- Lauren (1/5): Not worth the price. Wouldn’t stay or recommend - The property didn’t feel like a place to stay with a child. It had a strange fousty smell, the place felt creepy. The locks on the doors felt unsettling for the child. Pictures looked nice but when we arrived it was not worth the price we paid. We booked two rooms by accident thinking it was an open plan room with two beds and a bathroom. We were not happy to stay here as we didn’t feel comfortable and it really didn’t feel safe to leave our child in a separate room. As a mother of a child with autism I expected the staff to be more accommodating. We had to book an elsewhere which left us out of pocket as it was last minute. We didn’t receive a refund and we are not one bit happy about this.

- Aiden (7/5): Got all the use out of the room that I could and got what i paid for - Good value considering the location Not the most comfortable bed and wasn’t a fan of the open plan shower
- Karl (5/5): Cheap but not cheerful - Good shower Very basic - not nice decor - neighbours really noisy - feels very run down
- Carty (7/5): great city, decent digs - fairly central, walking distance. the kettle flex did not reach the counter , quite annoying.
- Caren (6/5): - Good location We did not receive any towels to shower. Only 2 small hand towel.

- Lesley (2/5): - Absolutely disgusting room was not cleaned bed sheets dirty.couldnt stay there had to book another hotel when I eventually got through to someone I was told booking had not come through on time and room was not prepped. Was promised refund but a week later nobody has got in touch. I didn't like anything stay well clear.i don't know if it the hotels fault or partly booking.com i won't be using either again.
- Natalie (8/5): -
- Sarah (4/5): - It was clean and comfortable The walls are extremely thin that you can hear ever single noise from the room beside you
- suren (6/5): -
- Jonathan (1/5): - Zero Photos r not what they seem , walked in room to small big gap in door as u walk into the room, so it was then I made a decision to walk straight out go to another hotel .

- Sionainn (1/5): Do not stay - Terrible do not stay. The building is not maintained at all. Our bed was lumpy very old mattresses and sheets looked like a teenage boys room and smelt like it too! Clearly hadn't been cleaned as the bin was full when we got in and the last guests stuff remained in the bathroom.
Bathroom was worse then anything you'd find in a hostel. Very little water pressure and mould on the ceiling.
We payed 264 for two nights. Absolutely ripped off we couldn't even stay the second night.

- Lauren (3/5): Cheap stay but you don’t even get what you pay for - It was a cheap stay for one night The smell of damp was over powering . Actually gave me a headache- spent minimal time in the room due to this
The room wasn’t the one I was expecting the bed was in a room with barely enough room to walk around the bed.
The sofa in the livingroom was sticky
The shower was mouldy.

- Fionan (2/5): Cheap option, but not cheap enough for what you are getting. - The shower, while looking a bit grim, was good. Water temperature adn pressure was good. Place is unstaff, so you use a doorcode to get in. The doorcode doesn't work until 15:00. Dispite booking.com and the website you check in with asking arrival time and letting you select an earlier time nowhere does it say on either site that you won't be able to enter until 15:00, which begs the question of why let guests select an earlier arrival time. I arrived earlier couldn't get in, so I leave, come back at 15:05, enter the building, but my room wasn't ready. Not something that normally a problem for me as most places will hold your bags. But as its unstaffed there is nowhere to safely leave your bags when waiting for the room to be ready so i had to sit in the building until the room was ready. The wifi name for the building wasn't an availble network. ie wifi network name on the info page taped to the room door was _____but closest available network was ___1. As I didn't know if ____1 was thier wifi or a scam network, I just didn't use it. If ____1 was the correct network, the info page has an error. That or they changed networks had to change the name and didn't replace the info page. There were 2 kettles in my room, one was broken. The broken kettle's plug was fed through a hole the width of the wire in the shelving so it could reach the socket. But because the broken kettle was fed through the hole it meant I couldn't plug in the working kettle unless I put it on the floor. It seemed like the first kettle broke and no one was bothered to unscrew the plug head, so the wire can fed out of the hole and then install the new one. The bedsheet was inside out and the pillows had no pillow cases. Bed itself was a spring bed and wasn't comfortable. Everything in the place just put out the idea that the owner wanted to do everything as cheaply as they could, which is understandable to a degree given it's cheap accommadation, but also put as little time/effort as they could into place.
- Grace (3/5): Filthy, worst mattress i have EVER slept on!! - Location great - for price point not bad Room and bathroom were filthy - handprint in brown on wall , toilet brush was heinous - floor and corners absolutely filthy - overall feeling it hadn't been cleaned properly in ages.
We were two people they left us one towel - which was stained.
Mattress on bed was so destroyed that we slept with springs sticking into our backs for two nights and could feel the bed frame through it.
Milk left with the kettle were 12 days out of date.
Soap dispensers in bathroom broken and empty

