- P9104HBhollyg (10/5): True Maine Experience - I recently stayed at Higgins Beach Inn for work, and it was an absolutely wonderful experience. The hostess was welcoming, providing all the details I needed for my stay. Parking was simple and convenient.
I had breakfast at their restaurant, and it did not disappoint. The chocolate chip and strawberry waffles were incredible! ( I added the toppings) I enjoyed dining outside on the patio, soaking in the fresh air and relaxed coastal vibe.
The room clean and maintained. I enjoyed being able to open the windows since they have the heat running since it is the fall time. But I run hot. Since this is an older building, I do recommend bringing a sound machine to drown out any of the upstairs or hallway noise. No one was being intentionally disruptive, but if you are a light sleeper make sure to download an app or bring a machine. Once I got myself set up, I slept no problem.
One of the best parts of this stay was the proximity to the beach . It was a nice 4 minute walk. If you’re looking for an authentic Maine coastal experience, this is it. Several local colleagues even mentioned that Higgins Beach Inn’s restaurant is a bit of a local gem, loved by residents who’ve lived here for years. The nearby beach was open to the public but wonderfully peaceful. My time here was in and out but I got the experience I was looking for, in just 1 day.

- hunterbR8458ZO (6/5): Charming but Over Priced for Quality - This is definitely a charming stay very close to the beach, good parking and kind staff, restaurant right there.
The walls are VERY thin and the doors are VERY loud. I visited in October and the air conditioning was still on for part of my stay which was quite uncomfortable. The staff did turn the heart on eventually but seemed like a late changeover in the year. I was disappointed with the price for visit that you could hear your neighbors conversations very clearly and the doors will wake you any time someone in the building leaves their room.
Overall, the stay was ok. I would stay here again knowing the staff is kind and helpful but would bring a blanket and ear plugs.

Some friendly but some surly staff (one is particular was downright nasty, apparently she hated her job on the front desk. No seeming interest in customer satisfaction. No heat in October, room template was 40 degrees with no ability for the staff to respond for 24 hours. No lunch service, limited dinner service but good daily breakfast for a price (average $40 for breakfast. Room rates very high ($400+) because they have a monopoly in Higgins beach. My advice, stay somewhere else, rent a house for the same price.

They would not accommodate split checks, which would have been fine if we were notified up front. Then the manager, Nick was very defensive and not very nice.

The restaurant was also delicious with great service.

Everyone at The Shade was great, especially Kat and her dog Rex. The drinks and food were delicious.

However, the inside of the shower curtain is kind of gross (large area of old sud-stains and maybe mold?). I managed to avoid touching it. Perhaps the maid didn’t see the hidden side.

- N7173IRlynneb (10/5): Outstanding! - What a wonderful hotel and the staff there is outstanding. Margo, Avery, Jackie and everyone else could not have been more helpful and accommodating. I called several times before we arrived and asked a lot of questions since my husband is a wheelchair user, and we had many special needs. No matter what I requested Margo, and her staff took care of it including moving the bed over to make more room. The inn is old so the access to the building does require the use of a lift which did make going in and out of the building difficult, but I was aware of this situation before we arrived, and it worked out okay!
The breakfast was so good too and the restaurant staff was so nice.

- Rewa (6/5): - It’s too pricey for what you get. It’s a 300 dollar room on a third floor with no elevator. Sandy floors, an ac you can’t adjust and no coffee until 7 am. So for an early exit, not a great place. The doors are so old too that all the hall light comes in at night so it’s like having a nightlight. But the sheets were clean and the area was nice. Not at all what I thought it would be. Couple blocks from the ocean.

