- Nia (10/5): - Loved staying at this establishment. If you are looking for somewhere away from the city center and a more authentic local experience, this hotel is in a great location. Multiple unassuming local restaurants with simple yet homey food. The hotel itself is beautifully decorated and well-accommodating. The staff truly went out of their way to help me acquire a local syrup which I really appreciated. The place is on the older side so be mindful that certain modern conveniences may not be as accessible; such as no fridge or tv in the room, and slower charging outlets, but you will have everything you need to survive and explore and it is well worth it. Also note the hotel is a great attraction to families with young children, so if loud kids running around is not tolerable, this may not be for you. Overall, I enjoyed my stay as a solo traveler and would consider this place again.

- Maurice (6/5): - Very unique with its quirky French style and collection of old TVs from 60s and 70s, grandfather clock and paraphernalia. Staff were excellent. Problems though included climbing 3 flights of steep stairs to our small room,
limited menu that included semi-western breakfast that missed an opportunity to include a classic French breakfast ot classic 'American' or English breakfast. Also, the hotel didn't offer dinner even though there really wasn't much available in the area. No TV or kettle was perhaps in character but again suited an adventurous back packer more than someone looking for a comfortable stay.

- Amanda (10/5): - Every time I visit here, I feel like I’m home. It’s a quiet escape from the hustle and bustle of the city, and offers a nice place to refresh midday as well. The staff are always friendly and super helpful, going above and beyond the call of duty. They helped me to find unique things to do and called the resort I would be visiting next to help with questions about my transfer. The welcome drink was a bonus and they even accommodated me being vegan by making special and unique dishes that were delicious! If you were a bread lover, they freshly bake croissants in the morning and the smell fills the air of the hotel. Laundry on site is genius! Highly recommend a stay here, if you’re traveling to Bangkok!
*In previous visits (pre-covid), they also offered in-house massage, cooking classes that were absolutely phenomenal, and a bar on the roof with incredible views of a wat (temple) nearby and the Rama IX bridge. Hopefully, they will have these amenities back up and running soon! It was one of my favorite features.

Best breakfast for your buck (made to order eggs, pancakes, noodle soup, salad and more!) and atmosphere make for gorgeous mornings. Kind and helpful staff. Clean, adorable rooms. We had a balcony with an amazing view. Bathrooms are clean and spacious. Excellent amenities in the room and for sale at the gift shop, coin laundry, and comfortable clean lounge area with cuddly cats. It’s close to all the big Old Bangkok landmarks, very easy to get around and they even give you a card for taxis, very helpful for non-Thai speakers. Cannot praise this place enough, we will definitely be back. We wished we’d stayed there sooner, had we known we would have been there for our whole trip!

The included breakfast was fabulous and fresh. Lots of variety to cater for everyone.
There’s communal fridges to keep your drinks and snacks fresh. A washing machine and dryer (coins can be changed at the front desk). And a beautiful rooftop garden that is especially exquisite at night. The resident cats in the ground floor were a family favourite.
We felt very safe and secure, with the front desk being staffed 24 hours. There’s a 7-11 on the corner of the lane, with an ATM. And there’s a pretty awesome restaurant (TonHomPakChee) on the corner of two main roads, only a few minutes walk from the hotel.
The only detraction is the location is a bit further away from main tourist hotspots than we thought. Having said that Tuktuks and taxis are easy to find.

It’s definitely slow, local life. It’s comfortable and cozy. They even accommodate for vegans at breakfast if you ask kindly. :) It just feels like home! The only thing to offer would be some form of transport - maybe an hourly shuttle to the BTS or something.

The entire hotel is thoughtfully designed and taken care of. Cute and functional details are everywhere. The outdoor eating area and covered platform make a nice oasis where you can read or hang out with small kids. On-site laundry machines were very handy. Meals were tasty and fresh, and we enjoyed the staff's Loy Krathong workshop! A unique place to stay. It's not accessible to MRT or BTS but we used Grab to get around/to get to transit hubs and it was effective and cheap. Two cats on site, very chill and friendly.

