- Verified traveler (4/5): Extremely disappointed - The place was not cleaned prior to our stay and we received the wrong confirmation and code to get into the incorrect place after carrying all of our suitcase up stairs very limited air conditioning
The place was situated conveniently if they just put a little cleaning and fixed the moldy bathroom and the items falling apart it would be an amazing place to stay
- Louise (7/5): It totally met our needs. Was the perfect size for our family. No frills but it worked. - It was a good size for my family. Locations was good. There is a deli and dollar general down street, 15 min to belleyere skiing. Only 1 open restaurant in town but that worked too. The floors were dirty, the bed (1 of them) was squeaky and uncomfortable. Need more rugs, mats to collect dirt from outside! We tried to mop but it was frozen.
- Marianna (4/5): - The property is really old and requires renovation. Bathroom has cracks all around and enamel in the bathtub is damaged. It was really difficult to get the hot water setting and water was luke warm. The flooring throughout is really old and mainly dirty. There was no door mat inside the apartment or any way really to keep the slushy dirt out. There were no paper towels inside the apartment. Would not stay there again. Couch is old, the batteries in the tv remote control were old making the remote control unusable, maybe it was the TV itself. Definetely needs renovation.

Issues:
1. Musty smell
2. Bathroom in bad disrepair. Cabinet has chipped formica pieces missing, toilet has old foam seat, tub had missing caulking all around and looked moldy. Sink faucet broken and can only get scalding hot water. Could not get cold to work. faucet just turns. bathroom door lock would stick and couldn't open door.
3. Ceiling tiles warped everywhere
4. Kitchen had old linoleum floor in bad condition. Floor very wavy and unlevel, old appliances and fridge door handle came off.
5. Mismatched old furniture
6. WIFI was spotty and didn't work well. Kept disconnecting.
7. Bedding was old. mattresses were uncomfortable. Flat pillows. cigarette burns in the comforter. Uncomfortable microfiber sheets.
8. Heating worked well, but old baseboards held together with tape.
9. Very limited onsite parking. Had to park a block away in a lot. Note in the room referenced parking in A&P lot but A&P closed in 2020, so update your note.
10. No response to my email asking about where to park.
11. Included breakfast required you to go to a different motel. Not onsite. We just went to the deli next store instead.
Shoddy electrical work like wires running on the walls or light fixtures on the ceiling you had to plug in. Not many outlets available for charging phones.
Overall not a pleasant experience. Thankfully it was only 1 night.

- Sophia (5/5): Good location but wouldn't stay again. - Great location. Easy to access with street parking outside. The breakfast was sugary cereal and packaged baked goods which wasn't very appealing.
It didn't feel very clean, there was black mould in the freezer, a musty smell to the room, the towels smelt musty.
The mattress was very soft and sunken.
There was no ironing board and the iron left marks on my clothes.

Convenient for a small family. Nearby to a public electric car charger. There was a swarm of fruit flies around the trash can and sink. Mattresses a bit hard. Parking on street is less than ideal.

- Janice (1/5): We had no stay and feel we were scammed. - Upon arriving to the suites on main, there was no one to check us in and we had to go to the Margaretville Motel, less than a mile away, to get our keys as advised to do, which we discovered, on our booking confirmation.
Upon arriving to the address provided- “48480 New York 28” it turns out to be the Margaretville Motel. Upon arriving at their office, we found a notice on the office door that the Margaretville Motel was permanently closed and again no one there to give us the keys to the “suites on
Main.”
We called the “contact property “ number and
Left an urgent voicemail message that we were there for keys. That was 2:45 it is now 8:45 and no one has responded.
We were unable to gain entry to our reserved and paid for Room ($108.90,) which we are disputing herein and demanding full refund for.
We had come from Easton PA for our cousin’s wake and burial.
As a result of pure negligence we had no choice but to drive back to Pennsylvania over 3 hours in an emotionally compromised state in an oppressive heatwave.

- Meg (2/5): - There are so many negative things about this space...mold in the freezer, moist main floor (wall to wall carpeting with water seeping up), not enough towels: one hand towel for 2 people for 3 nights, no tissues, moldy entrance, slimy linoleum in the bathroom, saggy mattress, dingy and depressing. Cost not worth it even on a 'beer budget'. Right on Main Street so location is great. Had no trouble with entry code.

There was a good amount of space in the main room and good channel options on the TV. Mattress on bed was old and very creaky. Only a light curtain on back window that led to a porch room I had no access to where a bare bulb light was left on that I could not turn off. So, a bright light coming into the room while trying to sleep.

