- 611derekj (6/5): Good location Poor Service - This hotel is located well for all attractions, bars restaurants and beaches etc.
However the front desk is not manned all the time... checking in is online at the desk, if no one is there.
Room's are ok...but no views except AC equipment from next door....with a nice hum all evening.
Special mention to who saved us...DAVE...on front desk.
Dave you are by far the best thing there!

There weren't even a locked room where you could leave suitcases...it had to be behind the front desk with no staff around
- 5digitalh (2/5): HORRIBLE NEVER AGAIN - Yeah so I’ll never be staying here again. It’s best I stick to my more expensive hotels because this one was truly disappointing. I know you get what you pay for but this wasn’t worth the $246 I paid for my 2 nights. First of all the restaurant-hotel thing is cute in theory but having it set up right in front of where guest have to come in and out of the hotel is not ideal. I’d like to not walk through peoples meals and as a guest I wouldn’t want that either. Then I arrived around 1:45, not expecting to get checked in early because my plane landed early, so I killed some time by grabbing some things from the market and eating at the restaurant. It was about 3 when I was done so I figured I could go ahead and check in and at least pay for early check in. That was a disaster. No hotel staff…doesn’t make sense. Tried to check in on the kiosk, told me early check in would be $34, cool whatever. Paid it, the assa boy was showing offline 1720.16.11 etc etc so I couldn’t make a key nor was my digital key working. Texted the whatsapp number NO RESPONSE. called and got an answer, the guy said if it’s not letting me check in that means the room isn’t ready. well DUH. but i also paid for an early check in, so if the room isn’t ready i shouldn’t be offered early check in. which i’m disputing for my money back. so finally a cleaner opens my room for me. i wait till after 4 to see if my digital key would work because i refused to get stuck in my room because i couldn’t get back in if i left. after 4pm my key Still didn’t work so i had to take the risk of going to try to make a physical key. luckily that worked. i had room access now but the stay was still horrible. the walls are extremely thin, i could hear the people beside me having sex. i expect noise outside it is south beach after all. the only thing i liked was how close to the beach it is and that there’s a corner store, dispensary and liquor store nearby. and the filmore theater is just a 10 min walk + plenty of restaurants. however the room at this location sucked. the room smelled very bad, it was unbearably cold; i had to keep turning the thermostat on and off just to get comfortable because we can’t control the temps, bedding seemed decent but the whole place made me feel dirty. there was no body wash!! and the water temperature is not that hot. i felt even more dirty after staying there. i just know they won’t be seeing me again. it was great for me having a short stay, would not recommend staying longer than 2 days. oh! i had juice in my cup, which i now don’t trust that they wash the two cups in the room, and 2 or 3 bugs landed in them. these same bugs were also in the shower, DISGUSTING. i will be finding a corporate representative to file a formal complaint and require a health inspection and operation audit because this is horrible business. my legal team will be looking into this business.

Even the one guy we saw was not helpful. Noisy both through the walls and on street. I can see where they are trying to stay with the South Beach vibe but needs roome major renovations. Expedia price is way more than I should have paid. I could have stayed at Versace had I known.

Service is through a WhatsApp number when you arrive and they flat refused to provide a crib for the baby. No refund yet. The foto's advertised are probably from twenty years ago. Receptionist was there only a few hours a day and not friendly at all. Although the hotel has no facility's at all it still charges a resort fee. We knew there are no facility's and that is totally fine, but where do we pay the resort fee for? The more they did not clean the room on our second day, and there is no any form of service.

- manoeld526 (4/5): Not worth it - They promote a continental breakfast and overcharge for it, but in reality it is a total SCAM, as they give you a voucher to a local small coffee shop where you can get eggs, two slices of bacon and some bread, definitely not worth the price. Also, the hotel is super noisy and you can’t get a full night of sleep as guests a slamming their doors all night long, screaming and yelling at the aisles etc! The location is somehow good, but it’s really bad to be scammed on the breakfast and not sleeping 4 nights in a roll due to slamming doors and all night long.

The check in process took 1.5hrs because the ID did not get scanned by the machine. The helpline number did not answer for an hour. The room key had to to be updated several times as the door did not open. Horrible experience. The room is dirty, there is hair lying on the floor, things are broken and just overall not clean. They say on the website that parking is available. But you have to pay and park the car in a parking garage or on the streets.

Po przyjeździe okazało się że dostaliśmy zły pokój ( nie ten co zamówiłem, miał być dostosowany do osoby na wózku a nie był kompletnie chociaż pisałem wiadomość przy rezerwacji). Zerowy kontakt z recepcją ponieważ jest bez obsługowa. Zerowa odpowiedz na emaila czy WhatsAppa. Jak by nie Pan konserwator który umiał po angielsku i gdzieś zadzwonił to pokoju bym nie miał zamienionego i nie umiał bym się dostać do łazienki. Chwała Panu konserwatorowi za pomoc.

