- Penney (6/5): - I clearly am in the minority but I kinda hated this stay. It was ranked highly and over $300 per night for a weeknight. It was anything but awesome. It was a pain to submit everything online. We had to reach out to get our code. Walked in and the view was staring at a construction site at a neighboring building with garbage dumpsters. The bed was very comfortable. I didn’t need a kitchen so that want helpful. I did not find it particularly clean (vents filthy, light fixtures, places housekeeping can’t reach), scuffed paint on walls. A shampoo dispenser whose dispenser didn’t work. An outlet for the hair dryer on the shower wall that was still dripping with moisture (no thanks). A fly buzzing around the entire night because they left the window open (thankfully) because Iceland doesn’t have AC. A mirror in the dining area was not clear or bright (gray:Smokey) so I could barely use it to see to dry my hair. All in all- my expectations were high based on the reviews and my experience was low

It’s very old, but it was clean. It appears to be in the old area of Iceland, where there’s a few hostiles. But at the end, we stayed in apartment, 102 which had a kitchenette, which was great because the price of food in Iceland is crazy expensive. It’s a self serve stay. Which we didn’t mind. It was walkable everywhere we needed to go. Love Iceland.

Our studio had a door to a private balcony which wouldn't lock, but after a call to the management, a repair man came and fixed it.

Listing said the room had a toaster, but this was not true. Instructions for using the hotplate were insufficient, we had to ask for help when instructions should have said that the pot needed to be placed on the hotplate for it to work. (Apparently this is obvious to some people!)
Overall we enjoyed our stay.

I was a bit disappointed in the quality of the wifi because availability, full access to wifi was intermittent and unreliable when I was trying to do email and other wifi related online transactions.
I was able to save a lot of money by buying my own food to prepare all breakfasts, most lunches and some dinners.
Otherwise I enjoyed my stay very much.
I highly recommend this hotel.

- heather (2/5): Great location, but be advised! - We were locked out from the start, everyone that we ran into was. Door code gets sent through an email that looks unrelated. Door codes (multiple) did not work when we called. It was reset while we were still there for someone else locking us out after 10 PM in the freezing cold. This is also not a hotel. Expect to clean and take out your own trash. No free parking as was originally listed on my booking search (I believe this has been fixed in the listing). Great location, poorly run, was not correctly advertised.

It was super convenient - it was right in the middle of town, and we could walk to most things, and just a couple minutes walk to the bus stop for things farther away. The apartment was nice and clean and had everything we needed for our stay. They had a luggage storage room, which was very convenient since we arrived too early to check in. We dropped off the luggage and took a taxi to Sky Lagoon and had a wonderful few hours before time to check in. We had an issue with access - the code we were given to access the outside door and luggage room did not work. I messaged them, and they sent a text back within minutes with a different code so we could access the luggage room before check in. Absolutely lovely place!

- Stephany (2/5): - This hotel is a scam. Beware before booking. We arrived at the swan house and our room was fully occupied. We waited hours in the lobby for an email from the hotel. The hotel workers said this happens consistently. We all had to find new hotel rooms. Note that Expedia is not helping and will not do anything because their customer service says they can’t do anything if hotels scam you. I would not book with Expedia in the future. We are also fairly certain the ‘excellent’ reviews for this hotel are fake. Expedia has also refused to post our valid review multiple times.
- Heidi (2/5): - We had a terrible experience, unfortunately. We tried to change our booking, one week before we were scheduled to arrive. We were bounced between Expedia and Swan House, each company blamed the other for the problem, and in the end we were charged for the extra day, even though we did not check in until a day later. We still don't have our money back, now almost six weeks after our trip. Once at the property, the shower drain was clogged and overflowed into the bathroom. We called for maintenance, but no one ever came. Too bad because was otherwise a great location and cute room.
- Melissa (10/5): - The property was in a great location and the instructions for entering the property were very clear. The coffee was nice and the kitchenette had what we needed. There is plenty of parking and save yourself the hassle and download the Parka App. Parking is FREE after 1800 until 0900 even on the street this property is on (P2). We could have saved ourselves 20mins trying to figure that out and it would have been a much smoother check in process. The bed was comfortable and the shower is great.
- Parveen (8/5): Great space but a few issues - The rooms were nice but there was a lot of problems. The staff meant to be attebtive but there is no onsite support and they can be slow to respond. There was only 2 pillows per room and those pillows were way too soft. Also no microwave or toaster.

- Jennifer (10/5): - We were very pleased with the condition of property and cleanliness. A couple blocks from downtown so very manageable and we didn’t have trouble finding parking but you do have to pay with the app. Only issue we had was the back door to fire escape didn’t lock. We tried to get it fixed in our time there but it wasn’t. We stayed for 3 nights and felt completely safe so we didn’t make a huge issue when nobody came to fix.

Comfortable beds, large bathroom, kitchen with fridge and glass-topped burners with good quality pans, cutlery, and crockery. French press and also a jar of coffee and individual creamers in the fridge, best coffee I had during my 12 day stay. Another property had a French press but no coffee, and it as not worth buying coffee for a short stay. We only stayed one night, our last before flying out. Was more expensive than any of our other stays, but was the lowest price I could find on a Friday night for a one-night stay. Reception staff very helpful, hotel is right in middle of main shopping district including a Bonus supermarket in easy walking distance.