From before walking through the gate with my name on a welcome board to the cool drink received during check-in, people taking my luggage to the room, comfortable bedding, enjoyable breakfast options even for my gluten-, dairy-, and soy-free diet, constant friendly faces, and an enjoyable pad-thai cooking class. I just felt treated better here than at many, many of my other hundred nights a year on the road I go.
My only niggle is that wifi last 2 hours and 20 minutes before expiring and requiring connecting again. As a digital worker in constant daily calls, this was a frustrating challenge everyday.

- Rachael (10/5): Lovely B&B - We had a great stay at Phranakorn-Nornlen - is now at the top of my list as favourite places to stay. Room for 3 was a great size, clean and just generally very nice. AC worked well (it was very hot when we stayed in April. Staff were all incredibly helpful - nothing was too much trouble. Food was also great - to a high standard, well priced and thoroughly enjoyable. Will definitely come back here if we are ever in Bangkok again.

- KelvinKwok (10/5): - We stayed for 3 nights in the Family Room which is actually combined with two rooms. There are A/C and ceiling fan so you won't feel hot inside the room. But lighting is a bit dim for me. Very helpful and welcoming staff. On my last day, we checked out at 4:30am but the staff was still very helpful.
Breakfast is included, and is a fresh simple and usually offers selections of homemade bread, omelette, pancakes and a Thai dish. The staff serving the breakfast are nice and love playing with my little daughters. The hotel is not close to any BTS station and you may need to take a taxi (or call GRAB) to the city big station. Usually, a driver in GRAB will respond within 5 minutes, so not difficult to get a taxi.
Overall, a very nice hotel for family and leisure.

- David (10/5): Charming - A charmingly conceived small hotel with an abundance of creative, imaginative and unique murals and decorative accessories with warm, worn patina of naive simplicity - themes of streetscapes, birds, books, plants, teapots... Might be a bit too cute for some tastes but obviously lovely to many. Limited but excellent breakfast with eggs and pancakes to order, a daily Thai special, selection of breads and hot drinks, fruit and salads. Welcoming, helpful staff. Compact but comfortable rooms with a/c and ceiling fan. No tv or minibar but a shared, under-maintained central refrigerator and kettle. Major negative is WiFi connection, only sporadically accessible.

I recommend keeping the card they give you during check-in handy, as it teaches Tuk-tuks and other taxi drivers where the hotel is. The main entrance can be a bit darker in the night, but the neighborhood is in general safe

- Marine (8/5): An oasis in the city but not so easy to get around - Nice and rather cozy hotel where one feels good as soon as we've entered the inner courtyard.
Our room was very colorful and overlooking the courtyard and the trees, which was pleasant.
Just a few downsides:
- the location: the hotel is not located alongside the Sky train line, meaning that one needs to grab a cab all the time (which is sometimes not an easy task!)
- the bathroom was pretty basic and the shower water rather cold.
- Jamie (10/5): Amazing alternative to a regular hotel - Very unique and memorable property. Unfortunately our stay was over the weekend so none of the 'classes' were available. I am sure they would have been a highlight of our trip. The market nearby was very authentic and the water bus stop was right next to it which is a must do in Bangkok.

And on their Expedia listing and several other website listings it said breakfast was included. Breakfast was not included and that’s one of the reasons we chose this place. For 200Baht per person, we said no way and went to find delicious Thai food on the street or close by restaurants for cheaper. Their breakfast was just sad standard American food like eggs, bacon, ham, pancakes etc.... the hotel was cute, and the staff was super helpful and friendly though which was nice.

- Verified traveler (10/5): - If you are looking for some swanky high rise, this is not it. But if you are looking for a cozy spot where you are treated as family, you've found it! The value for the money is incredible. I was pleasantly surprised at the cute welcome message outside the entrance to those checking in on that day. The common areas are so peaceful and meditative with natural sunlight coming in and greenery all around. Breakfast every day was delicious with a rotating special dish and other standard options, as well as a buffet style breads, jams, fruit, juices. I did not eat any other meals than breakfast here during but I'm sure they are just as fantastic. The rooms are so comfortable, cozy, and unique. Many times when you stay somewhere it might as well be in the States, but there is no mistaking you are elsewhere here. Excellent water pressure in the rainfall shower. Our room was one double and one twin bed, both were very firm but I slept like a dream anyway. There were not bathroom amenities quite like you would expect in a larger hotel but soap was provided and shampoo and body wash in a wall dispenser. There are laundry facilities at the bottom of the stairs on the main level. Down where this street meets the main road is a convenience store with any necessities you might need. Tons of street food on the main street in the evening including a noodle soup just opposite the 7 Eleven that is so good. Dock for ferry is maybe a five minute walk. Would stay again for sure!

