- Olivia (4/5): A very basic hotel that is definitely not worth 4 stars - Location is good I was charged a $75 extra cleaning fee on my card without permission when I left the hotel- the hotel staff said they out source their cleaning company and have no control over this, I asked for it to be refunded and they said no. Apparently staff had to stay “longer” to clean my room.
- Nicole (4/5): -
- Alexandra (10/5): Clean, comfortable and great location right on James Street. - Clean, quiet and very well located on James Street.

- Lucy (6/5): Unfortunately I don’t think it was worth the money - Great location Room was dark and felt tired. Lobby nothing flash at all. Expensive for what it is.
- Emma (1/5): Will be a good budget hotel once the construction is finished across the road - Close to Calile The jack hammering at 6.30am - 9.30am
- Scott (10/5): Perfect place to stay - Comfy, friendly & central Nothing
- J (8/5): -
- Narelle (7/5): Overall a good place to stay, location and comfort wise. Most importantly the bed was comfortable - Easy access to Fortitude Valley shopping/dining precinct. Bed was comfortable which was the main thing. 2 of us in the room and only one face washer, we had to keep asking for an extra one along with toilet paper and tissues. My suggestion would be that if the toilet paper on the roll is nearly finished you leave another roll along with the tissues, if it is nearly empty perhaps just change it. Also the bedside light on the left side of the bed came loose and hung off the wall. We tried to fix it but it was still really loose which meant we couldn't adjust the light as it would fall off the wall.
- William (10/5): - Conveniently located and very comfortable. So happy we found this little gem
- Julia (8/5): -
- Mizue (8/5): - The first room we were allocated had an issue and we raised it, then the staff quickly moved us to another room, which was very nicely dealt with.
The room itself was clean and comfortable, but felt a little smaller than we expected for the price we paid. However, the location was great, so it convinced us that we paid for the location too. Overall, it was a good stay. The construction that was going on in front of the hotel. However it was informed on the website when we booked, so we were prepared for the noise..etc.
- Alisha (9/5): - Dog friendly room had everything our fur baby needed, bed, water and treats! Also the room was perfect for our human needs! Great use of space
- Jeannine (8/5): Good stay for a night - Good location in James St. comfortable clean room.
- Shaelise (10/5): Like family. - We love to stay here, the location is great for sure but the staff are 100% the best we've ever experienced. Fun, kind, accommodating. Beautiful rooms and service. We will never stay anywhere else whilst in Brisbane. Never! That we couldn't afford to stay a week lol
- Anthony (7/5): -
- Deb (5/5): I booked 3 rooms to attend our nephews wedding and were very disappointed in all aspects of this hotel given we had paid - Only good thing was the location!! Disappointed given the price we paid! No mini bar, small rooms, only a desk chair to sit on, only 1 face washer, not even a pen!!!
- Tracey (6/5): Great location but dingy room - Nice bathroom and hotel facilities in the lobby. Location is great. Room had musty smell, so suspect mould in bedroom as it had very little ventilation. I was assigned the room in the back corner which was quite dark and had only one window facing a wall. It received very little sun which left a very dark space requiring lights. I felt claustrophobic due to the lack of windows and light. Parking is not free and is located below the hotel.
- Brigid (9/5): -
- Tracy (6/5): Was a reasonable stay for one night - Good location, room was small but presentable The drain in the shower was clogged, and the fridge stopped working
- Sue (10/5): Perfect location for a night in James Street without the worry of getting home! - Great location, clean and comfortable rooms, friendly and helpful staff. Nothing
- Megan (5/5): Enjoyable stay overall few minor issues. - Fantastic location!!! QA HOTEL right next door had amazing food for dinner. Bathroom flooded due to blocked drain.
Parking was an issue as it is a public car park and no spaces reserved for the hotel. Advertised as having Breakfast service but it’s not on site. It’s at a nearby cafe.
- Jordan (6/5): Very clean, big rooms and great location. - Great location, so close to the shops and restaurants on James St. They allow pets which is a bonus. Very noisy neighbors and couldn’t sleep
- david (9/5): -
- Alex (8/5): - Can open windows
- Edwina (9/5): -
- Grace (6/5): Disappointing stay due to poor cleanliness and unresolved payment issues - The room itself had some good aspects — the air conditioning worked really well and kept the room nice and cool, which made the stay more comfortable. that was about it. The bedding was disappointing. The sheets weren’t properly fitted into a doona cover and were instead placed on top of a foam doona that had visible stains, which made it feel quite unhygienic and uncomfortable.
The view also wasn’t what I expected, which was disappointing from the start. Unfortunately, the overall cleanliness of the room made things worse — when I checked behind the bed, there were stains that looked like old drink spills, and the vents were extremely dusty. This even triggered hay fever symptoms during our stay, making it quite uncomfortable.
Another frustrating issue was the $100 deposit. While I understand why a deposit is required, I was charged twice after my stay. I spent about a week going back and forth between my bank and the front desk, only to be told to wait while the transaction was still pending. Although the duplicate charge eventually disappeared after two weeks, I never received my original $100 deposit back, despite leaving the room spotless.
Overall, the experience was disappointing, particularly in terms of cleanliness and how the payment issue was handled. I hope this feedback is taken seriously and improvements are made.
- Claire (8/5): Fab location, and good value. Friendly, obliging staff! - Location. But everything was seamless and easy! Noise of nearby construction was annoying as well as room location but overall OK
- Pik Ngan (10/5): -
- Georgie (9/5): Where style meets quirky - Staff were very helpful and friendly and the hotel was quirky and different. We really enjoyed our stay. Location was great close to everything. It was great
- Alison (8/5): - Clean, Comfortable, Location is great No hot water in the morning and no communication about this. Reception said it was a known issue, along with another hotel in the area, and that they would send out messages, but by the time I checked out I had heard nothing so had to go without a morning shower. Not ideal.
- Dimitri (7/5): -
- Ian Jason (1/5): Do not stay at this hotel............ - Location is great however we were wedged between two building sites so very noisy. Stay was horrendous. Firstly when checked in we couldn't access our room as door system wasn't working so had to change rooms, next day there was no hot water until after midday, lifts were not working so had to use stairs. Staff didn't care and we asked for some form of compensation they said this wasn't possible as we had booked via Booking.com. Avoid this accomodation at all cost.
- Michael (9/5): Excellent location and very comfortable. - Location is excellent and the room is quite large. The bathrooms are also large and the bed is very comfortable. Ample room on the desk to do your work if travelling for business. TV channels have great selection and there's a cooffee pod machine for coffee included. Everything met my expectations. Facilities are minimal if requiring gym and and pool. These are not on premises. Parking you can find on the street but check times. I believe there is construction going on. I wasn't affected. The price reflected this. I know it is more expensive when there is no construction so good value now.
- Bede (3/5): Disappointing - Good location I stay here a lot and always good Shower was cold (waited over 10minutes to heat up and still cold) and bed was uneven on this trip. I have stayed here well over 10 times and by far worst experience
- Mon Gardner (8/5): - Location, staff are welcoming and helpful Construction - understandably unavoidable, just noisy & untidy.
- Barry (10/5): -
- Tracy (10/5): -
- Cherie (8/5): -
- 764livingl (2/5): 3/10 hotel experience. - Fire alarms. Grumpy staff. Dirty room. What’s to love about that? Bed and pillows are old and feel slept in. Noisy from the street at 10 pm due to local drinking area. A very average hotel.
- Robert (8/5): -
- Daniel (4/5): - A fire alarm going off at 1.35 am then when back in the room at around 2.00 am, there was a brief announcement. Couldn’t get back to sleep
- Sharon (7/5): -
- Natalia (10/5): - The staff at the front desk were so friendly, the location was great, clean room and comfy bed.
- kylie (9/5): Great location and pleasant stay - The location was great - Only thing is the breakfast is at a cafe up the road not on site - BUT a lovely hotel and very comfortable
- Kristie (10/5): -
- Fiona (9/5): Very, very good. WIll stay again next time I’m in Brisbane. Current construction nearby didn’t bother me at all. - Perfect location, near good restaurants, walking distance to everything I wanted.
Room was extremely clean, with a very comfortable bed and helpful staff. Will stay there again next time in Brisbane. No smoking/vaping area or onsite bar (although a great pub next door).
- Deborah (10/5): - Location and staff Nothing
- Charlotte (10/5): - Room size.
Bathroom.
Location. No cafe bar on site.
- Catherine (10/5): Everything I needed/wanted was there or available in a very no fuss way. - The bathroom layout and amenities were compact but very well laid out.
- Mcsweeney (10/5): -
- Melanie (9/5): Great location - would definitely recommend - Great location & well laid-out room with good facilities, including a nice large bathroom. Tastefully decorated & great balcony space. There was some noise due to current construction site across the road. But it wasn’t too bad.

