Guest Reviews
- Tim (10/5): - The outdoor temps were too warm for the fireplace, sadly.
- Guy (8/5): - Thought there going to be a hot breakfast
- Sheri (8/5): Great - We usually stay at the viking. This was a refreshing change. Host was wonderful. Check in a breeze. My husband was happy he runs hot. I was freezing sleeping and i didnt bring my blanket. Next time and there will be a next time i am bringing my blanket. Feels like home....
- Haley (10/5): - Beautiful property in a great location - walkable to downtown, mansions, and Cliff Walk, but far enough away to be quiet and relaxing. Loved the front porch and all of the little touches that made us feel welcome.
- Colleen (10/5): Comfort and friendly - Nice area. Yummy baked goods each morning. We took our dog and they were very accommodating. The room was large and comfortable.
- Leisa (10/5): - Great value for the price. Walkable to town.
- George (10/5): - Really enjoyed our weekend getaway for my wife's birthday. The room was large and very clean, kitchen area had a microwave and all utensils needed. Bathroom was large and clean and had soap, shampoo and towels provided. Breakfast was available every morning around 8:30 am and consisted of fresh fruit, yogurt and home made muffins and baked goods.
The staff was very friendly and made us feel welcome and at home. Beautiful new porch on the front of the building that we enjoyed every evening before dinner for some pre-dinner drinks. We would definitely return (maybe in the fall) sometime for another visit.
Thames street is a little over a mile walk from the property - Uber/Lyft is also available as an option and from $6-$12 per trip to Thames Wharf area depending on time of day.
Tips - book mansion tour tickets and dinner reservations before your trip at high season times. Also, Newport drink prices and dinner at popular restaurants are pricey. Best lobster roll is at the Lobster Shack Trailer, 150 Long Wharf Mall, Newport, RI 02840
- Christian (10/5): - We stayed at the Admiral Sims on Catherine St. and it was great! The house and property were beautiful and in a good location. Easy walk to the beach, and a little bit longer into downtown Newport but it is doable. Next time we come back we will definitely be bringing our dog!
- Julia (8/5): - The room was very clean and well appointed. We were contacted in advance with instructions to pick up the keys. Quiet residential neighborhood.
- Bridget (10/5): Lovely and convenient - Great location, walking distance to Easton's Beach and Cliff Walk as well as many stores, restaurants, etc. The room was spacious, clean and comfortable. It got fairly cold for a couple of days and the gas fireplace heater did a great job of warming the room. The kitchenette was well stocked with dishes, utensils, etc. And the hosts are super friendly and helpful!
- Verified traveler (10/5): - Very lovely room and bathroom. Bed was perfect for me but too soft for my husband. Perfect location, nice walk to town.
- Benita (10/5): - Love, love, love this place! The property is beautiful, as is the neighborhood and our room was lovely. Location was central and walkable to Cliff Walks and Thames St shops and dining as well as the Bellevue Ave. shopping district.
My only complaint is 10AM checkout, which is earlier than any place we've ever stayed. That said, would absolutely stay here again
- Lisa (10/5): - Outstanding accommodations that exceeded my expectations! Can't wait to stay again.
- Jenna (10/5): - It was located in a very quiet and nice area. I was able to walk to the main downtown area where restaurants and the shopping are. This is my 2nd time staying overnight in Newport and my 1st airbnb experience was horrible. I'm so glad I found this place and I'll definitely stay here again on my next trip to Newport- one of my fav. town.
- Steve (10/5): - Very accommodating, super clean and quick responses to questions.
- Brendan (10/5): - Such a great stay for a weekend wedding in Newport. Instructions were clear for check in/check out and location was walking distance to Thames St. Unit was very clean & the bed was very comfortable- host Marie was communicating with us during our stay and gave us some great recommendations. Will definitely be back for future visits to Newport
- James (10/5): Great stay in newport - This is a very clean and excellent option in newport. Very large comfotable room, great hospitality and an excellent experience. Will stay here again
- john (10/5): - We LOVED this place! Very clean, rooms were spacious and rhe hostess was great! Wouls strongly recommend this place!!
