- Guest (6/5): Great value for the money if you need a place to rest your head and don't need to be "entertained". - For the price and a place to rest your head, it's a great value. Being right on a main road, it felt secure, despite the outside looking a bit...run down. I liked that I was able to have an early check-in--I took a train into Malvern at 4AM and the front desk is basically staffed 24/7. However, I did have to pay a $20 early check-in fee. All in all, the place does seem to take cutomers' feedback earnestly and I enjoyed having a place to stay for one night until my hotel room in Hot Springs was ready the next day. The early check-in fee was a bit irksome, but a small price to pay for not being on the street. Also, there's a small list of rules on the office counter, one of which is "no guests." I wasn't sure if this meant no visitors, or no overnight guests, which made me feel like I was breaking some kind of rule for having a guest over during the day.

AC was off and mounted high on the wall, not easily accessable without standing on something. I would happily stay here again. Only one spot for trailer parking, don't reccomend it if you're towing.

Room took about 6 hours to cool down but would have taken longer if I hadn't had a portable fan with me. Bed EXTREMELY uncomfortable, no individual toiletries supplied just a wall mounted dispenser, not acceptable in today’s world. Smell in entire facility was rather pungent and slightly irritating.

People trying to sale me drugs every time I walked out the door. The customer service was beyond atrocious. Charged me too much. Not even a shower curtain was in my room. Asked for a refund since I refused to stay in the room and they declined.

The room was comfortable enough, but the hvac was mounted high on the wall warmed the top off the room, cause heat rises. If I needed AC it wooda been a better deal. There was a coffee pot and cable in the room. The bed was comfortable enough and the internet was kinda slow.

The lady at the desk was friendly enough but the room and facility was very disgusting, and very unsafe looking. I have seen some bad rooms before but this one took the cake. I was unable to get pics because the lighting was so bad. Please DO NOT EVER stay here. I hate saying that about a place but I would sleep in my car in a truck stop and feel safer that this place. I felt like I could catch a disease just walking into the room.

When brought to their attention I was offered to be moved to a smoking room even though my wife is allergic! Then I was told by the lady running the front desk "nothing I can do. " please learn from us and pay a little more and stay elsewhere! Walls are paper thin and building is old and obviously not taken care of well! !

- sokolowski72 (2/5): Oh my god - I get places being what you pay for, but there's a limit. First off the minute you pull in you can tell there are drug dealers swarming. Then you enter a room that smells like cat pee. The floors are damp. Then you enter a bathroom that has dead spider carcuses. But it gets better because besides the showers being disgusting, the toilet doesn't flush. Nope just floats in a circle. The bathroom had a holiday Inn trash can. And the sink ?yeah,that doesn't drain either. Unfortunately we were so tired that we just dealt with it and went to bed. However in the morning when I told the guy at the desk. He just said "ok" and thanks. Sleep in your car. Trust me people. Don't do it.
- clgfeller (2/5): Not what I expected - I didn't expect any thing fancy for $32.99 but it was not even nice enough to justify that price. Two reviews say "excellent" and "nice". There must be some nicer rooms because that wouldn't describe where I stayed. Grungy and old bed spread on the hardest mattress I have ever tried to sleep on. Drapes with a foot wide gap. Grounds and buildings in disrepair. I saw nothing inside or out that matched the photos shown on line. I booked two nights but left after the first night because I just don't need that kind of punishment. No mention of a refund, of course.
I'm giving this motel a one because there is no zero rating.