- Maddie (6/5): - I liked that it was very easy to work the self check in, the location is quiet without being totally out of the way. The tv was great. Thw fire alarm went off due to a leak and it kept going for ages before we found a silence button. But then thats scary because what if there was a fire? It was really loud and upset my sleep. I get things happen but there wasn't really a proactive response from staff or any amends offered.

- Hagans (10/5): Keep up the good work - Very clean and was very easy and secure to get into the property well done I will be back Honestly nothing wrong there’s a shop round the corner very close to the city center 👍👍
- Dev (6/5): -
- Tierney (7/5): the stay was good - the location was great for our nights out, the facilities were kind of what we expected. we didn't use the kitchen area or lounge area, but both seemed tidy enough. the bedroom itself was a decent size but quite warm, and it was also pleasantly decorated. the hairdryer provided did not work which was a little inconvenient and there was small bits of mould around the window, apart from that everything was good
- John (3/5): -
- Genival (10/5): Grest option in Belfast - The people of support, clean and localization. Nothing

- Sonata (10/5): 10/10 for the price I would say it a really good place to sleep - When I seen it was 3 stars I was a bit worried to be honest. But it was a perfect location for us. Second of all I felt very safe the key code and alarm ensured that I would be safe all night. Also I really liked how spacious the room was it was a very big room and a bathroom in our room which was very handy. I honestly had such a good sleep. I really liked how there was a TV and how clean the place was. I will definitely be back. Honestly for the price I pay I don’t have any complaints. However, I would say the walls are very thin so you can hear everything next door but it isn’t their fault as they didn’t make the walls lol.
- Claire (7/5): Great value for money, friendly attentive host, clean, close to the city. Would recommend - Communication with staff was excellent, i left my phone behind and the staff found it and came met me. Great value for money, wifi and tea/coffee and sugar was there to use. Clean. The bed :( the room we stayed in was small but cosy but it definitely needs a new mattress. Id definitely stay again but not in that room because of the mattress.

- Claire (1/5): - I have never encountered such in professionalism in all my years of travelling. The hotel cancelled our booking at the point of check in as they said there was a leak - first of all, surely this was aware before check in time as it should’ve been checked over. We then received an email saying that the refund would take 12 days - completely unacceptable from a chain of hotels if you ask me, as we had to pay for another one and not everyone has disposable income. I then received another email to say the refund would be for £8. After numerous attempts to contact them via phone and email (was always told they were working on it and they’d get back to me in 48 hours) - working on what? An instant bank transfer? These cowboys have not a clue about good customer service or the way online banking works it would seem. Luckily I used a credit card and was able to dispute it through the bank. I urge everyone to avoid at all costs or it will cost you. Literally.
- Anura (1/5): Dirty and smelly place with leaking windows. - Only the location but we didn’t stay there. We booked the hotel across the road because the OYO property was very bad and not clean. Everything was bad. The photos when we booked made me believe it’s clean and good property but when we saw it, we couldn’t stay there. Had tocross the street and book a room at the hotel opposite
- Amine (7/5): Not bad - Location It’s old
- Stan Giles (9/5): -
- Christopher (6/5): -
- Kieran (6/5): -
- Fitzpatrick (7/5): - Location People were smoking in the room so it set the smoke alarm off in the middle of the night and noise from the street and people coming in and out of the b&b all hours of the morning