- Adil (10/5): - Lovely place with great hosts and walkable to all attractions
- Stephanie (8/5): Bright! But lovely. - Admiral Sims house is lovely: it's in a beautiful neighborhood, it's comfortable, and it's super well run. The little kitchenette in the room is excellent. The Britta pitcher with a fresh filter was an especially nice touch. The only off-note was that the lights in the room use zillion-watt bulbs and are quite painful if you accidentally turn one on. (Our solutions: In the room, turn on only one lamp and throw a sweater over it. In the bathroom, remove three of the four bulbs in the fixture and put them back at checkout.) Breakfast is on the light side and sugar-heavy; some whole wheat bread and a toaster would have been great.
None of which should suggest the Sims house is anything less than wonderful. Except for the lighting and the breakfast, everything was perfect and we thoroughly enjoyed our stay.
- Andrew (10/5): - Property was fantastic, well situated and very roomy.
- Mark (10/5): - Excellent location, plenty of room and easy parking. Highly recommended.
- Alex (10/5): - It was a nicely updated unit in a beautiful old Newport home. The location is a nice neighborhood, conveniently walkable to everything around. The management was very friendly and responsive. All in all, a wonderful stay — we absolutely plan to choose this place again when we’re next in Newport!
- Nicolas (10/5): - Our first time staying here and my hubby and I were very happy! Quaint room that was super clean and looked brand new! We loved having the fireplace on for the ambiance!! Definitely recommend this b & b
- Chad (10/5): - Super convenient to all Newport has to offer. Great, friendly and accommodating staff. Clean space.
- Margaret (10/5): - Checkin/checkout was super easy, beds were comfortable, nice touch with shampoo/conditioner and lotion available. Beautiful neighborhood to walk in, especially in the snow!
- Grace (10/5): - I love the community of the b&b! The owners are so nice, and the rooms are great!
- Cora (10/5): - Room is big with high ceiling and beautifully decorated with comfortable bed, big tv, and ample closet space. Owner is very thoughtful and setup extra bed for daughter. A small kitchen with sink, microwave oven, refrigerator, and coffee machine sufficient for quick snacks. Property is close to mansions which was why we visited RI. I would bring my own towels next time.
- Marija (10/5): - Impeccable, quiet, very nicely decorated, you can tell that the owners put a lot of time and effort into this place, and do it with love. Breakfast was delicious, banana bread and nutty walnut cake baked inhouse, accompanied with beverages. 2 blocks from Cliff walk.
- Amy (10/5): Welcomed home! - Loved it! Can't say enough good things about it. - Great location, nearby local dining options, room was super cute felt like home, owners were very welcoming, met some nice friendly neighbors,
We toured all of New England and this was by far our favorite place we stayed!
- Maureen (10/5): - Enjoyed our stay
- Jeanne (8/5): - Wonderful location that was very walkable to the wharf and shopping and dining areas. Lovely historical area.
Very comfortable room.
Only add would be a clothes hook on back of bathroom door.
Would return.
- Mariana (10/5): - Clean, spacious, parking
- Becky J (10/5): Lovely gem - We had a lovely large room with everything we needed for our short stay in Newport. The room was spotless and every amenity had been considered.
- Chris (10/5): Great stay! - We thoroughly enjoyed our time at Admiral Sims! The room was phenomenal and the service was great!
- Gary (4/5): Disappointed - We weren’t greeted on arrival, nor were we ever oriented about the facilities. The breakfast was barely a continental breakfast, grab’n go style, although GF pastries were provided (and I appreciate that). Housekeeping was by request. The room charge, given the service and lack of ambience, was unjustifiable.
- Karen (10/5): - We loved the house ! Beautiful! Very gracious host too !
- Melissa (10/5): Anniversary Getaway - This was a convenient location and the room exceeded our expectations. We were pleased with the well stocked kitchenette, comfortable bed, soft towels, tv, decorations, and small table with comfortable chairs. We enjoyed all the sites in Newport close by during our stay.
- Steven (10/5): - Great communication and a great room. The TV emitted a high pitch, but we just unplugged it. The location is good and puts you between the Cliff Walk and downtown.