So,It's right place to stay with reasonable rates. Staff was very good, the room look like been just upgraded, breakfast was good. I will definitely stay here again

- sally102031 (2/5): Verrrry Scarrrry !!! - Had to reserve by phone. Thought Budget Inns were suppose to be ok. I arrived about 5:30 PM in the rain. There were guys hanging over the upper railings and lurching outside their doors. The lobby area smelled like an outside or stopped up toilet. Men were carrying in cases of beer in the room next to mine. I saw only one other female, who approached me, seemed to be pretty cranked up. The bathtub had a terrible dirty scum buildup. I pulled back the sheets to check it out, the top sheet had what appeared to be large oily spots and the blanket was filthy. Thought maybe I could just sleep in the chair but I'm a small framed blond and got to thinking about it getting dark. Quickly remade the bed, loaded up and went to the office to explain that I had not used anything and it had been less than an hour and I was scared to stay there. NO REFUND. When I called to reserve the room I asked about the area and safety and was told something COMPLETELY different than what I arrived at. Do not stay at this place. I was scared while I was there in the daytime. I could not imagine being there at night. I was informed that a lot of those people stay all the time so it was not just a coincidence that we were there at the same time. By the way, not much scares me, but that sure did. I could have kept my door locked and stuck it out but the bathroom had a thin paned window that backed up to a desolate area. I stayed at the Super 8 near the interstate. Nice and affordable. Tried everything to find a regional or corporate office for Budget Inn. No luck!
- itc1 (2/5): Do not stay here! - When I initially checked into the lobby, I noticed a foul smell. I hoped that it was contained to just the lobby. Sadly, when I entered my room, the smell permeated the entire hotel. It was awful.
While I was walking to my room, I noticed that there was a gentlemen in the room a couple doors down from mine (all of the rooms have outside entrances). His curtains were open, the lights were on, and he was "having fun with himself" for all to see directly in his window. I complained to the management when I got to my room, but I did not want to leave my room to see if the problem had been remedied.
I couldn’t check out fast enough in the morning. I would never stay at this hotel again. It was dirty, in a very seedy part of town, and the entire hotel smelled. I would not recommend this hotel to anyone.
- cp4022 (2/5): Run Don't Walk Away from this Place - Checked in after making phone reservation, not really seeing the place until I arrived.
Had to wait for them to cut a key for the lock.....which did not work.....after 15 minutes of waiting in room with door open since I had been let in with Master key, received key.
Unloaded car, all the time being watched by what appeared to be long term tenants, including children.
Entered room and set thing down, and immediatley knew I had made a mistake. The place was terrible. Black mold in bathroom above shower from room above. Area around front of shower area was rotted out an patched several times and molded.
I immediatly put things back in car and went bact to office to get a refund, which by the way this establishment does not give under any circumstances.
Out $50.00 for a room that I could not and would not stay in.
DO NOT EVEN CONSIDER THIS PLACE!!!!
- mwest222 (8/5): Good value-small but comfortable and clean - My four year old son and I stayed here on our way to Texas from Branson. It was late when we arrived and I just needed a place to sleep so wasn't looking for frills. For under $40 it was a great deal and the bed was comfortable. The breakfast offered was a little skimpy but there is a McDonald's right across the street. They also have wireless internet and although the room is small, it was fairly comfortable and we will certainly stay here again. The room was cleaner and more comfortable than it has been in some pricier places I've stayed.
I got a great rate by booking online earlier in the day and checkin was a breeze even after hours. It's a little off the interstate but we'll be back.

This is a nice decent place to stay, but like any where you should always be careful!!!
- DSSDuck (2/5): Crackville USA - I am a traveling contractor and decided to stay here. BAD MISTAKE!! They are your average dumpy rooms (not worth the $42 a night.) They come to your room every day and pick the towels up in the bathroom, but just throw some "clean" ones on the dresser just inside the door. This is my 4th night here and they have yet to make my bed up, take my trash out or anything.
My second night here, after getting back from a trip to Oaklawn in Hot Springs, I was greeted by a crack head in the parking lot wanting me to give him a ride somewhere. I THINK NOT!! Then, he opened his hand and showed me some Xanax pills wanting me to buy them. LOL, give up buddy.
Evidently, there alot of crack addict families living here from what I have seen. I am only staying through tonight because the company is paying for it. Then I will be finding a new room somewhere else for next weeks stay.
