- Julia (9/5): Nice place to stay in Kyoto - The location was not far from Kyoto station and also the subway Toji station, as well as Tofukuji station. We used all three often! It was a comfortable room and bed. We had everything we needed there! Check-in was easy enough with a lockbox code and keys to get inside. Communication was good and we were able to get more pillows when we asked. The laundry was great to have but FYI it does not have a dryer - merely getting rid of most of the moisture so you still have to hang it up. It's a quiet neighbourhood away from all the touristy stuff so we liked that. We would stay here again!

- Genevieve (9/5): Top appartement om kyoto een paar dagen te bezoeken. - Totale oppervlakte, keukentje, wasmachine! Super stil overal. Veel goede busverbindingen in de buurt. 7 eleven om de hoek. Was lastig om erachter te komen how de wasmachine werkte. Ook het binnenkomen met de code, was niet heel duidelijk. Het filmpje wat je kon bekijken met een qr code maakte veel goed.

- Brian (6/5): Don't believe the photos on booking.com - It was 10mins from the station and quite spacious by Japanese standards. The sofa was a nice colour. Unfortunately this was the biggest let down of our trip. The photos on booking.com show a stylish room with pot plants, scatter cushions and bed runners. None of these existed when we arrived. The whole building needed a deep clean. There was thick dust on lots of surfaces. The divider between our balcony and the next was brocken. The coffee table had the varnish peeling off. Such a shame is this place has the potential to be so good, but poor management and lack of investment means it's a huge let down.

All in-room facilities, including washing machine, microwave, and kitchen set, were very convenient and added extra comfort to our stay. Although it is a self-service residence for check-in/out, the process was smooth, convenient and secure. We also received prompt and helpful support via email and messaging whenever we needed assistance, especially when extending our stay.

- Chiju (6/5): - 有廚房、冰箱、自助入住還不錯。 最近開始另外收稅，原本聯絡已經確認過後，結果入住時信封上要求的是2倍的價錢（好險我還自己去查證後確認是住宿房算錯），覺得有點糟糕。 還有不知道是不是氣溫氣壓的關係，打開抽風機的話，室內門窗噪音超級大聲半夜完全沒有辦法入睡...被吵了兩天才自己處理，為了不想移動連住6天結果只給了一個垃圾袋完全沒有告知垃圾回廠怎麼處理。

- Yukinori (1/5): 二度と利用しない． - ない，臭い．ホテルと称しているが，民泊． 部屋が臭かった．前の人の煙草の臭いが残っていたのではないか？ 動線が確保されていない．ベッドにサイドボードがないので，充電中のスマホを手の届く所におけない．ソファはシミだらけで汚い．翌朝，身体が少し痒くなった． キッチン用品が用意されているが，お玉やターナーは少し汚れていた．どうせ使わないけど． アメニティがおそらく激安のシャンプー，コンディショナー，ボディーソープ．よくビジネスホテルや温浴施設においてあるPOLA製のものではない． バスローブはない．テーブルが小さすぎる．ハンガーを壁掛けできない．洗面台にゴミが付着して汚れていた． 要は単に少し広い1Kマンションにベッドと大きめのモニターを置いただけの部屋なので，コンセントやゴミ箱の位置が悪すぎる．

- CHISA (2/5): もう利用することはない。 - チェックインするための事前メールが文字化けしていて全く読めなかったので到着後ホテルの事務へ連絡して電話で鍵を手に入れるための番号を聞かなければならなかった。また空調が壊れていて全く使えなかった上にホテルからは代わりの部屋は用意できない、返金は１割のみ行うと言われた(3人部屋なのに1人用の布団を1枚だけ持ってこられた)部屋も清潔感がなく価格が全く見合っていなかったと感じる。

There was absolutely NO information on how to connect to the hotel Wi-Fi anywhere (in the email exchange, hall or the room itself, even though Wi-Fi has been stated as one of the offered services). - Andrea (9/5): - The place is an unmanned facility, it's a short walk (5-10 minutes) from the nearest subway and bus and 15 minutes from the Kyoto station. The building is pretty clean and the unit was in good condition and very well organised.

- MICKAEL (9/5): Très bien - Très bon prix. L'emplacement est très bien, à proximité d'une station de métro et de commerces. Beaucoup d'appareils électroménagers donc super pratique. Possibilité de faire sa lessive et sécher son linge. La connexion internet est correcte. Le lit est un peu mou à mon goût mais reste assez confortable. Par contre il n'y a pas de lumière à proximité du lit, et pas de prises électriques non plus.

В номере холоднее, но ничего: мы включили кондиционер, но номер прогрелся только на следующий день. Следующая проблема, она сопутствующая: очень холодные полы всегда (у кровати ещё ковролин, но в коридоре и ванной это кошмар). Следующая проблема: за один день до отъезда пропала горячая вода, и она не появилась. Персонал выходил на связь несколько часов, но всё равно ничего не произошло. Уехали так, не сходив в душ. Очень медленный Wi-Fi, приходилось раздавать с телефона. Кафе рядом нет (лучше силиться с другой стороны вокзала)

- YASUKO (4/5): - スタッフは迅速な対応をしてくださり助かりました。 部屋の掃除がまったくできていなく、本当に汚かった。 ベッドの枕には短い毛がいくつもあり、バスルームには前に宿泊した人が使った歯磨き粉の残り、毛が残っていたりカーペットは毛やほこりが靴下につき本当に不快でした、 ベッドルームはかび臭く、壁やエアコンをよくみるとカビもあり、部屋には空気清浄機などもなく、快適とは程遠い部屋、20000円を払った価値は本当になかった。

- EMI (4/5): 他のホテルに比べたら値段は安いが、安いには理由があるんだなと感じた。 - 洗濯機があり、洗剤も2回分用意されていて連泊する時には助かる ソファがボロボロ。こんなに座り心地の悪いソファは初めて。カーペットも古いのか、滞在中ダニアレルギーを発症し、家族みんな体が痒くなり、鼻水も出ていた。部屋の隅々にもカビがあり、掃除が行き届いていないと感じた。

Only con is no 24/7 manned reception. - Very close to a bus stop that links it to nearby sites including Tofukuji, Kiyomizu-dera, and Gion. Cleanest hotel room I stayed in Japan. Complete facilities and fairly large room for the price you pay. Walkable from Kyoto station although the path tends to be quite dark at night (not unusual in Kyoto though). While this hotel has unmanned reception, staff allowed me to have my luggage sent to their sister hotel a few hundred meters away for me to pick up on my arrival. Overall, my stay felt like I was in an above average BnB. No 24/7 reception, but I never needed to contact them anyway as everything just worked as expected

Room was small but still had sufficient space for 2 people and 2 large and 2 small backpacks. Would recommend for a stay in Kyoto.