- Lisa (10/5): - Very clean. Everything you needed was at your fingertips. Very quiet!
- George (10/5): - Enjoyed the fresh, continental breakfast, outside in the gazebo. They take pride, in there product, and it shows. We ll be back.
- Jeanne (10/5): - Super clean room. Room was large and very comfortable.
- June (10/5): - A wonderful unit on the 2nd floor. While the stairs were a challenge for me, I was able to navigate them. Everything was in walking distance for the most part. If I were to visit Newport again I would definitely book here again.
- JOSE (10/5): - Great communication and place was perfect.
- Lauren (10/5): - We loved staying here and can’t wait to come back!
- Jennifer (8/5): - The room was clean and comfortable. Great location and beautiful old house in a lovely area. My only critique would be that breakfast was less than I expect for this price. Yogurt, fruit and homemade breads/cakes were offered in a no contact setting. Perhaps the no contact is a result of the pandemic- idk- but personally I expect a nice sit down breakfast.
- Ingrid (10/5): - Very charming property and room! We didn't meet any staff, but everything was well prepared and organized for our arrival/stay.
Location is close to First Beach/Cliff Walk/Downtown.
We would totally return!
- Linda (10/5): - Wonderful stay. Very clean. Convenient location with parking.
- David (10/5): - The room was very spacious. Nice sized kitchen. Was nice to have washer & drier in the room. Great to have off-street parking in the back. Easy walking distance to shopping and dining areas around wharf in Newport.
- Raymond (10/5): - The property was scenic and is walkable to great places to visit.
- kristin (10/5): Dog friendly and very comfortable - We always love staying here. So good that we can bring our dog as well. Very pretty rooms, quiet area, and close to most things. We used to love their hot breakfasts as well.
- Amy (10/5): Location, location, location! - What a wonderful find!
We could walk to almost everywhere we wanted to go, the place was roomy/clean/comfortable, and the communication with the management was excellent.
Admiral Sims for the win!
- Michael (10/5): - Very nice place! We had a great time.
- Theresa (10/5): Lovely Bed and Breakfast! - This room was a delight. Check-in was remarkably easy. My keys were waiting for me when I got in with a cute not from the owner. The room was clean and spacious. The building was so quiet that we thought we might be the only ones. Quite literally everything that I could think of was available to us. This included snacks in the lobby, dog biscuits if we brought a pet, towels to borrow for the beach, aloe in case of a burn, everything we might need to cook. The list goes on and on. The owners checked in via text 3 times for a one night stay. A grab and go breakfast was set out the next morning. My husband and I both wished that our stay was longer. Would come again and again!!!
- donald (10/5): - Great place and great location. Will stay here again the next time we are in Newport.
- Verified traveler (10/5): Great location in Newport - Very quiet and comfortable accommodation. Plenty of room for clothes and luggage, nice tv and chairs for an in room breakfast or glass of wine. Large bathroom with all the necessities. Service was attentive and accommodating.
- Amy (8/5): - The property was well cared for, clean and in a very convenient location in Newport. Easy to get downtown, to the Beach and to the cliff Mansions. Staff was very nice.
- Christopher (10/5): - Super clean and high quality lodging. Their team was on top of all our needs. The place ended up being walking distance to the beach and Cliff Walk at one end and the wharf and downtown on the other. Very quiet and beautiful neighborhood. Overall an outstanding experience!
- Tammy L (8/5): - Overall I had a pleasant 4-night stay. The communication was contactless. I received texts regarding where my keys would be with an instruction sheet about my stay. The room was clean, bed comfortable, and I was happy to have a kitchenette. Downstairs there is no living room or dining room. All of the downstairs doors are closed. Breakfast is grab and go from 8:30 to 9:30. I would bring fruit to my room and have it for an earlier breakfast in my room the next day. If you need housekeeping you fill out a form and leave it in a jar downstairs. I think I met the innkeepers when they texted asking if they could store ice in my freezer, as their icemaker had broken. They were nice people, but what struck me during my stay is that no innkepeer introduced themselves and asked how my stay was. I'm a pretty private person but meeting the innkeepers and having a short interaction would have made a difference to me.
