- Adam (4/5): Senseless check-in policy ruined an otherwise decent stay - The facility was fine. I had a good sized room, and it was comfortable. Pam makes a good, filling breakfast. Everything was tidy, and if you don't mind walking (15 to 20m to town), the location is good enough. After nearly 24 hours of traveling, enduring multiple airports, busses, cars and trains, after dealing with frustrating flight delays, a cancelled flight out of Dublin, leading to long crowded lines and lengthy uncomfortable layovers, I was late arriving to Scotland. About 9 p.m. This means I would miss the narrow time slot allowed for check in. When I reached out to Pam to say I was coming in late and to make arrangements for late check in (per her invitation to do so in her emails), the response was "Oh dear, I really can’t do late check in," and that I should find someplace to stay in Edinburgh (even though I had already paid). When I asked her about process, she said a 'wee bit more notice' would have been nice. I've travelled extensively in my life, and have stayed in every type of accommodation at all price points, and I have never, ever been told "sorry, you better find somewhere else to stay" when arriving late. It's inexcusable in an era when we have Ring cameras, digital lock boxes, wifi enabled door locks, etc. Even just a low tech, combination key box can be purchased on Amazon for $20. Pam runs a smooth operation, but it's just basic hospitality to have some mechanism for enabling guests to let themselves in at inconvenient times for the host. Pam would be nice as can be when I finally arrived, and I could sense she was trying to make my stay as pleasant a possible after this, including allowing my (non-guest) daughter join us for two breakfasts. I appreciated this. But still, I don't know anybody who doesn't on occasion experience travel difficulties leading to arrival delays. To then be told to find some other place to stay showed a very bizarre lack of empathy from someone who is in the hospitality business. I couldn't argue about it in the moment, because St. Andrews is booked solid at busy times -- I had no Plan B if Pam decided to cancel my stay completely.

Die Zimmer waren hell und der Platz für eine Übernachtung ok. Wir hatten ein Einzelzimmer mit Bad und ein Twin-Bed-Zimmer mit separatem Bad draußen im Gang (wurde auch von einem anderen Zimmer genutzt).
Pam hat uns für den Abend tolle Restaurant-Empfehlungen gegeben und uns morgens in ihrer Küche ein wirklich gutes Scottish Breakfast bereitet. Für die beiden Zimmer haben wir zusammen für eine Nacht GBP 513,60 bezahlt - die mit Abstand teuerste Unterkunft unserer Reise! Das mag mit dem gehobenen Golfer-Umfeld zusammenhängen :-) .

We didn’t need the car except to get to golf courses . It was close to the beach , a block away so I was able to go for walks by the shore . The hostess Pam was amazing and very accommodating . I can’t say enough how lovely everything was . Highly recommend!

Connectivity - it’s bit far from centeral streets. If you just want to go to main streets to hangout, it’s ok to pick any bus or even walk for 20-25 mins but if you want to catch train from Leuchers and you have to 1st go to train status, it gets bit complicated; first you have to take bus from Wood Terrace to St. Andrews and then another bus to the station. Matching the timings in an efficient manner becomes bit complicated. For a mere travel distance of 20 mins it becomes more than an hour process and if you want to play safe, it’s easily more 1.5 hrs (if you are able to match the timings as buses do get late)
- Jenny (1/5): Unfortunate Experience - Unfortunately the host was unable to accommodate us arriving after the advertised 16:00 -18:00 check in and refused to give the keys to our daughter, (even with a passport and driver’s licence), who is studying in St Andrews so we had to book another hotel. This all happened within an hour of booking and despite Booking.com requesting a refund on my behalf the owner refused. I was told that my manner was rude, the only things I can think of that upset this lady was I ticked a box saying that I was not happy for an automatic service charge to be added to my account and when I got an automated looking answer about check in I asked the same question a second time. When I later joked that we would at least be in time for breakfast (included in the price) I was given a very firm warning not to go anywhere near the property! I have never experienced anything like this, I was left upset and £177 out of pocket.

Shower was great, location was very close to town. Pam was very nice to arrange a taxi & get us a late night dinner reservation. Our host Pam must have forgotten that I called her regarding a late check in. She emailed me after I booked regarding her late check in policy and I called a few months prior to our arrival. We discussed the circumstances and I thought I was all good for our late arrival. However, the day of our arrival she had emailed me multiple times and since I was having phone issues while I traveled, I was not getting them. She assumed I had no call/no show, however I thought we had discussed our late arrival. She was a little curt with me when I arrived, but quickly began to help us get a taxi & dinner sorted out . The only other thing is the bathroom is not in the room, it is however private and we did not share it with any other guests.

The room was tiny, but comfortable. Pam pointed out that you can tuck the luggage under the bed and that helped a lot. Checkout at 10am is crazy early.

- Maureen (9/5): Lovely St Andrews B&B - The view from the upstairs window of the sea was really enjoyed. Beds were comfy, I was warm( unexpectedly, I hate Scottish winters). Breakfasts were outstanding, especially the local sausages, and the black pudding.
This is a B&B in the old fashioned sense and we loved 😍 it Reception opening hours. These are only 4 to 6pm. Staff were pretty fierce about compliance. This was very hard as we had a long 9 hour journey to get there, and we did make it by 7pm. Exhausted, cold, unfed and stiff.

- Pat (1/5): Bad - Never do business with Pam. My mom and I informed Pam at 8:36 am that we would be late for our 4:30 - 6:30 pm check in time due to a big bus tour we were on. We even made the effort to bring our suitcases on the bus so we could get off at Pitlochry and take a taxi to St. Andrews. Pam told us this time was not ideal, but she didn’t say no. When we got to Pitlochry we went into the hotel our driver recommended and had them call numerous taxi companies to take us to St. Andrews. Unfortunately, they couldn’t find anyone, so I also called four different companies, none of which could help us. With our bus leaving for Edinburgh in minutes, and worrying that we would be stuck in Pitlochry without a way to get to st. Andrews, we jumped back on our tour bus back to Edinburgh and sent Pam an email apologizing profusely. What she sent back is the email below, which completely took me aback. It was nasty and uncalled for. She told my mom not to come and that we were a no show even tho we told her that morning we weren’t going to make the check in time (and she never said no). We lost $600, which is a lot of money to us, and Pam is refusing to give it back. I strongly recommend finding somewhere else to stay in St. Andrews.

After our stay, we wished we had booked a longer stay, because we really enjoyed our time in St Andrews in general and at the No12 BnB in particular.
- Greg (10/5): Cute little place about a 20 minute walk from the Old Course with a great host. - My daughter and I greatly enjoyed our stay at the No 12 Bed and Breakfast in St. Andrews. It is run by Pam out of her home and she was such a great host. My daughter and I stayed in quite a few B&Bs in Scotland during our trip and all the other ones were rather impersonal except for this one. Pam requested that we arrive between 4-6 pm so that she could personally check us in and then she cooked a delicious breakfast for us and her other two guests and chatted with us for about an hour while she cooked the next morning. Her home is delightful and about a 20 minute walk from the Old Course. The bedroom was comfy and the bathroom facilities were good with an excellent shower. I couldn't recommend this place more.