- Clodagh (4/5): I didn’t stay - Nothing. I took one look at the room and left and got a hotel for the night. Shower and toilet in room with bed. Very small rooms. Door locked with a mechanism, did not feel comfortable staying there at all. Very creepy and dark entrance in and stairs very narrow.
- Brian (10/5): - Very clean , Smart TV with YouTube Netflix in room , hot showers with towels ,very comfortable bed ,tea coffee with a kettle in the room , a big plus was the kitchen with a cooker and oven fridge freezer cutlery plates cups provided

- Colleen (10/5): Great find - Booked last minute and very impressed. Room was immaculate, had all you needed for a last minute stay and getting access to the building and room was straightforward. Would definitely stay again.
- Andre (7/5): - Central at Botanic Station. Good price for Belfast.Bed The building and the bathroom were old.

- Walker (3/5): Will not be booking again. Would not recommend to others - Location to nearby bars and restaurants The buildings next door were very shabby looking. Check in confusion. We were not advised of all the flights of stairs to the top. Room very basic, dusty. Window blind not working.
- Everett (8/5): Clean, tidy, great price and I will use again. - Well situated, local amenities are within 10 minutes walk for anything you may need, bars, cafes, shops, public transport. This accommodation is ideal if you’re not into the hustle and bustle of a busy hotel. You can come and go as you please. I will use the accommodation again very soon. I was on the bottom floor at room 1 which was just perfect to allow me to get in and out the front door and straight to the room door in seconds. At first the door access was awkward to work around. I received more than 2 different access codes for the front door panel and also the room door access codes. It is a touch pad and only needs a light finger to add any codes.
When I couldn’t gain entry I called the number available from the front door and was supported by the person on the phone and gained entry by remote access. You will definitely hear traffic from the Street and there were doors banging at all hours which is to be expected as people can come and go whenever they please. There is a large African / Asian community in the area and this was evident with groups of males congregating on certain corners along University Street. This is outside the property and doesn’t affect the accommodation itself. I never used the communal areas inside the property so I can’t comment on what was available.
- Tazeen (4/5): - We wanted to get in touch with the manager as we had requirement for milk and tea but after taking card details he did not respond. Also the bed was not good too noisy
- Sean (5/5): Overall great location to the venue we went to visit. Very clean room. The bed was a disaster unfortunately. That’s what - It was a good location to get around & clean The bed in room 3 was awful to sleep on, we could feel the springs sticking in our backs & legs, no sleep had, we even slept the opposite way to see if it would make any difference but it didn’t.
Also we felt there could have been wardrobe facilities
- Jack (8/5): Pleasant would book again - Thought for the price was a very pleasant stay no hassle called early to check in and wasn’t a problem the shared commodities were very nice including the back garden and seating area We stayed in room 10 at the top floor roof slanted was limited head room but other than that I can’t complain I’m sure it was just because we had a room at the top floor it was like this
- Ekpen (9/5): Good value for money - Clean and in a nice area Clean, comfortable and good customer care and experience.
- K (10/5): -
- Debbari (1/5): -
- gary (6/5): Wee bump at the start but staff sorted it swiftly - It was in quiet area . Spacious rooms The stairs but with a lot of room and value for the stay it’s worth it
- Philip (6/5): Value for money - The room was fine, well cleaned. Not too far from the city center. Warm enough as the heating came on automatically. The code didn't work for the door so had to call about that. Decor is fine, a bit worn in parts and the TV remote didn't work. Good value overall though
- Lee (6/5): Would I stay again for work - Probably. Preferably not room 8 (mattress). - Pre Check-In communication was excellent. I’m always concerned when it’s an unstaffed hotel, but everything went well.
Easy parking outside the hotel. The mattress in room 8 was very uncomfortable.
Things were a bit ‘tired’
- Oran (1/5): Bad - Location Everything
- Ercole (5/5): - Very close to town hall The bathroom was a plastic box, it looked as a student dormitory