- Stephanie (8/5): Mixed. - I was disappointed in the 'kitchenette' provided and the inability for ice and trash receptacles. The room was lovely, comfortable, and easily accessible. I wish there had been the ability to take a bath however it was only possible to take a shower. The full length mirror should be mounted higher as well. Knowing the buding didnt get locked at night was a little disconcerting and i would have appreciated an additional lock on my room's door. I cannot say if I'd recommend staying here or if I'd stay again.
- Christiana (8/5): - Room was beautiful and close to downtown Newport which was very convenient. Staff was very friendly. I would definitely stay here again.
- Porter (10/5): - A lovely place in excellent condition. The staff were attentive and accomodating. Easy bike to downtown. A walk takes longer but we’ll worth it through an idyllic neighborhood. This place is a hidden gem.
- Jon (10/5): - Friendly and helpful innkeeper. Great location. Beautifully furnished room . Excellent breakfast and snacks.
- Michael (10/5): - It's a peaceful quiet place, away from the hustle and bustle, but close enough that you can walk to attractions.
- Stan (8/5): - A fine plan ace. Many stairs very helpful. Location fair
- Sandy (10/5): - Lovely large rooms with updated decorating. Convenient location for restaurants and all the big famous homes. Breakfast was great, served on trays for each room with an egg dish, fruit, a variety of homemade sweet breads and more. Enjoyed walking the neighborhood to see beautiful large homes and shopping was not too far away. We ate at Flukes on the wharf which was outstanding.
- Laura (10/5): - We enjoyed that it was more of an apartment than a hotel room.... that it was dog friendly..... that it was clean and updated and in walking distance to restaurants and shops
- Sharon (10/5): - Our room was large, clean, and convenient. While not easily walkable to downtown, it was a quick drive to everything and quiet and peaceful at night. Very eco-friendly, had lots of little touches, and the staff was accommodating. No complaints at all! Would/will stay there again!
- Samuel (10/5): - Liked the coziness and uniqueness of the property. Better than a high-end hotel room.
- Jeffrey (4/5): - Property has limited access and no elevator or staff assistance. Nowhere in the property write up or in the 2 email correspondences from staff did it indicate that we would have to walk up 4 flights of steps with luggage to our room. Total disregard for people's health and abilities.
- Russell Brett (10/5): - We loved our stay here! It was a beautiful property and our room was quiet and private with a lot of space. Parking on premises and an easy walk to town. The breakfast was great and we were also greeted by two little rescue dogs one morning which made our day :). The host was also very friendly and we would definitely stay here again.
- Kathleen (10/5): - Insanely comfortable bed and lovely hosts!
- Verified traveler (10/5): - We enjoyed the quality of fixtures and appointments in the apartment. The location of the property was excellent.
- Verified traveler (8/5): - Friendly staff and great location. Would recommend!
- Verified traveler (10/5): - Spacious, homey and close to everything! Great communication and very accommodating. We only wish we could have stayed longer.
- Verified traveler (8/5): - Well organized BnB . Contactless check in was seamless. Location is ideal close to beach and downtown stores
- Verified traveler (10/5): - What a great, beautiful old Inn!! So convenient to Easton Lake and Beach, The Cliff Walk and all the restaurants in Newport. We didn't walk to restaurants, but it was a $7-$8 Uber ride. Room was clean, comfortable, beautiful! Breakfast was fantastic and plentiful! Beautiful claw foot tub with great shower. Would definitely stay there again!
- Verified traveler (8/5): - The Inn is very charming and the location is wonderful walking distance to town, cliff walk, another locations. Breakfast is very limited and there were no cold beverages.
- William (10/5): Excellent - We enjoyed our stay . Our room was very large. Good location. Beautiful neighborhood with large well kept homes.
- Verified traveler (10/5): - Spacious rooms, clean rooms, tasty complementary breakfast, nice owners, and great location. All around a perfect stay.