- Paul (10/5): A beautiful, hidden gem! - Beautiful hotel, nestled away in a quiet sidestreet. The hotel rooms and commin areas are absolutely gorgeous, and rooms were very clean. Staff are very friendly, pleasant and helpful. The location is good - easily walkable to Khao San road but far enough that it isnt disturbed by the chaos there. Great for couples or families that want to experience Khao San without spending their entire stay there. Only downside is that it is a bit tough to find- siggest including some very specific instructions (in English and Thai) for taxi or tuktuk drivers.

The rooms were clean, comfortable and air conditioned. We were in a room on the 3rd floor and this hotel did not appear to have an elevator. The decor was excellent and the breakfast was delicious. Wish we stayed longer!

I've stayed in plenty of hotels in Bangkok, but this was has been by far my favorite. Its quiet and away from the busyness of the city, and its super easy to get a taxi if you want to do some of the normal tourist stuff! Next time I'm in the city I'll be staying here for sure! 10/10 would recommend if your looking for something quiet and relaxing

The location was ideal for traveling along the river and visitng many of the popular destinations. The food right down the street on the corner also hit the spot for a quick dinner. I would stay here again and recommend travelers to book a room for this jewel amongst cthe city.

I don't know Bangkok well enough to comment on its proximity to the tourist sites, but it perfectly suited our needs. After our booking, I contacted the hotel directly and they assisted me with private transportation from the airport (BKK) to the hotel and back to the smaller airport (DMK) for our next destination for a very reasonable price ($54 total for private car, two people and two 40 minute-at least- commutes). In addition, we had one hour massages (very strong- not for the faint of heart!) for under $10 each. This place is super cute and has an expat sort of feel with plenty of local hospitality.

Totally recommend this Thai gem!!
This place is just what we wanted and got... Quirky, quaint and colourful, truly different to a standard hotel with bored staff!
It was peaceful as soon as you walked in the door but still close to the hustle and bustle of the outside. Breakfast was really good, fresh homemade breads, jams, juices... fresh fruit and coffees :)
We arrived on an early train from the south of Thailand for our last few days in Bangkok and got our room straight away - which was great!
Staff were really accommodating and helpful. They have lovely homemade organic soaps and lotions, including insect repellents and gift shop too. Would definitely stay at Phranakorn-Nornlen again if we return to Bangkok!!
- Tracy (10/5): Do yourself a favour and stay here! - Our family of 5 had a fantastic stay for 5 nights at Phranakorn-Nornlen. The location somehow creates a quiet, green oasis in busy Bangkok while still having easy access to all the major sites and attractions. What really puts this place above the other places we’ve stayed during our 3 months of travel is the staff. They go above and beyond to make the guests feel like they are family. They were especially kind to our kids, the breakfasts were wonderful and the workshops are highly recommended. Do yourself a favour and stay here. If you’d like to see pictures, #bairdsnation on IG.
- Tracy (10/5): Wonderful Stay - We had a wonderful stay at Phranakorn-Nornlen. The service was so friendly, the kids play area was perfect for quiet play while getting over jet lag, and breakfast was very yummy. Would definitely stay here again!
- Jidue (10/5): Beautiful hotel - The hotel’s room and public areas are beautifully designed with a lot of plants, lovely antiques, and colourful paintings. I was most impressed by the staff there. They were super helpful and kind. I booked a family room & then realised the rooms don’t have doors. Told the staff & got free upgrade to two separate rooms. The waitress at the breakfast area kindly offered my dad meals as he requested. The reception staff also helped me arrange a day trip to the floating market. Can’t thank them enough for everything. Will definitely return & recommend this hotel to anyone visiting Bangkok.

- Lisa (10/5): Loved it! - This place exceeded our expectations. Breakfast was delicious. Atmosphere of the hotel is what really makes it great. Room is basic but has a lot of character and was very clean. Wish we could have spent more time here.
- Linda (10/5): Best little hideaway. - I stayed four nights at this homey hotel. The staff was very helpful and the rooms were adorably appointed. I took the tie-dye class and enjoyed an afternoon just lazing around. The hotel had umbrellas to use. I hope to return for a longer stay.

