Payment will be taken on arrival for flexible rates or at the time of the booking for pre-paid, nonrefundable stays.
Guests are required to present the original credit/debit card used at the time of booking which will be Chip & Pin verified upon check-in for both flexible and pre-paid stays. The name on the credit/debit card used at check-in must match the name of the primary room occupier. A valid photo ID must also be presented. An expense deposit of GBP 100 per night is also required on arrival. This will be collected by credit/debit card and should be reimbursed on check out to the same card used for payment, subject to an inspection of the property and any bedroom charges.
7th Floor – Relaxation spa and infinity spa pool is available for residents only, guests are welcome to visit the pool between 7am and 9pm daily and are not required to reserve a timeslot prior to arriving at the hotel. However, capacity will continue to be limited to eight people. Please note the pool is not suitable for children and the minimum age required is 16 years old.Guests are required to show a photo ID and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply.

- Bethany (6/5): Lovely rooms but budget hotel service - Room was lovely Had very late notice that the pool was closed and so didn’t have time to look at other options as we were staying the night after our wedding. We received complimentary spa access but didn’t feel the stay was worth the price. On arrival we were told there should be a bottle of Prosecco waiting, there wasn’t. We told the staff and they told us it would be bought up. We didn’t receive the bottle of prosecco and so rang again (at this stage thinking maybe it was a complimentary bottle from the hotel for the pool / wedding), it was finally bought up and turned out to be a gift from friends. We were really disappointed, as if we hadn’t chased we would never have received this. Service doesn’t meet up to expectation.

The room was nice with everything you would expect for a Hotel pitched at a boutique experience. Location was good. The infinity pool was closed, and the lift was very slow. (being used by contractors, staff and guests. Recommend an update to the lift to speed it up. The recommended car park was not close and very expensive.

Rooms are spacious, clean and modern, with a touch of vintage. Upon arrival in our room, there was classical music playing in the background, which completely set the tone for the rest of the stay. Calm, relaxed and enjoyable.
Special mentions to Tom + Mitchell, who are not just great hosts but incredible human beings that went above and beyond to make our stay enjoyable.

Everything was absolutely perfect and couldn’t have worked out better.
All the staff were brilliant - so attentive and helpful from the minute we walked in the door. The reception, the bar staff and of course the staff who looked after us during the afternoon were fantastic and deserve a huge thankyou.
The afternoon tea was delicious and presented beautifully - everyone was very impressed. Thankyou too, for dealing with all the different allergies and managing that so well.
Ella loved it and really enjoyed her afternoon.

It was such a special day where all the staff at King Street were amazing, looking after all of the wedding party so well and made the day so special. As a result my wife and I went back last weekend as a treat. The staff again were amazing and looked after us really well. They are all a credit to this beautiful boutique hotel, from reception to the staff at the bar and people looking after us at breakfast. Special thanks to Tom and Mitchell who were fabulous, sorted out luggage out to our rooms and just made the stay even more memorable . Great weekend. Thank you King Street again !!!!

- katpattndat (6/5): Rude receptionist - Unfortunately trip was ruined by an unpleasant welcome from receptionist staff member.
Whilst my boyfriend parked the car I went to check us in. I paid the room and security deposit payment and then was handed a room key along with a quiet mumble of words i couldn’t understand. I said ‘sorry where do I go?’ and the lady told me bluntly ‘upstairs’. My bags weren’t taken for me, I was given no explanation of how to access the spa, where/when breakfast was, nothing. So I trailed my suitcase up the stairs searching for my room, only for the key card she gave me to not work. The whole encounter was very cold and unpleasant and left me on the verge of tears. For one the best hotels in Manchester you would expect top quality service, but you do not receive it here.
As side from the terrible start, the room was furnished gorgeously and we made the most it. The spa was nice, but rooftop pool was ‘unavailable’ which was the main reason we wanted to go. This trip was for my birthday so I’m left rather saddened that we didn’t have the best time. Unfortunately I won’t be rushing back.