We had courtyard view and it was quiet at all times, although we didn't have any immediate neighbours, so not sure how thick are the walls. Great location in town, so close to everything. There was a storm during our stay and we didn't mind to spend more time than usual in the room. I feel a kitchenette in essential if staying in Iceland, as it's so expensive to eat out, so it helps if you can sort yourself out for breakfast/lunch and enjoy dinner out. They provided some lovely teas and coffee and all the kitchen essentials, if you want to cook. There was shower gel provided in the shower. Smart TV, could login to Netflix. Would absolutely stay here again.

Standard room is small, but it is really amazing how well it is organized.
What amazed me most is how helpful is their staff. Every person is always willing to help and know what to do.

- monique (10/5): Amazing hotel with great location!!! - Amazing hotel and location. Hotel staff was nice and accommodating, and super friendly. The hotel location was downtown Reykjavík, and had plenty of parking and places to walk to within minutes for meals if you felt like eating out. However, my hotel room was actually a large sized Studio Apartment, equipped with a refrigerator and stovetop to cook your own meals. Which of course is what you will want to do in Reykjavik because it’s so expensive!! The Bonus supermarket is a 6 minute walk near the church, and also the marina approximately 6 minutes the opposite direction. Coffee, tea, a kettle and all of the sugar and creams you may need for morning coffee are provided, as well as the dishes and silverware for cooking and eating. I was also given a room with a balcony, and if I had so chosen I could have eaten outside. Too bad it was winter! There was no thermostat in the room, but surprisingly it was always the right temperature, and I was given an extra blanket just in case for my comfortable bed. I had an amazing stay, and will be staying here again when I return in the summer.

We followed most of her recommendations (especially to eat) and were not disappointed! Lovely place to stay and nice location...walking distance to pretty much anywhere in downtown Reykjavík! Loved it!

The room was nicely decorated, comfortable and well-equipped. It definitely has the "hygge" touch to it, with tasteful minimal furnitures, warm blankets, soft cushions and pillows and nice lighting options.
My room was located on the bottom floor and because the house is located on a very quiet street, the ground level didn't cause any trouble in terms of noise from the street - but I'd recommend higher floor rooms for privacy. Hotel in general was very quiet also.
The fridge was occasionally making a high-pitch noise, like the fridges do, but having the kitchenette in the room was a very nice touch and it was useful.
The people working at the reception - and I've encountered with at least 4 different people - were all very friendly and helpful and made my stay pleasant. I would especially like to thank the night receptionists with whom I had a pleasant midnight chat every evening when I returned.
It was nicely located for Iceland Airwaves attending purpose, which takes place in centrally located venues.
I'd definitely stay there again when I'm back in Reykjavik!

There is a bus stop a short walk away from which the tour operators pick up and drop off. Our room was clean and the beds very comfortable. The kitchenette was a welcome inclusion and we had breakfast in our room each day to keep costs down. The reception staff were welcoming and very helpful when we asked for directions or information about the city. It was an ideal base for our family of four and we would stay there again.

- Richard (10/5): Great design and location - Swan House is an atypical hotel in that it's more like an extended stay place than a full service hotel. There aren't many services and amenities per se, for instance, no restaurant, bar, common space or parking. But it's in such a great neighborhood that all of that is just steps away. The property seemed pretty new and rooms are exquisitely designed, very comfortable and immaculately clean. This is a great place if you want to feel like a resident rather than a guest for a few days in Reykjavik.

It’s generally a nice and clean hotel but we were settled in a basement room which is just next to the street that people walking on the street can easily see into the room, so does the noise. The white sheer curtain is quite transparent that doesn’t really block the eyes from the street.

They supplies coffee grounds, press pot, tea bags, electric kettle, cream and sugar, a pot and pan, dishes and utensils. Bed and bedding were very comfortable, and room temperature great. Shower w excellent hot water and water pressure. Would ask for 2nd-4th floor room as ground level might be louder. a short walk to water, church, shopping street and restaurants! i would definitely recommend Swan House to everyone, and would stay here again!

- Verified traveler (10/5): - This is the perfect location. It is 2 blocks away from the beautiful coastline and very close to the bus stop where all of our tours picked us up. It is also 2 blocks away in the direction of the main streets filled with restaurants, shopping and fun. The people working at the front desk of the hotel were helpful with directions and recommendations for all of our needs. Very clean and spacious efficiency room.

- Wilawan (10/5): - Good place to stay in Reykjavík. Feel like apartment. Have a small kitchen area with pot and pan and two set of dishes. Also have coffee and tea in room to make. A couple block away from the water and the main shopping street but quiet enough to sleep. Sometimes I can hear the neighbors chit chat outside on the patio (my room was on the ground floor and facing the courtyard/ wood deck) but when no one there it’s very peaceful. Staff very friendly and helpful. They even let me check-in early when the room if available so thank you so much for that.
Overall, good hotel and great value. Nice. Warm. Clean and walkable everywhere around the city.

We had a 3-person room on the ground floor, which was spacious with good beds and decent bathroom. Floors were a bit cold. The apartment had a kitchen, refrigerator and proper Danish coffee pot! Nice!