- Gaelyn (10/5): Unique, not just an hotel, an experience - Loved, loved this hotel. Over the years I have stayed at many different hotels (5 🌟, etc) and this one is totally unique. This is a ecleptic, creative, fun, relaxed environment. Everywhere you look there is something interesting. On top of this the staff were so helpful and friendly...and the breakfast was fantastic. Not just a stay, but a wonderful experience I will never forget.
- Zika (10/5): A lovely small hotel in the heart of Bangkok - The hotel is a real gem, located in a quiet street not far away from local attractions. The interior is unique, with beautiful old-fashioned touches, in authentic and traditional style.
The staff was extremely kind and helpful. I must mention the breakfast with its choices and quality making probably the culinary highlight of our stay in Bangkok. Superb value for money.

Fun bedrooms, delicious breakfast, vintage decor, great massages, lovely staff, cute shop for gifts.. it was perfect.
15 minutes from the hectic fun Khao San Road and same distance from the Muay Thai arena - both me and my boyfriend enjoyed the location! There’s also a 7-11 on the corner for any top ups you need.
Cannot Rate it higher.
- Carol (10/5): Quirky Hidden Gem - Love the vibe of this eclectic and kitchy space. Staff lovely, food fresh and wholesome, rooms fun and funky. Offer fun and free things to involve you in Thai life while visiting like taking the guests to see the Grand Palace on a holiday night. Would have liked just a little more space to store our things but other than that it was perfect!

Ideally located in Center of Bangkok near the golden Standing Buddha Temple. Very kind staff and nice breakfast with live cooked eggs and thai meals. We will definetly come back!

But more than that, the hotel staff went above and beyond when I lost my phone in a taxi in Bangkok.
When the taxi-driver called the day after I left, by then hopeless to recover it, they paid on their account for delivery to the hotel and arranged for a driver to get it delivered to the next hotel we were staying.

- Verified traveler (6/5): Very oddball - great 4 some, not so 4 others - This hotel is an acquired taste and I never developed the taste. Other reviewers have covered its "funky" design. It is a terrific place for families with small children and has a very attractive price point, so if you have young children and want a nurturing environment, this is a fine place. Otherwise, it has a bunch of negatives: 1. nowhere near any rapid public transit and in a very nondescript neighborhood. 2. nearby dining options are average at best. 3. breakfast fare is okay but hardly inspiring. 4. We arrived late at nite and wanted to eat something, anything, kitchen was VERY slow and had few options.
That said, I was impressed that the hotel has Mon-Fri afternoon programs that would be of interest to young children and that they have a "play area" within eyesight of the dining area where kids can play and be kids. This is a popular place with European parents and to see their kids running around and having great fun playing regardless of not sharing a language is pretty impressive. Lastly, we stayed there on NY Eve and altho we had made arrangements to go elsewhere for the festivities, they put on a great festive party with costume elements for all attendees and a lavish dinner and as far as I know there were no extra charges for this -- very unusual and most impressive.
So my review is very much bifurcated. If you are travelling with young children, this place is absolutely top-notch. If not, be aware of its shortcomings and make your own decision.

- shelley (10/5): - Unique, cosy, warming & welcoming. Short walk to river taxi.........lots of shops, bars etc within walking distance, taxi or tuktuk to centre is cheap. I would 100% book this hotel again. Our room was wonderful.

- James (8/5): Bangkok ugh! - Nice hotel wonderful staff but Bangkok is a smelly dirty city which I will never see again. Hotel also expensive for what it is so if slumming it anyway save some cash and slum it somewhere cheaper.
- Christine (10/5): A great stay - we would love to return - A wonderfully eccentric place to stay which grew on us over the time we were there. Very helpful and pleasant staff. Comfortable. Lovely Thai tea in the minibar. Excellent breakfasts, including local options, in a delightful garden setting. Top tip: ask for a room overlooking the garden - ours was 215 with a pretty balcony. To our surprise it was very quiet as it is tucked away from very noisy and busy streets in an ordinary neighbourhood. Easy walk to the ferry.