After the price we paid, I feel it's important to share an honest review of our stay at the Higgins Beach Inn.
First, we absolutely love Higgins Beach — it's a beautiful, upscale, well-maintained, and friendly neighborhood. It feels very safe and is a wonderful area to explore. As active senior citizens who enjoy the outdoors and spend little time in our room, we had a generally pleasant two-night stay.
The Inn itself is a historic property that has been updated, though not fully renovated — and that distinction is important. We live in an 1820s home ourselves and appreciate the charm and quirks of older buildings, so we weren’t expecting modern luxury. However, there are some drawbacks worth noting.
Room:
The room was small — very small. There was no closet, and space for luggage was limited. We recommend unpacking into the single bureau provided, as there’s barely room for two small suitcases. A shared mini-fridge is available on the floor. The room was cute in its own way, but it’s starting to feel worn and could really use a refresh. The two wicker chairs looked charming but weren’t comfortable for sitting. On a positive note, the bathroom was clean and nicely updated. The bed was quite firm, which may or may not be to your liking, but the pillows were comfortable.
Common Areas & Amenities:
This is where the experience fell short. The common areas are minimal. If the weather hadn’t been beautiful during our stay, it would’ve been difficult — there’s no indoor space to relax outside of your room, and the porch has limited seating. This is something to consider if you're planning a stay during cooler or rainy months.
There are no coffeemakers in the rooms, and coffee is only available in the lobby starting at 7:00 a.m. For early risers, there are no nearby spots within walking distance to grab a cup — a small but important detail.
Dining:
We ate breakfast at the Inn each morning and found it pleasant. The menu is limited, but the food was fresh and a nice way to start the day. We didn’t try dinner, so I can’t speak to that.
Service:
The front desk staff were approachable and polite.
Final Thoughts:
Would we return? Maybe. We genuinely enjoyed the area and the proximity to the beach, but for the price, we expected more in terms of service and amenities. The Higgins Beach Inn is certainly convenient if you want to be close to the beach, but be prepared for a more rustic experience than the cost might suggest.

Its sole attraction is being a couple of blocks from a beach, otherwise nothing to recommend here. Old dated carpet, lumpy mattress and pillows, 40W bulbs as the only illumination in the room. No in-room coffee and none available until after 7 am. The hotel is not close to any restaurants or shops. No elevators for those folks lodged on the upper floors. Not recommended.

- lisamS4512AA (6/5): Pretty lousy, particularly for the price - My husband and I stayed at the Higgins Beach Inn for 3 nights for a wedding at the end of August. I recognize that the area is prime real estate but I found our overall experience quite lacking. The food was decent but the rooms were terrible. Ours had a distinct chemical smell from the moment we arrived and lingered for our entire stay. I did speak to the front desk about it as we were headed out one morning. They asked if they could go into the room, check it out and possibly open the windows. I said sure but when we returned the windows were closed and I never heard a word about it. I would also say that this is nothing like a traditional B & B experience as the rooms were spartan, tiny and resembled more of a room in a nunnery then an inn. The tub was extremely slippery and would benefit from some non stick decals. There was no closet. only a few hangers above a counter and mini fridge with not enough room to hang dresses or suits for the wedding. There was an iron but no ironing board so I had to iron my clothes on the bed. There was virtually no counter space in the bathroom to put toiletries and the tiny metal shelf hung over the sink using up sink room. We were told that in lieu of room service there would be a paper hanging from our door to check off the supplies that we needed. No such paper was found and I had to find people to get necessary supplies. The public use garbage cans were overflowing on both our floor and in the lobby and the coffee and cookies were what you might find in a gas station. The rooms could use a major overhaul as they are dated and run down not at all quaint.
The good things about our visit was the availability of beach chairs. Bicycles for loan or rent would be nice as we had to go all the way into Portland to rent a bike. The front porch was nice to sit on but there was no view except of giant bushes in front of the porch.