- Donna (8/5): A lovely atmosphere with modern luxury decor, fabulous staff and good food. - Fabulous location, ten minutes walk from Victoria Railway station, five minutes from main shopping centres and situated perfectly for fabulous restaurants. The room was beautifully finished, large bathroom and espa products. The inifinity pool is a bonus, a fabulous place to chill, I watched the skyline of Manchester during a storm, fork lightening over the building tops whilst relaxing. The breakfast, outstanding quality, and beautiful surroundings. I reserved time in the Kingstreet Spa, on the evening I stayed the weather was stormy with wild rain and thunderstorms. The spa is located next door to the hotel, with access only via the main street, the facilities are beautiful but consisted of a quiet room, steam and sauna... the pool is located within the main hotel on the 7th floor where there is also a sauna. Dissapointed in the access to the spa.
- melaniedH675AP (2/5): Unfortunately Not Good - Prior to our arrival, we were informed that both the lift and the infinity
pool,one of the main reasons we chose to bookwere out of order. This was
already concerning, but the issues we experienced during our stay further
impacted our experience.
We were upgraded to Room 10 as my partner has a disability and is unable to
comfortably manage stairs without a lift. While we appreciated this
consideration, the room had plumbing issues. There was no cold water available
in the wash basin, shower, or toilet. The water was extremely hot throughout, to
the point where steam was visible from the toilet when flushed. I personally
experi enced this when attempting to shower, as the water was scalding hot.
We were then moved to a smaller down gradeon the third floor, despite
explaining my partners difficulty with stairs and presenting his UK disabled ID
card this was the only room available. This relocation made access challenging for him. Additionally, the room
itself had further issues: the air conditioning was inconsistent and erratic,
making the room either to cold or to warm, and we also found chewing gum on
the floor, which was unpleasant.
We were offered use of the thermal spa as a gesture of goodwill however, the
steam room was out of service. Breakfast was also offered, but we did not make
use of these.
While we appreciated the offer of a complimentary drink each, the overall
experience fell well below expectations. We were also offered a 30% refund, Which we are awaiting.

We were offered free use of the thermal suite at the spa but the steam room at the spa was also out of use.
We had to change rooms from room 10 to 32 (This was a struggle for my partner without the lift because he has a disability and can not walk far). because there was no cold water, the cold water ran hot in the wash basin and when I tried to take a shower but the water was red hot and wouldn’t change temperature .
I found chewing gum on the floor in the bathroom at the new room.

- Holly (6/5): Nice but too many issues to validate the price - It was a gorgeous room, with extremely kind and friendly service. The tavern is beautiful and the breakfast was delicious. A lot of the facilities were not available (rooftop pool not open, lift broken so had to climb 5 flights of stairs to reach our room) and construction work woke us up with hammering and drilling at 8am. The spa was given to us for free as an apology but the steam room was broken and there was no pool. The spa had no availability for treatments, but nobody was in there when we were there.

Which was very disappointing as this was the main reason for choosing the hotel. However Sumeya handled the situation very professionally and was lovely, which put me and my partner at ease. We would like to thank her for making our stay extremely comfortable and worth while. Considering the disappointments on arrival. Our room was beautiful and very well kept. Great nights sleep. Hopefully next time we will be able to enjoy the pool and roof top bar.

Only thing I would say is that they could do with bar staff later on in the hotel bar. The reception staff were great and offered great service but unfortunately were not able to make the cocktails that we would have liked as they were not bar staff. Other than that, fantastic hotel.

The staff are so nice and welcoming as soon as you enter the bar area, they really are the best part about the place.
Unfortunately upon our stay we found out a few facilities were down for maintenance but it didn't make our stay any less special. In fact it showed us how amazing the people here in Manchester are.
We would normally be up and down like a pair of Yo-yos, but we didn't want to keep using the stairs so we kept on asking the guys on reception for help through the night and Jamie was so helpful and made sure to get us everything we needed even at the crack of dawn. He really is a godsend!!
The 2 ladies working the breakfast in the morning were so wonderful, I don't know how they can be so smiley at 7am but once again the staff here show why people keep returning to this hotel!! I believe one of them was called Kirsty but we didn't get the other girls name, nonetheless they were both equally perfect and made our morning a lot brighter! Especially after wolfing down our food haha!
Thank you to all the guys who made my birthday memorable, will definitely be returning next time we're up north!!
- danielbC4026SY (4/5): Looks great, but a very disappointing and frustrating stay - We recently stayed in room 56 and, unfortunately, the experience was very disappointing.
A few days before arrival, we were informed that both the lift and the infinity pool (a key reason we booked) were out of order. A 20% discount was applied, but the impact on the stay was significant.
There are some positives: the hotel is beautifully styled, the room was spotlessly clean, and the bed was comfortable.
However, there were too many issues to overlook:
- Despite the lift being out of order, we were still placed on the fifth floor, meaning repeated trips up and down stairs.
- The spa is in a completely separate building — something guests are not told in advance and should be. This was inconvenient and meant we were unprepared.
- “In-room dining” is sandwiches only, which was not made clear beforehand and wasn’t suitable for dietary requirements, leaving me to go out and find takeaway.
- The shower floods the bathroom badly — we had to use almost all the towels to deal with it.
- The air conditioning was ineffective and erratic. Room was either freezing cold or too warm.
- Breakfast was poor: overcooked eggs, rubbery steak, and food that felt pre-prepared despite a long wait.
For a stay originally priced at £434 per night, this simply did not represent value for money. Even with the discount, it still felt significantly overpriced given the number of issues.
Overall, while the hotel looks the part, the experience does not match the price point — and we left feeling disappointed.
- 223dianaw (10/5): The perfect place to experience the best of Manchester and all it has to offer in terms of being treated as special - I hosted my 65th birthday celebration in the private dining room for family and close friends who had travelled from Sweden, Brussels and from various parts of the country. I knew that the Townhouse would showcase the best that Manchester has to offer, and I wasn't disappointed. The staff especially Timothy Coakley, the chefs, the event room and our bedroom (where we had a bottle of complimentary champagne waiting for us on arrival) all made the event something that I will treasure always and those that attended were so impressed by the warmth and friendliness of the staff. Thank you King Street Townhouse. I can't recommend you highly enough.

