You will need transport to get anywhere from there, you can walk but the roads around are not very walking friendly, at least during rainy season. But if your stay is short and you have pick ups and drop offs it is very good and recommendable. Breakfast is good and if you don't have time to have it there, the friendly staff can give you a breakfast box o bring with you. There is also a restaurant on site, the food is ok.

They claimed the credit will be issued on the next business day since we stayed there during the weekend. I contacted the hotel numerous times to get this resolved without any success. It’s shameful and I wouldn’t advise staying at this property.

The front desk was helpful arranging transportation to and from the airport, were extremely friendly and welcoming! The property grounds are well-maintained and the restaurant has vegetarian options as well. I’d definitely stay here again on my next visit to Tanzania!

- sumi0a (8/5): Great Service, Some Room Limitations - We stayed at Tulia Boutique Hotels & Spa for one night before our safari tour. Most guest rooms are in the main building, but we were assigned a triple room in a separate building within the grounds. The room had a window, but it faced a wall, making it feel quite gloomy even during the day. This was my only disappointment with the stay.
We booked a half-board plan, and for dinner we could choose from à la carte options—all of which were delicious. Considering the size of the hotel, the breakfast buffet offered a limited selection, which is understandable. However, they prepared omelets and fried eggs fresh on the spot, which was a nice touch.
The staff were exceptionally kind, always greeting us and offering help whenever needed. The grounds, including the pool, were beautifully maintained, creating a relaxing atmosphere.
Overall: Great service and food, lovely grounds, but the room location and lack of natural light were drawbacks.

Personeel was matig vriendelijk, je vroeg je soms af of ze er wel zin in hadden. Moeilijk in de communicatie soms. Kregen eerst te horen dat lunch er bij de prijs inzat, vervolgens niet. Geen excuses van personeel. Geen aanrader!
- i_am_Will250 (2/5): A Horrible Hotel in Arusha - Tulia Boutique Hotel was a major disappointment. The property is located in a very poor, run down area of Arusha no where near the beautiful downtown area.
The rooms are quite old, very basic furnishings and extremely hard beds. The towels are threadbare and should be replaced.
Our room had black mold on the ceiling, no light switches to turn the lights off at night and a view of a derelict property thru the dirty windows. There wasn’t a safe in the room but there were warnings that the management is not responsible for theft.
The pool area has about 6 - 8 loungers made of steel with steel, non-flexible slats. After about 15 minutes, your body rebels and you have to sit up. The pool itself was not something I was willing to try as I highly doubt it was properly chlorinated or filtered based on the water.
There are visible signs of concrete degradation within the building giving little confidence of its safety. Some rooms don’t have exterior windows, again, safety concerns.
This hotel should be AVOIDED! It is not a good introduction to Arusha and you should question a tour company offering this product!!

- 557shimam (8/5): Great Stay for one night - This is a two star hotel and the food is lovely in the restaurant but the room do not look like what they are in the images. Don’t get me wrong the lovely people and it’s okay for a one night stay but if you’re planning on staying there for more than one night You won’t find it comfortable. There isn’t much around to do either, so I literally would be a case of staying in the hotel. So would advise for one night only. Very lovely for one night and the staff are lovely and then we will take care of you and it’s perfectly safe, but it’s not what on the images.

- lihec2021 (8/5): A Comfortable Stay in Arusha - The staff was most responsive. Whenever, we had a request like an extra blanket or an early packed breakfast, they acted quickly to help out. The bed was the most comfortable. The food in the onsite restaurant was very well-made and delicious. They had a simple menu, and we tried three of their four main courses during our two-day stay and found them all to be tasty and very much to our liking. The included breakfast was excellent with both hot and cold dishes available. A couple minor issues include the less than desired immediate neighbor outside of the hotel gate where the short unpaved, bumpy street can be dirty and see shady characters approaching while you were walking on foot. The wifi in our room (201) was almost nonexistent, but we managed it well by just going down a few stairs to the lobby or even to the restaurant where wifi was strong. Overall, it was a pleasant couple of nights at Tulia. Highly recommended for those fellow travelers with a limited budget.

Unser Zimmer war winzig und beengt. Der Blick aus unserem Fenster führte auf eine hohe Mauer, die weniger als 1m (!) vor unserem Fenster war. Es fühlte sich eher nach Gefängnis an. Die Lobby und der (kleine) Frühstücksraum waren sauber. Aber der Pool und die dazugehörigen Liegen waren extrem schmuddelig und absolut nicht einladend. (Es war auch niemand dort).
Das Personal am Empfang war freundlich, aber bei allen anderen Angestellten hatten wir ständig den Eindruck, dass sie nur auf Trinkgelder warteten.
Auch die Lage hat uns nicht gefallen.