- Tracey (7/5): The Sage offers comfortable accommodation in a great location. - The staff on the front desk are very friendly and helpful. The Newstead location is perfect. The room was nice and the bed was very comfortable, this is our second stay, we'll be back. There's a lot of construction close by, but because it was a weekend it never bothered us.
- Rochelle (9/5): Awesome pet friendly hotel in a great location - I loved that it’s pet friendly! So cool to have a pet friendly hotel right in the city. They weren’t the best at communicating over booking.com prior to my arrival but were great in person.
- Brendan (10/5): Great location in the vibrant cafe end of the Fortitude Valley. - Clean and sharp this property looks and feels good. No onsite gym.
- Brooke (9/5): -
- Staci Frances (8/5): -
- O'Dea (9/5): -
- Lauren (9/5): It was great over all. We loved the green hallways and locations - The location and the facilities. The bed was also super comfy. The one small window in the room was difficult to open
- castillon (8/5): -
- Sienna (5/5): I would stay their again - The staff wear super friendly. Location was amazing Room was small dark and the courtyard was dingy.
Room was not totally clean. Found a face washer under the sink. Shower walls wear not cleaned properly. For the amount I paid for two nights the general maintenance seemed lacking

- BRON (10/5): - had our big German shepherd with us and the fact that we could stay in a gorgeous boutique hotel in the Valley was amazing!
Lovely room and courtyard. very clean. great location.
highly recommend.
- Karen (10/5): Great location, excellent rooms, amenties and service - have stayed before and will again - Everything about Sage was wonderful...even for my parents over 80 years of age. Location is great, rooms and beds/linen/pillows wonderful. Rooms were quite and could park for free across the road.
- David (9/5): -
- Katrina (7/5): Excellent location and friendly staff. - Location is great! Cannot be faulted. Pet friendly is a bonus!! We placed the card on the door to indicate we wanted our room serviced - eg new towels and fresh glasses as we stayed 2 nights. This was missed? Unsure if it was due to the public holiday or confusion with the card. Requested fresh towels, a plate and some cutlery. Staff were lovely and approachable.
- Lisa (9/5): - Great location and staff are wonderful Parking is $$ and beds are small
- Stacey (7/5): -
- 287renaem (10/5): A lovely, comfortable stay. - Had a lovely stay at the hotel. The people at reception were really friendly and helpful with suggestions of places to eat or visit. The location is great, close to beautiful places to eat and easy access to Story Bridge and the old wharves for a scenic dinner or lunch. The beds were super comfortable, the room and bathroom was very spacious and all needs were catered for.