- franceca (10/5): - one bedroom suite was very nice and spacious. The heat and hot water were great. Upstairs occupants could be heard but they were quiet after 10 pm. Access into the apt was easy. Apt needs a deep clean and dusting. The night stand in the bedroom does not reach the bed height. Only 1 tv but we moved it and it worked fine in the bedroom. The queen size bed was very comfortable. Close to supermarket, CVS, restaurants, shops and of course skiing.

- Ellen (6/5): - Excellent location. Around corner from grocery. On Main St. Easy parking. Wifi connection strong. Heating system worked well. Large refrigerator and good microwave. Convenient drive to hiking.
Bed extremely saggy. Insufficient lighting for reading. No hand soap provided - had to go to grocery store for soap!! No tissues or shampoo. Coffeemaker and coffee provided but no mugs or cups!! No mirrors below 5ft - couldn’t see to comb hair.
- Michael (8/5): Quiet stay in the Catskills - The suite was very comfortable. A couple suggestions: more bath towels, the shower was dripping the whole time. No ice cube trays so we had to use plastic measuring cups to make ice.
It was unfortunate that the 2 main restaurants were both closed indefinitely so we had to drive to get dinner.

Good fresh milk and juice in the refrigerator. Yet vegetable draws were dirty, food stains. Comfortable bed. Clean sheets. Bathroom very comfortable. Very roomy Suite Sleeper sofa was dirty, cigarette butts found in cushions, popcorn cornels on carpet under sofa, cigarette ash and dust on the fabric. Cigarette, wrappers and debris found under Queen sized bed. TV had no sound, still after much menu programming.

- Gordon (5/5): Good location, worst bed ever. - Good location right in the middle of Margaretville. Plenty of things within short walking distance. Reasonably clean. The worst bed we have ever slept on, ever, bar none. Deeply sagged. They say breakfast included, but that amounts to two boxes of Shredded mini-Wheats, no milk available. There's a coffee machine, but no coffee or creamer. The decor is thrift shop hodge-podge. I generally like keyless entry, but the locks they use have numbers that are impossible to see at night without crouching down with your phone flashlight. Would also have liked a second in-room-only lock for security. The TV remotes didn't work, and of the physical buttons on the TV, the channel up worked, not the channel down.

The bed is not great, it’s not flat.
Also this suite is need to fix to modern build than feel old room but otherwise, all is good and had fun with ski as it’s closed

- Aiesha (4/5): - The place smelled like mildew when you first walked in. The pans in the cabinet was dirty. They were cigarettes buds on the porch and some of the towels smelled liked cigarettes. The ceiling in one of the rooms looked liked it had a water leak and some of the light bulbs were out in several rooms. The furniture was old and we wished they were more modern items in the place. Last, the main door didn’t closed properly and it was hard to see the key pad on the door access.
We did like that the placed had two rooms, but wished the TV had cable. Also, the location was good.

Bad mattress, insufficient lighting, curbing at entrance to parking not cut away to make a slope so we had drive up & over the curb; fine for a truck but not a sedan. Door code emailed to us, door lock sometimes didn't work. No direct contact with any live human being.

- Gary (8/5): Nice but be forewarned: you need to check e mail the night before to get room number and pass codes. - This was an efficiency with bedroom, bath, kitchen and living room with sleeper sofa. Everything was in good order, clean and comfortable. Price was very reasonable for something like this in this area. Location was great, located on the main street, walking distance from everything in Margaretville. However, this place gets a ZERO RATING for customer service. Breakfast was left in the room: two packs of coffee (no decaf; no tea) for coffeemaker, two packages of two chocolate chip muffins, a single serving of Fruit Loops, a single serving of Frosted Flakes, and about 8 oz. each of milk and orange juice in the fridge in bottles that appeared to have been refilled and not factory sealed. dishes, glassware, cutlery were all available though I'd wash them first. I used my own paper goods. There were extra pillows and bedding in one of the closets. .There was also a hair dryer, iron and ironing board. Appliances included full size fridge/freezer, full size 4 burner range, toaster, coffee maker, alarm clock, TV. WiFi worked well. Bathroom had soap, shampoo, towels, washcloths. There was no warning that I would have to gain entry into the apartment by using codes in two locks, and no announcement in advance telling me to look out for an e mail message containing the apartment number and codes. There was no one on premises with whom to speak. When I arrived, there was nothing there except for locked apartments: no office or concierge. A paper in a window which was hardly visible said to call a phone number if there was a problem. When I called, I got voicemail which said that the box was full. The note also said that they had another location at the other end of town, but when I drove there after being unable to get in, there was no one on premises either and no information. Fortunately, I had Internet access and thought to check my e mail and found the information I needed: apartment number and codes to open the two keyless locks, but if I hadn't had Internet access, I would have been stuck and unable to get into my room. Previously I had called and left a message about something else. NO ONE returned my call. Also, the listing said there was plenty of parking, but there wasn't even a hint that the parking was on the public street. Also note that the poor sign on the building did not mention that I would have received my room number and lock codes via e mail. This is no way to run a business.
- Laura (2/5): - Not clean. Musty smell, warped floors, dusty. No microwave safe cups, so why bother having one in the room. Paint peeling off steps on entryway. Sagging bed. One other couple at this event who stayed there had no bath towels nor a shower curtain.
- Karl (7/5): The suites worked for us for what we wanted to do, and the location was a benefit. - Location was good for the Catskill Scenic Bike Trail. Also, like the apartment style setting. Air conditioning was not adequate for the suite. Keyless entry was not optimal. Driveway by suites could use repair.
- Barry (3/5): Disappointing accommodations. - Good location, 10 min. from relatives, so easy and ready accessibility. The bed was extremely uncomfortable, old and saggy, uneven and lumpy floor. Breakfast was promised, but not provided. Initial access was challenging and uncertain, never met the owner or manager, only by email or eventually by phone after leaving messages.

