9/5): Accommodating staff and good location. - Location Carpet in our room needed a steam clean
- Ben (7/5): Overall, all good. Clean, very convenient to town. - Could do with cutlery & bowl/plates in room please.
- Sarah (5/5): Disappointing to say the least! - Good location to the shops and river. This is the 4th time Iâve stayed here and noticed a significant deterioration when comparing to prior stays. The toilet cistern was broken, door handle to bathroom loose and the carpet was extremely stained. The body wash had also been removed from the shower, which meant we had only one small tube of shampoo, conditioner and body wash for a group of 5 staying in the family room. Despite there being a toaster, there wasnât any plates or knives available in the room or the âwreck shedâ as there was in the past making a piece of toast impossible. Also, no breakfast cereals in wreck shed as per the listing photos.
- Brenton (9/5): I was away for work so it was perfect - Nice and clean, big rooms and good value for money Nothing.
- Veronica (9/5): -
- Pollock (10/5): - We were impressed with the rooms, so much so that we returned 3 days later on our way home. We arrived 2 hours early as we only decided to break our journey at Ararat. Staff met us as owner not on sites, had our room allocation on her phone. Advised she would have it ready in half an hour. Which she did. One small item, carpets although clean were due for a steam cleaning, as some spot stains visible.
- Spencer (9/5): - Very comfortable bed
- Michael (8/5): -
- Debra (8/5): Enjoyable stay, great little town if you enjoy a slower pace - Location to town & quiet spot Grounds were not maintained, grass uncut & piles of leaves in BBQ area
Rooms are becoming dated need an overall spruce up, carpet in our room looked dirty
- VAHID (5/5): -
- Pollock (8/5): - The room was large and well presented, we were 2 hours early due to a late decision Ararat to break our trip home, staff we met gave us allocated room and advised they will have it ready in 40 mins. No complaints on room , spacious, clean ,although carpet due for steam clean. Not a thing. Lovely town, great friendly people, perfect break for us travelling from Cobram to Mt Gambier.
- Andrew (9/5): - Very quiet. Short walk to the supermarket for any groceries you need. Would recommend the Avoca Hotel for a meal.
- Wayne (8/5): Was very comfortable - Was very close to where I needed to celebrate an engagement đ» Nothing

- Carol (7/5): - On arrival very disappointed in the grounds, they look scruffy and unloved. Outside tables grotty. Inside beautifully clean sheets and bedding thankyou. The motel is old so some things outdated and need replacing. Spacious room. Shower was rather pokey, carpet stained. Travelling as a group we were very happy to gather in the warm Wreck Shed.
Sorry this is good and bad report See above

- Suzanne (7/5): -
- Charles (8/5): Very restful. - Rooms were very spacious and very comfortable bed. Pleasant setting and friendly hosts. Convenient location near to shops. Quiet. Unfortunately the breakfast room is no longer operative so should be removed from advertising material. Some breakfast options available in town within walking distance.
- Saunders (10/5): -
- Sadie (10/5): Enjoyable - Location very good No complaints
- Kerry (7/5): I would definitely return for but upgrades are - Proximity to where I needed to be was very good It said there was a continental breakfast available and there wasnât. There was a kettle & toaster but no plates or cutlery. Thankfully a shop to buy items was close, was able to borrow from family to be able to make breakfast.
Bathroom great size, shower was very small.
I felt some upgrades are required.
- hollings (8/5): -
- Stephen (8/5): - Close to the shops and pub.
- Boris (10/5): -
- Simon (9/5): -
- Sandra (10/5): -
- Valeri (9/5): - Excellent location and great outdoor setting. The room needs a bit of face lift.
- Koren (9/5): Great place to stay in a cute little town and perfect travel distance to Maryborough for Energy Breakthrough. - Well maintained car parking areas, quiet location and visitors, greeted warmly, clean sofas, carpet, beds, kitchenette and living area. Bathroom was dated yet functional and mainly clean. Bathroom extractor fan and window area need a thorough clean, with a lot of dust and cobwebs. Guests staying in the end rooms may need direction on how to angle park.
- Angus (5/5): Average -
- Ashesh Vj (10/5): -
- Helen (10/5): Will go back perfect . - Everything N/A
- Leigh (6/5): Convenient location - Very comfortable bed and good location A very leaky shower, tap in basin loose and no crockery or cutlery even though there was a microwave
- Jessica (10/5): The motel was clean, quiet and safe. Walking distance to Avoca town. Smooth and quick check in/out. - The room was very spacious. We enjoyed the wreck room and games. The staff were friendly. No complaints
- Daniel (8/5): -
- Diane (7/5): -
- Townsend (6/5): - Perhaps a light in the kitchen area. It was dark
- Liz (8/5): If we needed to stay there again we would be happy to book the same place. - Proximity to what we wanted and quiet. Impossible to get hold of staff to get something that was left behind, out of a room.
- Jason (8/5): Perfect location short walk to town - Great location and staff member was great Personal preference the bed was a bit hard for me
- Belinda (10/5): - The staff member was incredibly friendly and understanding when I accidentally booked for the wrong night. She kindly let me stay on the correct date without charging any cancellation fees. Just really friendly and approachable â such great service!
The rooms are very large, plenty of space to unpack. N/A
- Sunil John (7/5): Good - Hotel stay was good. Since Avoca has a place had not many options or eateries possible B&B would have been a great selling point Location the town Avoca had not much things to do
- Margaret (8/5): -
- Eric (8/5): Perfect for an overnight stop, but I wish I could have stayed longer. Very nice setting. - Excellent location within walking distance of food venuea and historic buildings.
- Shelley (8/5): -
- Dianne (9/5): - Comfortable beds. Good size room. No milk provided. No cuttlery or plates.
- Jo-Anne (8/5): Great value and a real country town experience. - The room was spotless and spacious and the spa bath was wonderful.
The person I spoke to on the phone was cheery and helpful too, Itâs such a great old motel with lots of character, it would be good to see the garden brought back to its former standard. And a coat of paint on the outside would make the pjs e smile again. There are some lovely spots under the trees that would be great for some dimple tables and chairs :-)
- Kim (8/5): Good little hotel is small country town close walk to pub for meals. A little pricey for location. - Nice big room and spa was nice A toaster but no plates to put food on nor knives to spread.
Could use a small coffee table near couch so somewhere to place food and drink
- Maree (9/5): It was a great place to stay close to work - It was clean, spacious and the bed was very comfortable It could have had more crockery and cutlery
- Louise (6/5): Clean and comfortable - Clean Hard to communicate with host
Not enough toiletries for guest
And no breakfast supplied like last time we stayed
- Helen (8/5): Thanks will bc stay again. - Location bc and quiet and clean Needs a shower holder for shampoo and soap otherwise good.
- Mario (5/5): Unfortunately when I arrived no one was at the property to greet me so I tried to call the owner of the property with no - The bed was comfortable to sleep on. The front door had to be slammed shut otherwise it wouldnât close.
Uncomfortable couch.
Missing plates and cutlery.
- Eileen (8/5): - We were in the very last room from the road so no road noise, walking distance to the painted art silo and the silo is well worth the visit after dark as the paint glows, great hotel for dinner within walking distance, great price for twin room, beds comfortable, room nice and clean
- cherryl (8/5): Good. Have stayed there before and will again - Ideal location for travel between Canberra and Ararat.
- Wright (9/5): Comfortable, affordable motel. - I arrived after hours and had no problems locating my room after a phone call to the manager.
The room was large and well equipped. The bed was comfortable ensuring a good nights sleep.
The motel is set back from the road so there is no traffic noise.