- PigsFly (10/5): Wonderful getaway - I spent a lovely five-night stay here, trying to escape from the heat and humidity of the mid-Atlantic. Rooms are inviting, mine was front facing and had nice bath and bed linens. (I do wish I’d had a chair.) There’s a small refrigerator and an equally small TV, but both were serviceable and suited my needs. Downstairs is a first rate restaurant specializing in healthy, fresh, and expertly prepared meals. The strong point about this inn is that it is about 15 minutes from Portland airport, which can be achieved by driving or catching a rideshare. The second strong point is that unlike many properties, this one is indeed steps from the beach, and a mighty nice little beach it is. My last day I caught another Uber and went into Portland where I was able to enjoy that city’s many offerings. I recommend this inn highly and left with many good memories from my Maine beach reverie.

The only parking left was handicap. The positives: lovely deep bathtub with unlimited hot water, a lively downstairs bar, and a filtered water refill machine.

The room was great and clean. The food and service in the restaurant was excellent. We also go and will continue to go in the summer.
- Go704176 (10/5): Favorite Summer Stay - HBI is our favorite summer getaway - it is the perfect blend of historic charm and modern hospitality. The staff was friendly and check in easy. The rooms were clean and comfortable and, although simple (the way life should be!), we had everything we needed for a great stay over the 4th. We try and visit several times a season, you can't beat the location!

Comfy beds and observed quiet hours at night/ early morning. Walking distance to Higgins Beach and Higgins Beach market! Since there is a restaurant located in the Inn some customers parked in back parking lot which is for guests. I had to park on grass which was a shame. I moved my car back into parking lot after 10 pm when restaurant closed.

- c0nniw (10/5): A real find! - What a find! A friend and I had a delightful stay at Higgins Beach Inn. The rooms have been remodeled making them spacious and lovely. The included breakfast was delicious + the dinner menu looked yummy. We'll go back there for sure.
- 4doodlebugs (10/5): Excellent, with the right expectations - Stayed here mid-week for three nights with another couple in June. The property is well kept both inside and out, in an old/historic building. Like many older buildings, the floors are not level, creek, doors to the room are not sound proof, and the rooms were small. Initially, we were a big worried about our choice, but by the end of the trip the charm of the inn made us seriously consider another visit.
I had read a few reviews regarding the noise levels and was a bit concerned. While you can certainly hear more noise than a typical hotel, we were pleasantly surprised just how quiet things got at 10pm. There seemed to be a mutual understanding amongst the guests to be quiet in the late evening until the following morning. I can see why others may have had a different point of view if there was a loud group staying at the property.
The property was super clean, which was a huge relief. Although they don’t offer daily housekeeping service, they have a unique way to get fresh towels. The beds were extremely comfortable, and we missed them at our next hotel. We loved sitting on the front porch in the evenings having a drink and people watching. There aren’t a lot of areas to hang out at the property which could have been a bit frustrating if everyone wanted to do the same. The staff was pleasant and very polite. Breakfast at the attached restaurant was delicious, all though we were less impressed with dinner.
Probably the biggest selling point is the location. It’s in a more quiet area within a 5 min walk to an amazing beach.
Had I gone in with the mindset that this is an old historic inn with beach vibes, I think my initial reaction would have been different. It’s not a 5-star property by any means, but the overall experience and memories made were 5-stars. By the end of our stay we were sad to be leaving and hope to go back soon.
- reneewymer (10/5): Special Mother-Daughter Getaway - Thank you for an amazing stay. We stopped for an impromptu getaway on the way to dropping my teen daughter at summer camp. It ended up being a short but memorable visit. We checked in with the wonderful Caitlin in the evening and ordered dinner to-go from Shade just in time to grab some of the complimentary beach chairs and head to the beach. We enjoyed a delicious meal (lobster scampi, OMG!) on the beach under the most spectacular purple sunset. Breakfast was tasty and fast, and we were back on the road for the final leg of our journey. We only had about 13 hours at HBI, but we won't forget them, and we'll definitely be back!
- Kristy (8/5): Nice break from Portland. - It was a block from the beach, but 15 minutes from Portland. It was a nice reprieve when spending time in the city. The chairs and beach towels were nice. I would have liked my towels to be changed during the stay. The rooms are tight, and you can hear a lot in the halls and beyond, but they tried to make it comfortable.

