He served a generous, tasty, Scottish breakfast.and couldn't have been more attentive. We would definitely recommend and will return whenever in the area. Shower water pressure is a bit poor but it wouldn't put us off returning..

Also they have great tips on where to go to get genealogical information plus the beautiful areas nearby. Beautiful landscaping... Loved the plants Maybe an outside table in the back so guests could enjoy quiet evenings with takeout. Provide maps of the city with key attractions, eg Robert Burns memorial

Have already recommended to family members. - I arrived later than expected due to torrential rain and, therefore, no taxis, but was welcomed with a smile! Lots of hot water and towels. Breakfast was great, much larger than expected and piping hot. Also appreciated the early breakfast time as had an onward journey to complete Not applicable, as only a short stay and everything was fine.

Nice touches were having a fridge and a small microwave in the room as well as some lovely sweet treats in the form of Tunnocks Tea Cakes and Caramel Wafers to go along with the tea and coffee facilities. Not a huge room but exactly as advertised and comfortable, clean and good value for money. Car Parking is a bit restricted but manageable.

- Rema (10/5): A pleasant and comfortable stay - There was absolutely nothing we could fault about our stay at this lovely B&B. Easy to find with on- site parking at the rear of the property. Tastefully decorated and not overdone, with everything we needed. The rooms were very warm and cosy which was appreciated for a cold and rainy autumn night when we arrived. The B&B was also very clean and tidy. The host Fred, was readily available when needed and was very friendly and helpful.
The breakfast provided was superb to cater for a range of tastes including a hot breakfast. A 5-10 minute walk to the centre of the town was convenient for dinner options. There was nothing to dislike.

- Mary (9/5): Perfect spot for a short stay. - Comfy, quiet room. It was a bonus to have a fridge and microwave in the room. Having blackout blinds was an excellent touch. Fred was a very helpful and friendly host. Location is in walking distance of both railway station and bus station. Perfect for my needs when all I needed was somewhere quiet and comfortable to sleep for two nights while working in the area. I will certainly return if I am in the area. The shower was a little temperamental and took a while to reach a comfortable temperature. However, once it was set, it worked fine. Nothing else not to like.

- Janelle (9/5): Thanks guys for making our stay truly memorable and we will definitely stay again if we happen to find ourselves in the - We had a wonderful stay at Fred & Robbie’s place, Fred was there to greet us at the door and run through some instructions on entering, we found him very welcoming and informative. The gardens on the grounds were lovely and our room was spacious and the bar fridge was a lovely addition. Breakfast in the dining room was great in the morning and we were able to chat with other travellers and Fred helped us out cleaning the bugs off our car. We only stayed 1 night as a break on our travels but would definitely stay again if we are in the area. He even gave us some recommendations on places to visit during our travels. We truly valued the warm friendly service. The parking was a bit hard to find which was at the rear of the property, but once we found it we could park right up to the door and it was perfect

- Nick (10/5): Wonderful night in Kilmarnock. - The property was lovely as were the hosts. I was travelling for work so was only there for the one night but the property exceeded my expectations. Fred was a delight and really made me feel at home. Sadly I wasn't feeling very well the next day so didn't stay for the breakfast but the quality would have been excellent too I imagine!

- Luana (9/5): great overall - The location, service, and room were great. I am not used to guest house breakfasts being early, but next time I will make it on time to eat. As I was leaving, I felt uncomfortable walking out without someone checking that everything was okay. I tried knocking on their door, but there was no response, so I left the key in the room and exited.
- Graham (10/5): - I advised them that I would arrive early and it wasn’t a problem my room was cleaned and ready for me to get changed and leave my luggage so I could attend a function at the other side of town, I didn’t get back until around 1am but had a key to let myself back in.
A fantastic breakfast the following morning and nothing was a problem for Fred, he served me up a freshly cooked cheese omelette which was delicious, I’d definitely go back. Thanks again guys.

- Martyn (9/5): Perfectly formed accommodation and great host who cares that you have a good stay. - The moment I met Fred, the owner, I knew it would be more than ok. He really cares that you have a good stay and will go the extra yards to ensure it happens. Everyone I spoke to had positive views to give. It’s very clean, the food and service is excellent and my 2 nights were very comfortable, despite the humidity. Only niggle was having to keep the curtains closed when getting changed as I was overlooked by anyone who cared to take a peek! I’m thinking this is the only room like this though!

Sun streaming in to my room when I arrived. Ideal size of en-suite room for one person. Plenty of plugs and adaptors, great to have a fridge and even better to have a microwave in the room. And thanks for the biscuit treats in the fridge. Lovely breakfast - so much choice of continental or full Scottish breakfast - or both - with beautifully set table. Shower cubicle could have looked a bit smarter.
