The property was far below expectations—there was no electricity for long periods at night, the beds were in poor condition, we had mosquito issues, and even basic amenities (as promised under Olive Living) were not provided. We were also charged extra for basic things like drinking water, which is unacceptable given the condition of the stay. Because of these issues, we had to leave after just one night, even though we had booked multiple nights. When we tried to check out, the manager was not available, and the staff was extremely unhelpful and unresponsive to our concerns. We spent over 3 hours speaking with Booking.com support, clearly explaining that the room was not livable and requesting a refund for the remaining 3 nights. While they acknowledged our situation and agreed that the concerns were valid, they ultimately said they could not process any refund due to policy, which was extremely disappointing. Overall, this was not just a poor hotel experience, but also a very frustrating and unhelpful support experience. Would not recommend.

Maria (10/5): - The hotel is in a great position for shopping and getting a feel of India. The area around the hotel is not fancy nor clean but it is a truer depiction of what India is like for most Indians. Close to commercial street , walking distance, it gives access to local stores for shopping. The staff is very welcome and helpful. My room was large and comfortable, I got the Delux option. As for cleanliness it is acceptable. Anything you need like extra towels and toiletries are provided free of charge if requested. The food in the downstairs restaurant is exceptional. I would skip getting breakfast here. Outside the hotel there is easy access to the local taxis that will bring you everywhere for very little. I would go back.

Nk (1/5): Never Stay Hotel. UTSE: - Very poor service No hygeine. 100'w of mosquitoes in Wash room and Stay area. After 2bdays they put up the spray etc to make a video that they take care of customers which they don't. The intercom doesn't work. No worse place to stay. I left my balance for a day and yet left the Hotel it is so bad. Mosquitoes, location, slums nearby and very very scary location. Staff also very rude.

They will arrange parking facilities with utmost care as the property is in. Heart of blore city . So you can imagine the hassles. Also the rooms are uniquely designed. Forget not to explore the traditional Tibetan instruments and couture decupting things all over the property

Thomas (4/5): Boutique hotel label is fine but they need to pull up their socks. - 1. Great location near Commercial Street. 2. The terrace is a great place available to guests to hang out. 3. Free WiFi but I'd think that this would be a standard facility in 2023. 1. The room (208) had a small window to an airshaft which let in a little light during the day, but naturally nothing at night. The lights in the room were dim, and even with all of them on it was quite insufficient. 2. I expected one 1 litre bottle of water per person per day to be provided by the hotel. Instead, they charged a good amount for each bottle of water because we had to order separately. Our friends stayed in the next room (207) and were treated the same way. Very disappointed. 3. Its quite a standard facility to provide a kettle and packets of coffee and tea in each room for a quick cup when one wakes up. But this was not provided. I suppose it is to force people to buy a cup of coffee or tea from the restaurant. Our friends in the next room asked for a kettle. The hotel then provided them a kettle (only) and made it clear to them that it was a big complimentary deed. 4. It turned out that we had not opted for a complimentary breakfast at the time of booking. On ordering a standard breakfast of bread, butter, jam and omelette for 4 of us at a fixed rate, we found that we were charged extra for the coffee that we ordered. What? Isn't coffee or tea always included with breakfast? 5. In the bathroom the woes were a) inadequate lighting, b) broken toilet seat, c) unreliable hot water (my wife caught a cold the day after a cold shower), and d) the bathroom is a little old. 6. Overall, these observations can be summed up as corner cutting which reduces cost for the hotel but is a disappointing experience for guests. 7. Not the hotel's responsibility but Kamaraj Road is filthy with animal dung, unknown muck and construction debris. Bangalore civic authorities, please wake up.

Syed (1/5): Bad - This hotel is absolutely un clean to stay no clean room no clean bathroom, rooms are so tiny to and there's a lots of mosquitos everywhere won't be able to sleep and every half n hour the staff and owner herself putting some chemicals when we complain about mosquitos and bad breathe coming from the bathrooms, it was horrible disasters stay for us.. when I ask the owner about this bad smell "she told me there's a sewage/Nala side and backside of the hotel that's the reason we get lots of mosquitos and that's why we used chemical Spray for them" I told her I can't even breathe in this smell and won't be able to sleep at all then she replied this is how it is sir, there's nothing we can do about it. I was so stunned and disappointed 😞

One of the only places I've stayed with multi country electrical plugpoints - could use my UK plugs without an adaptor. Lots of plugpoints well situated. Shelves for putting tjinfs on in bathroom and room. Shelf specially for suitcase. Lovely large, modern bathroom and shower. Not much. Restaurant was a little slow on service but not too bad. Couldn't find fault with rooms at all except that my room was quite small, but everything worked!

Food is overpriced and can taste better. Takes a long time to be prepared. There are a lot of locals hanging outside which makes it quite uncomfortable. I even saw a transgender person coming to the lobby demanding money when I checked in.

Sita (8/5): Great location & hospitality! - The location was good - we could walk to markets easily. The staff were also really friendly and helpful. If you’re a light sleeper, this place isn’t appropriate for you as the walls are really thin. You could hear people walking and talking in the corridor. Also the opening and closing of other room doors

Manel (10/5): Peaceful modern hotel - The hotel has a nice peaceful vibe. The rooms decorated in a modern simple style and a very clean. The staff is very nice and always there to help. The food they serve is also very good. So overall I had a very good stay!
BALAKRISHNAN (8/5): Clean, pleasant but slow service, lumpy bed - Clean, nice aesthetics (Tibetan-themed). The bed was quite lumpy which made the night unpleasant. Was surprised to be charged for a second cup of coffee during supposedly "free" breakfast. Check-in and see service was excruciatingly slow. Friendly staff.

Glenice (10/5): Fabulous Tibetan style stay in Bangalore. - I was in Bangalore for two nights transit and stayed at Utse Suites for this time. It was perfect, the owners were very caring, the food incredible, the place has a lovely Tibetan feel and it is very clean with a very comfortable bedroom, hot water and free wifi. I would certainly book Utse Suites again and stay longer next time. Shopping Centres and Market street stalls just 5/10mins walk. An Uber from Utse Suites to the airport was 600rph. An airport taxi 1100rph.