- Ponsonby (6/5): Everything was fine - Interior design No plug beside/ near the bed
- Carys (10/5): -
- Saritha (10/5): Good accommodation, really recommended - Belfast All facilities
- Laurence (5/5): Ok. Quiet in the night. TV good. Room clean. Shower good. - No side lights only main. No clothing hangers. No bathroom shelf.
- Marie (4/5): - Location Room uncomfortable
- Izzul (8/5): -
- James (6/5): Adequate stay in an easy to access location. - Location and cleanliness of room were what was needed No staff on site when problems arose.
Fire alarm went off at 9pm and no one there to deal with it. I had to call fire service and to let them in to property etc
- Rakesh (1/5): Won’t book any OYO stays, Even if it’s 25 per night - I didn’t like anything. This is my worst experience in the UK. First they gave me a room which wasn’t cleaned and then they gave me a different room which was full of dirt and bed sheet, pillows were dirty. Looks like there’s no one to clean. They just re use the blankets and towels. I had to book a different hotel and check out. I sent all the photos and didn’t get any refund or response. Don’t book this …even if the price is 25 per night. Everything except the location.
- Kirsty (10/5): -
- Annissa Hazley (5/5): - The room looked brighter in the photos than it was in person, and it felt a little darker than we expected. We were hoping for more natural light, particularly for taking photos. The bed also moved quite easily, which might be something to consider for couples.
- Rachel (5/5): Cheap & cheerful but has everything you need for a night in the city. - Good location, free roadside parking & good walking distance to city centre Lots of stairs, low ceiling in attic room.
- Amy (8/5): -
- Isla (4/5): Don't stay here alone, worth spending a bit more and going some where else if you can afford it. - The room is simply laid out, had towels and a private bathroom. Had a mirror and plenty of plug sockets. If you're looking for cheap and passable as a group you'd be fine but I've stayed in nicer hostels - so I'd choose a hostel over this. A male member of staff came into my room without warning while I was in the bathroom, I didn't know they were staff and when I asked the man to leave he said he wanted to check on me. This obviously made a solo traveller feel unsafe and so I called the emergency OYO number and had no response. I left and moved to another hotel and OYO did get back to me the next day to say it was a mistake and the staff member got the wrong room - reckon you'd be fine as a group but I wouldn't recommend staying here solo. Did not feel professional or safe, I've never had a staff member just walk into my room in any other hotel, BNB etc.
The bed is a fold out style metal bed and was very very uncomfortable to sleep on, it was also loud if you turned over (and I'm a pretty short small person, around 60kg for reference)
The room wasn't clean (lots of dust and bits of stuff on the floor, thick mold on the shower, marks on the sheets, hair in the sink. When trying to shower the whole shower filled immediately due to the drain being blocked. You'll see lots of reviews on this so make your peace with it or stay somewhere else.
There are no hooks for towels or coats etc, it would be especially helpful if there were hooks in the bathroom for your towels, no shower mat.
The building as a whole was very noisy and there were people smoking joints and cigarettes outside so there's a lot of people hanging around when you're trying to come and go.
They've left it off of Google photos but this is a terraced house and the house next is derelict which makes it feel further unsafe. The location is ok in the daytime but at night you walk past a lot of empty houses and side alleys so again a deterrent for solo travellers. It takes about 20 mins to walk to the majority of the shopping area / City Hall.
- Miroslav Yonchev (10/5): -
- Sinead (5/5): - Very dirty which is a pity as it could be a lovely cosy place