- Tomstovold1985 (10/5): Great night before safari - Centrally located this hotel is perfect for a night before or after your safari. We arrived at 2am in the morning after our 7 hour flight and were greeted by friendly staff and shown to our very clean and presentable room.
Breakfast was very good buffet style with eggs cooked to your liking (I recommend the Spanish omlette)
Dinner is served 7-9pm and the steak was really tasty, house wine pretty good too.
If your thinking of booking a safari in Tanzania we would highly recommend Sunset adventures and make sure you ask for Elly our guide and driver who has been amazing!

- Jet461150 (10/5): Warm and friendly hotel - Stayed here for 10 nights for relaxing holiday. Rooms were clean and a good size with all the facilities you need. Freshly decorated. Ate breakfast and dinner in the hotel with good selection, had egg station at breakfast and the freshly squeezed mango and passion fruit juice from the bar was a particular favourite. Sitting by the pool was nice and peaceful. Good location to walk into Arusha town. Staff were extremely helpful and friendly, particularly Joseph (f/b manager) who always greeted me and asked how things were, and Rasully (reception). Would definitely stay again.

The location was in the village setting, bad roads to get to the gate, breakfast options was minimal and not enough portion. Wifi wasn’t working often and very slow. Outdoor pool was dirty so couldn’t use due to our preference. Dinner service was very slow since many people stayed so took over an hour for serving.

Such aesthetically done and ultra clean primiere room with the most welcoming and warm staff.
The food for vegetarians is a disappointment and the quality of breakfast needs huge improvement but rest of the stay is worth with great hospitality.

- C6034JSpaulg (4/5): Not what I'd call 'boutique' - This was a dissapointment. The staff were lovely and very helpful but the hotel does not justify its name. Our first room was barely 2 star. After complaining we were given a nicer room but this is not what I call a 'boutique' hotel. We never found the 'Spa': treatments were available - although not while we were there because the specialist had a day off!. The view of the pool looks inviting but in reality - turn 30 degrees and you see a large empty car park with building rubble at one end. There is a large patch of grass but it is uninviting with no tables or chairs. There is so much potential in the space but it needs serious investment to make it 'boutique'. I feel sorry for the staff because they really do their best. The food though is pretty good so we tried to focus on that and how we would use our 'landscaping and design skills' to give the place an upgrade.
- bbuzz88 (10/5): Peaceful Stay in the City with a great dinner! - The Tulia Boutique Hotel and Spa was an amazing stay. The staff were extremely friendly and welcoming. The rooms were clean and comfortable. We had dinner at the restaurant and the meal was delicious. Everyone was super helpful and we recommend it if you’re staying in Arusha.
- Semin (8/5): - Room had no comfortable sitting area.Shower stall would have been better with either a railing or non slip bat mat. Menu was over pricey in comparison with other hotels. Service was good. We are elderly and climbing stairs to our room was not helpful. Overall hotel was clean with attentive staff

Hotel is very nice and the staff extremely friendly and attentive to anything you need,
They have a small pool which we sat around to have drinks and dinner on first day
The restaurant offers a good choice of dishes at very reasonable prices , also good selection of drinks
Breakfast was a buffet style with a omelette/ eggs station , again good choice available,
Rooms were pretty basic but clean and comfortable
Would definitely stay here again
- MangoSurfer (10/5): Ready to Return - I stayed at Tulia on two different occasions this past summer. Both were fantastic. Ask for Josef, he is amazing. The front desk (especially Emmanuel was always so helpful). Breakfast was great and food in the restaurant delicious too. The walk into Arusha is a nice stroll. I definitely will be back!

We had a really nice dinner and breakfast was also satisfactory. As mentioned, we didn't stay here long but as a stopover before/after safari perfectly recommneded.

- Jet19677596228 (6/5): Basic hotel , good for stopover - Basic hotel, useful for a stopover before safari. The hotel rooms are small with almost no storage space. In the main building the rooms are noisy because windows are directly connected to hallways. Breakfast is OK with an egg station. Didn’t use the swimming pool although looked ok. We had dinner in the restaurant which was basic, but good portions.
