- Adejumoke (1/5): - The location is fair. The heating was turned off, no proper lighting. Was noisy in the afternoon as there were people chatting in the kitchen close to the room.
- Abbigale (2/5): Guest house paradeso vibes - The caretaker Paul didnt know we were coming and initially was more interested in his amazon parcels, told us the owner books people and dosent tell him (happens all the time) id booked one double and one single with 3 beds on the same floor - I got one double with single beds in the attic and my children the 3 bed a floor below us. The b&b had hostel vibes from the start. There were smashed windows, dirty bathrooms without locks, pubes on the toilet roll and bottles stashed behind the was hand basins. The linin was tired, mis matched and didnt smell clean (none of our bedding did) we went to bed dressed. There was mould in the fridges and the bins in the rooms hadnt been emptied. I was verbally abused by the caretaker infront of my children throwing wild accusations as to us leaving an unpleasant review (bringing to attention that we had been in dropped off our bags and been out all day, having come in after spending quality time with loved ones) about his services, I felt so threatened that I had to fetch my husband and I sent my children to their rooms - we didnt want to argue with him as we felt that the threat of being bedless of a large party in the middle of the night - Paul then only offering an apology (to my husband mind) upon check out after hiding and refusing to come out to take our keys - he only came out as I rang the camera doorbell twice. He then said all I can do is apologise. I TRULY DO NOT ADVISE STAYING HERE, SAVE YOUR MONEY. DISMAL, FILTHY, UNPLEASANT

- Thurman (1/5): NEVER stay here again rude staff felt unsafe and cleanliness was non existent £50 a night is a joke - I did not like anything about my stay at the house. I am glad that it was only one night as I would have found somewhere else to stay. The place is unfriendly, disgusting and would not recommend for anyone. When checking in, the caretaker had no knowledge of my booking at all, nor did he have knowledge of my families booking either. We were confronted at the door, with the 'reception' being a table out the front of the property. It did not overly feel like a very friendly or welcoming arrival. My room had not been ready and he had to rush and make sure that there was a room for me to stay in. On appearance, everything is shabby and nothing was clean in any shape or form. Cleanliness is expected from an establishment that you are paying for. Marks on bed sheets, unsure if they were clean, floor not hoovered and covered in hair and what looked like dead skin, the sink had toothpaste marks from the previous guests and a foul smell coming from the house- possibly old urine. The room was damp and had other mold. The beds also had mold the backs near the walls and had yellow staining and covered in dust. Shared shower and toilets were far from decent. The 'shower' next to my room was used as a storage facility, full of fiber glass. The shower room had no ventilation and there was a sign saying that the door had to be kept open once finished. The shower tray was yellow and covered in hair- I did not use it as it was actually disgusting. The shared toilet had a very odd partition wall and had no spare toilet paper, no toilet brush or sanitary bins and there was no where to dry your hands. Another toilet had empty plastic bottles and they didn't lock. False advertisement, there was no kettle or cups in the room and decor was completely different to what was there. Did not feel safe sleeping there, the caretaker argued with and verbally abused my family about a review we did not make and refused to apologize. He also confronted another guest late at night. It felt eerie and just unfriendly. An unsavory gentleman and poor management, cleanliness non existent. Booking.com really need to review this property and the staff within. Some severe false advertisement.

No reception so had to phone for room key. Very noisy guests on same floor although this was not fault of property. Self serve breakfast, basically coffee/tea/toast. Not value for money for single guest.
- Alay (1/5): Disappointing - Nothing Hostel vibes and poor quality of room, smell and toilet / bathroom. Definitely not worth the price should be a lot of cheaper. Toilet flush wasn’t there some sort of plastic replacement has been put there. The kitchen felt I wouldn’t want to eat there. Very small toilet and shower room. The room to the kitchen was clearly where the host stayed and had a cat so wouldn’t have been comfortable with this even though he locks that room it’s connected to the kitchen so not sure how hygienic it is.
The guests who were also staying there made us feel uncomfortable and the room was at the front so anyone who went outside to sit or smoke we can hear. We couldn’t stay here so late at night had to find somewhere else.