- Q2966BGpamelar (10/5): Fabulous experience and Hot Stone Massage - The spa was a lovely environment, clean and relaxing and just what we needed to relax and take time from the hustle of our busy lives and celebrate my husbands 40th.
Liz went above and beyond in making us feel very welcome on both days. Liz preformed a hot stone massage for myself and i must say it was absolutely spot on, she taylored the massage to my specific needs after our little chat prior to determine what my goal was (it was full body but to relase tension in my back) and focused a little more on this area assessing the pressure etc. It was wonderful.

Was told get 10% off the massages but they made that extremely difficult so we didn’t end up getting he discount and then when we arrived we were charged an additional £60 to use the towels and swimming pool even though it says guests are entitled to an hour free. Really poor service. Won’t be going again. Additional surprise charges

- Daine (6/5): Nice stay, spa access and communication terrible! - Great location, rooms were comfortable and clean finished to a high standard. Very nice spa facility. Communication around spa use was cryptic and very confusing. You’re charged additionally per person when you don’t book directly with them which isn’t very clear on Booking.com. The pool is on the roof but the spa is outside in a separate building, guest are left to walk outside on a Main Street in robes which really takes away from the experience. I spoke to multiple people in two spaces who weren’t particularly clear on where to go and what to do.

- CLAIRE672777 (6/5): Charging luxury prices, without delivering - Disappointing overall.
At £270 for a standard double room, the experience didn’t come close to justifying the price. We were advised the spa was “next door” rather than part of the hotel, but reassured that access to the infinity pool and steam room was included.
In reality, the “infinity pool” is extremely small — more comparable to a large jacuzzi — and with just six people in it, it was already at capacity. Unfortunately, the steam room wasn’t operational at all, which left very limited facilities.
To add to this, breakfast wasn’t included, which at this price point feels like a basic expectation rather than an extra.
Overall, the experience felt oversold and underdelivered. A premium price point should come with a premium experience — this didn’t quite meet that standard.

- Exploration515493 (10/5): A rare find - We loved everything about the King Street Townhouse. The location is perfect, right in the heart of Manchester, in a quiet street but close to all amenities and cultural sites. The building is lovely and tastefully decorated , is very comfortable and quiet - and, despite being called a ´snug’ our room was actually quite sizeable and extremely well appointed. All the staff were very friendly and attentive and made our stay very enjoyable. Thank you!

A must stay. The service was exceptional and the staff so helpful especially Tom who was a marvel. Beautiful room. Great food. Wonderful spa. Infinity pool. Drinks. Cocktails. Everything. They made my 50th truly special and they will make your stay AMAZING too. I guarantee it.

- kizzie0 (10/5): Great Experience- felt pampered - I had a one-night stay at King Street Townhouse Hotel in Manchester, and it was absolutely amazing from start to finish.
The room was spacious, spotlessly clean, and beautifully designed, with a really luxurious feel throughout. The bed was huge and incredibly comfortable, with a thick, cosy quilt and plush pillows that made for a perfect night’s sleep.
The bathroom was just as impressive — modern, stylish, and featuring a stunning freestanding bath that felt like a real treat after a long day.
One of the highlights of the stay was the access to the spa facilities. Everything felt relaxing and well-maintained, and being able to enjoy treatments added an extra level of indulgence. The top floor was another standout, with a fantastic jacuzzi and incredible views — such a special experience.
Overall, it was a brilliant stay and I would recommend this hotel in a heartbeat. Perfect for a relaxing getaway or a special occasion.

It was our anniversary and they popped a little treat in the room for when we arrived! So thoughtful, they really can’t do enough for you, welcoming and polite.
Rooms really clean, and roof top pool was lovely, it’s nice that it’s open late we popped in there after tea!
Will definitely be staying back at this hotel! Xxx

I’ve always had a good night’s sleep. Best of all, the front of house service is warm, always helpful and happy - Tom and Mitchell especially are now familiar faces that make me feel at home and are on hand for any queries.

- Elizabeth (6/5): An ok stay - The room was well decorated and the overall vibe of the room was lovely. Very poor soundproofing in the bedrooms so we were kept awake all night by other guests. Robes in room were very tatty and need replacing.
- bhocking80 (10/5): Exceptional event hosts - I hosted an event at the Kings St. Townhouse, and stayed a couple of nights at the same time. I was really impressed with the great communication with Anastasia in months in the run up and she handled everything brilliantly and even came to find me on the day to check that everything had run smoothly.
Every interaction in every department during my stay was so friendly, welcoming and warm. When you host an event, you can only hope that it's a good location as your name is on the line.. but everyone at Kings St really delivered.