Only college kids who could care less about the condition of their rental would think this rental was acceptable.

- David (2/5): Undesirable Conditions - The bathroom was dirty, I had to clean before using it. The floor was not level and had a huge dip in the center of the room upon which I hurt my knee and when I messaged the manager, I was told “well you didn’t tell me about your bad knees’. Didn’t think I had to considering that I wasn’t expecting a rollercoaster for a room. That should be noted in the description of the room. There was also a moldy smell in the room as well as the bed being uncomfortable. Needless to say it was the worst accommodations I have experienced in the last 5 years.

- Verified traveler (8/5): Easiest check-in ever - Suites on Main did a great job of providing safe accommodations during COVID-19. There was contactless check-in, the room was clean, and the manager was very responsive to any questions. Since the motel couldn't provide breakfast during the pandemic, they went the extra mile and left breakfast makings in the fridge.

Quiet at night.
- Hiker (6/5): - The property was fine for the location and the purpose. I was hiking in the area and needed a place to crash. It was clean, but the suite needs to be updated. The hallway leading up to the suite had an overpowering smell as if they had just fumigated the place, and it seeped into the unit. It freaked me out thinking roaches may get into our food so we stored everything in the fridge. It was late and we had no other options so we stayed. Thankfully we didn’t see any type of bugs or rodents.
- Roberta (8/5): Had a nice, comfortable stay! - My family and I had a comfortable stay at the Suites on Main. FYI, check-in is at the sister motel that was about a mile from SOM. We arrived late in the evening and to our surprise the room was set on 50 degrees.. ? Took awhile to warm up, but once it did, we were quite comfortable. All rooms were very clean. The suit has a nice kitchen with a full size refrigerator. The room with 2 double beds were nice and comfortable. However, the other room with one bed was not as comfortable, made noise everytime you moved. If you need any assistance, the staff leave the other sister motel at 9pm. So you have to call their cell. And the free breakfast is at the sister motel. Margaretville is a cute, quaint, small town. The people are very friendly. They have a cvs, market and diner right around the corner from SOM. You could actually walk to them (we didn't - weather was too cold). Another plus was that were only a mile from Delaware-Ulster Railroad where we took a nice scenic trainride through the Catskill mountains.

Oven out of order, dish washer not working, just 2 small air conditioners for the whole apartment ,had to keep both going al the time just to keep it exceptable.plus i was supposed to get the bottom floor,it was taken so we had to take the upstairs,and at 76 yrs old was hardto get up and down.

- Jane (6/5): Luke-warm! - I have stayed here a number of times in the past, either at this Suites on Main or at the Margaretville Motel. The Suites on Main is 100 percent above the motel. But. my biggest complaint about Suites is the lack of hot water. This has been the case no matter which of the "suites" I stayed in. I don't like a cold shower, and a luke warm shower on a cold day is just as bad! Not a customer-centered accommodation, despite the fact that it's located in a lovely small town in the Catskills!

Convenient location in a very charming small town. Staff is wonderful too although you will only meet them upon check in which you do at the sister property (motel) down the street. Walk to dinner down the street at Summerfields. There's a CVS and grocery store around the corner you can walk too as well.