- Heather (7/5): Cheerful - Cheap and cheerful. Paul the manager was lovely and helpful. It is how you'd expect a guest house to be in an old area. But it was comfortable. Small kitchen to eat in but had microwave and there was a fridge in the bedroom. Tesco Express right next door which was really handy and plenty of free street parking outfront. Very steep stairs so if you have heavy luggage it might be an issue if staying on the top floor. But Paul offered to help with taking them up 😀 Light did go out in the shower but that's only because it was on a sensor, so with some movement it came back on, so not an issue.

Dirty around property meaning on the main path outside property burst and rotten and smelly rubbish all along path guessing the council bin men have had strike action and council not quick enough to clean area up thoroughly.
- Elizabeth (8/5): Overall the stay was good, we needed a bed and that’s what we got for a good price, it was clean and tidy and the staff - The location was good and free road parking was perfect! Had problem with the lighting in the shower on our floor!

He allowed us to stay another night for a discounted price. He tidied our rooms & washed our towels for us. Good selection of food and drinks available in the kitchen. Bathrooms was clean, bedding was great. Carpet had some prior guest hairs on it, but otherwise very clean.
The location was fine, other than the local neighbors played rather loud music until gone 2am.

- 水瓶座夫妻 (9/5): Good for value, cozy room and good facilities - The facilities are good and well maintained. The house has everything we need and is very clean. The location is good with free road parking. Good for value, we stayed for a night. The kitchen opens 9 am to 9pm, it's a bit late for breakfast, my kid was hungry but we can't use the kitchen to make simple breakfast at 8am.

There is a simple kitchen were you can prepare food. Shared bathroom but that was okay because clean. A little bit outdated.

The hand wash container was empty, no soap.
There was no kettle in the kitchen for a cup of tea in the morning.

- Ryan (2/5): Terrible - owner doesn't manage the bookings properly and the staff member blames the you for it - The Bed was alright, and it was a short walk from the city centre.
Leicester is a nicer city than I expected, and a great night out! Getting 15 minutes away from the hotel, and being told the room was no longer available. Then getting to the hotel to discuss it, and find a family was being evicted (I think - police van outside and three kids moving carrier bags outside). No sign of the owner, an "employee" blaming me for being angry at the situation and saying I've no right to be annoyed because the owner has paid for another hotel "out of his own pocket". The alternative was a double bed, when I'd booked a twin. There was no compensation, and was told "this sometimes happens in business". Not something I've ever had happen at a hotel.
The following night we could stay there, but the same employee said I wasn't supposed to walk into the hotel - The reception for this hotel is a table outside it. They started cleaning the room while I was waiting outside, and I could see him doing it through the window, as the place is a terraced house with all the rooms converted to bedrooms. The bedding was old and stained - I'd say it had been washed but the stains were baked in.
The toilet was tiny - you could only get to it by stepping into the room, and shutting the door, so small the door hid it. There wasn't a flush handle, just a hand written sign saying "pull this tab gently". We left at 7am, I'm glad it was only one night...
Also, the listing says "Sea View". Didn't honestly expect this being in Leicester (and you know, miles away from a coast), but thought it might be a little joke and there would be a picture of the seaside or something.

- Jason (1/5): I had a great ride up to Leicester and a smashing day at Mallory Park. Abinger Guest House-rubbish - I informed Abinger I was arriving by motorcycle and I had to park in a street with balaclava wearing thieves riding by. I had my supper outside on the only chair in the property only to be joined by the manager puffing on a fag. There were the remains of a kebab in my sink and the bedding looked like it had been slept in. There was not basic amenities-kettle/cup/shower gel. I have low expectations of low cost establishments, however, this place was the pits.

Shared shower worked and private sink in room. Pictures on listing were probably when it first opened so it’s very much more dated. The room was clean but very hostel’ish so didn’t have a crisp cleanness to them. Was fine for one night for a business trip but wouldn’t book a holiday here.

- Andrew (6/5): Pleasant - Got moved to different accommodation on the day of travel due to water causing building work at the original hotel. Excellent communication from owner who arranged alternate rooms closer to where we needed to be although no parking. Originally had three single beds booked in one room, ended up with two double beds in two rooms, not ideal but too late in the day for us to arrange anything else.
- Shaun (3/5): Poor - Bed was comfortable. The windows opened which was excellent because the room was unpleasantly hot. Nice touch to use room scenters on the stairs, so we didn't have to smell the toilets too much. The room was dirty and carpets didn't fit. Sheets were torn and stained. Toilet leaked from the outflow and toilet paper was being used on the floor to block the sewage outflow. The drawers were being used as an ashtray.