Firstly when we arrived at 5.20pm Our reservation stated check in was from 4pm.
Nobody was on reception. In fact no staff were there at all, only an iPad to check in on which stated room was not ready. There was a QR scanner which opened a WhatsApp chat which I started which began a 20 minute conversation by text only as they refused to take a call - very frustrating after a full day of travelling.
Once they’d updated that the room was clean and we could check in came another QR scanner to pay the local taxes and an additional $38 resort fee! Apparently this is for WiFi (did not use) and beach towels (did not use). The QR scanner did not work so another WhatsApp chat began and again they refused to accept a phone call.
This whole process lasted at least 30 mins.
When we got into our room we almost walked straight back out.
It had a vague resemblance to the photos online but was borderline disgusting. The bedding and towels were clean but the rest of the room disgusting. The bathroom looked like it had had a wipe at best and we showered with flip flops on. The carpet needed either replacing or at least a deep clean, the walls had grime and spills on them and the skirting boards hadn’t seen a duster in years! The room airconditioning was broken and they’d bought in an extremely noisy alternative.
We decided to stay the night as we’re exhausted from travel and didn’t fancy another WhatsApp chat so got an early night at 9pm. The whole time we were there the room was very noisy like people above were constantly moving furniture but then at 11pm a party started with music blaring for a good hour - luckily this stopped by midnight.
We ended up staying 2 nights - no room clean and no change of towels or anywhere or anyone to ask for them. Didn’t see a single member of staff the whole stay - no reception, no cleaner - nobody!

- 250dianelisg (10/5): Excellent area - Very nice hotel nice area. I will locate it. The best thing I like about it was the attention that the manager Denelis gave me is a very small hotel. It's kind of old but it's amazing location so whatever you really pay for is basically more of the location for the hotel itself is nice and unique. They clean the rooms every other day and they try to assist to the best they can thank you for the opportunity on letting me stay.

They told us to leave, but we informed them that this was our room according to reception. The situation was absurd, stressful, and extremely uncomfortable.
The room was clearly not prepared for our arrival. The bed sheets were dirty and appeared to have been used by the people who were in the room before us. There were no clean towels and no shower gel. We reported the issue immediately.
After an hour of repeatedly calling, someone finally came to deal with the situation. The person handling our case was a woman named Heidi. We were promised a refund and a full change of all bed linen the following day, as we were told there was no housekeeping staff available at that hour.
Unfortunately, none of these promises were kept. No one removed the trash left by the previous guests. The bed sheets were still dirty, there was still no shower gel, and on top of that, it felt like someone had access to our room during our stay.
To this day, we have still not received the promised refund.
We did not feel safe. The level of hygiene and customer service was completely unacceptable. I strongly do not recommend this hotel. Worst experience possible.

The check-in process was a total nightmare; we were forced to use a kiosk with absolutely zero customer support available, and it took nearly an hour just to get into our room. For a 'boutique' experience, the lack of human assistance is unacceptable.
To make matters worse, the room itself was not satisfactory and did not meet the expectations set by the photos. Upon checkout, I discovered an additional charge of over $70 USD for 'services' and 'amenities' that were never offered to us, let alone used. These mandatory fees feel like a hidden tax for services that simply don't exist. Save your money and stay somewhere that values its guests and offers actual service.

- F2620WYteresap (2/5): Not recommended - Hands down most disgusting hotel I’ve ever stayed. Bathrooms growing excessive mold, carpet damp and sticky throughout. Furniture falling a part. One room had no a/c and no maintenance came after asking several times. It was cooler outside. Check in was horrible. Electronic, did not work and had a hard time finding staff to assist. Even they were struggling. If I was there one more night, I would have forfeited money and went to another property. I chose this based on good reviews. The reviews did not reflect our experience . I would not return, nor recommend. I contacted management who reiterated importance of a good experience, yet offered no apology for lack of service on A/C nor filth.

Apparently the hotel owners removed the staff and now the service is a text based system. So if you need something you have to text someone and wait for a reply. This is so annoying and I don't understand the point of this? Is it to save the owners some money? If so, they rather save a few bucks than care about long term customer satisfaction. It sucks having no one to physically speak to. So many people pile up at the front desk because not many people understand how to use the kiosk. Which by the way is so inefficient. RIP Casa Boutique hotel. Look elsewhere if you want an actual hotel experience. This is now a staff less motel.