The front desk staff were friendly and helpful - Avery is awesome! The chocolate chip cookies in the afternoon were a nice treat! Breakfast was included. I'd love to see some different breakfast options, such as a smoothie bowl or an omelette. We had dinner at Shade one evening, and everything was delicious! The location can't be beat - the inn is less than a five-minute walk from door to sand on glorious Higgins Beach. I didn't want to leave, and I'm already looking forward to going back!

The restaurant (Shade) is really good - two dinning rooms and a bar. Go for the lobster linguine and dinner, and for dessert, the homemade coconut ice cream and double chocolate cookies.. Breakfasts both mornings were delicious. Great coffee and tea 24 hours a day, and a pure water dispenser, in the lobby (although the tap water is good, too). The innkeep's daughter tended to us at breakfast. Would definitely stay here again, and the rates are very reasonable. Really nice place (and I am very demanding)

The beach is a block away and it is beautiful. There are many things to do in the area. We will definitely go here again.

The rooms are comfortable, but the A/C was not available for use, despite the 80-degree day. The floor fan they provided helped. The staff was very helpful, but the lodging and restaurant are two different businesses, and info is not necessarily transferred between the two. No problem, once you figure it out after some confusion. The food was good, especially the breakfast.

We could hear the person above us snoring all night and into the next morning. We could hear people in the lobby very late at night and then in the hallway. The heater didn't work. Steep stairs to climb with luggage, but they do make that clear. Two of the sheets had tear -- expected nicer linen. Rock hard pillows.
Shade Restaurant is excellent -- for dinner and the breakfast (that's included in your stay).
Great location two blocks to the ocean.

- J9059EIjacquelineh (10/5): Best Maine Experience - This place stole my heart. The Higgins Inn gave me the Maine experience I was looking for. The rooms are nice and clean, you can feel the history in the place with the creaking uneven floors and the smell of salty air. The place has been renovated but they kept the charm of the old building. Our reservations came with breakfast vouchers and the food at the restaurant attached to the Higgins in named Shade is absolutely amazing. You can tell they use high quality fresh ingredients. The seafood chowder is the best I've ever had. All the staff in the building are very sweet and polite. The short walk to the beach is so peaceful, this place is perfect if you are searching for peace and relaxation. Due to the building being so old, the noise travels from the hallway but it was not something that bothered us at all. Portland is just a short 15 minute drive, I never had issues with getting an Uber to come pick us up. Over all, one of the best traveling experiences of my life.

Very clean, both bed and bathroom. Shower head is AWFUL. Totally WRONG head for the space. They need a direct overhead rainfall shower head. Tilt your head back and you hit the wall. Just replace it.

Our 22-year-old son joined us, making it a special family getaway. Nestled in a peaceful, charming setting just steps from the ocean, the Inn offers the perfect escape. Higgins Beach is truly a hidden gem: during low tide, the sand reveals beautiful natural patterns, scattered shells, and shallow pools where seagulls gather. We loved watching the surfers catch wave after wave—it’s a lively, energizing scene no matter the weather.
Although our May visit brought rain, it didn’t dampen our spirits. We made the most of it with a fun day trip into downtown Portland, just a short 22-minute drive away. Wandering the quaint streets under umbrellas and popping into shops added a cozy charm to the day.
The staff at Higgins Beach Inn were warm and attentive, always available to help—whether we needed extra towels, ice, or another room key. Their hospitality made us feel completely at home. Don't forget to check out their delicious baked treats and assortment of teas and coffees - a perfect way to warmup and energize late afternoon! We were incredibly impressed with the on-site restaurant and ended up dining there both nights. The meals were fresh, flavorful, and beautifully prepared. Breakfast was a standout—served on the deck with fresh ingredients and cozy heat lamps making it a perfect start to the day.
This place continues to be one of our favorite coastal retreats, and we’re already looking forward to our next visit.

