- Linda (9/5): Good clean property near to the promenade with very attentive hosts - A good, well maintained property. Very clean with excellent attentive hosts. Nice breakfast which was good value for money. The property, although well maintained itself, is unfortunately surrounded by many properties that are not and are very rundown with lots of discarded rubbish. This now appears to be typical in Blackpool. Which is a shame when this couple try so hard to keep the outside of their property so lovely. Unfortunately I struggled with the steep stairs up to the rooms at the top of the property but that was more due to my mobility issues.

The breakfast was perfect. One of the main reasons we chose the hotel was because it offered parking. This isn't actually right because, if you don't find street parking, then the alternative is to pay £7 to park nearby. We had to go for this option as there was no street parking.

- Collette (7/5): An enjoyable stay just unfortunate about the noise that led to a few sleepless nights. - We stayed in the guest house next door as the owners phoned to let us know there was a football club staying and may be quieter. It had secured entry , clean and comfortable. WiFi password didn’t work so had very limited access.
The noise from the hotel at night next door was very loud still.

Very drunk youngsters ( for 2 days solid, morning, noon and night) that made it very difficult to get any peace at all. We were in room 9, they were directly above us. I don't believe that they didn't upset other guests, yet nothing was done. Walls very flimsy, paper thin. Can hear neighbours conversation.
- Gemma (3/5): Disappointing - It was clean Had to wait to check in nobody was around, the room was very small had to climb over furniture to get in either side of the bed, 2 very small towels luckily I took my own, the tv didnt work, the corridor door opened onto our room door, nobody around when checking out so just left the key on the table which everyone seemed to have done.
Overall disappointing after reading previous reviews.

Staff (I’m guessing the owner) was lovely and helpful. Hotel was simple, but very clean. Even though we only stayed 2 nights, we were all given clean towels on 2nd day. Very family friendly place.
Stairs are a little steep if you have old knees like mine, but we were out all day, so once down once up 😀

The lady running the establishment is superwomen. She does everything except run the bar. Had to use the key as a handle to lock the door to our room.
Bedroom wasn’t spacious and couldn’t open the bathroom door all the way as the bed was in the way.
There was nowhere to plug the lamp in on one side of the bed.
Window for breakfast could have been a little wider, but we understand that there are only two running this establishment.

They have a cute little bar and games room with a pool table which was fun. Would totally recommend and come back It would be nice for a later check out at around 11am or the option to pay for an extended check out.

Shower temperature dropped dramatically when in use.

Fake reviews by owner, false advertising by Booking.com as not 3* but 1* - Location Fake reviews, with implausibly high scores..as NO HOT WATER for a shower! , noisy taps from next room during night, broken hangers, bad breakfast - no fresh coffee, only white bread, only one cereal (sugar- coated Frosties). Manipulative, con artist staff making excuses for lack of facilities - "low water pressure (happens once or twice a year..), waiting for a part for coffee machine, people only want white bread.." Long wait for overcooked, rubbery eggs. Only one person cooking in August. Fake friendliness showing me family photos, so I won't complain..Being charged 3* prices for a 1* accommodation (on their website as 1*). False advertising therefore by Booking.com putting 3*, misleading the public. I told them about my bad experience and lack of facilities, fact it says 1* on the hotel's own website. Booking.com says it's what the hotel told them! Did not resolve my complaint either. Cannot trust Booking.com anymore.