- Celiana (1/5): PIOR EXPERIÊNCIA POSSÍVEL - Minha experiência no Casa Boutique Miami foi a pior possível. Fiz uma reserva de um Quarto Standard Duplo com 2 Camas Queen-size. Fomos colocados no quarto 304 e o estado da acomodação era péssimo e muito diferente das fotos que constam no anúncio do Booking e no site do hotel. Havia um cano exposto no quarto, a cortina era suja, assim como o carpete. O carpete e o ar condicionado tinham um cheiro muito forte que imediatamente atacaram nossas alergias respiratórias. O chão do box era imundo e havia mofo e bolhas na parede do banheiro. Os móveis estavam descascando.
Não dormimos nenhuma noite lá, pois solicitamos a troca de quarto e disseram que não havia disponibilidade. Precisamos ir embora passado das 22h da noite, com uma criança pequena e muitas malas.
Em resumo, o quarto é muito diferente das fotos anunciadas e não condiz sequer com o valor cobrado, que não é baixo. EU RECOMENDO FORTEMENTE QUE NÃO RESERVEM ESSE HOTEL. Eles não são fidedignos com o padrão que anunciam no site do hotel e no Booking. Isso realmente é caso de má-fé com o hóspede, uma enganação.
Solicitamos o reembolso integral através do Booking.com e a resposta foi que o hotel negou nosso pedido. Infelizmente, teremos que processar o Booking para receber de volta o valor que pagamos.

- Sayler (7/5): it was a quick stay and it worked for a one day stay. the bed was comfortable. - location was fine. it worked for what we were doing. staff was good. the shower smelled like sewer and the water didn't get very warm. it was warm yest but not hot. maybe they have a septic/sewer difficulties in that area. staff was friendly and appreciated them.
- Carla (1/5): - nada. NI SIQUIERA PUDE COMPLETAR MI ESTADÍA. Llegamos y nos hacen subir a la habitación SIN AVISARNOS QUE NO HABÍA AIRE ACONDICIONADO EN PLENO VERANO. Cuando bajo a consultar me dice que estaban con problemas pero que al día siguiente "en teoría debía estar solucionado" y como solución me ofrecían un ventilador para la pieza. De más está decir que el calor en miami en junio es sofocante, era imposible estar en una habitación tan pequeña con solo un ventilador. Pedí otra habitación y tampoco tenían. Ante mis reclamos, nos mandaron a otro hotel que si tenía aire a una cuadra y media que tuvimos que caminar con las valijas grandes, carry on y mochilas. NO RECOMIENDO PARA NADA. Una falta de respeto, porque encima me cobraron la reserva y la garantía antes de subir a la habitación y sin decirme algo tan importante como lo del aire.

- Kristina (7/5): It was fine for just a one night stay on south beach Miami.would love to try the lemoncello restaurant downstairs - Convenient for what our plans were for the trip. It’s on a VERY busy street so night life is prevalent and you hear everything on the street. Very loud at night time when you are trying to sleep. Also one of the blinds was broken and hanging inside the window. Thankfully my boyfriend semi fixed it but it was still broken coming and leaving.

Nu fick vi byta till ett beboligt rum men det vi tilldelades från början var kraftigt buller och vibrations-stört - till den grad att hela sängen vibrerade...

El personal super amable Las habitaciones son muy pequeñas, habia algunas que tienen el aire acondicionado centralizado y no se puede controlar, por lo que es demasiado incomodo.

- kevin (1/5): Do Not Stay - Known Issue with Vibrating Floors (Room 214, I have videos) - The floor of Room 214 was literally vibrating throughout our stay. It was so disruptive and uncomfortable that we had no choice but to leave the property entirely.
When we informed the staff, the employee apologized and admitted that management was already aware of this issue. Despite knowing the room was defective, they still rented it to us. This is a total tourist trap for last-minute bookings.
I have reached out multiple times for a refund, but there has been zero communication from management. They are happy to take your money for an uninhabitable room but refuse to take responsibility. Save your money and stay somewhere else where the floors don't shake and the management actually responds to guests.
- marcos (2/5): Simplesmente não condiz com conceito de um hotel boutique!! - A localização Café da manhã não é o que se promete!! Quarto pequeno, sem amenidades, fotos enganosas, o hall do hotel se mistura com pessoas esperando para o restaurante local.
- Shaieny (5/5): - Ambiente limpo e próximo a praia. Região segura para caminhar a pé. Não tem estacionamento. Eles indicam um estacionamento pago há 2 quadras. Mas quando chegamos esse estacionamento não tinha mais vagas disponíveis. Nessa região não pode deixar o carro na rua pois você é multado.
Por não ter estacionamento é uma função chegar com as malas. Chegamos a noite e na calçada do hotel é um restaurante, estava lotado. Foi super dificil entrar com as malas no hotel.

Chambre confortable mais un peu bruyante car au dessus du restaurant.
Mise à disposition de serviette de plage ainsi que des fauteuil de plage par l'hôtel. Manque des lampes de chevet. Pas de volets extérieurs uniquement des rideaux.

- Rojas (1/5): Decepcionante - Nasda El hotel presenta serias deficiencias de mantención: instalaciones antiguas, un fuerte olor a humedad, alfombras visiblemente deterioradas y sucias, y un baño con presencia de hongos. El aire acondicionado no funciona, el desayuno se ofrece en un lugar ubicado a varias cuadras del hotel y el servicio de limpieza se realiza día por medio. En resumen, una experiencia muy por debajo de lo esperado.