- Storyteller801114 (10/5): A wonderful, unpretentious and friendly inn accessible both to a beautiful beach and a vibrant city. - This was our second year of staying at the Higgins Beach Inn. We enjoyed it so much last time that we had to come back. Why?
1. The staff is friendly, helpful and clearly enthusiastic about working at the inn.
2. The dining is excellent. I’ve never tasted a better fish chowder than the one there. It was buttery and abundant with haddock and lobster.
3. The beach is only a few minutes walk from the Inn. And it’s a beautiful, spacious and sandy beach. The sunsets are glorious!
4. The inn is a short drive from South Portland and Portland itself, so it’s easy to strike one’s own balance of beauty, peace and relaxation of the inn and the fun that can be had in vibrant cities like these.
We intend to make staying at the Higgins Beach Inn a tradition. It’s really a wonderful place!

The lighting was so minimal you needed your flashlight app from your phone in the evenings !! And who puts standard pillows on a king size bed?? No place to hang clothes, no closet area either. Very overpriced for what you get

I felt at home, valued, and welcomed. 💗 Special tip of the hat to GM Cindy for finding, encouraging, and retaining such a great team/crew!
Breakfast chef + bar manager gets a special mention: highly recommend visits for both! As for the room & accommodations, I had everything I needed & was very comfortable. There's much thought that goes into the little details at HBI: from knowing there's a kind soul on the night desk for questions, through to having a coffee/tea/still or sparking water set-up in the front foyer. Bed, linens, bath + toiletries were aces.
For those visiting from "away," I'd highly recommend the Inn as well: the beach is mere steps/a short & safe walk -- and in "high season" and at all times, the staff provides beach accoutrements (towels, kickboards) on loan. There is indoor, outdoor, and covered porch dining to be had, by the way --and the food is exceptionally good.
Can't thank you all enough for making my 3-night stay homey & enjoyable!

No elevators and so had to carry luggage up to the third floor.. staff did help with heavy luggage. . The picture in the listing was deceiving though .

One bummer: The shower head though -it sprays too high and oddly off to the side making it difficult to rinse soap off. Otherwise large and comfy room with peaks of the water. Really super nice staff!!! Just maybe not quite worth the money. But nice casual laid back beach area vibes. :)

The neighborhood was quiet, quaint and welcoming. The only issue we had was a loud fan right outside our bedroom window. We would definitely return and simply choose a different room.

- Chris (9/5): Good for over-night stop or a week away from hectic Old Orchard. - We had done a 9 day swing through New England and Canada and the location just S. of Portland was a convenient stop for a quick drive down to Boston for our afternoon flight home. We spent the afternoon on the beach, but a week there would delight the kids and anyone who wants their feet smoothed in the salt and sand.
Location in quiet neighborhood. The hotel bar is lively and open till 9pm. The bar dinner menu is also available if you don't have a reservation for the dining room. Room is modern seacoast with comfortable King bed.
Don't miss Ferry Beach just down the road if the water is too cold for you. Also there is Crescent Beach; closest to Portland and Scarborough Beach.
Beaches in Scarborough ME are among the last sandy beaches that have full ocean surf going "down" east. Further on "down" (northeast) the coastline becomes rocky with unusual petrified wood-like steps down to the water. This is best seen on Cape Elizabeth at Portland Head light and Two-Lights state parks. Also many islands come between open ocean and solid land forming the unique quiet waters on the Maine Seashore which if walked is 3 times the length of the CA coast. We are in good shape for 60+ age. But warning; 2nd and 3rd floor require stair climbing. Staff will help with Lu-gage if u desire. No in-room coffee for caffeine addicts that need it before the 3 S's. It is available downstairs at 7 am - Breakfast at 8 am; fine if you are staying several days and sleep in before going to the Beach.