- Verified traveler (6/5): - The property is very well located such that Easton Beach, the Cliff Walk and the wharf areas with shops and restaurants are within walking distance. That is where the good about this place stops. The furnishings are old and tired. There is no room make up service - not even garbage pick up unless you request and set your garbage outside your door. Breakfast is below average - designed to be as little trouble as possible for the proprietor. There is no fridge in the room and no working ice machine. Worst was old bags and melted ice were in the ice bucket in the room from prior occupants. At over 500.00 for 2 nights, the innkeepers need to make more of an effort and invest in some room fridges and an ice machine. Also, have a decorator come in and update the decor - remove the random Buddha, flying pigs and other stuff sitting around which looks as if bought at garage sales. There are many competitive B&B's in that same area. We will not return to the property.
- Verified traveler (10/5): - Marie was very cordial and helpful. We were there to attend a wedding in Newport. The area was very quiet, yet within walking distance to some excellent restaurants.
- BRENDAN (10/5): - Very quite and comfortable and walking distance to everything--excellent!! We'll be back.
- Travis (10/5): - Very clean, large, well-maintained...service was great from the staff. Excellent location. Would stay here again.
- Wendi (10/5): Great reasonably priced B&B close to everything - Great location ... walking distance to many things. Quaint and quiet and great service.
- Lisa (10/5): - Wonderful hospitality, beautiful room, great breakfast. Would highly recommend.
- Deborah C. (10/5): xcep - Exceeded my expectations in every way possible
Highly recommend. Don’t waste time looking at others.
- Barry (10/5): feels like home - Absolutely perfect! Great location and the rooms are beautiful. This place feels like home and the team that runs this house are kind and professional.
We can't wait to come back!
- AdmiralSimshous (8/5): - It es a new experience for me that was my first time on this kind of acomodación. I was very please with experience and I will do it agai
Thank you
I
- Dipankar (10/5): Excellent historic inn in Newport - My wife and I enjoyed our stay greatly. Admiral Sims is ideally located in a quiet neighborhood and all the major attractions are easy to reach. The room was large and comfortable, and our hosts were very accommodating with amenities including breakfast, snacks and coffee. Also, the Inn took all the necessary precautions for COVID-19 and have set up an essentially touch-free service system that should be reassuring for guests. Overall, one of the best small hotels we have stayed in.
- Anna (10/5): Comfortable and delightful - The Bed&Breakfast located in the heart of Newport is steps from the beach, entrance to the Cliff Walk, close to downtown and the Art museum.
Our room was very comfortable, spacious, super clean, and complete with whimsical furniture and accessories.
We were warmly welcomed, and the whole stay was a true delight, as if we were staying at a family home.
- Michael (10/5): A dream getaway from pandemic madness - This short visa was punctuated by cool morning breezes, birds calling and relaxingt with a coffee at the outdoor tables. The Adm. Sims House offers an ideal combination of quiet comfort and easy access to Thames St and downtown Newport.
Our room was clean, our hosts friendly and our stay a complete pleasure.
- Rebecca (10/5): A few days in Newport - We stayed in the studio apartment for three nights. The apartment was well appointed, spotless and comfortable. It was a good size for two people and within walking distance to Thames St. and the restaurants/shops in that area. Parking was right on the premises. The location was great! Check in/out was completely contactless.
- Steve (10/5): - Great communication, location perfect- short walk to town and the beach. Very clean, great breakfast!
- Katie (10/5): - Great customer service and cute rooms in a great location!
- Mary (10/5): - Stayed for the weekend for a friends trip. Admiral sims house thought of everything we didn’t!! Excellent stay, excellent service, very easy to communicate with. Perfect spot, will definitely be staying here again.
- Malinda (10/5): - Charming place. Great location. Friendly owners. Large breakfast room. Comfortable and clean room. Good breakfast options.
- Verified traveler (10/5): - Bed and Breakfast the way it should be, a family affair that opens up their door to support making your trip to newport a memorable one. The room was clean, neat and nicely appointed. Breakfast was good food eaten at our pace. Worth going back.
- Verified traveler (10/5): - Felt like part of the family here! Very clean and cozy.
- Verified traveler (10/5): - Clear communication. Great location. Very clean/new/updated. All good.
